I have now called Gene for ants, spiders, mice, and yellow jackets. He is so quick to respond to my call and always shows up fast and on time. He is one of the most honest and earnest service providers I've encountered since becoming a home owner. His prices are fair and his work guaranteed. Gene is great and we will be using him for years to come. I highly recommend him for your bug problems. read more

Started having feral ants coming into our home after finishing a landscaping project. We tried various barriers and remedies, but the ants kept coming back. Checked around for exterminators and contacted a few, but Capable was the only one that had a year-long guarantee for their services. They used a contact-kill spray that turned into a passive nest killer once it dried. The owner explained everything and answered all of my questions, then I scheduled them to come over for their services. I found the pricing to be reasonable with the guarantee, and they checked the property and found a nest and a hheavy ant trail heading from it to our house. They sprayed along the house and throughout the edges of our property, and within 1 day all the ants were gone! It's been quite a few months since they've been by and have not had any ant or pest trouble since. Really happy they were able to solve our issue so fast and efficiently! read more

Gene answered the phone promptly and then answered and all my questions about my flea problem. He gave me clear instructions on how to prepare for the treatment too. A few days later Gene and his assistant arrived on time, were both personable and professional and they promptly got the job done exactly as promised. Afterwards, Gene suggested proactively that he come a week later at no additional charge to do the outside one more time for insurance. As for the results, so far so good. And I am thoroughly enjoying my new found "flea-dom!" read more

Gene helped us diagnose an infestation of clothes moths a month ago and recommended some remediation that we could try ourselves. The remediations helped but the bugs were a bit too much for a vacuum to handle - so we had Gene come by to apply a more permanent fix. Gene was on time, efficient, and did a great job navigating our furniture. It looked like it was going to be a huge job but it was done in under an hour. The moths no longer bother us. We are happy campers and Gene couldn't have been easier to work with! Highly recommended. read more

i never write reviews on yelp, and here i am. love this company, the kindness and patience and care. if anything he's probably too busy for the business that comes with more 5-star reviews -- this is the bay area after all, an endless battle between humans and critters -- but i'm giving capable pest control five stars anyway. thanks for everything. signed, new homeowners read more

---- gene was my guy and he was as nice as you could possibly want ! the ants ebbed and became fewer and fewer. it was raining when he came so he didn't do the outside then, but he came back after it dried out and, touched up the inside AND did the outside. no odor, no hassle, wonderful ! . . . We had bedbugs. Fortunately we noticed before they were everywhere, and I called several exterminators quickly. I chose Capable because Gene explained his process the best. He continued to answer my many questions patiently, like how to use the strong insecticides we wanted while minimizing exposure to us, our two pets, and our belongings. He recommended two treatments 10 days apart, to make sure we kill all of the insects and their eggs. I knew very little about this when we started. By the time Gene and Jim finished, I felt like we were a team solving this problem together. My advice to anybody dealing with bedbugs: follow the exterminator's prep instructions thoroughly, like emptying all nearby furniture and closets before treatment. It was a lot of work, but now afterwards it's very reassuring that we didn't miss any corners where these nasty creatures could hide. read more

Gene helped me with mice problem in 2016 in another 4-plex property, so when I have another mice problem in Jan. 2018, I called him for help. He may sometimes hard to get hold of, but he is worth the wait. He came over for a mice problem, checked around the house, identified all the possible mice entries and gave suggestions how to seal them off. Then he set up traps at most likely mice spots. We got 5 mice that same night, then one more a few days later. Sealed all the entries a week after his first visit. Gene is very knowledgeable about all pest issue sand problems. He certainly gained my trust to be my go-to guy for my family's pest problems. read more

Did a terrific job of getting rid of massive ant invasion! I highly recommend Gene!

Gene came out to give me an estimate for getting rid of a family (?) of rats who had moved into my house in the wooded Oakland hills. After meeting him and his brother Jim and hearing the plans for trapping the intruders and keeping their friends and relatives from returning, I felt confident entrusting the job to them. They set multiple traps on the first visit, returned weekly to check traps and remove any that were caught. Identified and closed up openings so nobody new could get in. And promised to come back to check and re-do if we noticed any recurrences during the one-year warranty period. All visits were punctual, professional and courteous. It was a pleasure working with them. read more

Gene came out and did a great job checking over the house to advise on handling and on/off again issue with rodents in the crawl space and attic. He determined that the past rodent proofing was still good but the older tile roof could be the source of entry (which would not be resolved until the roof was replaced with a composite roof). He recommended a few patches and traps and didn't feel I needed anything else. High integrity and no need for an expensive rodent proofing contract, etc. Highly recommended! read more

I don't know what happened with Gene but they were very good up until I had residual problem and been texting calling for about two months for them to reply and I got nothing. I'm disappointed read more

