Part of Fairfax County, there are plenty of walking trails, recreation centers, tennis/volleyball courts, community pools,and even a shopping center (that includes World Market, TJ Maxx, Homegoods, Shoppers, Regal Cinemas, various restaurants, etc.). Those who are really health-conscious will appreciate the little work-out stations on the walking trails, where you can work out your legs, arms, and abs :P There is a residential association where they offer various announcements, community events, recycling information, and even free 'clubs' that you can join (such as playing bridge, chess, etc.). The place is continuing to expand with more development in the retail shops and more homes. Getting to Kingstowne is pretty convenient, with the Van Dorn and the Springfield-Franconia Metro stops nearby. The streets are also getting a major facelift, so no more potholes! Make sure you are driving the speed limit, as there are many pedestrians and multiple stops on school days of students getting picked-up/dropped-off by the bus.

The facility is beautiful, the room layouts are spacious, the common areas are always immaculate, concierge (Herman is an absolute angel) is FABULOUS. Utilities are a bit on the high side because most are shared/split across the floors but that is legitimately my only complaint. I've called maintenance once to replace a belt on my fridge that caused it to leak and it was fixed in 24 hours. The maintenance crew is very friendly and welcoming. I don't understand how anyone could post a negative review of this complex/it's rockstar staff. I've never had an issue with the elevators. There's plenty of space for parking. You just walk down the hall to the trash shoot. The pool is beautiful in the summer.

Also it has some really great team members like Laura, Darren, Herman, Amin, and Selvin. So where does the "expensive heartbreak" come in? In the past year, my electricity bill has increased tremendously and my apartment is less than 700 sq feet. Residents have seen electricity bills rise to over $390/month due to the use of a non-regulated energy provider, however Equity Residential refuses to offer any assistance with this matter. I am active duty and this has pushed me over my Basic Housing Allowance and I am no longer able to afford these rising electricity bills. There is construction going on but we are not bothered by it as it is faint. I have heard those who do face the construction and/or the metro are affected by the noise so something to consider. My biggest gripe is/was the package situation. For our first year, the front desk could not manage deliveries at all, and when covid hit, sheesh. Though the arguments on the mobile app were very entertaining, I did lose a few packages. BUT they recently hired a new concierge team and they are WONDERFUL. Professional, kind, and helpful. Historically, there have been issues with the pipes near the garage which triggered the alarm for part of the building. That was not fun and terrifying if you hate loud noises. But I have not heard it in the past 10 months so I am assuming it is resolved. There have been some garage break-ins from people tailing residents. Maybe I have lived in the city too long but it never made me personally feel unsafe. You are looking to live right next to a metro so high traffic incidences are expected imo. The water pressure is great, we never have to turn on the heat in the winter, there are washer/dryer hookups, and it is super dog friendly. Make sure you like dogs, a lot of dogs, if you live here or in any of the surrounding complexes. In regards to covid-19 safety protocols, the management office has enforced social distancing and there are signs everywhere for masks, sanitizer, gloves etc. Almost all of the community amenities have been closed too. I think the residents are split on this. However, as someone with family who is immunocompromised, I appreciate the safety measures. GL!

