I am speaking as a recent member of our Homeowners' Association (a new Owner as of 2023) who had been renting previously for 30 years at the same address. I am also speaking as a serving member of the Board of Directors (joined in 2023). As an Owner and Board Member, I take credit for working to replace our previous management company with our current management company, Bayview Property Management. Here is what we had before: 1. Hands-off management style, meaning they never came to our Property, preferring to handle issues from their offices using HOA Board members as free onsite superintendents. 2. Mostly indifferent, untrained property managers and office staff (reflecting the attitude of the management company's owner towards her clients, seen during 15 years with this company). 3. Poor service response to routine maintenance calls (see Items 1 and 2.) 4. Artificially low monthly maintenance assessments, leading to insufficient Reserve Funds to cover lifetime maintenance costs called out year after year in the annual Reserve Study. (see Item 5.) 5. Failure to maintain the property in compliance with the depreciations called out in the Reserve Study, resulting in decaying Common Areas and buildings, which created a large and costly amount of deferred maintenance. This included annually recurring damage from flooding of Unit garages during heavy winter rains that required the Association to empty its Reserve Fund and then replace those funds with an Emergency Maintenance Assessment. The problem emerged during their management but was not resolved by them. The problem was only resolved after they were removed and replaced. The hands-off, minimalistic, low-budget management that we received only served to obscure the long, slow decline that occurred, and when difficulty eventually did emerge, we were not adequately funded to address it. Here is what we have with Bayview Property Management: 1. Professional, communicative, and proactive Property Manager and Management team that accepted the challenges associated with our "distressed property"; and pledged to restore our Owner value through timely maintenance of the Property and proper funding the Association's reserve account. They succeeded brilliantly in securing contractor bids for rain gutters and fascia repairs that allowed the Board to approve timely repairs that have prevented any further flooding episodes. With that completed, Bayview is continuing to facilitate the restorations we still need. 2. Complete knowledge of legal statutes and regulations that govern the operation of Common Investment Development properties (CIDs). 3. Diligent adherence to regulations and codes for CIDs to ensure the Board of Directors can make informed, statutorily compliant decisions regarding the management of our Property. 4. Active, responsive, hands-on management approach, from ordinary Owner requests for maintenance, to gathering comprehensive vendor bids for long-neglected, major restorative projects that have become necessary for our Property's ongoing maintenance. 5. A continuing, enthusiastic commitment to restore our community to its full potential, returning it to its best possible condition, in aesthetic appearance and in market value. I have seen the fantastic results that have been accomplished so far, and am thoroughly delighted by the promise of living in a fully renovated, properly funded, well-managed, and thriving community. I lived in a community managed by Bayview for six years. I was consistently impressed by their expertise, professionalism, and ethics. Not only did they have knowledge of relevant statutes at their fingertips, they always had recommendations for quality vendors, and were excellent at providing direction and resolution. I never once felt that they had anything but the best interest of our community at heart, and it was immensely helpful to have them at the helm. read more

Watch out for this company. Like the other reviews, they start with a low fee. Now they want to increase the budgeted hours because they can't keep up with the increase in demand. Keep up with what? Increase in demand? when we have the same # of homeowners. Nothing changed in our community. It's just a way for them to increase their fee. That fee will cover 1 staff hourly rate plus a mark-up/commission that will go to Bayview's owner (Ninder). Ninder is a great salesperson. She can manipluate the conversation. Ask why and ask for proof because most of what she says is a lot of baseless excuses. In addition, don't have a volunteer inspector of elections as Bayview will suggest. Have a legit 3rd party/independent inspector of elections. Bayview claims to have saved $1500. But how much is our HOA paying for lawyer fees to defend Bayview's manipulation of ballots? Check the address where the envelops are going and take a photo. In our case (Civita Lucent Frame and Focus), ballots were missing. Bayview had full control of the election process. And not the volunteer inspector of elections. Envelops that Bayview sent out to homeowners had varying addresses instead of 1 central address (intended for the inspector of elections). So homeowners mailed in their ballots thinking that that inspector of elections would receive it. To the homeowners surprise, those ballots were missing and therefore didn't count. Bayview would conveniently say that there is no evidence that the homeowners mailed it. This was their way of manipulating the election results. We have reported this to BBB. Beware and document everything. Learn from our mistakes. read more

