PROS/CONS-Smokey Mountain Memories-15 bedroom Let me start off with the CONS: This isn't exactly a CON but something to be aware of, the roads are windy and sharp, and everyone seems to drive rather fast around the windy and sharpen curves. On some roads there are mirrors to see individual vehicles as you navigate the roads but not a lot. The family drove cars, and SUV's, which was no issue getting to the cabin, (but during the winter you may want to double check how you are getting to the cabin as far as what to drive). Once the family made it to the Cabin they were apprehensive to leave because of the windy, sharp curves of the roads. I would ensure my vehicle had good tires, brakes, and no transmission issues. The picture of the outside of the Cabin isn't what is was shown online. I believe it was an earlier photo, as it shows green grass almost like sod, and from the pictures we thought the surface to park was flat. It is an incline, we parked along the sides of the driveway and got 11 vehicles parked, it isn't flat as i noted above make sure you have good brakes. That was no issue for us , just something to be aware of if you have a larger family who all drive from all areas. There are 2 charcoal grills, this something we weren't aware of, from what we were told when i called, i was told the grills would be propane and we didn't bring charcoal, which isn't a big deal, it takes about 15-20 min to get down to the bottom of the mountain to Walmart. The pictures that you see online are propane grills attached to the cabin. Just bring charcoal if any out door cooking. Did not like the 2 Jacuzzi's that did not work sitting in the front/side of the cabin, it takes away from the cabin, in my opinion, it looks like they are permanent fixtures. We had a few maintenance issues/ door to the roof not opening water dripping from upstairs they sent someone to fix the issue quickly. That was great. PROS: Check-in had no issues. The Cabin accommodated our large family with plenty of space on the inside, 2 dishwashers, 2 large refrigerators, 4 microwaves, 3 stoves, 1 that the fixture had to be fixed, we only needed to use 2 of the stoves. The kitchen was stocked pretty well with what we needed to cook. Plenty of space to eat and move about and enjoy the mountains on the covered deck. No complaints. Bedrooms were spacious loved that they all came with bathrooms, and TV's no one had to share.. However there were 2 rooms that had no tv, they were the bunkbed rooms upstairs. The view on the roof top was beautiful you can see the city view with the added telescope and this is where the 2 Jacuzzi's are located. The 2 jacuzzis could have been cleaner. The indoor pool are was very nice, and a bathroom was located in the pool area. Washer/dryer was utilized, along with game room downstairs a plus. The biggest add on bonus that i did not see from the pictures was the drink machines, just like the fast food establishment this was a big plus, never ran out of drinks. Last but not least, we got visitors all 3 days, we stayed, the first bear we saw when driving up to the cabin walking up the road in front of our vehicle. The others made a guest appearance around the cabin. All in all a successful trip. read more

Where to begin.... ok first a recommendation, if staying in these cabins you must bring all essentials. The cabin does not provide basics so do not expect coffee packs or salt for cooking. The only items available are dining wear, everything else must be supplied by the visitor. So, for the stay, our stay was subpar. All the issues listed below were reported during the stay, but no response or corrective action was received. We left a day early and stayed near the airport for a day of comfort. Here are a few of the highlights. -The single comforter provided had visible holes, indicating poor maintenance. -Dust was present on all surfaces above five feet, suggesting that cleaning was superficial and limited to only easily reachable areas. -The washing machine operated only with hot water, limiting its functionality. -The dishwasher, while operational, had melted racks, making it impractical for proper loading and cleaning. -The pool table had tears in the fabric, rendering it unsuitable for use. -The arcade game machine's joysick only functioned intermittently and supported single-player mode only. -The jacuzzi was visibly dirty, containing unknown debris and oily residue, making it unsanitary and unusable. Now for the last is actually the biggest, security: Upon check-in, the company took a photocopy of our credit card--both front and back. In 2026, this practice is outdated and poses a significant security risk. Due to the exposure of full card details, we had to cancel and replace our credit cards immediately upon returning home. This experience fell significantly below expected standards for a rental cabin, particularly in terms of upkeep, cleanliness, guest support, and data security but yes, the mountains are nice and I enjoyed the view. read more

