Well, yes! Roughly two years after that previous review I had moved house and needed ant remedies again. (I love a fixer--what can I say--so this house needed everything.) Of course Capable/Gene were my first call, and of course they were painless and easy once again. I still rent out the place I had them treat in 2015 with no ant complaints since and just now after a couple years I'm starting to get the occasional ant again I think I can control with DE. Great company. They communicate and they do what they say. Trustworthy enough you can leave a check and vacate with your pet. (This time the parrot got to go to a haircut and bar/beer store.) Come home, pets are safe, and no ants! read more

Hired them to get rid of my flea problem! First visit - Jim came out to do an initial inspection, checked everywhere and didn't find anything. He mentioned it could be fleas or mites. And he was right! Two days later I was able to catch an insect and they confirmed it was a flea indeed -$80 ( he even fixed my door knob! How nice of Jim) Second visit - treat emend. Sprayed the whole house, inside and outside for $280. It has now been two weeks an not a problem since then. Can't be more pleasant. Fast, efficient, reasonably priced. Highly recommend them. read more

Whenever we have a pest problem, we call Gene. He's helped us with rodents, gnats, flies, wasps and everything in between. I don't even bother calling other pest/rodent companies who try to oversell and use scare tactics to get your business. Gene is honest, reasonable, and knowledgeable. read more

We've been struggling with an on-again, off-again ant problem for years. We tried taking care of it ourselves, but the last straw for me was seeing a massive pile of ants gathered on a cracker crumb that our baby had dropped under the dining table. Seeing as how food spills are going to be much more frequent as he enters toddlerhood, I bit the bullet and called Gene. He arrived prompt, friendly, and it's clear that he knows his stuff. I opted for external treatment as we have a baby and an indoor cat. He and his teammate arrived on time and finished the job in under 2 hours. The pricing is reasonable, and within a week, the ant presence in and around our home drastically tapered down to nothing. It's been over a month and I have yet to see a single ant, inside or out. I can't recommend Capable Pest Control enough. If and when the ants come back, I know exactly who to call. read more

Thank you so so much for ridding us of the yellow jacket nest in our back yard. Great response time, totally affordable rate and friendly service. If we ever have any more pests, we know who to call. read more

Gene and company stand by their work but only when it's convenient for them. Gene came out to exterminate some bed bugs and said they had a 90 day guarantee. Gene said the bugs were only confined to the bed frame and nowhere else. He even wrote a letter on my behalf saying the room was free of bed bugs. That's good I thought. One month later the bugs came back and it took a few days for me to get in touch with Gene and get a response back from him. We weren't able to nail down an appointment for the upcoming week, so he essentially postponed on us. Another month later (two months after the first visit) when he finally came back to exterminate, he was a little surprised that the bed bugs came back, but when he entered the room he went "ahhh, I remember this one." Gene said he only sprayed the exposed sections of the bed frame, but he didn't spray the underside of the frame because he was worried about the stain dripping onto the carpet. He did not do a complete job the first time and didn't end up spraying the entirety of the frame. You'd think he'd have protective coverings for his work. What is the point of only spraying the top half of the bed slats and not the bottom? Anyhow, for this second time he used his spray can again, sprayed the bed frame and left. This was a little concerning as clearly it didn't work the first time. The bugs are a known issue, he didn't spray the entire bed frame the first time, they've clearly reproduced, and you're still only using a spray can? Now it's another after he came the second time and the bed bugs are back again! I've called him once, left a voicemail, and texted him, but he has not responded at all in the past week. Straight up ghosting me. If you say you have a 90-day guarantee you should stand by it. Not very professional in my opinion when you don't even return a phone call to the customer who has already paid you. read more

Capable Pest Control - Business response is completely lacking - Pest Control Near Me - Oakland, California

Believe the hype! These guys are awesome. Super communicative, and seem to really care about their relationship with customers. Listened to our concerns and patiently answered our questions and concerns. Because it was raining with an active ant invasion, they sprayed inside and the ants were GONE the next day. They then came back out a few days later (for no extra money) to spray the outside. Couldn't recommend more highly! read more

We found a rat in our attic and wanted an inspection of the house to identify and openings. Gene came by our house for an inspection. He did a thorough evaluation, looked at every nook and cranny of the exterior of the house, including the roof. He gave an honest assessment that he doesn't see any openings that a rat/mouse could get into with the exception of one opening that's for our sprinkler system. He recommended to just make sure we keep that closed and that the incident was most likely a one off. Super nice gentleman with great customer service! It's not always easy to find honest work. read more

We had ants coming out of electrical sockets and our windows. The problem was managed as soon as Gene treated the outside and inside of the home. Gene is very kind and patient-- I highly recommend capable pest control! read more

