    Worst management company ever. Elevator is constantly broken, most recently for over a week with no word from management or maintenance. The trash hasn't been taken out due to lack of elevator services. No concern for its tenants whatsoever.

    Save yourself the headache, do not rent from this company. Maintenance requests take weeks to months to complete (if at all) and they do not take care of the buildings or tenants they serve. For example, Our trash bins are overflowing because the trash hasn't been picked up for some reason in weeks. Alarms constantly going off, front door being broken for months, and they took away our trash can in the lobby because we "put the wrong type of trash in there" like we're being punished as if we're toddlers. Dealing with them is like pulling teeth and it's exhausting to live this way. Do not rent from them!

    I strongly advise avoiding OCF properties at all costs. I originally planned to renew my lease and stay another year until graduation, but OCF literally made it impossible for me to do so. What should have been a convenient college rental turned into absolute hell for me. Upon moving in (August 2024), the unit was in disgusting condition with: 1) multiple hornet nests in kitchen and bedroom windows, 2) mold covering the shower/tub, 3) non-functional shower head (which I was forced to replace at my own expense while OCF refused to reimburse me), 4) improperly installed windows that later caused major pest infestations, and 5) small bugs covering kitchen counters. Additionally, despite housing five units, they provided only three trash cans. Multiple tenant requests for additional bins were completely dismissed by their poor maintenance team. The situation became so dire that our building was fined by the city for how disgusting the exterior looked - nobody was actually moving trash to the street or returning bins as promised. The breaking point came with a severe fly infestation caused by OCF's improperly sealed windows. The situation was so unbearable that I couldn't live in my own apartment for 2 months. When I would return after a day or two, there would be 30+ new bugs flying around the unit or dead from the Raid I had to spray myself because of OCF's inability to properly address the issue. Despite my persistent attempts at communication, they refused to treat it as an emergency and handled it poorly. When I came to visit the office in hopes of reaching someone, Nancy Dickinson suggested I buy expanding foam to seal windows myself - a temporary fix that didn't address the root problem. "Pest control" consisted of two men spraying Raid and once leaving a sticky trap from Amazon in my bedroom. Corey Sistrunk was openly hostile and tried to intimidate me. He told me things like, "I've been in this industry for a long time, and you won't win in court. You probably won't see your security deposit again - we have proof that we tried to fix the problems." When the issue eventually subsided, I had brief peace until three months later when it returned. This time, I caught evidence of flies coming from my vents. It was clear this required deeper resolution, but to nobody's surprise, OCF still insisted it wasn't a serious issue and refused to credit me anything or allow early move-out when I requested it. Bottom line: OCF does the absolute bare minimum to avoid legal trouble while showing complete disregard for tenant wellbeing. They will prey on college students like me who don't know better. Save yourself the nightmare - there are much better options available, even if less convenient.

    Dont trust them they woll show you apts and than keep your appliation fee, they useuall do this to young tenants

We were not made clearly aware that this was supposed to be a self-guided tour -- and it didn't matter anyway, because the lockbox codes they sent us DID NOT WORK. Every attempt to get help was met with automated responses. When a real person finally stepped in, there was zero urgency. No one offered to come open the door. No one acknowledged that we had traveled hours to be there. We were essentially left on read while standing outside a property we couldn't enter. The response we eventually received amounted to: "Sorry, we're working on it." That's it. Here's what concerns me most: if this is how they handle prospective tenants, imagine how they handle the properties they manage. If I were a homeowner and this company was representing my home, I would consider that a serious breach of fiduciary responsibility. They are not acting in the owner's best interest by making showings inaccessible and unmanageable. This felt like a scam at worst and gross negligence at best. Avoid.

