And indeed he was! Elias met us on an expedited schedule and he worked promptly with a deep attention to detail. He identified every little issue and gave us an extreme amount of comfort. Honestly, I'm pretty…read moreskeptical about that stuff but I needed the inspection ASAP and he was the first to reply and schedule. Sadly, he scheduled the wrong day and my agent went to the property and basically wasted the trip there since we had to reschedule to the next day. For me this wasn't a big deal since I didn't go out myself, but I felt bad that my agent wasted his time. Elias was very apologetic and even bought my agent a gift card as an apology. He totally owned up to his mistake and for me that speaks volumes about a person. The actual inspection was pretty good as far as I can tell, I'm not an expert on these kinds of things but the report was very detailed and had a lot of photos. He flew a drone up to the roof to take a look and even pointed out minor details like staining on the carpet that I honestly didn't catch when I saw the property myself. Seems like he used infrared to check for water leaks when inspecting the plumbing in the bathrooms and kitchen. In terms of pricing, he was one of the more expensive options but given the level of customer service he provided and the quality of the report I would say it's worth it. Overall, the experience with Elias was very positive and if I ever need inspection services again, he'll be the first I call.

He alerted us to several issues including that the HVAC system was much older than indicated by the property's listing. With that information, we negotiated concessions from the seller. Hal did have to come back for a follow up inspection because the seller's painters had painted shut the access to the attic and it was inaccessible during the initial inspection. Hal charged us an additional fee for the second inspection, which the sellers agreed to pay. The seller is making the repairs to the issues Hal identified in addition to the concessions on the HVAC system. It was money well spent. Thank you Hal.

    I cannot recommend this home inspector in good faith or conscience…read more He missed/failed to note and call out several serious issues: 1) A *LIVE* gas leak - the day of the inspection, several people at the home (buyers and their realtor) thought they smelled gas in one of the bedrooms. Hal was called in to check and he wrote it off, half-jokingly, as "musty old man smell." Obviously, this specific condition of a possible gas leak in a bedroom, was not called out in the report. Out of precaution, the sellers were asked by the buyers to have the gas company come out to check for leaks. The gas company technician used a gas sniffer and detected and confirmed a leak emanating from behind a wall in the same bedroom mentioned above; the home had to be red-tagged with the gas shut-off for days. A plumbing company was called out during this time and determined that a finishing nail had been driven through a portion of the baseboard and drywall in the bedroom closet and lodged itself into the gas supply line behind the wall. In contrast: there was another home we had inspected by a different company where we called to attention the smell of gas in the laundry room - the inspector had a gas sniffer on him and immediately checked and confirmed a leaking valve and included this in the report. It is alarming that a safety issue like this would have been written off so quickly without more serious consideration or at least checks. I'm afraid of what *could* have happened if we didn't call this out and asked the sellers to have the gas company come out to check! 2) The inspector failed to call out that this home has a Zinsco panel (technically, it is branded "Sylvania" but is still a faulty Zinsco-designed panel with all the faulty hardware and parts) and that these panels, though not officially "recalled", still very much pose a real fire hazard and danger. After the close of escrow, our insurance company called this out from their inspection and are now requiring that we upgrade the panel or we will not be eligible for a policy renewal. It may not be "mandated" and the panels may not technically be "recalled" but the majority of electricians and inspectors whom I've spoken know that these are simply not safe. There is plenty of information to be found online about these, and good reason/evidence as to why insurance companies and electricians don't want have anything to do with them. Obviously our insurance provider is no exception to this, and it's going to be really hard to find another provider in light of that (now that this is on the CLUE report). Whether or not the home inspector agrees with this or believes that Zinsco panels really aren't a big deal/issue is irrelevant: the bottom line is that our insurance company (and many others) is taking issue with us having a Zinsco panel and these panels have a poor track record. Period. This is going to impact whether or not we can get insurance (or if we do, at much higher premiums), until we replace the panel. There's not really more to explain here. Quotes to update the panel start from $3000 to $4500, and this is only for the panel and doesn't factor in additional major work that SDGE requires in our situation. All of this could have been factored into our negotiations but now we can't because it was neglected to be called out and we have closed on the home. 3) major rat/mouse infestation - first sign was several droppings seen between the gaps of the dishwasher and the cabinet trim. This could have easily been noted if the inspector were diligent and observant enough to check. Turns out that 75% of the base cabinet void spaces were infested by rats and we had to have all of this cleaned and rebuilt. 4) Failed to call out a broken torsion spring on garage door. I was reviewing video footage I took the day of the inspection and it was broken then too. This is a potential safety hazard in case you need to manually operate the door (in case of emergency/power outage/etc) - the door cannot be lifted, at least by one person alone, with the torsion spring broken like this. 5) Several portions of yard drains clogged and with rootballs/roots visible. Yard drainage is inadequate but was called out as "acceptable" in the report (of course, with a disclaimer... but it would have been quite easy for the inspector to remove the drainage caps and note the root intrusion in the affected areas) Overall, the documentation/report of items being called out during the inspection was not very good. The inspector also reported a condition with moisture in the wall yet failed to provide pictures of the moisture meter indicating as such. Prior inspectors that we have used included pictures of both their moisture meter readings AND FLIR imaging devices to actually show what was being observed. There's really not much else to say here. we are disappointed with this inspector and I'm just bracing myself for other unexpected surprises to come up that weren't caught.