After arriving at the cabin, and moving most of our belongings in, we discovered the place hadn't been cleaned. It wasn't obvious at first, as the living/kitchen area was clean. However, the beds on the second floor were unmade and bathrooms were dirty. We called the office and was offered another cabin, which we took, but not as nice as the first...no theater room, dining table wasn't large enough for the group, no sleeper sofa in the living room. I asked for and was promised a partial refund, but haven't seen a penny, even after emails, voicemails, and speaking with reps in person. I'll never rent from them again, and won't recommend that anyone else does. read more

Unfortunately, this was one of the most disappointing cabin rental experiences we've had in the Smoky Mountains. I understand that maintenance issues can happen, but the number of problems we encountered during a single five-night stay was unacceptable. We experienced an air conditioning failure on our first night, a portable AC unit that leaked water onto the floor, dirty cookware with food residue still on it, a broken shower door that had been replaced with a shower curtain, a washing machine that left clothes wet and soapy, discolored hot tub water, a loose pool railing that appeared to be a safety concern, and a smoke detector that repeatedly chirped due to a low battery at 4:00 a.m. What was most frustrating was that these were not isolated issues. It felt like there was a general lack of maintenance and quality control throughout the property. I contacted Cabins USA during and after our stay. I was told a manager would contact me, but that never happened. After multiple follow-ups and providing photos and videos of the issues, the company eventually offered a small amount of compensation that did not, in my opinion, adequately reflect the number of issues we experienced. We visit the Smoky Mountains regularly and have stayed in many cabin rentals over the years. This is the first time we've encountered this many maintenance, cleanliness, and customer service concerns during a single stay. I hope Cabins USA takes steps to improve their property inspections, maintenance procedures, and customer service so future guests have a better experience than we did. read more

I would say customer satisfaction would be a good start. We have been here 9 days and still cannot use the washing machine or dryer. Washer is leaking so severely that we had to use all the towels and pits to catch the water leaking from the ceiling. Purchased towels to shower. Called an emailed continuously without any resolution. Tried to speak to a manager named Tory but apparently he only works a couple hours of the day. Lots of apologies but no action. Trash strewn about the property and full trash cans. No pickup. Dirty outdated cheap plastic chairs on the deck were unusable. This company has received our money in good faith but apparently that's where it ends for them. Service is not an option for this company. We have stayed with them several years in a row now and this will be our last. read more

I loved Autumn Breeze. It was in a great location near all the attractions and restaurants. The only issue I had were the pool sticks in the cabin and the ladybugs. They were everywhere in the kitchen area. Overall, the cabin was nice and clean. read more

