When i first toured my apartment and moved in 3 years ago, the leasing agent lied about so many things. I understand it's her job to get people to move in but straight lying about it stuff that shouldn't be lied about it's crazy. For example the bathroom window was broken when i moved in but yet the agent told me everything was as is and no additional repairs would be made to anything in the apartment. How are they out here renting apartments with, broken windows? Thankfully the building owner fixed it. During my time renting from ep they were a terrible management company. Whenever i'd send maintenance requests it would go 1 or 2 ways. I would immediately get an auto response email noting the request has been received. After that, they would either contact me back asking me a bunch of questions about my request, essentially gas lighting me. Or they wouldn't follow up until i reached out again a week later and they'd always say they were busy. I started putting in the maintenance requests everything i did myself to work on the issue. Bc the way they are it seems like they try to do everything they can to get out of fulfilling maintenance requests. It's so crazy because one day last spring when i came home and was sitting in my car, i saw a rat running from the grass to the trash cans. I immediately sent a maintenance request for exterminating services. They emailed me back saying "are you sure you saw a rat and not a mouse?" That took me out because I'm not blind and it's pretty hard to mistake a rat for a mouse because the size difference. The next day i got home and i saw the rat again and instead of getting out my car i took pictures and emailed them, so they'd actually believe me. That's a prime example of how they would gaslight me with maintenance requests. They really tried to tell me I saw a mouse, mind you I have 20/20 vision. Lastly, they like to mix up words or don't know the meaning of damaged and not clean are. When i told them i was moving they sent me a vacate letter. On that it clearly indicated i would get my security deposit back less any damages. Nothing was damaged in the apartment and i have proof from videos and pictures. They made something up to keep part of the security deposit and said the stove wasn't clean so I was charged for that. I wouldn't recommend renting from EP. Believe the few scattered one star reviews about EP. Oh yeah the leasing agent came to inspect my apartment for painting issues a few months after i had my son in fall 2023 when he was 3 months old. Tell me why she came into my apartment after just finishing smoking a cigarette, so i could smell it on her. She smelled so bad that I had to cover my nose with my shirt. Everyone knows you aren't supposed to come around little babies smelling like cigarettes. Smh

    6 minutes ago We had…read moreinclement weather (snow, freezing rain, & ice) on Sunday, February 4. By Monday afternoon, the driveway and parking areas of the Dover apartment complex still had not been cared for. I called and sent in a maintenance request on Monday afternoon. On Tuesday, February 6, nearly 48 hours later, trucks were sent out to plow our parking area. On Wednesday, February 7, we again had snow, freezing rain, and ice. Once again, nothing was done to care for the property. I again had to submit a maintenance request asking for someone to come shovel and salt. The driveway conditions were so poor on both occasions that it took me multiple attempts to get my car up the hill of the driveway to the parking area when I returned home. As well, I provided 60 days notice (more than the required 30 days) of my intent to vacate. The final month of my residency included multiple required showings to potential new tenants. I tried to object because I work from home, but I was told that I was required to allow entry with 24 hours notice. When I moved out, I asked for a walk through inspection. Despite the 24 hour availability of Sherman staff to show my apartment to new tenants, they told me that they were not available to complete a walk through with several days advance notice on my part. They also refused to mail me a copy of the inspection report despite multiple requests. They waited until Day 30 to return my security deposit. Overall, Sherman is not interested in providing good customer service.

Had a decent experience while a tenant there. But the moment I moved out it all changed. They stole my entire security deposit because I had painted the walls a neutral shade of premium light yellow paint instead of the cheap/pealing thin white paint that I inherited. They offered no explanation except that my lease states they can keep the security deposit if I dont leave the property the EXACT way I received it. I invested thousands of dollars into the space including building a loading dock at my expense, adding electric throughout, lighting throughout and I had an entire portion of the unfinished space cleaned, drywalled, and painted before I moved in because it had never been finished or cleaned in decades. But all they would talk about was that the walIs were a different color...the fact that it clearly improved the space was irrelevant to them. When I was first moving in, Mark said, 'do you want me to paint the floor for you?". I said, 'sure'. Well he painted the dirty floor with one coat of regular paint and never primed it or properly cleaned it. It was certainly frustrating that the paint pealed off every time we swept the floor but I didnt make a big deal about it because I thought it was nice that he offered to do it in the first place. Well...come move out time....you can bet they were charging me because the floor wasnt exactly the way I inherited it. I know countless other people with similar stories. The security deposit isnt coming back no matter what you do. It starts out good and always ends bad even if you have a personal relationship with them as I did. There are plenty of better options in East Falls and surrounding areas with respectable and fair landlords. Mark Sherman is not someone to do business with. Avoid at all costs
