    I agree with Pete F comment about La Habra complex. The lawn is terrible and they don't upgrade and don't fix nothing yet they want to higher the rent. The 1230 hillandale La Habra complex is going downhill.

    I don't recommend living at Calabria Luxury Apartments. The only consistently positive experience I had was with the manager, Jesus, who was kind, responsive, and ultimately allowed us to mutually terminate our lease. I genuinely have nothing negative to say about him. My concerns were with the location, the noise levels, and overall safety of the complex. During my time in Unit 121, the upstairs neighbors (Unit 219) frequently played loud music with heavy bass, along with regular stomping, banging, and loud activity throughout the day and night. Even after reporting the issue multiple times, the noise continued and significantly impacted my sleep and day-to-day life. This was simply my experience as a downstairs tenant. (Attached photo: management acknowledging noise and noise complaint message) Noise traveled very easily between units, and the walls and ceilings felt extremely thin, which made the living environment stressful. I also experienced a break-in during the early morning hours, even though my vehicle was parked inside the gated garage. This incident made me feel unsafe living there. Around that same time, the garage gate was malfunctioning or left open, which added to my concerns about security. (Attached photos: broken car window and gate stuck open) Overall, this complex simply wasn't the right fit for me, and I no longer felt comfortable living there. I do want to emphasize that Jesus, the current manager, was helpful throughout the situation and did his best with the circumstances he had.

    Since BFP bought this complex in La Habra there have been 3 managers so far and gotten worse in value and quality. No longer have BBQs outside, kids can't play outside, landscape hasn't been taken care of in over a week now, carport light bulb never fixed, etc.. Last an apt notice was placed on the wrong apartment door. As to carport a $30 fee per car is added.

    Karina reached out to me the next day which I appreciate. I did pick up the check today. I really dont have any bad issue from the apartment that we used to live in, tho the transition of the managers are very high. The interim manager responds quick and if we have issue wt maintenance, it get fixed the next day. We were there tenant for almost 5 years. So, thank you.     Review update 8/18/2025: In 2022 BFPM let me move into an apt they knew had a severe roach infestation. They were everywhere; the dishwasher, crawling on the walls, in the drawers, even in the freezer. As a result I took them to small claims court in March 2025 and won. However, they refuse to pay me the judgement of over $5k. They are slumlords through and through. Avoid renting their properties at all costs.

    I am about to run my credit check score but they are charging 49.00 which is okay but then said they will charge 200 if is approve . Is this reliable?

    I recently applied to a unit that I should've been qualified for based on their criteria. They're system did not decline my application but said it needs supervisor approval. What does that even mean?

    The system does not automatically approve. There is a screening process that is done in additional to the application. This is submitted and reviewed by supervisors for approval.

    Do they work with you even if your credit is not up to par?

    Yes! the deposit is a certain amount and if your credit is not that great your deposit goes up but not a lot which I thought it was great been that I didn't have good credit, but make sure you don't have any evictions or bankruptcy or anything mayor… Read more

You could hear everything inside your unit, specially the speeding cars. Very HOT during summer time you need 2 AC to feel comfortable, one in the bedroom and one in living room, Not enough HOT water pressure at the laundry room, will ruined your clothes. Called SCE stated its pipe is pour, Been renting for a year and it's been a nightmare,. They will charge you arm and leg when you moved out, you will end up nothing to get to refund your deposit, they will charged you minor scratches on baseboard..discoloration of paint..Never late on rent.     DO NOT RENT FROM !!!!! Real Property Management was a frustrating experience from move in to move…read moreout. When we moved in, the house was visibly dirty and not move in ready. There were dirty walls, holes in the walls, hair in the bathtub, and even food left in the fridge. One closet smelled strongly like cat urine. I reported all of this right away and was basically told to just leave it in the same condition when we moved out. They did nothing to fix the issues. Fast forward to move out, and now the owner is trying to charge us $1,350 for cleaning and painting, even though the place was not clean or freshly painted when we moved in and the wall issues were already there. What's worse is Real Property Management has not been helpful in resolving it and won't provide the owner's contact information, saying they're selling the house. That doesn't help tenants trying to dispute charges fairly. They also charge a $41 monthly fee for air filters that they only send you after you file a maintenance claim for. The only bright spot is Kelly on the phone, who has been kind and pleasant. Unfortunately, everyone else I dealt with was not helpful and made everything feel like a hassle. Maintenance was also a headache. Our built in microwave didn't work when we moved in and they initially refused to fix it. I said I wasn't going to be responsible for it and would choose the cheapest replacement myself, and suddenly they were able to send someone out quickly. That kind of back and forth is not professional. To top it off, the owner was supposed to remove a bed before we moved in and never did. We ended up having to disassemble and remove it ourselves. This was a hassle during moving day. We lived there over two years and it was constant problems. I would NEVER rent through them again.