DO NOT BOOK WITH THEM. Memorial Day stay This stay was paid for with a credit card and a voucher from the company for a previous stay in which the air wasn't working, and a GUN was left, UNSECURED in a drawer, in the cabin, which was being occupied by young grandchildren. We were less than impressed during our last stay, but decided to give Cabins USA another chance, instead of going with our usual cabin provider. This stay was absolutely horrible and a real waste of the holiday weekend we had planned to spend meeting up with our out-of-state family. I will list out the problems we had during our stay. 1. The unit was not clean; there were used contacts on the counter in one bathroom. All of the faucets had sediment built up around the handles. This was easily removed with a washcloth. The comforters had dirt/stains on them. We did not report any of this we just cleaned ourselves 2. When we arrived on Saturday, we noticed that the AC was set on 71 but the temp was 73. We watched it for a few hours and the number never went any lower. We lowered the temp to 70 on Sunday after the indoor temp read 74. We called about this problem on Monday once the temp reached 80 degrees. The first person showed up hours later and said that he couldn't fix it and would send out the HVAC team. The HVAC team showed up after 10pm and said that the unit was frozen and couldn't be turned back on to the next day. The day we checked out. So Monday had to be spent downstairs since that was the only cool place, being that it is subterranean. I spoke with their office manager, and he attempted to tell me that I caused it to freeze up by setting the temp so low and making it work hard. However, it was already set on 71 when we got there, and it wasn't keeping up. The 1 degree I lowered it, had absolutely nothing to do with it not working. Clearly it was already having problems. 3. We attempted to grill at noon on Sunday for lunch and dinner and couldn't get the grill on. I called the office and advised that we couldn't get the grill on and that it may just be the propane tank. It took 4+ hours to get someone to come fix the grill. The problem was that the valve handle was stuck in the closed position, and the worker even had trouble opening it and had to remove the tank from where it was, put it between his legs, and make sure his hands were dry just so he could finally turn the valve. So now it is after 4pm. We haven't had lunch, and now it is time for dinner. 4. Within an hour of getting the grill working, the stove goes completely out. We called the office around 5pm to report this. We also advised them that we had half-cooked food on the stove and really wanted to eat. They did not show up until the NEXT morning and reported that someone had installed the plug incorrectly and that by opening the oven, it caused the plug to detach or something like that. At this point, all of the food we were trying to cook the day before is now inedible. We would have used the grill as a stove if the unit had pots with grill-safe handles, but I didn't want to risk damaging the owner's property because of the management company's lack of urgency. We basically wasted over $100 on food and still had to spend more to buy lunch and dinner on Saturday, breakfast on Sunday, and gas just to go find food. The office manager offered me $25 per night as a credit. This is unacceptable and insulting, considering the numerous problems we experienced and being left to feel like once they had our money, our experience didn't matter. We could have booked a hotel suite if we weren't going to be able to cook and would end up confined to one space. This would have been a lot cheaper than what we paid your company, thinking that we would be able to relax and reconnect with family over food. Cabins USA failed to deliver on their end. We stayed in A Mountain Lodge. It was not clean there was food under the couches that had been there awhile cobwebs everywhere. The quilts on the beds had not been washed and the rug in the living room was so nasty that we all had black feet. We called the company and complained they said someone would be contacting me that was on Saturday and Sunday no one has called me. Also the porches were dirty. The sofa bed mattress was disgusting. I have stayed in many of their cabins and by far this one is the worst. And what really makes me mad they are charging $219.00 for a cleaning fee and for what. There was a Hot Tub but no one could use it The only door out there is through the master suite which my 80 Year old parents slept, who ever built that cabin was an idiot. read more

We stayed in a Country Living tiny house for four nights during the week of Thanksgiving 2025. This trip was meant to be relaxing, as my 48-year-old husband had just completed chemo-radiation the previous week. Unfortunately, the experience was anything but restful. It was a huge disappointment. This was also our first family vacation in six months due to my husbands treatments. The Starlink internet did not work at all, and the TV only worked for less than six hours total during our stay. For four people, there were only four towels and one washcloth provided. The carpet was very dingy in the upstairs loft. There was a full-size pillowcase on a full-size pillow. One of the most frustrating issues was trash disposal. The dumpsters were locked, with signs stating they were not to be used by tiny cabin renters and that the area was being monitored by three cameras. The sign instructed guests to haul trash to another location 20 minutes away. At the same time, there were warnings about not leaving trash out due to bears. With no real option, we had to leave our trash on the porch for the entire stay. I called and left a message at the office the first afternoon. The next day I spoke with an older woman in the office and also spoke directly to a maintenance worker at another cabin. I explained all of these issues. I was told additional towels would be delivered--but none of the problems were ever addressed, and no towels arrived. They were supposed to come pick up our trash as well, that never happened either. The fishing pond was also extremely disappointing--very small and dirty, not worth bringing fishing poles at all. After returning home, I finally spoke with a manager. After considerable back and forth, he agreed to refund less than $85 of our $800 stay, citing only the Starlink issue. None of the other problems were acknowledged or refunded. We have stayed many times at Claybough's Campground and have always had good experiences. The only reason we didn't stay there this trip was because they were booked. Sadly, this stay at Country Living tiny houses - Cabins USA was a major disappointment, especially given the circumstances of our trip. read more

