Let me start by saying this: if you're looking for a waterfront hotel in Annapolis with a great…read morelocation, this is probably your best option. The views are beautiful, and being able to walk into town is definitely a plus. That said, if you're looking for value for your money, I would look elsewhere. We paid $1,866 for two nights and expected a true 4- or 5-star experience. Unfortunately, that's not what we found. The hotel is very dated and in need of significant renovations. Aside from the waterfront location, it felt more like a 3-star property than a luxury hotel. To make matters worse, the restaurants were under construction during our stay, which further limited the amenities. The bright spot was the staff--they were friendly, welcoming, and genuinely helpful throughout our stay. We appreciated that they accommodated our request to check out early, allowing us to move to another hotel that better matched our expectations. If your top priority is the waterfront location and easy access to downtown Annapolis, this hotel may work for you. Just know that, in my opinion, you're paying almost entirely for the location--not the quality of the hotel itself. Happy vacationing!

Luxurious White tea smelling bath products which reminded me of the Bulgari bath products we used to get in Celebrity suites. I took the soap which lasted me a week and still looks good - non-drying. One bottle of complementary water. Amenities: - Indoor pool and hot tub (felt hot). Nice gym - Stunning circular bar and fireplace. Drinks were pricy. - Shuttle to downtown can be picked up outside the hotel and to the right. Runs every 20 minutes on the hour. - Restaurants on-site but we went across the street to Carpaccio Tuscan Kitchen & Wine Bar which was fantastic - make reservations. Things to Note: - City garage for parking and you will need to pay by scanning the QR code with your phone to start the timer for your car (remember your license number). It took several tries to connect to the website and get it to work. When you leave, you just drive out and it recognizes your car. - Our room had a connecting door. I could hear the parents and child's talking while I were in the bathroom. This is a beautiful, comfortable hotel, and I would stay here again to visit Annapolis or on my way to Ocean City.

We completed the Pre-Check in on the Hilton App (Gold Member) it allows us to select rooms and run your credit card thru. Then sends a digital key.. we hand selected 2 rooms. What went wrong: We arrived and the front desk clerk seemed bothered that we approached him. Told him I completed the digital check in and wanted a physical key for the second room (my father's 80, and wanted a physical key) he asked me for ID.. then asked for the credit card.. no problem. Then he asked me to swipe my credit card, which I informed him. I've already done the check in, just needed a key. He said I have to swipe the card.. I obliged.. he does the same for the second room. This whole time im challenging him bc this doesn't sound right. During this time, I notice 4 charges for the room come thru on my banks digital app.. weird but he insisted nothing to worry about they will drop off.. As a gold member you usually get a credit for the gift shop or credit towards breakfast.. nothing was said or no sort of welcome to the hotel.. just awful customer service Now the fun part, I get to my room. And I pull up my Hilton app.. I notice a TOTAL OF 4 rooms checked in... when I only booked two.. I call the front desk.. this doesn't seem right.. I also notice 4x the amount of money for room charged to my card.. over 1300 taken out of my account.. didn't seem right I go downstairs, composed but frustrated.. he explains that HE MADE A MISTAKE and will fix it.. keep in mind the 2 rooms I never got.. then he asked if I knew another guest with my same last name. Which I said I do not.. This made me worried and stressed during my stay due to him checking in extra rooms under my name.. Again, someone who travels for work and stays at hotels all over.. this was one of the worst customer experiences..from the unwelcome check in, to the over charges to asking me if I knew someone else staying there.. nobody ever called to apologize or said sorry. The only thing the front desk agent did was have the charges reversed quickly.. If you are staying in Annapolis spend a few more dollars and go elsewhere..

