REVIEW FOR YELP DREAM DESIGN…read more The Dream Design Construction Team was Awesome! We wanted to remove the wall between the dinning room and kitchen to open up the space. We researched many, and obtained quotes from three contractors, one less expensive and one more expensive. Luckily, we decided on Dream Design Construction. Design We had a specific (non-conventional) design in mind, i.e. not the typical big island layout. Additionally, we wanted to add a full bath, a custom pantry, barn doors, and new kitchen windows, flooring etc. We stopped by Dream Design Construction and Yong engineered the design we envisioned that day! Allowing us to see it in 3D. He included things we had not thought of like a pot filler, and coffee bar area. The customized outcome is beautiful. Yong came out and took measurements to finalized the design plan. The Design becomes the Blue Print - - Note: Make sure when you sign the contract that you Know which cabinets will have drawers/ no drawers, pull outs, glass doors etc. or a change order may be required. Contract Their contract was very straight forward which helped us to sign quickly. It stated the price and allowances, installation, demo etc. Yong stated his goal is to ensure 100% customer satisfaction, and he honorably did so. Demo After emptying and packing up the kitchen - Demo was quick! The Team put up plastic zipper walls to cordon off the family room, foyer etc. to limit the amount of dust in other rooms, as well as covering vents. The wall between the dining room and kitchen came down! Mr. Nam was great . The team was here by 8 each day and made sure everything was put away each day and left it as tidy as possible. Construction The build out began and the first inspection was passed. I believe Mr. Nam was key to the success - following Yong Yi's drawing/plans Jose did a great job painting, especially the stove hood/vent - just beautiful. Tile Work is extremely beautiful both kitchen and bathroom. Mr. Nam worked hard in so many areas, requesting input for location of cabinet hardware and providing guidance for light switch locations etc. Mr. Lee framed the windows beautifully, and thankfully Bruce encouraged me to include multiple pendant chandeliers which look absolutely beautiful. Mr. Yong was Very easy to work with and assigned Mr. Kim to perform all the "Finishes" ensuring a perfect result. Final Walk thru/Result Inspection #2 The final walk-through and Inspection were flawless with 100% satisfaction! Just when you are tired of construction...you're done! The remodel was completed AHEAD of schedule, including our last-minute alternatives. BOTTOM LINE: EVERYTHING turned out impeccably beautiful! Dream Design was very accommodating with change items that did not affect the Design footprint-like adding an outlet and moldings for wine fridge, as well as barn doors. They were just so easy to work with.

It has bubbled again and for the past two hours I have had to scrape the walls and will need to prime and paint these again. I am certain that you painted without primer and not the proper paint. Now the extra coats and labor I have to do. I hope that the drywall was installed properly since nothing else was. Honestly for the cost it was not worth it. It was crap workmanship for the beginning and the tub is still not finished properly since you scrapped it and they came several times to fix this. incompetent. We…read moreretained Moss to do two projects, one called the "interior/beam" project and the other for the master bathroom. As to the interior/beam project, one of the two support columns that their subcontractor installed was over a gap in the foundation where there is a passthrough to our crawl space. Moss didn't even check to see if the column would be over the foundation before construction. Fairfax County Code and Development Compliance (inspector Haggerty) recommended three possible alterations to deal with the fact that the column was over the gap. The inspector said we could (1) get a longer beam, (2) put in additional headers in the crawlspace to distribute the weight across the gap, or (3) support the column by placing a short column in the gap and cutting a new pass through. In addition, the inspector noted that the other support column was improperly constructed. In fact, several of the studs from the roof to the new support beam were cut too short and did not even contact the new beam (see pics). They also did not put up a temporary wall to support the upper levels of the house during the time they installed the new beam. In addition, on the first day of the bathroom project, the worker broke a pipe when altering the plumbing to the bathtub and there was water damage on the ceiling of the family room below the master bath. We later learned that this young man is not a licensed plumber. For these reasons, among others, at this point we had lost all faith in their structural work and decided we couldn't take the chance of having them try to fix the interior/beam project. Consequently, we terminated the interior project, but decided to finish what was left for the bathroom project. We then asked them to tally up the costs to date for the beam project so that we could reconcile them with our payments to date and close it out. After about three or four weeks they agreed to give us the costs and indicated that they would tack on a 30-40% markup as the general contractor. Even though we understand that the industry standard is 20% (10% for overhead and 10% for profit), we agreed to their markup. The "costs" they gave us, however, were grossly inflated. For example, the first line item is for a gas fireplace that they purportedly had already ordered. There was an allowance of $3,986.89 for the fireplace in the contract, which would equate to $5,581.64 with a 40% markup. However, the total cost they gave us for the fireplace was $6,891.25. And, they hadn't actually ordered the fireplace! Once we saw the fireplace discrepancy, we began to question the other line items. The first thing we did was to obtain the actual invoice from the Sheets lumber yard in Vienna for the next line item, which was the steel beam used in the framing. The line item on the original worksheet they gave to us had $1,114 for the steel beam. The Sheets invoice shows $568.25, which would be $795.55 after a 40% markup. At this point, it was clear that the "costs" they gave us were grossly inflated and were not even remotely based on actual costs. We called them out on the overcharges and they initially denied them. We had to show the project manager the receipt from Sheets before he would acknowledge the fraud. Then Moss took him off the project. After all that, when we gave them the check to finish the bathroom project, they had someone come to the house to take the check and then told us via email that they were terminating the contract. We later learned that they have been fined by VA DPOR for their contracting practices. You can look it up on the DPOR website. There are a lot a good qualified contractors in Fairfax county. Based on our experience, you should look elsewhere. They claim not to know us. That should tell you everything you need to know