Pool with green water and algae on the walls, broken furniture, garbage around the building, black mold in the bathroom, broken sofa bed, wasp nest in gazebo, stains on ceiling, several of the video games error out or not functioning properly, stains on couch, gazebo furniture cushions ripped or missing. Rented a cabin back in 2020 and was very underwhelmed with the property and customer service. Thought it may have been an off experience so decided to give Cabins USA another shot. Unfortunately, we had a similar experience. We stayed in a smaller 2 bed room this past weekend. So many visible maintenance issues. Dangling recessed lighting, no weather stripping around outside doorways causing cold drafts, outlets not secured properly, holes and brackets from old towel racks just left on the bathroom walls, dirty dishes in the cabinets, broken ( but functional) hot tub, pots/ skillets were old and warped with the non-stick coating pealing, non-functional arcade game, holes left in the exterior door where modern lock was installed. The maintenance issues continued...garbage disposable did not work causing the sink to back up, many outlets did not work or would not hold a plug, the dishwasher came apart, the upstairs mirrored closet door was off track and almost fell on my daughter (toddler), constant running toilet in upstairs bathroom, On top of the maintenance issues ,the cabin,which was capable of sleeping 8 people, had 6 towels and only 2 washcloths. In a nut shell it's all smoke a mirrors. Their cabins present well in pictures but within 5 min of arrival you can see just how little time and money is invested in maintenance and upkeep. I think my husband said it best "this place is just enough to be functional" I have read so many negative reviews here where management replies and apologizes for the inconvenience and states they will look into the issues as maintenance and housekeeping are a top priority. However, if this was truly the case these types of reviews would be the minority and not the majority. A review of operational processes, maintenance budget, and maintenance leadership are clearly in order. It is safe to say we (and the family traveling with us) will not be booking with Cabins USA in the future. read more

UNBELIEVABLE DEVASTATION! RENTER BEWARE! Panic and anger only begin to describe my experience with Cabins USA! I would give less than a one-star rating, but that's not possible. This review is not about the cabin "Run to the Hills" that I reserved, but the customer service and decency that I did NOT receive from CABINS USA! My reservation was CANCELED by Cabins USA 20 minutes before I was able to access the cabin! 20 MINUTES! Toriano from Cabins USA had the audacity to call me at 3:40 p.m. on THE DAY of my check-in (November 6, 2025) to tell me my cabin was not available due to an ONGOING road repair, making the cabin inaccessible. He offered me the only other "comparable" cabin that they had available (that was a joke - it wasn't comparable AT ALL!) or a full refund. His excuse for the cancelation: "The city has been making repairs on the road and has now closed it making it impassable. We were notified four days ago, and the updates for opening keep changing. The current renters are "stuck" at the cabin and cannot leave." He was continuing to call the city to get updates, as they kept promising him the road would be open by certain times, but then delayed. FOUR DAYS PRIOR to my arrival date and NO ONE from this company thought to contact me then to make me aware that there could be a potential problem??? Instead, they waited until the DAY OF MY ARRIVAL to tell me!! I drove to the Cabins USA location at 409 Collier Dr., Sevierville, TN at 4:15 p.m. to see if I could, at the least, use one of their computers or their Wi-Fi to search for an alternate cabin rental. Of course, they denied my request, but it just so happened that this was the location that Toriano worked at. We spoke with him in person, and he said that he was now given a time of 6 p.m. that the road should be open. They then would need to have a cleaning crew on standby to clean the cabin before new renters (my party) could stay. He then said he would call me to give me an update after speaking to the city. After leaving this Cabins USA location, I used my phone to search for an alternate cabin to rent "just in case" the road to Run to the Hills was still inaccessible. I called Cabins USA at 6:03 p.m. (as I had not received the promised call from Toriano) and was told that he wasn't available as he himself "was out checking to see if the road was passable" and they would let me know the status when he returned to the office. At 6:26 p.m., I still had not received a call from Toriano and was done playing their game and requested a full refund, which I did receive. With the devastation I felt and the level of non-professionalism I received from this company, I would highly recommend you "RUN TO THE HILLS" and reserve your cabin from a different company! Mishaps can happen but this fiasco was completely unacceptable!! I did end up reserving a cabin with Summit Cabin Rentals. Debi came to our rescue with a gorgeous cabin that had stunning mountain views! Summit Cabin Rentals gets a 5-Star rating from me! read more

