    We rented a unit in Parkfairfax managed by this property management company and their "property…read moremanagement" was a disaster. I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. Avoid renting through this "property management" company at all costs

    As a prospective renter, my experience was very poor. The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!

    I'm moving out. They sent me a letter 10 days ago with the total owed, told me to ignore what's in…read moretheir payment portal and pay the amount in the letter. I do. 10 days later, on a Friday afternoon, they send an email telling me I owe over $500 more now because they "just realized they made a mistake" and oh, I have until midnight that day to pay up, or they plan to charge a late fee. This company is garbage.

    I am a current resident of Archstone Pentagon City and I have experienced both the former Archstone…read moremanagement (much higher quality and caring of the residents) and the current Equity management. Ever since Equity Residential took over Archstone Pentagon City, the quality of services has declined while the cost for everything has increased. Current residents, particularly continuing residents, are being shafted for the amount of rent + move in/move out fees + amenity fees + parking fees + miscellaneous fees that we pay. Equity Residential appears to care more about making corporate profits than the well-being of its resident. Below is a short list of ways Equity has decided to maximize their profits at the advantage of the residents: 1) Imposition of a number of fees, including a new fee to transfer between apartments in the building 2) Reduced quality of services: - The building hallways are no longer kept clean or as regularly cleaned. On one of the floors, there has been a mound of dirt in the hall + a big dead fly that has not been cleaned up for at least half a week or more. Equity prides itself with providing luxury apartment living, that is far short from luxury. - Central controlled A/C that will NOT even turn on the air-conditioning until May 1. Did we in Arlington, VA not experience 91 F of weather recently? Of course not, it must be your misperception. Just turn on the heat and you'll be all fine in your unit! A number of my neighbors had to go out and buy fans, sleep with their windows open, etc. Depending on where you are in the building, you may not have the luxury of sleeping with your windows open because window screens are of poor quality and your apartment may be filled with flying insects or bugs. One of my neighbors had a lady-bug infested apartment because the lady-bugs breed in the window sills and he had his window open for two days. - The one-day apartment maintenance service has declined to a 2 business day service. 3) Reduced amenities - No more free printing and the taking away of our communal printer upstairs - No more 24 hour free tea or coffee. Equity now only provides a smaller choice of tea/coffee weekdays until 10am and no longer on the weekends. Why? Because most people are actually around on the weekends, so free coffee/tea then would be too expensive. Sorry renters, we're just trying to provide amenities when you are less around. Equity's move to decrease the amenities is unjust and unfair to current residents. Those of us who moved in under Archstone paid a one-time $600 amenity fee. That's a hefty sum for almost nothing now. If Equity wants to decrease its service, it should AT LEAST be refunding the residents who payed the amenities fees under Archstone (and have yet to complete their 1 year lease). Many of us decided to go with the amenity fee and not put that money into buying our own printers or coffee/tea. Look, to be brutally honest, Archstone Pentagon City (given its hefty rent price) was attractive because of location close to metro + great quality of maintenance services + amenities. The units are old. You can't even control your own unit temperature and the heating system is very loud. In some units, it's hard to even open the window. Depending on where your unit is, you get a LOT of traffic noise. If you live in this complex, you're not living here because the apartment units are most up-to-date. Given that, it makes NO business sense for Equity to charge more and take away the services and the amenities to make this a less attractive place to live!
