Please, please read my whole review before moving here. I wish I would have been more diligent with…read morereading the reviews before moving in, because the tour guides are great at making this place sound wonderful. Do not fall for it! I highly recommend NOT living here under ANY circumstances. The living conditions of this property are below standard and borderline dangerous. There is constant loud noise in the building. Whether it be weekend parties, or constant banging, or your neighbor vacuuming with their door open while blasting music after quiet hours, you will never be able to truly rest here. I still can't sleep during the rare time it is quiet because I'm anticipating what will happen once I close my eyes, it's unpredictable and I truly feel unsafe. The hallways constantly reek of marijuana and cigarette stench. I recommend you ask to go in other hallways besides the one they tour you in, check out the trash chutes while you're at it for a lovely added bonus of stinky and disgusting odors because people leave things to sit there and it's never cleaned. Also, ask to see the loading dock where the fly infestation is located as you move in! 75% of the gym is broken so if you expect to utilize that amenity I would recommend going in on your tour and taking a closer look, try out a treadmill see if it even turns on. And there's no actual fitness classes so that's false advertising, I've tried to attend 2 and neither of them happened. While you tour the property, ask to go in to the dog run. There you'll find excessive amounts of dog waste, it's almost impossible to not step in it as the ground is covered in it. Also if you take a walk around the property outside you'll find the same issue, plus trash everywhere too. While you're at it, look around at the cars parked illegally and maybe notice the cars parked in handicap spots with no placard or handicap plate. This place is not upholding standards of living by any means, but allowing people to take handicap spots without placards is simply illegal and has left me without accessible parking many times. I was constantly messaging and emailing management about how JUST the noise was effecting my mental health and physical health enough to want out, but their solution was to ignore me until they couldn't anymore. After I took more serious action, they offered to switch units when the same issues exist in every inch of this property. That was the only thing they ever offered me, management here might as well not exist. They don't hold people to the standards of their lease, and also do not uphold their end of the lease. So I strongly recommend that you think twice before moving here, it is a shame that I have to continue to live here when I'm truly mentally drained and physically ill from this living environment. It almost feels like a cruel joke or living nightmare.

Here is a list of the many management issues I've encountered while living in Rittenhouse Hill: - Poor parking lot control and management: residents have to pay for parking, but parking is never monitored. There are never convenient parking spots available because at least half of the cars parked in the accessible parking lots don't have stickers and are not authorized. If you call the front desk to complain about it, they will say they'll look into it, but they never do. This has been going on for at least 3 years. I just learned that I've been paying for parking unnecessarily all these years, and apparently there are residents that just park their cars and don't pay a parking fee. - Do not expect to get your security deposit back. When I moved in, my apartment was dirty. It was not properly cleaned. Over the years, I've cleaned up the apartment and it is now in a better state than the one I received it. However, it was already warned to me by one of the employees in the management office that I would not be seeing a single dollar back from my security deposit. So it is effectively not a security deposit. - No Security on Amenities side. There is no control over the usage of the amenities by people that don't live in the property. Over the years I have seen and met groups of people who do NOT live here but go to the pool, use the fire pits, use the grills, use the basketball court. These people will proudly say that they've been using the amenities for years. - No Security. There are car break-ins constantly. The front desk staff is not there to provide any security to the residents. Anybody can walk into the building and they won't be stopped. - They don't care if you've historically been a good resident who pays on time, takes care of the apartment, and constantly reports concerns to management so that they can address them. My ACH payment for rent was returned due to an issue with my bank. Nothing to do with me, funds in the bank, etc. Instead of management proactively requesting to pay again along with the returned check fee, they entirely turned off my ability to pay by ACH going forward. I have to go through the inconvenience of issuing cashiers checks every month now. Mind you that I've never paid rent late.

While the job took longer/ more effort than expected - the owner honored the original quote. The job the two women did was thorough and my house looks great. We recently had a bathroom remodel leaving dust everywhere, including the basement. Everything is spotless! Only negative was that the team ran late on their earlier appointment, pushing my appointment cleaning into another meeting I had at my house. Although this was a minor inconvenience, I did receive notification about the delay and my own deep cleaning needs (as mentioned above) impacted the overlap so I wasn't really bothered. Again great job by the team! Will call again.

