Josh was great! Very responsive, efficient with his work and did great in unclogging my gutters before more heavy rain came back and offered a great competitive rate. read more

Josh came out to reattach a two-story downspout that had pulled away from the house during high winds. He reviewed photos ahead of time, gave a clear quote, and stuck to it. He replaced the damaged section, properly reattached the downspout at the gutter, and secured everything to the stucco so it hopefully won't pull out again. The work looks clean and solid, and he explained what he was doing and why. Communication was straightforward. Overall a professional, no-nonsense repair. I'd use him again for similar and any cleaning work. Highly recommended. read more

Best rate is the proper name for this business. I shopped around and this WAS the best rate out there. They kept great communication throughout the process and showed up on time. Service was excellent and everything went smoothly. Can't ask for anything else. This company will be my go to when I need my windows cleaned again in the future. Wish all businesses were as reasonably priced as Best Rate Cleaning Service. read more

Just got done with Best Rate Cleaning Services, and Josh did a terrific job of power washing the patio and the windows are very clean. My wife is very pleased and impressed at the cleanliness of his work so that's 5 stars there. Josh came on time and fully prepared, and I don't think it was much more than an hour for our condo patio and sliding glass door and one window. His price was perfect so I was happy. Thanks Josh. read more

They never came out even after scheduling with me twice. They had to reschedule due to a family emergency, which is totally fine, but they just didn't show up to the new time and then stopped responding. Honestly super confused as to what happened here. read more

This guy is a pro! I wish I knew about him before I cleaned my own gutters, down spouts, and underground drainage. He could have saved me a ton of labor because he is much more thorough and faster than I am. Josh showed up for me in a very tight pinch. I am putting our home on the market tonight and I only called him yesterday. The windows he cleaned look like I am seeing my view in HD again! read more

Service and quality of work was outstanding! Very professional and meticulous about his work. We had our windows done, inside and out, the inside track and screens. The price was just right, also. They also do roofs and power washing of your home. A+ service read more

Prompt, reasonably priced and thorough. I would highly recommend Best Rate Cleaning. Although the service was originally called for one area of the house, the rest of the house was inspected and touched up, which is just as well, as we were expecting heavy rains earlier this year. read more

This was a bad experience with Josh Banales. He is not licensed but says he is. I met with him to do a couple rain gutter repairs, which he advertises he does, at my house and another property . He said $400 for both. I said ok. The rain gutter at my house was slanted at an angle on the slanted facia board so in a heavy rain water falls over the slanted gutter causing a waterfall which goes into my house. I told Josh he needs to install wedges so the gutters become vertical, not slanted and water stays inside the gutter. He worked on it for awhile and said it's fixed. It was not fixed, he did not install wedges, same slant as before. He argued with me and bullied me saying it was fixed and wanted money. He then went to the other property, installed a small gutter not attached to anything and took off the downspout and put it in trash area. He texted and said he would be finished in 30 minutes. I paid him $400. I went to the property next day, nothing finished, downspout in trash. I set up a time for him to finish both jobs and he was a no show. I told him to return my money, he refused. I am taking next steps. This has been a terrible experience for me. read more

We needed windows cleaned inside and out last minute before having company. They got us into their schedule right away, arrived on time and prepared. They washed the screens, tracks and window frames and left the glass crystal clear. There's a lot of pollen and debri from the large tree we have and our windows look brand new again. We had 14 windows, including the sliding patio doors and they finished the job in under 2 hours. I highly recommend them! Great communication and definitely the best price I found! Unfortunately, this company didn't show up for a 9:00 am scheduled visit. I finally called them at about 10:00 am and was told the he had vehicle issues and couldn't keep the scheduled time. He said he sent a text earlier to let me know about the issue, however a phone call would have been more appropriate at about 8:00 am. read more

Josh was very friendly. His work was as advertised and at a fair price. I felt his work was overall good but there were some issues that needed a follow up and then he promptly disappeared. I'm sure that there's a reason for this and it could be solved if he had better communication skills.... Update: I was finally contacted and received an apology for the miscommunication. He dropped his phone off the roof. read more

Friendly and professional. Josh was punctual, and knew what he was doing. I would work with him again. Thanks!

I can't say enough good things about Josh. We engaged him to pressure wash the exterior of our house, and he came back with a very reasonably priced proposal to do that plus clean the surrounding concrete surfaces and the roof. The property looks like new. Josh is responsive, punctual, responsible and thorough. He was in the business for a number of years as an employee, and now has branched out into his own venture. We wish him well. read more

After the recent rain storms I noticed several gutters were leaking water onto my house instead of properly funneling it to the ground. Josh replied quickly to my initial quote, arrived on time and quickly diagnosed the problem as a clogged gutter from roofing material. He was professional and left me with confidence the problem was taken care of since they tested the gutters after the cleaning. Very fair price and good experience. Would use again. read more
