The folks at John Robinson's Inspection Group are definitely top notch. From answering the phones thru delivery of the report, I didn't once hear a single unfriendly voice. And when the winter rains flooded out our inspection day (literally, the roads were all closed an hour before our scheduled time) they didn't penalize us for cancelling at the last minute and were only too helpful in rescheduling as quickly as possible. Andrew was our inspector and he was incredibly thorough and didn't mind at all talking me through all of the things he was looking at/for. His technical knowledge of the many things they examine is backed by years of field service and his ability to explain the how's and why's of what he was examining at a layperson's level made the whole experience a lot less intimidating. I had prided myself with having a critical eye with at least a little knowledge from previous experince in contracting, but Andrew definitely opened my eyes to things that I never otherwise would have seen. Once the inspection was done, he went over all the photos and recapped what we talked about during the walkthru and when asked also had plenty of suggestions for how to approach repairs and/or get second opinions if I felt the need. Overall the experience was great and left me feeling much more tuned into the details of the home we are buying. I feel like I got a lot more out of being at the inspection than if I were relying only on the printed report. The only suggestion I might offer is to some how squeeze a little more resolution out of the photos. The images in the PDF report were often a little low-res and if I hadn't been there I would struggle with knowing what was being detailed. Beyond that, 5-star no question. read more

Scheduling online is super quick and easy. Jason did the home inspection for our new home. He arrived 15 mins early and started taking photos of the exterior when I got there. He inspected everything very carefully, including using his ladder to get into the attic and to inspect everything in there, and flying a drone to take photos of the roof. When he was done with the inspection, he walked us through the results and explained to us in great patience. After the inspection, we got the report in the same afternoon (on a Saturday). Tom arrived early along with my realtor and was already working when I arrived 5 minutes prior to our scheduled meeting time. He was friendly and thorough and alerted me when big ticket items came up. Which were very few, thankfully! I have used a few home inspectors and John Robinson's point of difference appears to be it's customer service (it's really stellar, from appointment setting to face to face contact) and their thermal imaging and moisture meter technology. We had some moisture issues come up that may not have been found had I went with another company. I appreciated that Tom respected my time. He said the inspection would take two hours, but it only took one and I felt very good about the work that was accomplished during his time at the home. Had this company come out for my home inspection before purchasing my first house. They were very thorough and created a 75 page report for me with every detail of their findings complete with photos and commentary on how to fix certain issues as well as what could arise from not fixing some issues over time. Even though the house had about three dozen issues, they were relatively small and could be fixed easily. Courteous staff, arrived promptly on time. The inspector walked me through the house to point out each item individually. So overall, I was very happy. However, the inspection group did look over a few things that is probably beyond the scope of their work. For instance, every house in our neighborhood (Villa Trinidad, Rancho Del Oro, Oceanside) has had a slab leak in the past few years due to building flaws. Though anything that is not clearly visible or "inspectable" is beyond their scope, it would seem that someone could possibly have done research on the neighborhood and have figured out this pattern. Blame is probably more on me and my real estate agent. So cannot knock our home inspectors for that. On a similar note, the way the dryer exhaust had been installed through the air intake for the heater failed inspection with the City of Oceanside and SDGE. The home inspection group did not notice this, but again, this would have all been covered without any easy access by the inspector. So this limits the ability of a home inspection to give you the full scoop. So cannot knock our home inspectors for that either. Lastly, what the inspection group did miss was that the hot water heater was specced for propane gas instead of natural gas. I think this is the main thing where I was a little upset no one mentioned this. As a first time home buyer, all of these details were at the time way beyond my comprehension. Being totally inexperienced, I pretty much had to trust others to give me their expert advice on this real estate. tl;dr Highly recommended, but a small oversight left me slightly upset and probably is not a big deal. read more

We had the home and pool inspection in the afternoon and several hours later, we received a 102 pages long report on every detail of it, and now we keep the report as our manual to maintain and fix the house. This is about a year late, but i had to write if still. We had Andrew (i believe) inspect a home we were purchasing. We lived across country at the time, so he gladly helped us over the phone and email and met with a family member during the inspection. We are currently purchasing our first home and was in a hurry to find a home inspector to come out and inspect the house within a shorter than normal contingency period. I got a few recommendations from friends, as well as did my own search on yelp and other review sites. We decided on John Robinson because of their immediate availability, as well as positive reviews, and the detailed report that we know we will get (after reading a few sampled reports from different places, you'd be amazed how varied the report can be). Robert came out and did the inspection on a Sunday. He was extremely nice and polite, and right off the bat told us that the inspection actually would cost less then we were quoted because we should not be charged extra for a normal detached garage. He also took the time to explain the process for us, as well as answer our questions (of which, they were many). We (me and my wife, as well as the agents) were all present during the inspection, but while we did not shadow him all the way through, he made sure to let us know whenever he found something so he could show us the issue right away. In the end, the inspection took over 2 hours, and he went through all the major issues with us. The report that he sent was also very detailed as well, and we were able to follow up on his recommendations and got some additional expert input on a couple things. The only thing we could say was missed, was something that was discovered in a follow up inspection with SDG&E. As Robert had advised, we requested SDG&E to come out and inspect the wall heater since a mild gas leak was detected and the heater pilot was not lit. When the service person opened up the heater cover, he was able to immediately determine that a crucial part of the heater was damaged and should be replaced entirely. Arguably this obvious defect could have been discovered during the inspection, but we were told both verbally and in the report explicitly to follow up on this, and we did. So all's well, ends well. As with all home inspections, the key is to find a thorough generalist inspector who are able to explain the details to a layman like myself, and alert us to things that we can then subsequently follow up with different area experts. I feel that's exactly what Robert did for us as he guided us through all the different areas in the house that requires some attention. All in all we were very happy with Robert and John Robinson as a whole and would gladly recommend them to anyone. read more

This was our first time buying a home and using an inspection company, so to say we were a little nervous about the whole process was an understatement.