Gene is an all-around excellent dude; referred to me by a friend after we'd been dealing with a rodent issue (and ineffective pest control company) for far too long. Gene came to our house, got on the roof, had a look around and - bingo! - located a small hole. (The pest control company we'd been dealing with previously never performed an inspection of our home.) Our handyman patched the hole up the next day and we've never had another issue. Gene is prompt, professional, courteous - and really knows what he's doing!! Two thumbs up for Capable Pest Control. read more

This is a long overdue review. Another time he helped me to catch a huge rat in a House I tried to sell. He was able to eliminate the rat problem my client was very happy. I called Capable Pest Control to help with the rodent problem in my house. Someone came over to do an inspection and was told to look out for a text with a quote for the price. A week passed and I received nothing. I called again and was told they would get in contact with the person who did the inspection and give me a quote soon. It's been days and I still haven't heard back. Very disappointed with the service, especially since the reviews are so favorable. read more

Hello Yelpers! I was baking for the Holidays the other day and was struck with how really great it was to NOT have to deal with ants while using my kitchen (or any other room in my house)! Thank you Capable Pest Control!! read more

I had an issue with a rodent in my crawl space and attic. I called Gene and scheduled an inspection for a few days later. During the inspection, Gene was very helpful in explaining how they could be coming into the house and what improvements that could be made to help keep these rodents out. Amazingly, he wasn't very pushy on getting me to schedule any services. This showed to me that Gene was very honorable. However I was pretty stressed with this ordeal and we scheduled some work to be done on the house to keep these critters out. He also helped with giving me a piece of mind by laying some traps in my crawl space during the same day as the inspection. During the scheduled service, Gene helped patched up some problem spots. Gene also noticed that one of my crawl space covers wasn't very secure, he fixed this at no extra charge. After this experience, I would definitely give Gene a call again if I need any further help with a pest. read more

Capable Pest Control got rid of my ant problem immediately. The technician seemed to understand ant behavior and treated areas he identified as having ant nests. Whatever he did, it worked immediately, unlike another company's two fruitless attempts. Capable Pest Control also gives you a 1 year warranty on their work. Definitely recommend Capable Pest Control. read more

We have not seen an ant in our house in six months thanks to Gene. He is a lifesaver.

I can't say enough good about working with this company! Gene is the nicest person and so knowledgeable about the right direction for your particular problem-- with no fancy up-selling and absolutely the best price and guarantee you will find anywhere! He has recently solved an ensuing ant invasion in my home in Oakland for the second time (the first treatment lasted almost 3 years), and has successfully treated several of my friend's homes for rodent infestation (rats and mice) in the East Bay and San Francisco. I would recommend Capable services to any home owner or business without hesitation! read more

We were using a big pest control company (starts with a T), for quarterly ant spray and a rat exclusion. When we were still getting both types of pests and T was being rude and inflexible with long lead times, I decided to find someone local. After getting a few bids, we decided on Capable Pest Control. I can't say enough good things about Gene and Jim. They are hard working, extremely knowledgeable, have great customer service and are punctual. You can tell they care about doing a great job and making sure their customers are happy. I highly recommend them! read more

These guys are the best. More affordable and reliable than the bigger chain services. Earnest and honest, with helpful advice and opinions, and oh yeah, they get the job done. read more

I can't believe how quickly the thousands of ants we've had continuously disappeared literally in the same day. There is not one single ant in site. ANYWHERE. Capable Pest Control is terrific! We had a rat problem in our house and we called a few companies based on Yelp reviews. He was very professional and experienced, also personable and easy to talk to! Our problem was resolved completely! We were so glad we found Capable pest control and Jim. I really like Gene and his services. His prices are competitive because I got two other quotes. A great thing about this company is that he provides you options to suit your pest needs. As Anna Y stated he is friendly, personable and punctual. He responses to calls quickly and responds it appears within 24 hours, I haven't timed it but it has been quick. His services were effective because he was able to cover a 2500 square foot house and his services are guaranteed for 90 days. When he serviced my parents home, the pest control treatment that he provided was quick and effective because we saw results within two days, just as he stated. I must admit at first I was leery about the results that he stated but it became true. Now that's service. If you are looking for a company that provides excellent customer service and provide a quality product ask for Gene at Capable Pest Control. Also, the great thing about this company is that they are experts in a variety of pest control needs. Gene keep up the great work. read more

Gene arrive just after 8am this morning, after my initial call on Wednesday. We've been inundated with ants in the last few weeks and finally realized it was beyond our DIY fixes. We were told to stay out for two hours after they finished spraying, but the whole spray (in and out) took less than an hour. Gene took the time to explain to us what he was finding and also did a quick check for other areas of risk (apparently our neighborhood also has a vermin problem!). We have seen an instantaneous drop in ants and Gene estimated they would be all gone within 3-5 days. Their work is guaranteed for a year. I would absolutely recommend Gene for his prompt responses (we played a lot of phone tag, but he persisted!), professional and super helpful manner. I really hope I don't have to, but if I do, Gene will be my only call at the first sighting of any unwelcome visitors. read more

