We've been struggling with an on-again, off-again ant problem for years. We found a rat in our attic and wanted an inspection of the house to identify and openings. Gene came by our house for an inspection. He did a thorough evaluation, looked at every nook and cranny of the exterior of the house, including the roof. He gave an honest assessment that he doesn't see any openings that a rat/mouse could get into with the exception of one opening that's for our sprinkler system. He recommended to just make sure we keep that closed and that the incident was most likely a one off. Super nice gentleman with great customer service! Gene and company stand by their work but only when it's convenient for them. Gene came out to exterminate some bed bugs and said they had a 90 day guarantee. Gene said the bugs were only confined to the bed frame and nowhere else. He even wrote a letter on my behalf saying the room was free of bed bugs. That's good I thought. One month later the bugs came back and it took a few days for me to get in touch with Gene and get a response back from him. We weren't able to nail down an appointment for the upcoming week, so he essentially postponed on us. Another month later (two months after the first visit) when he finally came back to exterminate, he was a little surprised that the bed bugs came back, but when he entered the room he went "ahhh, I remember this one." Gene said he only sprayed the exposed sections of the bed frame, but he didn't spray the underside of the frame because he was worried about the stain dripping onto the carpet. He did not do a complete job the first time and didn't end up spraying the entirety of the frame. You'd think he'd have protective coverings for his work. What is the point of only spraying the top half of the bed slats and not the bottom? Anyhow, for this second time he used his spray can again, sprayed the bed frame and left. This was a little concerning as clearly it didn't work the first time. The bugs are a known issue, he didn't spray the entire bed frame the first time, they've clearly reproduced, and you're still only using a spray can? Now it's another after he came the second time and the bed bugs are back again! I've called him once, left a voicemail, and texted him, but he has not responded at all in the past week. Straight up ghosting me. If you say you have a 90-day guarantee you should stand by it. Not very professional in my opinion when you don't even return a phone call to the customer who has already paid you. read more

I had an issue with a rodent in my crawl space and attic. I called Gene and scheduled an inspection for a few days later. During the inspection, Gene was very helpful in explaining how they could be coming into the house and what improvements that could be made to help keep these rodents out. Amazingly, he wasn't very pushy on getting me to schedule any services. This showed to me that Gene was very honorable. However I was pretty stressed with this ordeal and we scheduled some work to be done on the house to keep these critters out. He also helped with giving me a piece of mind by laying some traps in my crawl space during the same day as the inspection. During the scheduled service, Gene helped patched up some problem spots. Gene also noticed that one of my crawl space covers wasn't very secure, he fixed this at no extra charge. Gene knows what he is doing. Very thorough and knowledgeable. True expert in his field. I had an ant infestation that was a serious annoyance. They were all over my house in different places. I was concerned about the toxic chemicals that would be used and was considering a non-toxic approach but Gene said he'd only need to spray outside my home and in my garage and chemicals would dry up within 2-3 hours. He explained that one ant could infect the entire colony and would wipe out the nest. These guys came highly recommended by my neighbors, and I am so grateful they lived up to their reputation. Jim was our specialist, and while I'm thankful I'm not a specialist in the area of invasive rodents, he really knew what he was talking about. After the initial inspection and trap setting, I sent him this message. "Good morning Jim, I'm wondering if there's any chance you can come by before 11 today. They're making so much noise above where we sleep, and chewing on something, and moving something large. I don't know if one is trapped but not dead, or if they've started to build and rearrange furniture. I've got Airbnb guests checking in at some point today, so won't have access to the attic after 11. I'm going to try to go back to sleep until 9 or so, and I'll see if I can get the guests to check in later on the off chance you can swing by." By ten he'd let me know he was on his way and quickly took care of the problems, set more traps, and patiently explained everything to my curious husband. Gene arrive just after 8am this morning, after my initial call on Wednesday. We've been inundated with ants in the last few weeks and finally realized it was beyond our DIY fixes. We were told to stay out for two hours after they finished spraying, but the whole spray (in and out) took less than an hour. Gene took the time to explain to us what he was finding and also did a quick check for other areas of risk (apparently our neighborhood also has a vermin problem!). We have seen an instantaneous drop in ants and Gene estimated they would be all gone within 3-5 days. Their work is guaranteed for a year. I would absolutely recommend Gene for his prompt responses (we played a lot of phone tag, but he persisted!), professional and super helpful manner. Well this all started out great but in the end, this company was totally ineffective in solving my rat issue. I take partial responsibility in not really understanding the process (ie, set traps then seal or vice-versa which is actually the correct way...), but I requested a quote to do the larger amount of sealing work in my basement--twice-- and never got one. So the work was only partially done. Luckily I planned for two estimates and the second company, Attic Cat, was yes, more pricey, but they did what they said they would do and sealed off holes with wire and foam and set new traps. They guarantee their work, unlike Capable (Capable set traps for me but there was no guarantee of catching anything and it cost extra to have them come out to remove any dead rats!) I should not have had them just set the traps. That was money lost on account of my naivite and anxiety about getting these rats out ASAP. Lesson learned. Gene was very pleasant when he came out to look at a property for exclusion and maintenance. He was recommended by one of his customers. However, later I was told that he blew off several by not following up. Gene met with me for an hour. He looked around the property. He said he would contact me with a quote for maintenance and exclusion. I made it clear that if he could not do the work to please just give me a courtesy call and let me know. Gene would not return any calls. I suppose he was just too busy for that courtesy call. Zero stars for this company for unprofessionalism and for wasting my time. read more

Contacted another pest company about a rodent problem and smell. Their first appt was 2 weeks out. Contacted Capable and Gene Szeto came out the next day and evaluated the problem as a dead rat and advised me how to deal with the smell.
