kind of feel like it's my obligation to write this review. I've been here 9 yrs. A very good tenant, I paid my over-priced rent timely, rarely complaining. I should have complained, and documented each issue. I just didn't want to live my life constantly harping management about leaks, mice and plumbing. Unfortunately, I kept my mouth shut. Just like all my neighbors, I had leaks. Whenever it rained, it seemed I was camping outside. I complained about the leaks for 9 yrs. The landlord -a professional roofer would either come himself, or send one of the maintenance guys over to 'fix' it. It was never properly cared for. It got tiresome complaining, so I stopped bothering. Upon moving out, sure enough water damage provided mold. One of my walls was so filled with moisture that I was able to poke a hole thru the wall with just my finger. When I complained, he sent the maintenance guy over to paint and spackle the wall. He didn't warn the guy about mold in the walls. Was the mold removed? If my neighbors and I collected a dime for every mouse, we'd be rich! Early on at The Mills, there was a regular, professional exterminator. That stopped, as I suppose it got too expensive to maintain. At the end, they ignored my complaints for several weeks until I threatened to stop payment on my rent. They finally brought a professional exterminator. When he pulled out the refrigerator and oven, the floor was covered in mouse feces. The property manager who confessed that she too had a mouse problem (and is a tenant of The Mills) was present at the time. They left the apt and never sent anyone to clean up the feces, or caulk the holes. When they called requesting my rent I insisted that they CLEAN up the feces that they left behind and caulk the holes. It wasn't until I continued to deny payment that they bothered to care for the issue. A loyal tenant of nine years should get better service. At this point, I was finally in the process of moving. The landlord took photographs of the mess in my apartment. I will admit, I was in the process of rooting thru, sorting thru and moving nine years of life. The place looked like a tornado had hit. I was sorting through things, barely there, working full time, so I was in a state of transition. In order to blackmail me, they took photos of my messy apt, and insisted this is why there was still a rodent problem. They rooted through my drawers and closets to get these photographs. My messy apartment doesn't explain the rodent problems of all my neighbors. I'm sure of that. One neighbor told me that she's caught 25 - 30 mice in traps. There's clearly a problem greater than my messy clothes and dog treats in kitchen drawers. (their blackmail photos) When I moved in, there was decent outdoor lighting, an on-premise guard and grounds upkeep. At one point, they insisted that a security gate was about to be installed. Security gate was never installed, it's now pitch black at night, no guard and no professional maintenance crew. The week I moved out, they viciously cut down very young and beautiful trees.They did not bother to hire a professional tree removing company (that would cost money). The tenants are furious. The grounds are riddled with rotting tractor-trailers, decaying u-hauls, rusty abandoned cars, mossy walls, over-grown grass and weeds and half dead trees that were once stunning. They refused to give me back my last months' rent & security deposit because I chose to leave 'early'. That's how they treat a loyal tenant of nine years? The property manager said "I can't have an empty apartment Jessica" How insulting since a kept their apartment full for nine years! What they should have said was "Thank you Jessica for being such a loyal and good tenant" They never once thanked me for my loyalty, or for referring another tenant to them. The office staff members are rude and unprofessional. They mostly ignore tenant requests and emails. They stand in the office doorway in sweatpants smoking cigarettes. The office is messy and smokey. The one star: I had a beautiful 'looking' and spacious apartment. The thing I did like about this place is that they left you alone. It's a dog-friendly complex with very few rules and regulations. Their motto is 'Live, Work, Play' I did aand I did them well. Did I enjoy my time there, yes. Would I recommend this place, NO. It's gone downhill fast. I don't see it getting better soon. There's a reason people speak poorly about this place, and the owner. I should have listened to the warnings. No frills, no customer service, no maintenance, no loyalty. Always document everything. Take photographs, put complaints in writing. Talk to your neighbors. Do your homework, read reviews. read more

Sherman Properties is the worst. I also had roofing issues at Sherman Mills with four leaks in the ceiling at one time. These leaks persisted in some form or another for the full year I lived there. On top of that, the following things were broken when we moved in, even though we had requested they be fixed on our walk-through -- the dishwasher wasn't hooked up properly and poured water on the office below, the laundry machine wasn't working, the window was broken, fan/A/C didn't work. We came one month before and asked them to fix these things, and they promised to fix it, and on day one we had nothing working. The garbage disposal wasn't hooked up properly, and leaked when we used it. Nothing had been checked before we came, so we had a few weeks of working everything out ourselves. The first time we had guests over, the A/C circuit blew, and Mark Sherman actually explained to me that he had some bad connection that he already knew about on the roof. The circuit was still tripping 4 time a day when we left a year later. Another nice surprise -- he had rock bands practicing in the basement, which he conveniently neglected to mention. I found out because the walls weren't sound-proffed and it was basically as if they were playing next door, as the sound traveled through walls. Mark came over and tried to convince me that the sounds was traveling through the pipes, which made me question his hearing, undestanding of sound, and his sanity. He kept protesting that he had asked the bands to do their own soundproofing and it went on for more than a month before the bands were either kicked out or he finally paid for soundproofing -- real soundproofing, not just egg crates. The hallway outside our apartment wasn't cleaned for the whole year we lived there. The elevator broke down periodically all year, which is really tough when you're coming home with groceries. They knew it was broken, and did nothing. He installed motion sensor lights in the hallway, which worked intermittently, but none in the stairwell which worked, so that if the elevator was broken at night, you would have to climb up and down a completely pitch black industrial stairway. Finally, after all this, Sherman Properties had the audacity to take $300 out of our security deposit for cleaning and painting, afte they couldn't even provide a decent roof above our heads for one year. Did I mention that when we left, the walls were becoming covered with rust? When I expressed concern that it was mold, they sent someone over who said not to worry, he could just scrape the rust off if it was bothering me. No one seemed surprised that rust was creeping over the entire living room wall. \ All in all, I would suggest checking EVERYTHING in any apartment, and not moving in until EVERYTHING is fixed. Don't expect anything to be fixed if it breaks later, and don't believe anything Mark Sherman says. He came by our first day in the apartment and apologized for all of the broken items and said he would take care of us for the rest of the year. I guess he just meant he would provide a fan whenever the A/C broke. read more

