    Yelp should allow those giving reviews to give 0 stars!!! I'm a current tenant who resided in Upper Darby (6700 Marshall Road) find another place to live if you are in the market it's managed by this property group! The third screenshot is a complaint about my overall experience relating to working with Greg Konieczny who again needs to be fired. Every property manager I've engaged is pitiful from Greg Konieczny, Jennifer Cullen, Dave and Fatimah!! If you find you are working with either of them please try to find somewhere else to live-- they don't care!!! The problem I have is a lack of basic communication from professionals who just show-up to work daily and draw a check!! Where I live currently was previously a 56 unit condo building that was condemned in 2014! Amazing renovations have been completed and there countless emails, text messages and phone calls in reference to the elevators being in service. I moved here in April 2023, when checking the unit which wasn't cleaned I was advised that the elevator would be in service by the time I move in. Fast forward present day 10/2/2023 and there's still no working elevator despite multiple claims that it would be in service!! As I've shared with these folks listed above, basic customer service and soft skills go a long way!! Their behavior is indicative that they don't care and it shows!! Residents no doubt understand that elevators need to be safe at all times, but you can't even get a mass email update from anyone within Greenzang-- this property management group is a joke!!! If you are looking to lease period, spend a little more money and find another management group they are trash. You notice from the moment of trying to reach someone, which is an act of congress all the way to having to hound your property manager about maintenance issues, while still expecting on-time rent!!! I have receipts, some of course have colorful language that I won't post because it's important that prospective residents are aware and that you exercise your right to find another alternative. I travel for a living and I'm beyond tired carrying luggage regularly up 2 flights of stairs. The property manager is rude, condescending and clearly lacks basic communication and comprehension skills. The entire property management team needs to be scrapped!! Also consider paying them what they are worth because they way they treat residents they can't be happy!! I will be delighted when I move, but again if you're in the market AVOID GREENZANG PROPERTIES. Your peace of mind, cortisol levels will thank me!! The screenshot(s) is an example of the incompetence and ignorance that we have dealt with since Greg has been the property manager. He talks about plans for the elevator to be repaired the last week of September 2023. Needless to say no repairs were made, no inspection and the elevator remains out of service. There's 4 floors in this building. I've lived here 5 months and some have been here for 1-2 years if not longer and the issue has yet to be resolved. I don't blame the City of Philadelphia when you have pathetic managers like Greg Konieczny who doesn't care about people!! I hope this helps!!! A concerned resident

    Completely unresponsive once you move in. They don't care about any issues you're having with their properties they just want your money

They may seem like the same, but they're actually quite different. While both breeds descend from the Old English Bulldog, the American Pit Bull Terrier is a cross of the Bulldog with the Terrier. They crossed these two breeds to create a more muscular and agile dog that could perform better in bull-bating and ratting. The Pit Bull is recognized as part of the Terrier family while the American Bulldog is part of the Molosser dog family. The temperament of the American Bulldog resembles that of an English bulldog. They are a gentle and affectionate dog that gets along well with children and can be regarded as a large lapdog. They can prove to be friendly dogs and very family-oriented, especially if they are trained at a young age. As I said he's 12, with arthritis and starting to lose his hearing and vision. He limps around, at this point the beloved Lab would maul him to death. He's too old and arthritic to hurt a bird at this stage of his life. Great stereotyping going on. Money wasn't an issue nor my credit, I'm a physician assistant and make quite a nice livelihood but I'd rather live in a hole in the wall than automatically rejects me on a dog they never met. Yeah it definitely won't be by any properties owned by you.

