I have been troubled with noise issues during these years. 1) I first lived on the second floor. The window and the ceiling always produce noises of cracking. Despite that I have complained several times, no one treated me seriously until I left a one-star comment on Google Map. 2) I moved to the top floor later. Recently, they are replacing the roof. Every morning, I am woken up by the noise of someone walking on the cracking roof BEFORE 8 AM! I email the leasing office several times. They replied my first email and claimed that they would communicate with the vendor, but the noise did not stop. The other emails following up on this issue from me have been ignored. In addition to the two experiences I mentioned above, 3) The building if of poor quality. The ceiling leaks. There were several very noisy fans put in the corridor to dry the wall after it snowed this winter. 4) The do have roaches! 5) The gym is not maintained in time. It takes centuries for them to replace or repair equipments that do not work properly. 6) The apartment was not cleaned before I moved in! I found dead roaches in the room!! There are good things though. The maintenance team fixes things in the apartment quickly, and they always try to keep your place clean while doing their job. I also appreciate one of the ladies in the leasing office for signing my package when I was not able to come back home. However, overall, as a place where I pay to get enough sleep, chapel hill north is a poor choice.

When I moved in, the apartment itself was completely filthy which delayed my ability to move in, the sink was completely clogged with hair, stove is rusted, and microwave was broken, fridge water dispenser had chunks of black mold clogging the actual dispenser. The amenities (lack there of) are almost always unavailable due to repairs being needed for broken equipment. A water leak in the roof caused damaged to several areas of my apartment and took over 3 weeks to repair while also leaving one area completely unaddressed and reeking of old water. The elevator hadn't been inspected in over a year and as a result it has been out of service for several days, causing all residents to take the stairs (no consideration for my neighbor that has a physical disability and requires a cane for walking). The staircases are constantly covered in deceased and live roaches. When the elevator is operating, it has a pungent odor of dog urine and smoke. The staff are insincere, no deductions on rent for any of the inconveniences or sense of urgency to address residents' concerns. The hallway ceilings are cracked and water stained. The roof repairs have been initiated with work starting early in the mornings with incredibly loud noise disturbances interrupting my ability to sleep. The events that are hosted are always with a low budget (Walmart food). This apartment complex is not worth your time or money. For it to be in Chapel Hill, the service, amenities, and professionalism are more in-line with an apartment complex located in the hood. Stay away from all apartment communities managed by Northwood Raven, tried to reach out on several occasions to provide feedback and inquire regarding my concerns, no returned calls or ability to leave any voicemails. Most of the 4-5 star reviews are obligatory for an exchange of raffle entries for a free vacuum or tickets to the local university's basketball game. My experiences living in this apartment complex simply can't be swayed by free tickets to a game or a cheap vacuum. There's so much that needs to be addressed: leasing agents and their ability to communicate effectively and professionally, apartment units should be thoroughly inspected prior to allowing them to be moved into (cleaned thoroughly and all appliances and amenities fixed appropriately), and make the appropriate updates to make this community more aligned with the rent they are asking for.

The manager even lives in the apartments. - Beautiful new gym and pool area. The gym has vaulted ceilings with wood beams, and each elliptical and treadmill has its own built-in TV. - Our daughter loved the playground. - Hardwood floors, granite countertops, washer/dryer in each apartment. - Friendly neighbors. It seemed to me that about half of the residents were graduate students and the other half were older professionals. We made lots of friends. - Smoke free community. There is no smoking inside or outside in The Springs. Cons: - The master bedroom of our first floor apartment was located right outside six very loud HVAC units. - Since the units have hardwood floors, you can hear people walking in the apartment above you. - Dogs are permitted, and even though the management provides plenty of dog waste bags and trash areas, a couple of residents don't pick up after their pets.

It's been the easiest apartment living experience and when my lease came up for renewal, I was able to find an option that was similar in price to my current rate. The grounds are well kept and the amenities are great. Only slight con is the Amazon Hub Lockers go down sometimes - but that is out of the control of desk staff. When it does, there is consistent communication and updates from them.