I've stayed at the Governor Calvert House four times in the last two years. The location can't be…read morebeat for proximity to downtown Annapolis and the Naval Academy. The historic aspects of the Inn are outstanding. The cleanliness is on point. Until my last visit, I would have sworn I'd stay there every opportunity I had. The only consistent complaint I have in all four visits was the AC either stopped working completely (requiring multiple engineer visits but the plus was complimentary wine) or was near broken and not cooling predictably. Other than that, this place was like my dream home away from home. However, there has been a significant drop in service by the front desk and reservation staff starting in fall of 2025 which has accelerated in spring of 2026. Over a four night stay in May, three mornings there was either no sugar, cream or coffee available during reasonable coffee times (7:30am) and I had to go to the desk to request restock. Also, someone reported to the front desk that a large roach was in the men's lobby restroom sink...the women at the front desk (also day shift) laughed and said they weren't dealing with it. These same employees made fun of some visitors who accidentally came to the wrong business by mimicking them after they left. I've received a few emails promoting an incentive for a return visit, but it has "?errors" all over it even when I open in different browsers. When I call about what it entails, I am told they don't know. And that's if I can get them to answer the phone. I've tried emailing and have received no reply after more than a week. Regretfully, I've booked another Inn for my next visit...I truly enjoyed most of my stays at the Governor Calvert House, but I don't like the direction its service has headed and it's too much money to spend for poor service. THIS DOESN'T APPLY TO HOUSEKEEPING OR THE NIGHT SHIFT EMPLOYEES-they continued to be outstanding.

I would have given the stay a five, but after accidentally leaving a small item behind, I feel extremely taken advantage of by the hotel. My son left a small part to his camera in a drawer. We called and the hotel located it. I was contacted by a staff member about arrangements to ship the item to our home. She was rather rude. I was given three shipping options ranging from over $180 to just over $50. I ship things every day and this small camera part would have cost no more than $7 to ship. Basically I felt like the hotel took huge advantage of me when I was already feeling down that we had left something behind. This experience ruined the whole thing for me.

My room was 434 and had a nice modern mirror with back lighting which was perfect for applying makeup. There was plenty of natural light and artificial light options. The shower was clean but the water pressure was just a tad lower than I would have liked. They do provide the ability to change the pressure on the shower head so that helped with rinsing out the shampoo and conditioner. This was probably one of the cleanest bed spreads from a hotel. The place was co-designed by West Elm and is clean and has all the amenities you need. There was free breakfast I didn't take advantage of as it ended too early! They also accommodated a request for a later checkout and had an electric charging station available. Super convenient and reasonably priced and employees like Leslie!

Of special note, the WiFi connection is poor and reminded me of the old dial-up days of the late 1990's. A friend in another room and I finally gave up trying to get any work emails done on our computers, due to the poor and extremely slow connection. Worst WiFi connection I've ever had in any hotel...ever. Perhaps my experience was unique, but it was subpar and I'd not stay here again.

The on site person wasn't on site and we waited about ten mins then decided to leave our bags in the lobby. 2: the on site person was not there at 3:00. We had to wait until about 3:10 then the on site person didn't have their computer to check us in. The on site person didn't know our code for the front door and it took us asking about 4 times to finally get a code to the front door. 3: the house is cold. There are space heaters everywhere in the house, which helps, but I am not paying $400 a night to stay in a cold house. I will not be staying here again.

We boarded at 7:15 pm, received the safety briefing from the captain, and learned the history about skipjacks oystering on the Bay. The ticket price included drinks (a nice selection of beers, wines, soda, and hard seltzer). Music (oldies favorites) was playing. They had prepared little goodie bags that included swag like little pinwheels and glowsticks and a bagged snack. They also passed out individual small charcuterie boxes with skewers of meat, cheese, and olives, plus a separate container of tiny crackers. The captain let people help the crew unfurl the sail, and he took us way out to see a visiting frigate. There were views of the Bay Bridge and lots of other sights. Around 9 pm, the boat was back in position for a great view of the fireworks. There is nothing like seeing the fireworks from the water. And the ticket cost goes to a good cause--maritime education and preserving this unique vessel.