we arrived to our " 0ne More Night" cabin in 22 December to the stench of a dead rat. The first tech did not do anything. a second tech came after we complained again and upon our insistence found a dead rat in the false ceiling. the odor never completely went away and returned strongly by 26 December . Nobody from Cabins USA checked again nor did they even offer empathy. The kitchen was grimey, the area carpet's disgusting, the cookware barely useable and the bed coverings musty. Everything in and out of the house was broken. The video games, outdoor furniture, even one of the tv remotes was not working. Tiny little roaches everywhere. I'm terrified to sleep because I feel like a roach is gonna crawl up my nose or something. That's how bad it was. The bed- sticky. WHY IS IT STICKY??? The pool was green. Like this isn't a Shrek themed house, is it? Once when we got home from a hike, there was a man in our house. It was a Cabin USA guy... but what was he doing in there? Like hello? He didn't do or fix anything, he was just creepily there... Then there was this other weird guy walking around with his dog that looked like it had rabies. Bro wouldn't leave us alone for a second. So the area- sketchy. The wifi was also pretty bad. Even when I was connected, nothing ever loaded. The couch in the gaming room, (full of games that barely worked) had hair all over it, like someone staying there before us was trying to give themself a haircut in the sofa. Like ew. And then the smell. OH MY GOSH, THE SMELL. On the first day, it smelled awful. As the days passed though, the smell sort of wafted away... on the inside of the house. The outside smelled horrific- like a mix of stinky cheese and poop that had been sitting in a dirty toilet for days. It was probably because the dumpster was literally right across from the house. Like seriously? Thats is absolutely disgusting. Also, at one point, when I was playing a card game in the living room, I suddenly feel a drop of an unknown liquid on my arm. I look at the ceiling where it came from and theres no hole there! Where did it come from and what was that liquid? I'm still shaking from the trauma and thoughts of what it could be. All I know is that it wasn't water... With all of this going on, Cabins USA was not hospitable during any of this. When they did show up, it was either a day too late or they didn't fully fix the issue. This house should be renamed to Shrek's swamp- actually, no. This is even worse than Shrek's swamp. I'd rather live in Shrek's house for the rest of my life than stay here one more night. So, if you couldn't already take the hint, I DO NOT RECOMMEND STAYING IN A CABINS USA RENTAL. read more

A SPECTACULAR VIEW TO REMEMBER First, we could not get into the cabin (yes I pre-checked in). I was told a storm may have changed the codes; but why no one contacted me via email or phone with new codes is a wonder. Next, this particular cabin should NEVER have been rented because it had several issues. I have pictures for verification but there was no submit button. Upon arrival the cabin had a faint odor and the furniture looked worn (upon closer review their were white & dark spots on it as if it hadn't been cleaned in quit sometime). The kitchen counter tops had not been wiped down; then venturing off to the bedrooms all of the linen had to be washed. Some were torn, had spots on them, etc. Later in the evening flies began to appear. A couple upstairs flying around but as you went to the lower level down the stairwell the amount increased a lot and when you got downstairs it increased drastically especially in the window seals. They were everywhere, they were large, inside the room where the washer was also. We killed at least 100 or more flies during the stay. The lower level smelled of urine. The king room lower level bathroom sink on the left side was slower than molasses; the wood on the ceiling in the room looked water logged as if it was water damaged had dripped all down the wood in the room; contributing to the smell. The lower level carpet looked like it had not been vacuumed or cleaned in awhile. I also killed a cochroach in the kitchen on the floor! On the website everything looked so vibrant and clean; what we walked into was NOTHING like the website. This was our first time visiting Pigeon Forge and our first time renting with Cabins USA, and I would not recommend them to anyone who wants to actually enjoy their stay. From the start, the experience was off-putting. At check-in, the young man at the front desk was unfriendly and came across as rude. Unfortunately, things only got worse once we arrived at the cabin (Above Walden's Creek), which is in serious need of repairs and a deep cleaning. Within the first hour, we realized the cabin was far below acceptable standards. It was filthy. The shower liners had mold, the A/C was not working, the washer and dryer did not function properly, and the furniture was in poor condition. Toilets and sinks were bubbling and backing up, nails were sticking up out of the floors, and tongue-and-groove ceiling planks were popping off in at least three areas. Worst of all, there were roaches and bugs throughout the cabin. We contacted Cabins USA multiple times. While they sent people out on a couple of occasions, nothing was actually resolved. I would rather stay outdoors than ever rent another cabin from Cabins USA. Cabins USA, please do not bother contacting us, no response can undo the horrible experience we had. Update: Tori from Cabins USA followed up regarding the issues with our cabin. He was very apologetic and worked to make things right, which we appreciated. read more