But once we scheduled the appointment with CKB, lots of other projects popped up with our old, new house: knocking pipes when the hot water is on, an old fireplace mantle with water damage behind it, a wall-mounted tv that the previous owners stuck right into flammable insulation. But it didn't matter! Quinn, Cherie, and Carlos completed our whole list within ONE WEEK and within our budget. The team painted everything from ceilings to baseboards and covered up the previous yellow and navy blue paint! They completely replaced the damaged drywall behind our brick fireplace and installed a new electrical outlet for the wall mounted tv, in addition to adding fireproof insulation! And they fixed our knocking pipes by cutting into our walls and spray foaming around the culprits. Totally professional and on time every day. It was great! Can't wait to have them back to renovate our old bathrooms.

Primary emphasis was a layout that could evolve over time and recapturing some floorspace. Start to finish was 3-4 weeks. This included tearing out popcorn ceiling, wiring in ~11 new recessed lights, new flooring, new kitchenette, small updates to a guest bathroom, painting all the things (including a chalkboard 1/3 wall) and a redesigned fascia for our fireplace. It also included a "secret room" for the kiddo that Quinn took on as a personal project, as we've been juggling complex medical issues for a few years. Needless to say that resulted in a lot of smiles and it has been getting a ton of use. The plywood in the secret room is 3/4" and we plan to add some rock climbing grips to it in the future. Pearl and Monica were easy to communicate with and any issues (ex: some painting needed to be revisited) were handled promptly. They were very flexible with pricing and really went out of their way to make this work for us. I'm deeply appreciative of the work they did for our child and the flexibility they demonstrated with some of my last-minute design tweaks. This is an easy recommend from me.

Finally, I went into their Herndon location with the photo of a bright, modern bathroom I liked and within an hour I had most of the design and materials chosen. The next day they sent me an estimate. We tweaked a few things and they put us on the schedule. We really wanted a steam shower and knew that added to the cost but they had experience with steam showers. I could have tried to save money by driving around to different places to choose material and by finding and supervising all the workers on my own (I'm usually a DIY person) but I wanted a contractor who'd oversee everything and make it easy and efficient. We had the same workers every day and they showed up when they were supposed to. They took care of getting building permits and scheduling county inspectors. I'm picky about tilework and the guy did an excellent job with cutting 3 different styles of tile. You have to walk through our bedroom to get to the bath so they put up a big plastic tarp wall to minimize dirt and give us some privacy. They put down cloths in our hall every day to keep the floors clean. Everything was spotless when they finished. I'd read some negative reviews about communication before we started and I discussed this with them. The project manager came to check on the work every 4 days and discuss changes or concerns. Every change we requested was updated in the contract. Communication was excellent. It's been 6 months and I'm very happy with our gorgeous bathroom!
