Gio did a thorough and excellent job on inspecting our hundred year old craftsman bungalow. He was at the property early, had a pleasant demeanor, took his time, and gave us a useful summary of his findings. The report was ready within 24 hours of inspection. Very happy. read more

Saied from coastal inspections is the best! I am a realtor and have been working closely with him and his assistant for 3 years now. I can always rely on him and his team to show up on time a provide in depth and thorough inspections to my buyer clients. Typically he will get reports back either same day or next morning if it's an inspection later in the day, which is very convenient for tight timelines in escrow. My clients are always very happy with his reports and services and will continue to work with him. 10/10 recommend!!!! read more

My inspector Brian was very thorough and took his time explaining things to me. He was very friendly and welcomed all my questions. He walked me through and showed my little things here and there, that I would have to later on figure out on my own. I highly recommend this company and if you get Brian it's a win win. read more

We are purchasing a house and needed an inspection. The owner of the company was very good and even met with us after the inspection to explain everything to us. Recommend this great company! read more

Saied did an inspection and in his thorough report LEFT OUT ONE PICTURE, the ONLY PICTURE that would have shown prior water damage and drywall issues in the 2018 property. This issue has caused tremendous headaches for myself, family and young daughter. When asked about why this is the only picture left out of report, where major damage was CLEARLY EVIDENT, Saied responded "sometimes pictures don't get uploaded in to the platform/report for some unknown reasons or errors" OK, pal, the only issue in house which is left out of my home inspection report was due to internet or ipad error. Multiple specialists have mentioned, this error SHOULD HAVE BEEN CAUGHT BY ANY INSPECTOR. The fact that it wasn't by him or just not relayed to me, the client, means malicious business practices. DO NOT TRUST THIS COMPANY, these inspectors are just in it for the fee. NO remorse or acceptance of fault to homeowners/clients, just blaming everyone else. read more

I needed a house inspector fast as we had a quick closing on the house we recently purchased. I got in touch with Saied and he showed up a few days later. He is a knowledgeable architect as well so he pointed out things I didn't quite notice about our house structurally. He was always prompt with a response when I first texted him and showed up to the house on time. He found a few issues with the house and recommended we have them fixed before closing. His prices were fair and reasonable - I highly recommend him! read more

Saied did an excellent job inspecting the home we are planning to buy. He took his time, and provided us with thorough information on what required immediate attention, and what were minor concerns. Inspections can get really confusing & overwhelming especially if you are not savvy with home ownership terminology, so I was grateful that Saied was willing to educate me on any questions I had. Whenever he couldn't answer my question -- such as if it was beyond his expertise, he provided guidance on who I would need to contact for those answers. I would definitely recommend him for your home inspection! read more

I contacted Saied for an inspection and he came out to the home on time. He said it would take 2 hrs which should have alarmed me but he was quiet and went to work right away. After a bit he disappeared and I couldn't find him, I asked my agent and he was very quietly just quickly going. He comes down and asks for payment, gives his notes from the report and goes. I get a inspection report about 30 hrs later, he sends a completely different one to my agent; we return to the house and see he's missed several large cracks inside and outside the house, trip hazards, plumbing issues and etc. I have him actually speak to the plumbing inspector and they talk a bit. Then says I have pay for him to return and started getting argumentative, I don't want to argue sir. (He agrees to return and make a revision but now the owners don't trust him and question his report. So your report is basically useless now. ) I paid a lot of money for a THOROUGH INSPECTION and you did not. A normal inspection from what I'm told by the president usually takes 1-1.5 hrs per 1000square feet. Not including exterior features. Following that you started accusing us for not being knowledgeable in home buying process. Why because no men were present? I beg your pardon sir. That's sexist. You specifically said we shouldn't make a big deal over little things. For you something is little, but after adding up 20 "little" things, it becomes a huge unnecessary cost that their warranty should have and (still would)covered if you documented properly! And perhaps you should review your codes too. Because I have an architect with PHD who says you are wrong. read more

I don't think there is an inspector available more qualified than Reza Limonadi. Having seen his architectural work, craftsmanship in his home building, variety of skills at complex wiring and plumbing and his incredible attention to detail, I cannot think of further qualifications that would improve his craft. I can do nothing but rave about Reza. I totally agree with the poster who said USE REZA FOR YOUR INSPECTION. We were the sellers and he inspected our place when it was on the market. As a architect and a contractor, he immediately understood the original building plans in a way that another inspector did not. He helped us clear a problem created by a dishonest inspector. And he is the most pleasant person you can imagine. You will feel fortunate if he is your inspector, whether you are a buyer or seller. read more

Reza of Coastal Inspections is a real and rare find. He is many things: licensed inspector, general contractor, mold inspector, and most importantly an architect. His qualifications were important to us. Our prospective buyer hired a series "expert inspectors" who jointly made extreme and dire claims about our property. These inspectors claimed we had to rip out multiple sets of French doors and do other extensive construction. Reza was able to explain that these projects were not appropriate in a reasoned and understated way.. There were minor problems which could be addressed with limited work. Reza clarified the problem and proposed a simple solution, which saved us tens of thousands of dollars. The matter was resolved quickly, as you would expect that an architect would have more insight than an inspector. read more

I am a Real Estate Agent in South Orange County and have been to hundreds of inspections of my listings and with my buyers, and Reza is the best. I had the fortune of meeting him years ago as he was being used by the agent representing the buyer. I have never seen an inspector that was as thorough- checking everything he can, rather than test samples, and thoroughly looking for issues and immediately knew he would be my go-to guy. As a licensed mold inspector a huge service he includes with home inspections is using his hi-tech Thermal Imaging Camera which he has used to identify leaks in homes that were not visible to the naked eye! He embraces technology through the whole inspection with a very detailed checklist on his iPad and takes a great amount of high definition pictures which he uses to show and explain the homes in the best report in the industry! Reza is very punctual and it is great working with both he and Susan as they are always a pleasure to work with and the reports are always back quickly.