I booked a deep cleaning service with this company for 5/23. They were supposed to arrive between…read more9am-10am. At 9:58am I received a call stating the cleaners were outside. I stood at the door for about 10 minutes. I contacted the operating phone services, advised no one was outside. She stated she would contact the cleaning service and give me a call back. 20 minutes went by and no one never reached back out. I called back to see what was going on, I was told oh they are almost there at 10:50am. No one never showed up. When I contacted them again to ask if this was a legit company, I was told yes the cleaners are outside and you have a brown door. MY DOOR IS NOT BROWN. Now I have to change my card numbers because this is a bogus company. Do not book with this company!!!!

When I first moved in here a bunch of kids got into the basement and we're having sex. My car got towed after the first month of me living here because the leasing agent never gave me a parking sticker. The hallway carpets smell because of the leaky roof and walls . There are water stains on the top floor back stairway from the roof.

My boyfriend lived here for a year and I spent 99% of my time in this place, and from what I saw I would have never paid over $900 for a one bedroom in this apartment building. First of all, the walls are cinder block like in a dorm room, the carpets are dirty, the rooms are tiny. His bathroom door didn't lock, the blinds didn't open,and the burner on the stove didn't work. After putting in maintenance requests, he was lucky if they ever showed up to fix something. Finally the guy came to fix the burner, but in the process smashed a mug (and left it in pieces on the floor), knocked over our toaster and broke it, and although the burner was fixed, the oven then didn't work. After they came to fix the crappy garbage disposal, they used my boyfriend's dish towels to clean up the nasty water instead of their own rags. When the big snow storms hit this year, it took them until 2:30 in the afternoon to get up out of bed and start clearing the walkways. My boyfriend and I actually ended up doing some shoveling to help clear path out of the building. OH and yeah, the people who lived above us had a water leak or something, and it dripped down into our apartment bathroom. This happens sometimes, but instead of patching it, the maintenance men chopped a HOLE into the ceiling and left it that way. Bits of plaster and mouse poop fell out of the hole constantly, it was disgusting! All this was somewhat tolerable, but then there was the MICE. There was mice in the apartment from the moment he moved in. We put traps everywhere, kept the place clean, and had the Orken man come twice, but there was still mice poop everywhere. From talking to other people in the building it seems to be a problem in every apartment, since they just run through the air conditioning/heating units from apartment to apartment. One night I sat on the couch and just watched three mice run back and forth from the heater to the kitchen. It was disgusting. The building managers are almost NEVER there. They operate out of a completely different building during some days of the week, and when you try to call them it forwards you to another place and you can't get ahold of them. My boyfriend called to schedule a walk-through when he moved out, and although they said they'd be there, he came at the time he said and they weren't there. He called back and the manager he spoke to was unapologetic and just told him to drop off his keys. They are also completely unaware of what happens in their building. They let two of the parking lot lights burn out that are along the stairs to go down into the building, and a girl got mugged there one night. When my boyfriend went to tell them about it, they had no idea. The neighborhood is not nice, and people are often outside the building honking their horns or yelling/fighting at all hours of the night and early morning- and he wasn't even on the street side of the building where the sirens go by constantly. Also the washers and dryers barely worked and half of them were constantly "out of order." There are cheaper/better places to live in the city. The only pros are the managers do make an attempt to have social events in the building like movie nights, and there's a nice fitness room and plenty of parking, but IT'S NOT WORTH IT. The new place we moved to has all those amenities plus ISN'T mice infested and dirty. Look elsewhere!

I only lived there for a short time due to work, no other reason. I actually really enjoyed living here. I had a one bedroom and it was VERY spacious! The cost for what you get vs. what other apartment complexes in the area are charging, it's incomparable! Very low cost, even compared to living in the suburbs! Depending on if the unit you get comes with a parking spot, you can choose to pay for their gated parking. I opted for the parking which, again, I thought the cost was reasonable for the area. While the building is old, they are constantly updating their appliances, AC units, bathrooms, etc. My only complaint was the mail situation. All USPS mail is delivered via small lockers that you open with a key, but almost all packages were just placed in the lobby, in front of the lockers. I have never had packages stolen, but I have heard of it happening. The property manager was doing his due diligence to prevent this from happening and, again, I never had any packages or mail stolen. Hence the five stars. Overall, it's a safe area, the apartment is well-maintained, and maintenance is prompt and does a good job.