My wife and I stayed at Gibson's for just one night but the experience was so great I had to leave a review. First, the location is awesome: right off Ego Alley, within walking distance of lots of restaurants, shops, the Naval Academy, plus easy access to water taxis. It's only a 15 min uphill walk to the Maryland capitol. Due to the one-way streets, it's a little tricky to find and you can easily miss the entrance to the tree covered parking area - Google Maps unhelpfully kept telling us "you have arrived" when we were still around the corner from it. When we arrived at Gibson's, the front desk staff upgraded us to a 1 bedroom unit from a studio and gave us a mini bottle of champagne and chocolate covered strawberries since it was close to my birthday. She gave us advice for where to eat and what to see. We had a very nice evening based on her recommendations. The room was also very nice but given that these are old houses, don't expect elevators. Breakfast in the morning was nothing to write home about but pretty good as B&Bs go - fruit, yogurt, danish, a waffle station with whipped cream and strawberries, plus coffee and juices. My wife and I wanted to try an outdoor activity so we asked for more advice. Not only did we get good suggestions, but we were offered very late checkout so we could go paddleboarding and then come back to the room, shower and get ready instead of having to checkout before going on our adventure and then drive home sweaty and gross. It was admittedly a slow day for them, but they didn't have to extend this courtesy to us yet they did. We greatly appreciated this and it made our day that much more enjoyable. All in all, we were very happy with the service and the location can't be beat. read more

Gibson's Inn was the perfect boutique hotel for our weekend trip to Annapolis. The location could not be more perfect. It's centrally located to all the shops and restaurants in the area and right next to the Naval Academy. The hotel and our room were meticulously maintained and beautifully decorated. The amenities provided were amazing: snacks, coffee and beverages in the room, beautiful deck with comfortable furniture, bedding and towels that were so soft and the continental breakfast went above and beyond (we were planning on going out to breakfast but couldn't pass up the spread they put out for us once we saw it). What a great place to stay. It is like a home away from home. The hosts, Meredith, Peggy, and Pippa make you feel like you are part of their family. They do everything within their power to make sure your stay is one of the best experiences you have ever had. The room was perfect, as were all the amenities. Everything is within walking distance, and there is much to see and do. Gibson's Lodgings has managed to maintain the charm of days of old with modern day expectations like up to date bathrooms, wi-fi, and flat screen televisions. I couldn't be more pleased with my stay at Gibson's Inn. Yes, the room we stayed in was absolutely beautiful. But it was all of the little details that made our stay so special. From the complimentary charcuterie board and bottle of wine for Valentine's Day, to the breakfast in the am, and the amazing staff (Olivia's kindness and generosity blew us away) every detail was just perfect. I'm writing this review at 1:00 a.m. while still staying here because I still can't sleep. After calling the front desk at 11:00 p.m. and again at 11:35 p.m., they finally turned off the exterior lights shining directly into our room. Until then, the room was so bright it was difficult to sleep. Unfortunately, that wasn't the only issue. The walls are paper-thin. Noise from the rooms on both sides and from the room above carries almost as if there were no sound insulation at all. Every conversation, door closing, footstep, and movement can be heard, making it nearly impossible to relax or sleep. I've stayed in everything from budget motels to luxury hotels, and this has been the worst overall lodging experience I've had. If getting a good night's sleep before 2:00 a.m. is important to you, I cannot recommend this property.

They have all of the equipment, but nothing too fancy. I loved that you could use the hotel bikes to go into town. Or borrow kayaks whenever. The food was great at the inn. Coffee was available all morning right outside Stars (the restaurant). The tennis court wasn't in pristine condition (perhaps because in rained). And the rackets we were given were kids rackets (the one adult racket had a a broken string). But that's ok. Again, no big deal. The grounds were stunning. The flowers were beyond gorgeous. And people were always out there working on them- and it shows! I can't wait to come back!

We asked to be moved to the dining room. Staff was extremely rude and stuck us in the back in the dining room by ourselves and ignored us until we asked to be served. For $155 per person, we expected a much higher level of quality and service. The service throughout the meal was extremely slow, the food was mediocre at best, and the brunch setup felt confusing and underwhelming. There was a buffet for salads and sides, but then guests still had to select an entrée from a dinner-style menu in the middle of the day. The dessert buffet was nearly empty by the time we got there, and we ended up being served parfaits instead. They didn't even provide parfait spoons, and we had to ask for a knife just to scrape the bottom of the glass. The property itself is beautiful, but unfortunately the dining experience did not come close to justifying the price. We left feeling frustrated and disappointed, especially for a special occasion like Mother's Day.

