Rick's attention to detail is insane--in the best possible way! If a screw is loose, he'll find it, photograph it, and probably tell you what it's been doing wrong for the past 20 years. He goes through every single item and documents his findings with detailed photos and clear explanations. Nothing feels rushed or overlooked. I'm fairly certain he knows the house better than the people who built it. Exceptional service and worth every penny. read more

The first time I was in escrow I scheduled Rick, he was awesome. He explained everything very thoroughly and I learned a lot about the house and what to look for. That house fell out of escrow because of HOA issues so the second time I was in escrow Rick was booked so we went with Jerry. He was fantastic as well and took the time to explain everything. As a buyer I would feel confident with having either of them. We also got the Sewer scope, Chuck was great as well read more

Jerry was incredibly warm, personable, helpful, and informative. He was also able to schedule an inspection in less than 24 hours of our request. Inspection report delivered same day. Highly recommend! read more

Very thorough, Rick went into the crawl space and both attics and tested moisture and found leaks. He explained things very clearly so that even I could understand how to rememedy them. Overall a terrific experience read more

Rick was very friendly and the inspection was thorough and detailed. He explained things to us and pointed things out as he went. He knew what was to code and what wasn't. He then provided us with a prompt and detailed inspection report. Thanks so much Rick! read more

I used this company for the inspection of my home (as the seller), and my experience was awful. The inspector started his report by stating that the real estate agent rushed him. What he failed to mention is that he arrived late and then spent about five hours inspecting the house. If that wasn't enough time, I don't know how much more he would have needed. On the morning of the inspection, my pool service (the same company that has maintained my pool for 10+ years) had just completed their regular visit. In the report, the inspector later claimed that one of the pumps was broken and leaking. When I called my pool technician right away, his immediate reaction was that it was strange, since the pump was working perfectly when he left less than an hour before the inspection. The next day, he even sent me a video showing that the pump was completely broken, almost as if someone had tried to force it. I contacted the inspection company right away. The receptionist was very kind and understanding, assuring me she would pass my concerns along to the owner, Rick. I never received a call. The next day, I followed up with an email--no reply. I called again, and once more the receptionist was apologetic and said she'd relay my message. Finally, Rick sent me a short email saying the pump was simply old and denying any wrongdoing. I responded that, at the very least, a phone call would have been professional. He never bothered to call me back and dismissed my concerns entirely. To make matters worse, when I returned from a trip shortly after, I found my refrigerator unplugged and left outside. Nobody else had been in the home except the inspector, and as a result I had to throw away everything inside. This entire experience not only cost me over $3,000, but also caused me frustration. The lack of professionalism, accountability, and communication was shocking. I cannot recommend this company to anyone. read more

Rick did a great job. We were able to leverage his inspection report into a substantial deduction on our new home. Highly recommend.

Excellent home inspectors. One of the best I have seen. Rick has a lot of experience with high end homes.

Rick does fantastic work. Very thorough and knowledgeable. I appreciate that he took the time to show and explain to me the areas that needed attention. The report was concise and complete. I highly recommend him...he's the real deal! read more

Rick is as solid as there is. I've bought 4 houses ( 2 in TX and 2 in CA) in the past 12 years and the inspection quality and speed have varied BROADLY. Rick is not only the fastest, but also the most thorough. Explains everything in layman terms and, did I mention the level of detail in his report? If you're a fan of total peace of mind when it comes to purchasing your next property, look no further. Highly recommend! read more

Rick was very informative and answered all our questions in detail and gave his recommendations on best solutions and corrections. The quality and time that Rick takes during an inspection is unparalleled. He truly cares about what he does, he goes the extra mile and takes his time. He is personable and is able to answer all client questions. He points out things that most people would not notice and then proceeds to connect an issue to another by a thorough analysis. He never seems to rush and is always willing to go through the home in detail after his inspection is completed. I am always impressed and appreciate him. Thank you Rick. read more

Rick was on time, pleasant, thorough and detailed, fast but not rushed, answered all my questions and answered questions I didn't know to ask. The report was though and detailed. Would highly recommend Rick Yerger to anyone looking for a home inspection. read more

Gerry is very thorough and shared everything he found with me. I would definitely recommend this company to my friends. Thank you for your prompt service. read more

Rick Yerger took more than the allotted time to complete a walk-through of my entire home and provided me with valuable insights regarding issues that needed immediate resolution due to safety concerns. I would not have had these insights myself. He didn't just take a cursory look at the surface of things, but instead, rolled-up-his-sleeves, and crawled into spaces, opened things up and did some true detection and deduction work. My biggest fear is a fire starting when I am not home, and my pets being caught inside the house. Rick found multiple safety issues that can and will be addressed to make my home more fireproof. I am extremely grateful read more

Jerry was great. Very informative. Took the time to go over everything with my clients.

Very knowledgeable and professional. Would use him again. We highly recommend his services.