Although I rented an apartment from Sherman Properties, I was there just one day when I got a notice that my building was under new management. There was no indication when I first signed the lease that the property would be sold or possibly would be sold. But that's beside the point. Just two months after I moved into my unit, my building was deemed uninhabitable by the City of Philadelphia Licenses & Inspections Department and all tenants forced to move out immediately. My understanding was that there were unstable structures in the basement of the building which had to be fixed, making the building uninhabitable. Now this assessment and subsequent closing of the building was done after the building was sold and no longer owned by Sherman Properties. Whether Sherman Properties knew about the damage and did nothing, or did their own maintenance and didn't feel that the damage warranted closure of the building, is not relevant. All I know is that the new owners had an official inspection done on my building once they purchased it and the building was deemed uninhabitable by the City of Philadelphia. I was lucky (or not) enough to be provided a temporary unit in the adjacent building at Sherman Mills. That unit I stayed in for 9 months after which I moved out of Sherman Mills. During that time however, the unit had severe leakage from the roof into the hallway during rainstorms which lead to mold & mildew covering the ceiling of the bathroom. The new management company had to deal with this issue and finally did fix it. It is clear however that the roof issue in that building had long preceded the new ownership. It is clear at least to me that Sherman Properties did not maintain the roof in that building when they owned it. Bottom line is that I would NEVER recommend renting from Sherman Properties. Mills 1 to my knowledge they still own and operate. Mills 2 where I lived is under new management, still has low-budget appliances, but at least some of the clear issues are being taken care of. I just wouldn't ever recommend renting any units from Sherman Properties because I had an awful experience dealing with them. Granted they no longer own my former unit, but at least from my perspective they took zero responsibility for all the collateral damage caused by their negligence and lack of management of both buildings over the however many years that they owned them. They wiped their hands clean of all responsibility and accountability, and that is what's truly shameful and pathetic. read more

This company is the definition of dysfunction, disorganization, and disrespect toward its employees -- especially property managers, who are treated like disposable labor rather than skilled professionals. Overworked and Underappreciated Expect to be buried in responsibilities with little to no support. You're not just managing properties -- you're doing maintenance coordination, collections, leasing, customer service, inspections, and more -- all without adequate staffing or tools. They will load your portfolio to the brim and then blame you when something inevitably slips through the cracks. Toxic Culture and Micromanagement Sherman Properties is a masterclass in how not to run a company. There's zero trust in employees. You're micromanaged by out-of-touch supervisors who have no idea what the day-to-day is really like. Any attempt to offer constructive feedback is brushed off or used against you. No Work-Life Balance Forget nights, weekends, or holidays -- your phone will be ringing with tenant emergencies and you're expected to be available 24/7. Don't expect extra pay or even a thank-you for the hours you'll put in outside your scheduled time. Constant Turnover The turnover rate alone should be a massive red flag. Property managers come and go like clockwork because the stress, lack of respect, and unrealistic expectations are simply not sustainable. No one stays long, and for good reason. Bottom Line Sherman Properties chews up good employees and spits them out. If you value your time, mental health, and professional dignity, run -- don't walk -- in the opposite direction. There are plenty of companies out there that actually invest in their people. This isn't one of them. read more

As a business entrepreneur it is very important to select a good , safe and clean location to operate my business. I was so grateful to meet Mr. Mark Sherman and his staff at The Mills. They understood my needs for space as a business, they made recommendations that made sense to my business needs it didn't pad there pockets. More importantly they found out more about my business operations and referred me to other businesses that are current tenants who they believed we would be able to support each other!!! I have excellent business neighbors who welcomed me to The Mills more in a neighborhood style bringing me snacks, cool coupons and inviting me to lunch! There is a great personal trainer downstairs DAM good bodies, on locations doctors office, An Awesome Massage place called Mellow, a free gym to tenants and now on Friday's I will get to attend a cool Jazz concert that happens in the Kairo room. If you are looking for a place to Live. WORK and Play! Sherman Mills is the best location. I am so glad we selected I saved on not only the space BUT the cost of downtown parking!! read more

I lived at Sherman Mills for two years. I was quite skeptical because of the reviews, but my husband and I decided decided to give it a try anyway. I'm glad we didn't pay attention the them. I ended up loving the property, my apartment, and their staff! I really admire their work ethic. The owner actually works on the property six days a week. I was surprised because every place I have ever lived in, I never saw the owner! If I have any issues (which was really only one leak in two years), him and his team were more than happy to help fix the problem! read more

I've been a tenant at Sherman Mills for a while and it has not disappointed. The property is very charming and the staff is very accommodating and friendly. The other tenants are friendly and Mark Sherman himself is very attentive to the tenants whether renting living or working spaces and goes above and beyond the expectations that me and my employer had and is extremely friendly. I moved into Sherman Mills 6 months ago. As a young professional I was looking for a place that was affordable, spacious and provided great access to downtown. The staff especially Diane was very helpful and made the move pleasant. There are all kind of cool places in the mills like the mellow massage, a gym and hair solons which makes it easy for me to get things done that are important to me!!!
