18 Months of Theft, Missing Footage, Insurance Confusion, and Lien Concerns I've rented storage at this facility with my partner since 2024. Over that time we've dealt with four big issues that other tenants should know about: 1: Theft and missing camera footage. 2: Confusing insurance information. 3: Maintenance and conditions. 4: Questions about lien notices. 1: Theft and missing camera footage A large amount of our property went missing from our unit. When we reported it, we asked for an incident report and for security video to be preserved and reviewed. We later made written preservation requests. We were eventually told the relevant footage was no longer available / had been overwritten. That was a huge blow and left us with no way to see what actually happened. 2: Confusing insurance information At move‑in and later, different managers told us different coverage amounts for the same policy (first a higher number, then a lower number). When we finally saw the paperwork after the loss, the written limit did not match what we'd originally been told. That mismatch, after a major loss, was extremely frustrating. 3: Maintenance and conditions We had repeated issues with water and temperature in our spaces over time and felt the response did not match what we thought we were paying for. We raised concerns more than once and were not satisfied with how they were handled. 4: Questions about lien notices When the account became disputed and lien notices started, we received an email from management explaining that:Notices were sent using a "certificate of mailing," and Legal ads ran in the Auburn Journal. From my own reading of California's Self‑Service Storage Facility Act, lien notices refer to certified mail, and publication is supposed to be in a paper "freely accessible to the public." The Auburn Journal's legal notices are behind a paywall. I'm not a lawyer, but those details have raised serious questions for me about whether the process here lines up with the statute. There is also a public court case in Placer County (Dentoni v. Colfax Mini Storage, LLC) where another customer at this same facility is challenging very similar lien‑notice practices. Seeing the same methods challenged in another case at this location makes me think our experience is not unique. Because of all this, I personally would not rent here again and would urge anyone considering it to: Get all insurance details in writing and keep copies. Better yet, source your own rental unit insurance. It goes up steadily, and these stprage unit prices keep jumping up steadily too. Document any problems and responses carefully.Learn the basics of California's storage lien laws, is my advice. It used to be an affordable option to store our stuff... in the last 2 years they have raised the rate 5 times! it was around 150 a couple of years ago and next month it will be 304! We will be moving out as soon as we can. I called the office to get information on the best way to close our unit out and he said that he would talk to management about the increase and try to do something because we weren't the only ones to complain. I called on 1/28/25 and still have not heard back. My bill for next month still says 304 so I am assuming nothing will be done. read more

A lot to like about Colfax Mini Storage. First, I did quite a lot of research on pricing for storage in and around Grass Valley, Colfax, even as far as Auburn and Yuba City. This had some of the best pricing I saw. Second, reading the reviews about how great Rick, the manager, is in respects to customer service helped me decide to go with Colfax Mini Storage. And true to form, even after there was a mix up with my unit that meant I had to take another unit, Rick made sure to take care of me and make it right since it was an unintended miscommunication that didn't involve me. This storage facility is not even worth the price! I moved in about a 1 1/2 ago. My fees have gone from $170 month to $245 month. The security has gone way down and have had many problems with finding the office open. I have complained to district manager and gotten no where. Have pictures of crazy people inside the facility but doing nothing. When there is bad weather/snow it is never cleared so inaccessible when the weather hits. I am looking for another facility and would never recommend them! read more

UPDATE: July 16, 2023 still no reimbursement, no contact...nothing. UPDATE: June 27, 2023 I have emailed Colfax Mini Storage three times requesting a closing invoice and return of pro-rated rent and deposit. We were renters at Colfax Mini Storage for almost 20+ years. Earlier in June 2023, we received not one, but 4 emails alerting us to change in ownership and change in rental fees all in the same day. The1st email stated our rent of $88 would be raised to $128. Our decision at that time to vacate was made due to the increase in the rent and we really needed to clear out our unit. We hadn't been to our unit in a couple of years, never missed a payment and was told by the new manager (Rick) that there was a computer mistake in fees. Anyway, we told Rick we had health problems, seniors and it was time to close the storage. We stayed in contact, all payments current to July 17th, 2023. We had help for 3 of the trips to pick up items. Last trip our helper pocketed our lock and forgot to lock the unit. (not a big deal) as we had 1 more small trip to finish. Initially upon entering our unit, we found rat/mice excrement everywhere. Our items, saddles, boxes, etc all had chew marks, feces and urine. 'We dealt with it in the process of moving out and with only 1 last load to pick up...., I get a phone call from Rick stating our unit wasn't locked..... Rick said he would put a lock on it for us and we were to go to the office when we came back for the last load. On 6/27/23, we called Colfax Mini Storage to let them know we would be there at 9am for the last couple of items and close our contract. My husband went to the office to have Rick/John open our unit (as we thought they were being nice about the lock??)... and as my husband and helper arrived at our unit, there was a comment made : "ya, they tried to skip out without paying!" ........... my husband realized: they were going to the wrong unit!!! NOT US. and............there was never a security lock placed on our unit as the phone call stated. and how rude and unprofessional for an employee/owner of Colfax Mini Storage to make a judgement call about us, knowing nothing and then actually referring to the "wrong unit and renters". Instead, the office people standing there looking into our unit (which was full of rat/mouse crap). They stated we 'needed' to clean and sweep out our unit of the rat feces. One of the office staff. (John)..again...made the comment, that WE brought in the RATS in our stuff and we were responsible!!! On June 27th, I initially emailed the owner that morning with a thank you email and a hope for there continued business.... BUT.......... when my husband got home and relayed what just transpired ... what happened and the rude comments .... I immediately emailed the owner/Rick a 2nd time telling him what I just wrote above... and being older, serious health issues.... hauntavirus is a MAJOR concern so NO we did not sweep out the unit , NOT our RATS, not our circus. They have NEVER ever let me down and have always been helpful. The premises are immaculate and gated and require strong security locks. Best of all is their manager, Rick, who is one of the most helpful and kind humans I have ever met. He even recommended some local volunteers when I was moving out. #RATS&MICE I paid $110. /month to have some important belongings stored in a "SAFE" "CLEAN" space. I was excited to get my things because i have a new Baby Boy and this is where i stored most of our Baby items. Furniture, clothes, blankets, and the like. I opened the door to our unit and EVERYTHING WAS COVERED IN RAT/MICE POOP!!!! I was so upset. The office employee was very nice and she was as "grossed out" as we were. We managed to clean off and load the majority of our things, but, there were a few items we didnt even want to put in the truck. Poop and urine. Holes chewed in bags and boxes. The employee explained the situation to her "Supervisor/The Owners" and their response was "Tell them if they dont remove "EVERYTHING" AND "CLEAN THE UNIT" WE WILL CHARGE THEM FOR THE REMOVAL OF ITEMS AND A ""CLEANING FEE" !!! There was nothing even close to an apology or slightest bit of concern even. I called the next day to discuss the situation and the Owner was so rude to me! And then to top it all off she tells me SHE IS KEEPING MY DEPOSIT TOO!!! read more
