Roger is simply the real deal!…read more Roger is very thorough and most of all Roger is very personable. I really enjoyed our time together, as a first-time buyer, as Roger walked me through the whole process of the inspection, and he was so precise and detailed especially when it came to the little things that could be improved with a simple paint job or a simple tightening of a screw, etc. Roger is honest, and most of all Roger cares about his job and most of all for the home buyer. A little fun fact, about Roger, is that he likes to read books, and loves quotes from famous people. I admire someone who likes to read books, as it makes a person use critical thinking within their own lives and in the outside area of business. A critical thinker is someone you WANT to have as an inspector and not just one, who does the job and leaves, and then sends you the bill when inspecting a home. I've used another inspector and that is how I felt with the last inspection company and I regretted it. $400.00 dollars down the drain with that other guy. Roger has shown me to "think outside the box" with his experience and his thinking process. Thank you, Roger, Thank you! It was certainly a pleasure walking beside you throughout the process. Roger is worth every penny when it comes to his job. I left happy, that's for sure! Lastly, Roger taught me something which I will never forget. Roger uses a good quote that gave me food for thought...Roger's quote from his Grandfather " Always make sure the printers children have new shoes." (meaning= Always do the right thing.) Indeed Roger does the right thing always. Be sure to ask Roger about his Grandpa too! Wishing all of you readers the very best in your life. May life treat y'all well, and may abundance and blessing be with you always. Good Journey! Best always, Russ A.

As a first-time home buyer, the entire process is nerve-wracking, but we are so lucky to have Roger on our side to give us peace of mind. He was able to find every issue with the house and gave us constructive feedback. He stayed back to patiently answer all our questions in detail. Furthermore, there were some issues with the permits and Roger actually went down to City Hall in person the next day without any extra charge to us to get more information about the permits so he can write an accurate report! Isn't he just incredible? Roger is worth every penny, if not more. Our interests are his top priority and he helped us avoid a very expensive mistake. We can't recommend Roger enough! We plan to use him for our future home inspections and will recommend him to all our friends and family. Thank you Roger for your great work!

I used Sam for two of the three inspections and didn't realize, until I used someone else, for the third, exactly how meticulous his inspections and reports are structured. Unfortunately, Sam was on vacation when I needed the third inspection to be done. I found Sam's prices to be about 10% higher than other inspectors, however, the extra skill, expertise and services that are gained from that 10% are well worth it. His reports are promptly returned. They are extremely detailed, with pictures and easy to read. They provide strong leverage when requesting repairs or credit for problems. Additionally, on one home in particular, his report highlighted many hidden problems that was the deciding factor to withdraw our offer. I can't emphasize enough the importance of a thorough home inspection. The first house I purchased, 7 years ago, had an inspection which missed so many items that I would consider the "inspection" to be fraud. Had I known then, what I know now, I never would have purchased that home. DON'T make the same mistake, it could cost you thousands of dollars. Buy a house with confidence after Sam inspects it. He is licensed, certified and insured. Check out his website. Good luck.

Working with Royal American was an amazing experience from beginning to end. The scheduling was…read moreeasy and straightforward and the quote was very competitive. They went above and beyond by flying up to the Bay Area to do the inspection. Mike and Gary arrived early to the house and I could easily recognize them with their hats and uniforms. They got right to work and were meticulous with their pictures and note taking. Afterwards they gave me a breakdown of what they observed and also shared some best practices on how to maintain my property which was much appreciated as a first time home owner. Lastly the report that they provided was the easiest to read and understand out of any of dozen's of other reports that I have seen while looking for a home. I would definitely recommend Royal American for your home inspection!

A friend recommended Mike and Gary from Royal American Home Inspections. I was able to schedule an inspection over the phone with Rachel who was cordial and helpful. I received an email confirmation and was able to pay for and view the report through their online process, which was very convenient. They showed up on time(early in fact), in uniform, and were warm and friendly from the beginning. Mike walked me through the major systems and informed and educated me and my fiancé on everything, from major to minor defects and maintenance items. What stood out to us was their ability to create their report as they were inspecting. I could only imagine how much time they're saving their clients by doing so. They finished the inspection in under two hours and sent the report via email. SO FAST! They found a few things that I should keep an eye on, but mainly taught me about these systems and the best maintenance practices. If you're looking for an inspector, these guys are legit. My fiancé and I definitely have peace of mind about our new place. Thanks again gentlemen.

Last inspector I used before him took over 200 photos. Missed many problems and possibly didn't even check certain things. No mention in report at all about non-functioning electrical outlet in master bath. No mention about leaking irrigation pipe in backyard. No mention about ductwork in range hood unsealed. No mention of window frames separating from glass. Didn't notice some windows are difficult to open. Missed three dual pane windows that have bad seals. He said he only found one. Told us that "This house has no sewer cleanout." When I pointed to the cleanout in the concrete next to the master bath wall he said, "That's not it." Plumber confirmed I was right. Didn't put stucco water damage near garage doors in report until I asked for it to be included! Need I say more? I do not recommend.

Needless to say, Jason was our top choice. From the moment he arrived, he was very professional and courteous. We let him know that we'll have plenty of questions and he offered us a pen and notepad to write them all down. Even though, he asked us to save the questions until the end, we interrupted him multiple times when something sprung to mind. He was patient and addressed our question every single time in a calm and understanding manner. We spent approximately 4 hours on the property and Jason looked at the house from top to bottom. During the inspection, he would get us to come along to look at specific items of note and even gave us advice on how we can address potential issues 5, 10 years down the road. The knowledge he relayed to us is invaluable as it will save us both time, money, and headaches in the future. During the debrief, he continued to be very thorough and ensure we knew about all safety concerns of the property, especially when it comes to young children. It is this level of care and consideration that makes him stand out. We definitely recommend Jason to all home buyers and especially first time home buyers as purchasing a home can be a stressful process!