We rented this cabin from Cabin USA! We checked in at 3 they never told us at check in that the cabin wasn't clean yet. We got to the cabin at 4 , the code didn't work so we had to call and get a different code, then called the office again to complain about the cabin not cleaned. The cleaners didn't get there until 5 they didn't get done cleaning until 630. They told us that a manager will be calling and yet never got a call!! We stayed November 29- December 1. The website said it will be decorated for Christmas and it was not! We paid for a Santa to come visit the little ones so we could take pictures around the tree and decorations. So that was a big disappointment!! read more

Cabins USA Smoky Mountain Memories 2932 Tower Rd in Sieverville ROACH MOTEL! Visited 4-25-25. Beautiful cabin, amazing views, god awful housekeeping. Filthy floors, trash on the main deck, bathrooms not clean, ladybug infestation covering the floors, window seals, and pool. Maintenance arrived the next NIGHT. AND THE ROACHES, house cockroaches ALL SIZES! We fought roaches the entire weekend. especially in the kitchen, but also in the basement, on the stairs, in the bedrooms. This property costed too much money for roaches to consume the weekend. Shut it down, exterminate, then reopen. I totally do not recommend this property. read more

We loved that it felt private and peaceful, yet it was only a 10-minute drive to downtown Gatlinburg. The cabin itself was clean/cozy/beautifully located and the setting is peaceful. However, the amenity was one of the main reasons we booked this place, and it was frustrating that it wasn't usable. The game room was one of the main reasons we chose this cabin -- it looked like a fun space to relax and unwind in the evenings. This is my second time booking because of what the cabin has to offer and not being able to use the game. I'd recommend this cabin only if you're not counting on the game room being part of your stay. Otherwise, it may not meet expectations. read more

So view was great and hot tub nice the bed was hard and uncomfortable, previous guests left pods in Coffee maker and unclean not touched by maid service, shower slippery and windows in living room were very dirty detracting from the view .TV service was tough to navigate as well doesn't mean didn't enjoy our stay not sure I would stay with cabins usa again to be honest was wowed. read more

This was on overall awful experience. The Pool and Theater Lodge Cabin rental was booked over a year ago as an 8-bedroom cabin housing 22 people. When we arrived, it was a 6-bedroom cabin leaving three of us without a bed to sleep in and we were not notified in advance to possibly rebook or reschedule. The cabin was dirty, the pool was dirty, the roof leaked when it rained, and the kitchen was not "fully stocked" as was quoted in the description (no sharp utensils or oven mitts to be found). The light switch to the main light in the kitchen was taped over with duct tape. The trash was not regularly picked up leaving us with overflow which is not good with bears around. No extra pillows or blankets for those of us who ended up sleeping on couches for the week (these were requested but never delivered). The pool area was filthy complete with bugs in the pool and spiders/spider webs in all the windows and corners. There was not 22 towels and washcloths as described - again, requested additional and was not brought any. I ended up buying some at the local Walmart. The property described having a gas grill and did not. There was no exhaust fan over the kitchen stove, which led to a couple of smoky encounters. The floors were so dirty that your feet were black after walking barefoot for 5 minutes (not the adults but the kiddos). The theater did not have a DVD - only directTV and the surround didn't work. We had issues all week and were completely unsatisfied with this cabin considering the amount we paid to rent it. I really feel we should have been given the opportunity to find something else with the change in bedroom setup. The multiple calls to Cabins USA with promises undelivered was beyond annoying. I noticed that the representatives from Cabins USA liked to blame the owners for the issues instead of making sure the cabins they represent follow a policy full of hospitable requirements. Never, ever again will I deal with this company. read more