He didn't have to act that fast, but that's just the kind of person he is--always on point, professional, and dependable. Allen truly deserves recognition for the hard work he consistently puts in. Speaking of recognition--I'd love to suggest that management consider creating a Yelp QR code for the property. Google only allows you to post one review, but Yelp lets you give credit where it's due more than once. That way, great team members like Allen can get the ongoing appreciation they deserve! Honestly, NWR should be investigated for some of their policies and practices. There is no accountability, and the leadership thrives on gaslighting. Yes, the café is a real entity--but the hours constantly fluctuate due to ongoing staffing issues. The model feels completely unsustainable. As for the rooftop bar they've been promoting for OVER A YEAR. They just had their third so-called "grand opening," and it's now open maybe once a week--with residents having to pay for drinks. I'd honestly rather go out for happy hour or make something at home than hand Carraway another dollar. Most of the glowing reviews are from people who were bribed or just toured the property. The social media is a curated illusion, full of paid influencers who don't even live here. Management is too busy making try-hard TikToks and Instagram content to focus on improving the property or addressing resident concerns. Amenities have become glorified event spaces, filled with non-residents, so those of us paying premium rent don't even feel safe or prioritized in our own community. Issues don't get resolved. Staff are unresponsive, and upper management is toxic at the core. They trash-talk residents to other residents, and any time you interact with them, it feels like a confrontation. I've lost count of the GOOD staff who left in the 22 months we were here. (Jamie and Allen need to GO, PERIOD.) They outsource monitoring reviews, so corporate will intervene, scold staff, and never reach out directly to address concerns, or truth telling reviews magically "disappear." Once the Tower opened, the rest of the community became an afterthought. The construction quality is poor, maintenance requests go ignored, dog poop has been smeared on community furniture, and trash frequently piles up. The buildings are barely cleaned--there are housekeepers, but they don't even bother going down the hallways. They've added strict and ridiculous rules to make up for the fact that the amenities can't support the population--and now they're planning Phase 3? Get ready for more years of construction and the loss of your overpriced "tree view." After we had moved out (but still held our lease), our apartment FLOODED. No one returned our calls. No confirmation it was resolved. No apology. Just silence. And when we left? Our same unit was reposted for $400 less. No specials or discounts are ever offered to current residents. They roll out the red carpet when you tour--but once you live here, the customer service disappears. I am about to move out to relocate after staying here through 3 years of law school, so figured I would leave a review after reviews helped me decide on a new apartment. Autumn Woods is a great place to live, and was perfect for me through grad school. It is peaceful, well-kept, clean, manicured, etc. The best part of the complex is the people. In the management team, La Shawn and Lisa are just the absolute best. They are friendly and attentive, and I have enjoyed their company occasionally when I stop by the office. I have never once experienced any bit of rudeness from anyone at Autumn Woods. The apartments themselves are not the latest greatest top notch of everything, but everything works and looks nice, and the maintenance team has been great to work with when things stop working. When the apartment over mine flooded and water came in through my roof while I was away for the summer, the maintenance team took care of the issue fairly quickly and Lisa kept me well-informed of their progress while I was away. I have especially enjoyed my balcony overlooking the wooded area at the back of the complex, it's a great place to find some peace and study amid fresh air. My only complaint (I have to say something to prove I wasn't bribed!) is that the trash fees amount to around $60/month, which includes valet trash and the cost of disposal itself. This is pretty steep compared to what I've seen in other communities. Other than that, I truly haven't had any issues. If you're looking in the area, come by and meet Lisa or La Shawn and take a quick tour. If you like what you see, I definitely recommend staying here. I decided on this place after Lisa was so kind and professional giving me a walk-in tour, assuming that this interaction (and Lisa!) reflected the culture here. I was not disappointed! I never had any issues with neighbors here, literally none. I also never saw any undergraduates, mostly professionals and some grad students, some families. I lived at the back of the complex facing Food Lion, and fairly close to it, but I've rarely been disturbed by noise from over there. Maybe I got used to it, but it certainly wasn't anything dramatic (and I'm also a light sleeper if that helps)! Again, I never had any issues at all with the management and staff. The maintenance folks are going around the apartments all the time, and at least some of the office folks are always in the office if I need them. Again, never an issue. My concerns were always taken care of quickly, no issues at all. Maybe I'm naive or something but I don't think the rent is overpriced for the area. Either way, compared to what I've seen of similar apartments, I'd stick with this one. I also never had any issues with noise from neighbors, including in the common areas. Since James's review, management has repainted and spruced up the exteriors of everything as well.

Not only is it included in our rent, I've submitted a work order at least 6 times for terminex and they've come multiple times. We are not dirty people. We take out the trash every night, don't have dirty dishes, etc. the amount of roaches and "water bugs" I've seen is absolutely insane. I got tired of waking up and seeing a new friend so I called the front office and they told me "don't worry! They don't bite!"...... not at all what I want to hear. We have had this issue for some time, so we have been overly cautious about opening doors, wiping everything down, anything you can think of. After month 3 we even bought our own roach traps. I understand it's getting hotter and we have trees on the property. I've lived in an older apartment before and I understand the occasional water bugs. This is not that.

The appliances were dirty and stained and the faucet in the kitchen was broken. There were layers of dust on the furniture and floors and cobwebs throughout the unit. Also found multiple stains on the furniture as well. The appliances were dirty, as well as the kitchenware. There was a foul stench in the air that I couldn't seem to get rid of, no matter the amount of spray or air fresheners used. The linens and bedding were stained, tattered and torn. They had to be rewashed before use. The bathrooms were unkept as well with mold and mildew apparent in both bathrooms and shower curtain. Except for the front door, neither of the sliding doors locked. They along with the kitchen window were "secured" with wooden poles to prevent them from opening. There was an infestation of bugs/ants in the kitchen. The one TV provided for the whole 2 bedroom unit was no larger than a small computer screen that you can barely see, or hear. The internet and cable were sketchy at best and on the fritz all of the time. Constant interruptions and disruptions throughout the day. You'd be better suited staying somewhere else...anywhere else!!!
