    This KOA is superb…read more * The locale is central to the DC-Metro area: Baltimore, Annapolis, the gateway to the Eastern Shore across the Bay Bridge, and is about a 40-minute drive to DC (depending upon the hour and traffic). * The campground setting and layout is excellent. A canopy of trees greets guests at the entrance off Cecil Drive and Hog Farm Road. The site is smack dab next to the 3/97 mixing roads. The campground is expansive. There's sufficient space between sites. In some cases contiguous sites are tiered from one another. On the far side and downhill areas of the property past the campsite store and registration areas, you'll find paved roads (as you will throughout much of the site) with curbs to pass rainwater around campsites to prevent erosion of those sites. Water, electric, and other services are flawless. All sites (that we saw) offer duel septic hookups for RV's. * Dump stations are easy to find and use. * Shower and bathroom houses are well lit, very clean, and well maintained. * The staff is helpful and efficient. All day long, every day, you'll see a staff member out and about somewhere on the camp grounds fixing, upgrading, installing, cleaning or helping out guests. This place is a marvel of efficiency. * Mini and full size cabins are available. * A compact but seemingly full-service campground store is in the registration building at the entrance. This place is worth a stay if you're in the DC-Metro area and have a need for their services. Kudos.

    I live very near here and when I go on my walks I sometimes venture in here as the trail leads this…read moreway. I just happened to walk into the grounds a week or two ago and finally got a good look at them. I have been through here many times while on the Metro Bus and only get a glimpse. It is well used and not just in the warm months. There are always people here throughout the year. As expected, during the warmer months this place is packed. With the amount of things on property to do during those months, I can see why. There is minigolf, playgrounds, spray playground, and tons of walking trails. I also see the horse crossing signs along the road and trails through the area, so be aware of that. The only downside to this place, and it is of no fault to the owners, is the amount of traffic that passes by and may cause a bit of a hectic situation when it comes to entering and exiting. They have widened the road in front of the entrance to allow for a turning lane and an entrance lane to the road, but a lot of the people traveling the road seem to not understand that. I don't see the road widening any further until the brides that cross over I-495 are replaced and widened themselves.

It is really a park for tourists and families with kids. They have a rental ballroom which had non-campers racing through the park. The little train/tactor ride around the park stopped in front of our site beeping the train horn with people yelling as we were trying to cook. I don't need to be on someone elses vaction. They also allow golf carts with sound and light systems to race around the park blasting music and yelling. It was a different RV experience than we expected. Not a real RV or camping spot, but probably great for families on summer break.

    We stayed here as part of an RV event over Labor Day Weekend. I had never been to an event like…read morethis before and was a little shocked when informed that we would be boon-docking. We ended having a great time and will likely do again (with more planning and preparation). As for the site, Coles Point looks like it's past it's expiration. It's right off the Potomac River (great!), but it needs a lot of work. There must of been nearly 100 RV units on this property, all boon-docking. (1) The bathroom facilities need to be upgraded (2 showers per sex), the water pressure was non-existent, and the showers were not cleaned. The water was hot, at least. My husband said the door on the men's shower did not even close properly (the door was too big!). I did not look into the toilet/sink section. (2) The storefront needs more supplies. They had some fishing tackle, but no fishing line. A few snacks, but no basic staples that an RV'er might need: oil, sugar, salt, paper towels, paper plates, etc. They did appear to sell lots of ice. I would suggest propane too. (3) Someone said the restaurant used to be a big thing. Now closed. We went to Walmart and was a 45-min trip one-way. There is nothing in the area to eat or drink for miles. If available, I'm sure the RV'ers would gladly spend their money so as to not leave, but with no offerings, there is not much to recommend the resort. (4) Due to the size of the event, planning should have been done to provide additional dumpsters to accommodate the amount of trash that was generated or have a mid-event dumpster pick-up. All the dumpsters were overflowing when everyone pulled out. (5) The actual campground. People have been living there and in all such places, it begins to look run-down. It was described to me as "ghetto". People who camp don't generally want to RV beside people who live in an RV park as it becomes truly "lived in", especially in a expensive unit. It was overgrown, the structures were falling apart or needed to be painted, and it looked "bad". I hope to see changes if we return next year, which we hopefully will. Good luck to the new owners because the site can be great for travelers.