    We have been renting from Alvin M. Levin and Sons for more than 2 years now. We have the most…read moredarling trinity Style home, tucked behind a very secure metal gate,which leads to a passageway that brings one to a large secured, and landscaped courtyard, shared with the two houses that are situated on the street in front of our home, on either said of the passageway. Ours is a single family, detached home, which is almost unheard of anywhere near Center City, so zero concerns about neighbor's noises, or security issues. We have 2BR, 2 BA and a den/office area, over 3 stories, and a small private patio off the kitchen. Some of the house has been renovated, but not all (which is reflected in the rent). The utilities/appliances are all serviceable, with new DW and gas stove, and fairly recently installed large, modern W/D in the basement, prior to move in (yes, we have a full basement, which provides lots of storage space). To the best of my knowledge, a lot of Levin's townhomes are older, and have usable fireplaces (often on the 1st and 3rd floors). We use ours throughout the winter, and it is so quaint and charming, ad warm, and Christmasy in December, (the homes I have owned have always had fireplaces, and I love them). We also have a 2nd fireplace on the third floor (a common feature in Levin's townhomes), which is one large area with bedroom, private bath, and sitting area covering the whole top floor, with a lovely slanted, high ceiling, and four large windows (better and bigger than the average NYC studio (often w/less than 500 SQ FT living area) that costs over a thousand , or two (alas, no private kitchen) . Our spoiled daughter lives up there.... Downside is, no bathroom on the first floor, which is pretty much the standard for trinity style homes. As to maintenance.... We have had very few problems,and all have been attended to quickly. We had a leaking DW, which was replaced. We had two problems with the A/C, which I don't think is that old. The response from Levin's maintenance was great. Earlier this summer, it just stopped cooling over the 4th of July weekend. They came out and installed a window A/C, which did not work as well as the central air (due to the design of the house), but allowed me to sleep comfortably until the contractor could come out that Tuesday. The first time we had an A/C problem, they determined that the electrical panel needed to be upgraded. They did a Jury-rig that was designed to work until fall (so we would not have to do w/o Air for a day or two in the extreme summer heat while the installation was done). They followed up and replaced the panel once things got cooler. When I contact the office, the people are very nice, and quite responsive. We have gotten to know some of the maintenance people a bit, since they come out to sweep the courtyard/passageway. We see them on the street, since Levin owns a number of properties in the area, and they are always so pleasant. Twice a year, they send people out to cut back the shrubs in the courtyard/patio areas, and do a general clean-up. We had our rent increased a bit this year, as have a large portion of tenants across the country in the last 1-2 years, but nothing like the 15-60% that many tenants have incurred. Yes, 60% is the amount of rental increase a friend received, who lives in Florida, after a major corporation purchased his complex, with no plans to improve his unit until he moved out. He was forced to move, at great expense. Levin has not pulled that type of BS on its tenants. We wanted to put in body-spray shower heads, and a new kitchen faucet, and were willing to pay for them (once we realized we would probably be here for a minimum of 2 years). Levin was more than willing to pay for the installation of them. Made our enjoyment of the house much better. Yes, they will remain in the house when we move, but if we had needed to pay to have them installed, it would have been cost prohibitive for us. I can highly recommend renting from Alvin M Levin & Son. Our neighbors in front of our house (also properties owned by Levin) have had some maintenance issues, and I only know from seeing workmen coming and going. I assume, since none of them complained, that the issues were taken care of quickly and properly. We feel very fortunate to have found our current home....

I've lived in several…read moreproperties throughout Center City and this was my first time dealing with a management company, but I can honestly say it was the best experience I've had--out of any landlord. They were responsive in addressing any issues (of which there were very few) and maintained the property to a "t." My unit was nicely updated (with similar upgrades in most of the properties they own/manage) in an older building so it was the best of both worlds. I also loved using an online system to submit maintenance requests and pay rent. Just seems antiquated paying rent any other way! I would highly recommend Alvin Levin & Associates to anyone looking to rent in Center City.

I spent hours and went back 2 years to find they charged us for services not rendered, water bills not charged to tenants, and outrageous repair bills. When confronted, not only did they not apologize, they claimed THEY found some of these errors on their own! Review: Our experience with Skyline was a disorganized chaos that cost us tens of thousands of dollars. We ended up terminating our contracts with them after charges/fees for services NOT rendered, ridiculous repairs (like $1200 to fix a dryer that costs $600 new, or $800 to fix the same bifold door 3 times that costs $300 to replace, or $800 to fix the same kitchen faucet 3 times that costs $100 to replace, etc.), rude attitude towards our long-term tenant, months-long vacant units (which we were able to rent out ALL of them to high-credit tenants within FOUR DAYS of terminating our contracts with Skyline for HIGHER rent than what they were recommending), lack of follow-through/unanswered emails, and inaccurate billing that required hours on our end to get them to rectify. No one dared to apologize or take accountability even once for any single one of their mistakes, so we left and would recommend all landlords to go elsewhere. Our cash flow is finally positive now that we terminated our contracts with Skyline and we even have more time on our hands now that we don't have to deal with their shenanigans.