Having a 24 hour concierge is so helpful! As an investment I am so so soooo happy I chose The Odyssey as my home for the past 8 years!! The residents are all wonderful people and a priceless social atmosphere where wine and cheese nights are encouraged, running clubs, yoga on the deck, philanthropy and giving back to the community are just to name a few. The outdoor rooftop pool is my favorite thing to do on the weekends in the summer. The views are amazing and a BBQ allows you to have a great time with friends! Left a few years ago…read more The good: Riverpark is a cool piece of mid century modern architecture. in a cool neighborhood with access to lots of things people want- all the stadiums, a theatre, nightlife on the newly redeveloped wharf, easy access to three metros, to name. Some neighbors are nice. The not so good: The PR department at Riverpark has been working hard to give prospective members the impression that if they were to join Riverpark, they would be in a wonderful cohesive community. My intel tells me that the management is even offering free water bottles to anyone that writes a positive review of Riverpark. why? 1. They start off with 60 year old stock pictures of what was then this cool midcentury shangri la. 2. facebook (fb) posts celebrating the birthdays of residents that have been there many years. You know, like they really care about every one of their members (more on that later). 3. FB posts of people having a wonderful time at board sponsored parties. 4. a fb post - a tribute to the current board members with their pictures thanking them for their service and a great year. yep - all of this ; all while at the same time many other members were being forced out and otherwise disenfranchised- an unfortunate outcome of some that same board's recent decisions. One of them was in 2022 the President imposed the first of now annual, continuous special assessments that well, in my case, was another 70 percent raise in fees for starters; a considerable bite in anyone's income. A member that can't meet their demands will likely find themselves left to their own resources. The management consists of first, a part time board consisting of elected volunteers. Most of the board featured, had not been at RP a long time before being made a director. I believe the crisis started around 2013, when many of these new members moved in. Many of them came because they couldn't afford a single family house and were attracted to the low prices and reasonable fees and thought they could make alot of money when they resold. Many of them were young professional types under 35 and didn't seem to understand what a cooperative is - and they decided they had to "save Riverpark.". So they got on the board to do the bidding. The board had also became manipulated by an aggressive for profit management company that moved in around 2015. And they in turn also let construction companies take them for a ride for some reason. So-To buy at Riverpark, be prepared to write another blank check every f$ year because this board thinks they are Congress and can (and will!) demand as much they want, (especially to cover for the financial consequences of mistakes, or "perceived" lapses in /judgment best practices, conflicts of interest real and perceived (such as observations of some board members buying up units that became somewhat distressed after the punishing assessments were voted on for one). also, there were times that board members overstepped their authority and made financial decisions without the knowledge or approval of the membership (such as selling off the cell tower, then oopsie! nobody told them that they had to pay taxes on the proceeds). And so now, they can also impose special assessments and other various money grabs as often as they want, all with no constraints imposed in the bylaws. who were their advisors? I believe Prospective buyers have caught on. take a look at recent for sales in Zillow in 2025/2026 where owners are trying to get 140k for their two bedroom apartments. when the projected fees are 10 times what the projected mortgage would be. The president of the board, one who presided over much of the disaster at Riverpark over the years is now leaving DC. their place is up for rent (why not sell ...I think I answered my own question) the culture can be to focus on the "positive" to the point of toxic; to which in my view is don't lie but don't tell the whole truth either, especially if your truth happens to make the board and management look bad. Possibly the free water bottle offers were in response to counter bad but truthful blogs like this one. well at least my truth and the truths of my ex neighbors that have been forced to leave. I believe they made the last balloon payment on that 10 year 2nd mortgage they took out in 2016. so things are looking up- perhaps the projected and outrageous fee to mortgage ratios will become more reasonable. not so fast. another loan with terms as terrible as the last is coming or another assessment of equal or greater value will be approved now that that loan is finished The board is committed to paying for this 67 million dollar (and going up) 10 year plan to rehabilitate Riverpark- with the membership being the only viable funding source. I recommend being a renter to try before you buy if you must. but keep your moving company's phone number on speeddial.

The location cannot be beat (Wharf, Metro, bus, bike share, Audi Field, Nationals Park, Waterfront Park, less than a mile to the Washington Mall). The architecture is incredible. The infrastructure is getting the updates it deserves. Previous regimes have let the maintenance go so fees are high right now. But it is also less expensive to buy into River Park than neighboring developments, so it feels like a wash. We love it here.