We rented Dollys Retreat in August 2025. I did the early express check in leaving the initial deposit. Shortly after my credit card was compromised and had to be deactivated. I didn't think anything of it till I had spoke to an employee of Cabins USA at their office after we arrived who told me they have seen around 80% of early check in credit cards used for the express check in were compromised. So be cautious. The cabin seemed mostly clean with some exceptions. The pictures on the site were significantly out dated and misleading. The outdoor furniture was ripped and dirty and unusable. The pool was dirty and green and had to be treated. We could not use the pool/hot tub till our second day there. Some of the chairs around the fire pit were broken. The gym equipment was broken as well. There was a bug problem we had to deal with also. The video game machines were constantly breaking and the projection screen was unusable due to a light that was above it and had no switch to turn off. We eventually had to have someone remove the lightbulb. We submitted an incident message in reference to some of the mentioned issues but never heard back. We had to call to have the pool treated and the projector issue was addressed after driving to the cabins USA building and asking in person. Would not recommend CABINS USA. I also noticed that a review was left about 13 days ago for the same cabin in which a response was left by Cabins USA stating they would address the issues. We had much the same problems after this persons review and none of the issues were corrected. At least none that I posted about. Buyer beware. read more

Not a great experience with Cabins USA. Stayed at "Dolly's retreat" from 8/2/25- 8/9/25. Let's just say we were less than impressed. Upon arrival we noticed that the house in person looks significantly different than the pictures online. The pictures must be AT LEAST a few years old if not more. There is a giant house recently built directly next to Dollys retreat now. That is clearly not in the pictures posted online. (Just a heads up). The place was dirty and had a musty smell upon arrival. Initial walk through we noticed this. We were looking forward to using the gym equipment which was all completely broken and unusable. The "2 pools" in the description is actually one big hot tub with 2 sections. Not a big deal but when we went to get in, the water was dark green. Cabins USA was contacted and didn't come out until the next day. We couldn't use it safely until the second night(late night)that we were there. Some of the video games did not work which our kids were looking forward to playing. The projector for outside was unusable due to a bright light bulb being on, directly above the projection screen. Unfortunately there was no light switch anywhere to turn this bulb off. We contacted cabins USA about this and they were non responsive. Some of the beds were sticky. That's right. Sticky. Seems as though this house has been used as a rental for so long and not consistently cleaning the wood frames of the beds has left a thick sticky film on the bed frames. Disgusting. The outdoor furniture cushions were ripped and so dirty we didn't even attempt to sit on them. There were bug sightings in the bedrooms and bathrooms. Small brown roaches. The outdoor carpet in the game/theater room was a trip hazard and filthy. The Air conditioner in the game room doesn't work at all. I also ripped a pair of shorts by sitting on a dining room chair due to a nail sticking up out of the seat part. The threshold going into the back left side bedroom was loose. 3 nails raised up about a quarter inch which I tripped over the first couple of times I went into the room. Now I know this last part is not cabins USAs fault but is worth mentioning. The outside smelled like a trash dump 4 out of 7 days we were there DUE TO A TRASH DUMP BEING A SHORT DISTANCE AWAY! We won't be using cabins USA again and will make sure to tell all of our friends and family not to use them as well read more

Cabins USA is the WORST! I rented the cabin 7 months in advance and was told there was room for 4 vehicles and that the motorcycle trailer could be parked by the pool. When I called a week in advance to confirm my parking situation, it was changed to parking for 3 and there was no security for the trailer.( have the email) I had to come up with another plan for parking all our vehicles and trailer. When I entered the (non-smoking) cabin it reeked of marijuana and cigarette smoke. I actually looked in the main level bedroom to see if someone was in there smoking because the smell was so strong . Even the bedding was saturated with a smoke smell. The shams on the comforter were stained and looked dirty. I called and Cabins USA said they would have someone come spray. I mentioned I would like to have new bedding as well. No one ever came. My son found a bag of sheets (no top bedding) and a can of odor spray someone had thrown on the porch the next morning. The cabin was not thoroughly clean- the kitchen floor was sticky, the pool had a grime ring around it, curtains and ceiling fans were dust covered, and decks hadn't been swept. There were limited towels for a cabin with 5br/4.5 bath. So, on day 2 of my stay, I went to wash the towels and the washer did not work. I called and was told maintenance or towels would be coming my way. I called 3 more times and was told that they didn't close until 11:30 and I would have towels there for 8 adults and 4 children. They never came. The children were bathed using dirty towels that evening. On day 3, I called about the towels and washer again, actually, 9 more calls ended up taking place. I eventually asked did I need to buy towels because we couldn't go another evening without them. I was told they were short handed and that I would need to go to the main office and pick them up myself- on the parkway at 5:00, taking up a good amount of my time. I called for management to call me back because I was not happy. Management called me back and let me know there were more important things than my towels- people's air and water. She eventually reimbursed me $300 for my trouble, as she should have because I paid out $3451 of hard earned money. What I really wanted was towels that I didn't have to beg for over a 28 hour period and a peaceful, relaxing time with my family. The washer lid would not lock, in fact the clip was completely gone and it looked like the washer had been worked on before. The cabin was advertised with a working washer. I wonder if the next renters had a working washer- I bet not- and Cabins USA knows it isn't working! I wouldn't stay with Cabins USA even if it was offered to me for free! Now Cabins USA are going to reply and say they are sorry and deal with the issues, but this is a standard response for them and their words are empty! read more