Rick is thorough, detailed, patient and honest. I am in the middle of my first home purchase and am so glad I hired Rick to handle the inspection not only because he did a great job on the inspection, but also because he has been incredibly patient with my long list of questions and has responded promptly, made time for phone calls and just generally gone above and beyond to make me feel comfortable and assured that I am not missing anything or overlooking anything. I cannot recommend using Rick and his team strongly enough and am grateful for his incredible service and professionalism. read more

Rick is the best out there. I have been in real estate for 23 years and never seen this type of inspection. you will not regret it.

After a careful online search, we decided to go with Building Specs for an inspection in Laguna Niguel, and we are beyond relieved that we did. Our inspector Jerry was amazing. My wife and I are first-time homebuyers, so every step of this process is new and unfamiliar, but Jerry could not have been more helpful, patient and thorough. His expertise and knowledge were on display for the entire 4-5 hours he was on the property. But it was his patience and willingness to ensure we understood the precise details of each issue and how to safeguard against problems going forward that guarantees we will be using them again in the future. read more

My fiancé and I (with our wedding delayed- thanks covid) are in the process of buying our first home and were directed to Rick & Building Specs. Called the business line, a very sweet rep picked up named Ariel and she was able to set a last min appt for the inspection with Rick himself as our home inspector. Rick showed up before I did, and I was 5mins early. Rumor has it that you hire him if you want a "thorough" inspection and really that's just what we got- a whole 71 pages worth of projects for the first 5 yrs of our marriage in our new home! We did the walk though with him so about 3hrs of time spent together- it was a blast! Super knowledgeable when it comes to dissecting homes, has knowledge of "known city issues" and why things were likely done in a particular manner due to era in history that they were built, he's patient (bc I know nothing of this industry), professional, easy to get along with etc. Is timing a thing of importance when it comes to home purchases?? Because he sent the report the same day. Not too sure what more one can ask for. He's a husband, dad, small business owner (don't be fooled because he has a call center to set appts for him), 20+ yrs in biz.. Even gave me contacts for some immediate needs we have for the house upon asking w/o hesitation. Totally embarrassing- On yelp I saw his name as "Rick Y" but thought this was "Ricky"-- literally called him Ricky the whole time, *facepalm. TY Rick!! read more

First home, first inspection. We were fortunate enough to have Jerry Sellers as our inspector (why are there no reviews on Jerry?). He is very thorough and accommodating (friendly and punctual too). We did stay on site the whole time which worked in our favor, as he was able to point out things he observed and explain them to us. I did ask him a couple questions, which he answered the best he could. He took his time to inspect, take photos, and go through a brief overall on what he found at the end. The inspection report came within a couple hours after he left. I have researched on a few inspection companies and I am glad I went with Building Specs (booking an appointment online is a plus). I highly recommend Building Specs and Jerry Sellers. Thank you Building Specs and Jerry! read more

My experience with Rick Yerger was superb. From the moment he arrived to perform a home inspection it was game on. He systematically evaluated, inspected, and explained details of each of the areas that were both problematic and those which appeared to have possible issues but were not. I was left feeling so much more informed than I had anticipated. One of his greatest assets is his directness and thoroughness in providing you with precise details. I would give ten stars here! read more

I tried calling him all weekend but got a answering machine that wouldn't let me even leave my number. So I call today and this lady answered but she seems nice however doesn't know anything. I asked her about warranty info, mold, pool, roof and more She could barely get into detail and just said I can put you on hold or call you back constantly. I'm not going to keep doing that, kinda on a time crunch. read more

Rick was just incredible. Super friendly, extremely knowledgeable, and took the time to explain anything we asked. He wasn't in a rush to leave, and didn't leave until we couldn't think of anything else to ask him. He brought up a ton of minor fixes, and explained the things we should focus on first. He also made some great suggestions on things we could do to upgrade. He left the house just over an hour ago, and already sent his 62 page report on our property. He is our new home inspector! read more

Building Specs Home Inspection came highly recommended through my Real Estate office. I had my first inspection with them today and was thoroughly impressed. Rick, our inspector was even able to do additional inspections we would normally have to find another group for and wait for scheduling. He added these other inspections on the spot as needed. Huge help to our escrow today, thanks again Rick. read more

Rick came out and did our inspection and was absolutely incredible! He wasn't afraid to move things to get to where he needed to be, climb in small spaces and get his hands dirty. We even were able to do a pool inspection and mold test all in the same day and schedule a sewage inspection for the next. He worked for over 4 hours running through every detail on the house and left absolutely nothing out. He gave us great recommendations on next steps and what items should take priority. Will absolutely recommend Rick and his team to anyone looking for a thorough and quality inspection! read more

When I arrived at the property, Rick was early and was ready to get working on the property. He was very professional and had no issues with any questions that I had. He went through the house and made clear observations and notes of defects and issues that he saw. He made sure that I understood what we were looking at while going through the house. His report was easy to read and it showed a lot details that helped me make a decision on what I needed fix now or what I could just watch out for in the future.