First, this is not a condo complex. Sure, people "buy" homes (most likely in foreclosure) but they immediately rent them out to the slums of Arlington society, sadly - self included. I rented here out of desperation and regret every penny I ever poured into this trashy dump. I did not live alone. Oh no. I was invaded numerous times by the rat and mouse army as well as bombarded from above by the roach airforce. No matter how clean I kept my house, these critters kept attacking me day and night. Eating through my food and making it impossible to eat in my own house. Afterall, who wants to eat on plates that mice have walked all over? Again, it doesn't matter how clean you keep your pad, you will have creatures invading your space and no amount of d-CON or Raid will stop them. I had a basket full of all of my scarves and the mouse chewed, shat and pissed through it making a nest. The amount of property damage I'll never recover from. Even worse, I woke up to these critters on my bed thus giving me insomnia most likely for the rest of my life. I had my unit sprayed every 2 weeks from May - October and nothing worked. Proof this place is cured to be damned. I also want to add that roaches could be found IN my dishwasher after a fresh cycle. Proving once more that even the cleanest of spaces held roaches. No matter what Google maps says, you're far from everything. The metro is a solid 20 minutes away on the welfare bus. There's a Food Star supermarket up the street that's equally as depressing as the complex itself so basically you're stuck in your shitty house 24/7. The walls aren't very thick. You can hear the sounds of "La Cucaracha" blaring at all hours of the day and night. There's always contruction going on so your hopes of sleeping in past 8am are shattered. Basically, I've got no sleep for the past 12 months. Oh, and there's always some immigrant attorney soliciting business at any given hour. How annoying. No, I don't speak Spanish. The dumpsters are located a solid 5 minute walk from the complex so people don't take out their trash thus causing even more reason for pests to build up. There's also no recycling. Yeah, Fred Court Condos hate the planet. Parking is a nightmare. There's permit parking that's never inforced so good luck finding a spot when you come home at 3am from drowning your sorrows at the local bar. And there's ZERO street parking so you have no where to leave your ride and your friends have nowhere to park when they come visit. Security sucks. The ouside doors aren't locked so I've come home to homeless men sleeping in the hallways and when they leave in the moring the area smells like rotten piss. Don't do any online shopping because if you have packages sent to your house there is no package room and the "management" office won't sign for them. I've had 2 packages stolen before I finally wised up. The complex is on a radiator system so they are in control of if there is heat or not in your apartment. By law, the heat is supposed to be turned on by 15OCT. When I moved out on 30OCT the heat had still not been turned on and the management office refused to provide space heaters. This is also a curse in the spring when the heat is STILL ON and it's 90 degrees outside. There is no central air so invest in a good amount of fans and AC window units. There is a managent office here but since you're in a condo they're pretty much useless. What they are good about is letting muthafuckers into your house without permission!! I woke up on Oct 18 to a man breaking into my unit. He said he was there to look at my radiator to make sure it wasn't leaking. I did not authorize this! The fact these people have keys to your unit and abuse it is CRIMINAL. The laundry rooms are also a joke. I mean seriously - there is 2 washers and 3 dryers for the entire complext. WTH. You can never do laundry because they are always in use. Bottom line this place is a total shit show. Do NOT move here. Do not pass go - do not collect bed bugs, let your $200 slide. NOT WORTH IT DO NOT WANT!! BAAAAD SHITTY SHIT SHIT SHOW! I could continue to name off how horrible my life has been over the past 12 months but I'm worn down. My storage unit was broken into (there are constant robberies at this property), and everything…read moreinside was stolen resulting in thousands of dollars in property losses. What makes this even more disturbing is that the storage room requires both a key fob to enter and a key to unlock each individual unit. I contacted the police and filed a report, and they found no signs of forced entry on any storage unit except mine. I'm the only person who knows which unit is mine (outside of the building management), and I keep my key fob and key on my car keys, which are on my person at all times when I leave my unit. This robbery makes no sense. Somehow, the only key provided to me by the leasing office opened my storage unit, and everything inside was cleaned out. The fact that no one without a fob or key should have been able to access the storage room makes this situation feel suspicious -- almost like an inside job. To make matters worse, management did not review any security footage and showed no urgency in trying to help or investigate what happened. It's deeply unsettling to live somewhere where your belongings can vanish from a "secured" storage room that supposedly only residents can access. On top of that, you can expect an automatic rent increase of $100-$200 every year, regardless of your lease experience or the condition of the property. They offer to "negotiate" the mandatory rent increase to create the illusion of being diplomatic, but any new offer is insignificant. And if that weren't enough, my pregnant wife was screamed at by the lead leasing associate and was recorded by their phone's camera without consent. Completely unprofessional and unacceptable behavior. This entire experience was stressful, invasive, and incredibly disappointing. Between the theft, the lack of accountability, the rent hikes, and the disrespectful management, I strongly urge anyone considering this property to look elsewhere.

A few months ago, we rented some storage units in the building to store important items, including my baby's stroller, toys, a new couch, a baby chair, and other essential belongings. We simply didn't have enough space in our apartment with all the baby things. Shockingly, someone broke into our storage unit and stole everything. Only my husband and the two building managers knew about the unit. We reported it to both the managers and the police, but nothing was done--and nobody seemed to care. This experience has left me feeling completely unsafe. What's next? Will my car be stolen? Could someone break into my apartment too? If the building can't protect something as basic as a locked storage unit, how can residents feel secure? This is absolutely unacceptable. The building is not safe, and the management's lack of action shows a complete disregard for residents' safety and peace of mind.