Great service provided by great knowledgeable people with great pricing and they stand behind their work. Service guaranteed and they will return free of charge if there are any problems after services rendered. read more

Quick, honest, friendly and got the job done. I had wasps in the backyard that built a nest in my bbq grill and Jim took care of it. He also went above and beyond and inspected around the house for potential pest issues. He was even kind enough to help lug my grill out to the front of the house for disposal which he totally didn't have to do. Will call Capable Pest Control again for any future needs. read more

Gene was amazing! He came on time and was very knowledgeable. The technicians were very thorough with their inspection and explained everything that needs to be done. I highly recommend. read more

Gene is honest, no nonsense, and a great resource. Hard to find anyone else in this business more responsive and detailed on a consistent basis. read more

I have mice in my kitchen. I called and they came by the next day. The guy was super friendly and took a look around the house, inside and around the outside perimeter to try to find out how they were getting into the house and what might be done. After an assessment he gave me his best understanding of where they were coming from. He shared a lot of tips, and he gave an estimate, which seemed affordable, but also what I love the most was he told me not to bother to hire them at this point since I was doing everything they would probably do. He even gave me a couple of free mouse traps.I have to say I really love it when small businesses show the integrity to let people know when their services aren't necessary. I think it says a lot about their honesty, and if I have a problem in the future, I will definitely give them a call. read more

I cannot say enough good things about Gene and Capable Pest Control! After the storm on December 2nd, every rat in the Oakland hills wanted to move in and leave droppings in my attic and basement. I called a half a dozen companies and Gene called me back fast. Three other companies called back two days later, and two never called. Obviously, I chose Capable. The next morning, traps were set, points of entry were discovered and shored up, critters were removed in a couple of visits, and check-ups have been weekly and reliable. I recommend this company HIGHLY! No more rats! Woohoo! read more

I was being kept awake at night be rats gnawing and scratching behind the baseboards. We went through this last year and the people we hired back then were completely useless. These guys however, are absolutely wonderful and I recommend them 100%! They arrived on time and quickly found the holes and set traps, came back once a week for 3 weeks to empty and replace the traps and then came back to plug the holes once they felt there were no more rats inside the walls that would die and smell horribly if the holes were plugged up too quickly. Thank you guys for making sure I can sleep through the night safely! read more

Gene and Jim solved the problem where others couldn't. And they're smart and excellent communicators. I value that. They aren't cheap but not a ripoff either. Also, they're busy, so you may have to wait. But in my judgment, they're worth it. read more

I was at my wits end with Ants in my house. I literally called every pest control company close to my home. Hardly no one called me back. But I got a call back from Gene and he was so personable and guaranteed his service for a year. Before he came we had ants in every room of our house, in places you wouldn't even imagine them being. Since Gene came out to spray our problem has been solved. I saw maybe 5 ants since he sprayed and from the looks of them they were going to roll over and die any minute. I am extremely satisfied and would recommend him to everyone!!!! read more

Gene and Jim are absolutely amazing. All the details of their work as stated by the positive reviews on this page are correct. They are consummate professionals, very punctual, and detail oriented. I am a very diy type of person but my methods of resolving our issue did not work. I did not want to wait any longer and allow the problems to get any worse. We called CPC and had 90% of our problems solved in a matter of 8 hours after their first visit. 100% of the issues gone in the following week. Will rely on their services in the future and highly recommend this company to all. Thank you Gene and Jim! Keep up the great work. read more

Excellent company, Gene is knowledgeable and hard-working and was on time and kept his lines of communication open. The fees are reasonable and has a one year warranty for the services we requested. Very honest person and goes the extra mile. I am very grateful to have Gene as our pest control guy of choice for our properties. We will be using him again definitely. read more

I had a tenant who had bites on her legs and feared bed bugs. I assured her I would do whatever it took to address it. She sent me pictures which I forwarded to Gene and he evaluated them and spoke to my tenant extensively. Fortunately they weren't bed bugs and he advised her how to deal with the bugs she photographed and the likely cause of her bites. I offered to pay Gene for his consultation and he demurred. He is a honest professional you can depend on. read more

Above and beyond. These guys are great. Professional, thorough, good folks. Solved our issues! Thanks.