There's a beautiful working garden on the property that grows several vegetables, herbs, and hops for their own beer brand. It's definitely worth the additional cost to rent a cabin. They are simply outstanding! Extremely upscale reminds me of the Ritz Carlton mixed with The Four Seasons hotels. One recommendation to management is to allow the bar to be open past 9:30pm! It's crazy when a bar is full of people and the bar tender calls "last call" at 9:15pm. Kinda of buzz kill.

So it's not quite a hotel but it's also not quite a bed and breakfast, either. What it is, however, is gorgeous. They are still finishing renovations in some parts, but I'm so glad we stayed here. We stayed in the Chase room, and it was fantastic. Elegantly appointed, with lovely touches, like real books on the shelves. The bed is incredibly comfortable, with crisp sheets and supportive pillows. The bathroom is amazing and I loved the tub and shower. Two luggage racks are appreciated, though another waste bin and more outlets would also be nice. It was quite clean, though a more thorough vacuum was needed. The personalized welcome letter was so thoughtful. The main sitting rooms on the first floor are sumptuous and welcoming. All the staff we interacted with were incredibly kind and friendly. We were not informed of renovations, Valet is available, but there is also a parking garage nearby. A lift is available to an accessible room on the main level. When looking for a bespoke stay in Annapolis, 86 State is a fabulous choice.

The bed was heavenly. Perfect location to walk around Annapolis and sight see. Most notably the hotel manager Maryelle (spelling?) was phenomenal. She met us curbside when we arrived. From start to finish she was there to make sure we had everything we needed. This was the perfect place to spend our first family getaway. 10 stars!!!!

We had a terrible experience here! We took two rooms - the Presidential Suite, which was fine and…read morethe Garden Suite. The Garden Suite, which is really a basement room, should not be held out or charged for as a luxury hotel room at a price analogous to the upstairs rooms! They advertised it as having two separate bedrooms ( with 1 queen bedded bedroom and one twin bedded bedroom) and as being a perfect retreat for a family or group. We took it for my two adult children, one of whom had a boyfriend (so three people). Unfortunately, the bedrooms are NOT air conditioned, and one of the bedrooms had no windows at all! The only way to be somewhat comfortable was to leave the bedroom doors open to allow the air from the living room to circulate. Clearly not ideal for a group!!!! We had to take a separate hotel room at the Westin for my daughter and her boyfriend, and my son made do in the one bedroom that had the windows. This was stressful, inconvenient and expensive. WE asked the manager Debo if there was other rooms and she said no. After we had booked the room at the Westin, the manager suddenly offered us a room at a hotel owned by the same owners across the street!!!!! The website does say that the Garden Suite is located on the hotels semi-subterranean level, but given that the charge was over $800 a night for the room (charges were $1935.72 for 2 nights), and the hotel advertises itself as a luxury boutique hotel, I thought it was going to be very nice. When we complained to the owner, Clinton R., he ignored our legitimate grievances of no light (in one room) and no air conditioning in both rooms and claimed that I was complaining about the design. We made the best and had one person sleep in the room each night (rather than the 3 that we planned) and Clinton claimed that since we used the room, we weren't entitled to a refund (even though we had to take a separate additional hotel room!!!!). He was nasty and condescending and truly unfit to be in the business of hospitality. I'd never stay here again and suggest that no-one take the Garden Suite at all! Not even for one person. The ceilings are low, the noises are typical of a basement (toilet flushing noises of the whole hotel) and all in all it's very unpleasant. Stay somewhere else! You can do much better for the money!!!!! Wish I would have read Mark E.'s review before booking this hotel!!!!

Manuel's breakfast is always fresh and delicious. The location provides for a quiet night's sleep. There are five rooms from which to chose. We love the location; it is walking distance to everything downtown. The staff goes above and beyond to help you with anything you may need. The late check-out and parking options were so appreciated! My goodness, what else could one ask for? Fabulous stay! Thank you so much! We will be back in a couple months! :-)
