We received a home inspection by Kyle on August 1 who noted our water pressure was 90-95 PSI during inspection. Kyle turned the pressure down but did not recommend further evaluation or replacement/repair of the pressure regulator. Additionally, the kitchen sink hot water supply was not operating and went completely undetected. We had the plumbing system evaluated by a licensed plumbing representative assigned by our home warranty company and they've determined the excessive water pressure and/or malfunctioning pressure regulator contributed to these problems. Therefore, our home warranty did not cover the cost of repairs as our inspector found this issue but did nothing but report the PSI and move on to the next task. This resulted in repairs to costly to the water pressure regulator and T&P valve. I highly recommend you seek an inspector who is far more detail oriented and experienced.

I made the mistake of trusting mine when she recommended them for my condo inspection... lesson learned. The water heater didn't even work, yet somehow the inspector missed it--so I spent my first three weeks bonding with cold showers. The warranty company wouldn't cover it since the issue existed before I moved in. On top of that, I had to replace both toilets right away. Somehow they missed that too. Of course, when I contacted them, they denied any responsibility and took zero accountability for their mistakes. All in all, I would definitely not recommend them, especially if they're being suggested by your real estate agent.

The bones of the house looked solid but there were cosmetic things we know needed to be addressed. To find out more during escrow, we hired Diamond Property Inspections after talking to a few home inspectors and getting quotes. Their initial response was professional and knowledgeable. They were not the cheapest but their initial contact was the best and they met my schedule. He worked for 3.5 hours as he painstakingly took the time to assess the homes conditions. I was there and walked around the house separately. He caught the things I saw and a bunch of stuff I didn't. Late that evening he emailed his final report. His report was thorough and illustrated there were other stuff that we had to be concerned about including an aged HVAC. We submitted a request for repair credit which the seller tried to negotiate down but we did not accept it and walked away from the home.