Check in today 7/18 to celebrate 43rd anniversary and 6th birthday of granddaughter. Total nightmare since we arrived 5 hours ago. Code did not work (and did not try until after 4). Had to get 2 additional codes before it would work. 80 degrees inside. Air not cooling ....called maintenance and customer service. Customer service was a complete joke. Asked for manager. Of course they were on other phone calls. Left a message. Called back 1 1/2 hours later still 80 degrees inside cabin. Still cannot talk with someone that was any help and could not tell me when maintenance would be coming. Asked for fans. Called in another hour of course management still not available and. Maintenance did show up. Changed filters and called for a company to come add freeon. Asked for fans again. Said he would not have time to go get them before they got off. But a different air condition company would be out. After 9!pm and still no call or air condition. Also, no mattress pad and sheets are paper thin with knots. So paying $2400 for 3 nights for this is totally unacceptable. read more

We arrived & checked bedding to make sure everything is clean and free of bugs. The first bedroom had crumbs and stains. The second bedroom had drugs in the sheets along with more stains. The floor was GROSS as well as the baseboards and fans. We called the office at 5:20pm and was told someone will be by. They showed up right before 11pm with the wrong size sheets for us to put on the beds. No comforters. We stayed up till 1 am washing the bedding so our kids can sleep in a clean bed. We were told by the dispatch supervisor that sheets were delivered ONLY as a courtesy. The next day came and it seems that someone came to "clean". We then spent another day vacuuming and mopping so that our kids could relax and play . The next day we tried to light a fire outside. The propane tank was empty we called the office again and was told they have no idea when they can have someone out but we are free to purchase a new tank. This has been far from a vacation, spent most of the time cleaning to ensure our kids were not exposed to lord knows what and the fact that they care less is absolutely disgusting. Sorry, they offered to reimburse $100 for the cleaning fee and that wasn't even received. Edit to add. I was able to share a review after the stay and it was removed. read more

My family and friends stayed in KB Lodge BEAUTIFUl and STUNNING place 100%plus recommended .Even that we had a late check in because housekeeping weren't finished we wait outside until 5:30pm we loved that place at the moment we step in the driveway , everything is clean new place comfortable cabin for big group perfect 6/6 , stunning master bedroom with a beautiful sunrise view ,perfect location in the middle of the two towns . our group were very happy and satisfied with our trip. We had a little issue in the last night but CABINS USA response were quickly and effective, we loved the place and definitely we come back. 5 starts to the place and company . read more

We have stayed here several times in the past and had good stays. However in 2023 we had a stay in a really large river cabin the whole family stayed at that we discovered had roaches we called the management and they said sorry we will give you a free night stay for your inconvenience. So we went a whole year without renting and then decided to take a chance and rent again. We rented another large cabin with an indoor pool and guess what roaches everywhere in the kitchen, living room and bathroom. They even ran across the floor around our feet. Cabins USA has a massive problem with bugs that need to be fixed. WE WILL NEVER STAY HERE AGAIN. If you don't want to take roaches home with you then think twice before staying here!! read more