Easy to make an appointment, great guys. We got ant treatment and some bait boxes put out for rodents around the outside of the house. They were professional, fast, and efficient - great communication around what their services can and can't do. Thank you! read more

I spoke with Gene two days ago about the multitude of dried rodent poop I had discovered in my unfinished basement. He was super helpful and gave me resources for how I could clean and disinfect it myself. However, because I was freaking out about online articles indicating I was sure to contract deadly viruses, he agreed to come and take a look with me. Jim came out today, and indeed I now feel so reassured! He was fantastically informative and conducted a thorough inspection of the basement perimeter and interior. There are several holes that need patching, and mountains of miscellaneous storage that needs moving, and disinfecting and trapping. He gave me an estimate for their services and provided generous recommendations for what I could do on my end to save costs. A friend of mine with attic rats had used a local business that he had not been happy with. I am thankful to Yelp reviewers who helped me decide to give Capable Pest Control a try; I agree wholeheartedly with a five-star recommendation. Thanks, Gene and Jim! read more

We had the occasional ant problems despite all the care we take to not leave anything edible out in the open. The temporary baits didn't help much and with the pesticide treatment, we clearly see the difference. Capable Pest Control is worth the money and Gene knows what he is doing. It has been a couple of weeks since he treated our place for ants and so far, it is great. I haven't seen any inside and hope it stays that way. He is also the only one to provide a 1 year guarantee. We hope the ants don't return long after that but if they do, we know who to call. read more

Gene from capable Pest Control is responsive and knowledgeable. He knew what type of animals I had in my attics just by me describing the sound and the time of occurrence. He is way better than the firm I had before. Use them!! read more

Jim came to our rescue. We had a rat/mouse problem underneath our house and one mouse made its way inside our house. Our traps alone wasn't enough to handle the rats so we called for professional help. Better to call early than later as the rodents will gnaw away at your house and wires and destroy your property. Jim explained everything to us, was professional and on time. I appreciated all of this about him. In addition, his prices are fair. I would recommend Jim and his company to all my friends even though it's embarrassing to say you have mice/rats in your house. I can't stop recommending Jim enough. Call this company. They are experienced, you can trust them, and prices are reasonable. read more

We had a problem with aggressive yellowjackets interfering with our garden work. I called Capable, left a message , and had a call back within a half hour. Gene Szeto explained what he needed to do, and how much it would cost (very reasonable), and we made an appointment for the next day. Gene arrived on time, and was finished within a half hour. He even showed me the nest he had dug up, and explained that we should stay out of the immediate area of the (former) nest for 3 days. He was definitely there when we needed him, doing a job that I could not do. Five stars. read more

This was the second time I used their service as I had been very happy with them the first time. I never had any pest problem after their last treatment so when I moved to my new home, it's a no brainer to call Gene again. He and his associate were very thorough with their work covering both indoors and outdoors spraying. After they discovered some mice droppings near the hot water heater in the garage, they checked my house as well as my yard all over again looking for signs of rodents. They also advised me on how to trap them. They said it could be old droppings and that the problem had been eradicated before I moved in, which seems to be the case so far. They are so kind and patient to take extra time to help me find out the possible problem. This impressed me a lot and I would not hesitate to recommend them. read more

I had rats in my attic and received a quote from three reputable companies. Capable Pest Control was by far the least expensive. I was very happy with their service, so I offered a tip. They refused to accept it, saying they did what they promised to do. I respect their professionalism. read more

I had 3 companies come out to my rental property to evaluate an infestation of mites in the apartment and some kind of rodent in the walls. I have managed my own properties for over 40 years, so I am pretty savvy about hiring people. Gene, at Capable, was the only person I felt I could trust to get the job done successfully. (This industry has a lot of problems with homeowners be gouged and the companies not getting the job done, so I felt I had to be very careful.) Gene's prices were also reasonable and he gave me an estimate in writing at the property after his inspection. He found three entry points where the critter was getting in from outside. I thought I had already plugged all the holes over the years, but I had clearly missed the ones he pointed out. He told me how to block the holes myself, but because his prices were good, I decided to have him do it, especially because he was already going to do the fumigation. I was very concerned about the critter dying in the walls, if he plugged up all the holes, and the apartment becoming stinky. Gene to the rescue! He said he would seal all of the holes except one. He had a one way door he could attach to the only hole left open, so when the critter went out for food or water, he could not get back in. After a week, Gene returned, sealed up that hole, did the fumigation. Problem solved. Great guy to work with. There is a reason all his reviews are 5 star! read more

They responded very promptly. After my call for service this morning I met with Gene this afternoon. However after inspecting the problem area he advised me that my problem was not rats, but raccoons! CPC doesn't deal with them so I will have to find another service company, but Gene was very informative concerning the problem and its resolution. Thank you CPC for your help; everything that I saw about their staff and approach indicated that they would be a good choice for your pest-control needs. read more

I literally cried when I found our we had a rat in our garage. I called them out because we found mouse droppings in the house so the rat was a shock, and if it wasn't for their expertise in checking entry points, i would have never known until it was too late. They were so nice and reassuring. They set up traps with our safety concerns in mind. They came out to pick up a rat that had been caught. Best of all, the problem was resolved almost immediately. They blocked off entry points and we haven't had any issues since. Thank god for these kind people! read more

Gene and his crew were exceptional. My cat is indoor outdoor and it is peak flea season. Ugh! I called for a reasonable quote and they were able to come the same day! Their work comes with a 90 day guarantee. I would definitely refer them. Thank you!!! read more