Gene knows what he is doing. Very thorough and knowledgeable. True expert in his field. I had an ant infestation that was a serious annoyance. They were all over my house in different places. I was concerned about the toxic chemicals that would be used and was considering a non-toxic approach but Gene said he'd only need to spray outside my home and in my garage and chemicals would dry up within 2-3 hours. He explained that one ant could infect the entire colony and would wipe out the nest. He said to give 3-5 days and if I see an ant, he would come back free of charge for upto a whole year, guaranteed. I am impressed because right after the treatment, I have not seen a single ant at all! They are all gone! I am a happy customer! I highly recommend his service. :) read more

Jim Szeto did a thorough inspection of the perimeter of my house and found three entry points that the rodents are using to make their way to the warmth and comfort of the basement water heater. His estimate was very reasonable and I was quite confident in his ability to do the job. A week later the job was done quickly and professionally. He explained all the steps and showed me where the mouse traps are set. I'm totally satisified with their work, which is far more than capable. It's excellent. I received two other bids for the work, which had the exact same scope and were quoted at 200% to 300% higher in price. read more

Very responsive, affordable, upfront about pricing options. Jim was 100% effective. Bye bye rodents

These guys are awesome. Today they crawled around in some nasty bushes by the side of our house to see if there was an exterior hole where my mouse problem was coming from. Then gave me tips that catered to my issue. Super friendly & professional too. They rock! Call these dudes! read more

Not sure what else I can tell you that you haven't already seen previous reviewers say. Gene is not only friendly, responsive, punctual--he's also incredibly helpful and experienced with a multitude of pests. Very clear on what next steps I needed to take if I wanted to pursue non-poisonous methods. Aside from cafes, I don't have much of a "go-to" mentality when it comes to service/businesses, but Capable Pest Control just became one. I wish you and your team the best, my fellow SF native! read more

He has no website... but he is super responsive via phone. We had a wasp problem, and he put up wire barriers to prevent re-entry, and then sprayed them. When the wire barriers proved ineffective, he came back out to fix the problem at no additional cost. read more

These guys came highly recommended by my neighbors, and I am so grateful they lived up to their reputation. Jim was our specialist, and while I'm thankful I'm not a specialist in the area of invasive rodents, he really knew what he was talking about. After the initial inspection and trap setting, I sent him this message. "Good morning Jim, I'm wondering if there's any chance you can come by before 11 today. They're making so much noise above where we sleep, and chewing on something, and moving something large. I don't know if one is trapped but not dead, or if they've started to build and rearrange furniture. I've got Airbnb guests checking in at some point today, so won't have access to the attic after 11. I'm going to try to go back to sleep until 9 or so, and I'll see if I can get the guests to check in later on the off chance you can swing by." By ten he'd let me know he was on his way and quickly took care of the problems, set more traps, and patiently explained everything to my curious husband. While the estimate was double what I had anticipated, I came to find out it was much less than some of their competition, and the work was necessary. I'd rather deal with it once than several times. Thanks guys! read more

I was referred to this company by my cousin who had used them and been happy. Contacted another pest company about a rodent problem and smell. Their first appt was 2 weeks out. Contacted Capable and Gene Szeto came out the next day and evaluated the problem as a dead rat and advised me how to deal with the smell. He also made recommendations on what I could do to control the problem at no charge. He even gave me 3 rat traps. Great customer service. read more

Well this all started out great but in the end, this company was totally ineffective in solving my rat issue. I take partial responsibility in not really understanding the process (ie, set traps then seal or vice-versa which is actually the correct way...), but I requested a quote to do the larger amount of sealing work in my basement--twice-- and never got one. So the work was only partially done. Luckily I planned for two estimates and the second company, Attic Cat, was yes, more pricey, but they did what they said they would do and sealed off holes with wire and foam and set new traps. They guarantee their work, unlike Capable (Capable set traps for me but there was no guarantee of catching anything and it cost extra to have them come out to remove any dead rats!) I should not have had them just set the traps. That was money lost on account of my naivite and anxiety about getting these rats out ASAP. Lesson learned. I would not recommend this company. read more

I highly recommend this business. They responded right away and came to the house. They were respectful and patient. I have two little kids that were off from school and they asked a million questions. Gene was patient and understanding. He also took the time to walk my house to see if we were at risk for rodents and made affordable recommendations that we could do on our own. read more

Gene was very pleasant when he came out to look at a property for exclusion and maintenance. He was recommended by one of his customers. However, later I was told that he blew off several by not following up. Gene met with me for an hour. He looked around the property. He said he would contact me with a quote for maintenance and exclusion. I made it clear that if he could not do the work to please just give me a courtesy call and let me know. Gene would not return any calls. I suppose he was just too busy for that courtesy call. Zero stars for this company for unprofessionalism and for wasting my time. read more
