My boyfriend and I came to the Finger Lakes for the 2nd time which also happened to be over his birthday weekend. We stayed in Watkins Glen on our last trip decided to stay in Geneva this time and were lucky enough to have stumbled across this gem. We found the Chapman House via the Finger Lakes B&B association website and having reached out the same day we needed somewhere to stay, it was relieving to get such a quick email response. The house built in the 1800's is beautifully maintained with the original woodwork and moldings. Our room was beautiful and we felt like we had taken a trip back through time (except for the air conditioning of course!) It's also in walking distance from the main strip of restaurants and bars, which makes it easy to get around. Steve and Julie are wonderful!! And they go above and beyond when it comes to serving breakfast. Where most B&B's provide you with fruit and toast, they made a fantastic spinach and ricotta quiche which we ate on the front porch outside. I highly recommend staying at the Chapman House, we will be back!

Amazing place to stay while on the winery trip at Finger Lakes. The owners are so nice and the food is delicious

Stay here every time we come to Geneva. Hosts really make it feel like home. Breakfast is always delicious!

The servers were friendly overall but because they appeared to be short staffed over our visit, they were running around which felt a bit chaotic. The wait times for food even with advance reservations were rough. The Arancini, breakfast sandwich and dinner burger were just okay. The breakfast burger tasted much better and the avocado toast was packed with delicious flavors (I ordered it several times). Their brunch buffet offerings were definitely lacking, so I'd pass on it if you're on the fence. And as you can tell, the grounds here and views were picture perfect! We loved the live music offerings as well!

The staff was friendly, rooms were clean, continental breakfast wasn't half bad, it's within walking distant to several restaurants and bars and there is plenty of parking. Called to make a reservation the day of, it was a Wednesday and they were able to accommodate us. We got a room with a queen size bed and it wasn't huge but it was good enough and the bathroom was spacious. The pillows on the bed might be the best pillows I have ever slept on in any hotel, EVER, and I have stayed in many hotels. So fluffy and wonderful. So one thing I have to say: they have coffee downstairs in the "lobby" area 24 hours a day and they also have cookies. Yes, soft, wonderful, delicious cookies. They are enormous and stare you right in the face when you walk in the hotel. You may think you have willpower, but when you are coming back to this hotel after a night of drinking in Geneva, willpower gone. Those cookies were darn delicious. Yes, cookies, plural. They have a pool and a little fitness center too, which we didn't utilize but maybe you will. Their continental breakfast was definitely impressive, for the most part, as long as you didn't intend on eating very healthy. Their hard boiled eggs were bad, two mornings we had continental breakfasts here, both times, the texture just wasn't right. They had oatmeal in a crackpot, which was my go to because it was one of the only healthy options. The toppings they had seemed healthy until you really looked at what it was. There were "almonds" but they were coated in loads of sugar. There was cinnamon sugar and there were also candied fruit. Luckily there were some peanut butter packs and I added that to my oatmeal with a banana and was set. They had make your own waffles, turkey sausage, omelettes, cereal, bagels, muffins and toast. Their coffee wasn't my favorite, but it also wasn't the worst. They had 2% milk, skim and half and half out. I thought the rooms were a tad expensive for what they were, but it was convenient that we didn't have to get a cab to go to the various restaurants and bars in the area. They even let me leave my car in the parking lot overnight while we headed to the end of the lake and stayed in Watkins Glen. I would definitely stay here again.

We came for a wedding in Penn Yan and stayed at the Ice House and in the main castle. For such a…read morelovely property it is terribly neglected. The mattresses are old and worn out. I mean really old where you can hear the springs creak and you wake up dozens of times in the middle of the night. The bathroom and foyer of the Ice House smells like feces because the septic tank is so old and not working properly. Stepping from the foyer into the living room shakes the entire floor. The gas stove in the kitchen doesn't work and isn't hooked up to anything. Why bother having a stove then? There were no full length mirrors in either the Ice House or the room in the main house, very inconvenient for getting ready considering many people come here for weddings. Septic tank for the Ice House needs to be replaced and the house needs to be renovated so the building doesn't shake when you walk around. I like a rustic charm where things look old but at least do some upkeep to maintain the property. In the main building, you can smell the septic tank from the lobby. They sprayed a ton of perfume to try to cover it up but the perfume smells awful and now it just smells like perfume and feces. Also spraying that much perfume is disruptive for people with sensitivities and migraines and will give you a headache. For the amount we're paying, we shouldn't have to smell shit during our whole stay. The continental breakfast is pathetic and definitely not suitable for people with dietary restrictions. They have plastic wrapped bagels and pastries and sugary cereals. All refined carbs. Everything has sugar added, including the cream cheese. No almond or oat milk, they only have dairy milk. That felt more like a "f*ck you" than an oversight because dairy intolerance is so common and every place has non-dairy milk these days. The yogurt isn't even vegetarian! It has gelatin in it. The fresh blueberries were nice. We ended up eating in Geneva. Again disappointing considering the price, you'd expect a better breakfast. Overall not worth it considering the price. I do not recommend staying here unless they renovate the property. Shameful as it's so beautiful.

Main color for everything is gray white and black. Should be fine. Guest laundry available. Vending machines for water and snacks on the first floor. Breakfast is minimal. The woman at the front desk was very nice. She greeted us warmly. I enjoyed the orange water in the lobby. The bed was soft. Now to the gross part. It looked like someone gave someone a haircut in the bathroom. There were small long hairs all over the floor and all over the shower. It was disgusting. In any other circumstance, I would have bolted. However, most hotels in the Finger Lakes area were sold out and they practically were too. They were gouging people since it was Labor Day Weekend. If you ask someone to pay $300 for a Microtel, at minimum, cleanliness is not too much to ask for. I told that to the guy at the desk, he listened, gave me sorry about that platitude and that was it. Thus, the reason for the negative review. I always give people a chance to make it right. Do yourself a favor and don't stay here. It's worth it to drive farther for a nice, clean hotel with staff that care about your experience.