He was so freaking helpful all year-- from going above and beyond during move-in, to helping me take care of my frankly obnoxious high-maintenance requests like hanging up my temporary wall-paper, rebuilding the shelves in my closet to my preferred configuration, and last-minute/weird hours problems that I texted him about. The man is a saint! Re: the rest of the building, it's a convenient location, leasing office was friendly and helpful, move-in/out went smoothly, packages were easy, everything was kept in great condition, and other building residents super friendly (especially my classmates of course). The negative reviews honestly confuse me. I'm sure problems happen and not everyone has the great experience I did, but I wonder if some have unrealistic expectations (aka 300 people all expecting to be treated like VIPs when they're all moving in during the same week...?) For comparison, I moved to a beautiful brownstone my 2nd year because I could get 2x the space for the same price. (Yep, 2116 is expensive). The trade-off was massive amounts of frustration & inconvenience. All the problems of a poorly-maintained older building, plus dealing with a management company that literally lied, stole, and abused animals. (I am not exaggerating -- WARNING DO NOT DEAL WITH AMC DELANCEY) My 2nd year, I often missed the way 2116 was run! If you're looking to live somewhere pleasant & convenient so you can focus your time and energy on school or work priorities, this is your spot.

Fetch constantly loses packages, and due to this, we started sending things to the building. Management turned these packages away without notice which caused hundreds of dollars in lost packages and time wasted with zero help. Further, they took over 6 weeks to get us our initial lease and never even co-signed it. The building itself would be okay if the management was willing to be helpful at all. This is by far the worst experience I've had living in a managed building, especially for the amount we pay.

The entire staff was keenly engaged. The lead plumber is very smart. He understood the natre of the issue and prepared me that it will take time to fix this issue from the root. Otherwise it will occur again and again. Under his guidance the team deligently viewed each issue and resolved all the problem area. Job done was more than excellent! Thank you! Additionally, in general I am very happy with the staff here. They are very exceptionally efficient in all areas. Clearly, they are highly experienced professional and on top of that very good quality human beings. Blessings to them!

Most of the events are free. The art exhibit receptions are a lot of fun. The reception starts in the lobby of one building where the artist talk a little bit about their art and light bites are served. It moves to a second building with more of the art with beer and wine. The third building has even more art exhibits and dessert. The food was supplied by Avana Restaurant located right at Parktowne! The lobster rolls were so good with nice chunks of lobster on a toasted roll. The pizza was very tasty so were the chicken wings. Parktowne also has a great outdoor space with lots of grassy areas, outdoor sculptures and Adirondack chairs.

It is currently 84 degrees in my apartment. When i reported this, there were no concerns about trying to accommodate that. So the building will have to suffer heat exhaustion and pray nothing happens medically to any of the residents due to being overheated.

Kevin is the man, never takes more then one day to respond our maintenance requests. Amenities are nice too, media room is mostly available for bringing friends over, lounge is convenient to study or chill, gym has new equipments and you won't wait for a line or something. Always had security/host at lobby to let my friends in and giving me heads up, as well as recieving my packages. I have been an Arch resident almost a year now, never lost a package yet :) Only downside is, there is literally no parking for your car. You can park at Windsor's parking next door, but it costs $315/month with horrible customer service(valet parking) or you can shop parking decks around Center City, and walk to your car. I sold mine when moved in, everywhere in downtown is biking or walking distance anyways. Overall, I'd recommend Arch Apartments for anyone looking to move into the city.

It's now June 2024 and we've had our HVAC fail seven times before…read moreit was replaced, the washer/dryer failed three times before it was replaced, and on the day we moved in we discovered several pipes in the ceiling had rusted so badly that rusty water was leaking from the pipes into the unit. The tub faucet has broken three times, one time the toilet tank started leaking water onto the floor, the blinds broke, a shelf in the pantry broke, there were problems with the windows not sealing, and more. Most recently we discovered a lot of mold in our laundry room, which is what you can see in the attached photos. Not once did Ken, the manager, ever apologize. He did have the gall to email us directions for how to properly open and close a window, and another time he showed up at our apartment door unprompted and unannounced. In the past year the hot water went out for the entire building and was out for a full week. The parking garage street door broke in December 2023 and wasn't fixed until the end of March 2024. Brookfield, the parent company, charges tenants an extra $10/month for a "third party utility billing service" called Metergy. Metergy also charges tenants an additional $50/month in bogus fees. Guess who owns Metergy... it's Brookfield. Metergy isn't a third party company at all, it's just another way for Brookfield to fleece the tenants who live in this dumpy building. The only amenity offered is a small gym in the building, but the equipment in the gym is old, rusty, and poorly maintained.