Bayview Property Management constructed speed bumps outside of Mirabella that are terrible. They are too high and are easily damaging cars going over them. Multiple residents have complained and they have done nothing about it. As you can see from the explanation below, they keep saying they constructed it to the specifications. However, they could have built with a greater incline up to the height instead of having the required height have a short incline which it does now and is damaging cars. read more

Hands down the worst property management company I've ever worked with. Was embarrassed that our community leaders chose to be in bed with these guys for as long as we were. Their team forgets that although they manage properties, they truly work for the homeowners. As you can see from many of the reviews here, their response times are horrible and they constantly talk down to homeowners and create unnecessary headache when homeowners are looking for solutions. You always see them doing property walk arounds, but soon realize they are not looking for ways to improve the community, but rather for ways to harass community members with manufactured parking issues and threatening elderly neighbors about their bird feeders rather than addressing true community concerns such as landscaping and bringing neighbors together to strengthen community relations. Recently found out that our community finally voted to switch away from this group and I've never felt more excited. read more

If this is the company running regents La Jolla than this place has the worse employees. My mother came into the leasing office and one employee started telling my mom she can't take dog treats home embarrassing my mom in front of people. I went into the office to let her know it wasn't ok how she spoke to my mom about dog treats considering we pay $4k to live in our 2 bedroom "luxury" condo, and those dog treats are for the people who live here. All the people that work for this company at my leasing office/HOA office are so rude. I think they only hire entitled young people with huge attitudes. Ninder slanders people and bullies people and will do all of this over the smallest thing. She likes to run around like she's a dictator and doesn't take responsibility for anything she does wrong. read more

I have been very impressed with Bayview Property Management and Ninder China-Jordan. I have worked with her closely as a board member of an HOA in Costa Mesa for the last few years. We have an on-site manager who works with Bayview and between the two of them, everything is taken care of that needs to happen in a professional and conscientious manner. I have been very impressed with the way Bayview is managing our property at Lucent in Mission Valley. They found ways to cut out the waste and get us more bang for our buck. Ninder and Felix have been very responsive to homeowner questions and concerns. Their whole staff has been pleasant, efficient and very customer oriented. Board meetings are run efficiently and homeowners are always given the impression that our opinions and concerns matter. Bayview Property Management constructed two speed bumps in my development that damage almost every car that passes over them. My car, a normal vehicle, cannot pass and I am blocked from leaving my building. Bayview has been totally unwilling to modify the speed bumps to a reasonable level. Over 50+ people in my building alone have expressed outrage at the new speed bumps yet nothing has been done. We will be pursuing legal remedies against Bayview immediately. Avoid Bayview like the plague. They are unresponsive to the needs of their community. read more

Bayview had low base monthly fee to start with. Then they charged us fees for all kinds of 'additional services'. When they pay bills, they don't look. They have paid the vendor the same bills multiple times! Good that we found the errors and had them get the money back. We have had plumbing issue for at least 6 months. I complained again and again, but they did not do anything! Watch out for their invoices and financial reports! We have found so many hidden fees. Our HOA is finally fed up and is diligently looking for a new management company before we fire them. read more

Unresponsive. Lag in response time. Unreasonable. The worst HOA I have ever encountered

Bayview is an amazing HOA Management Team who is truly looks out for the best interest of our Property values. They do things by the book, and are really trying hard to keep us on track for replenishing our Reserves that had been depleted by really bad Management ( API) in the past. We have a small Community and have been taken advantage of in the past. We have depended on our HOA expertise and they have failed us. Bayview is very knowledgeable in legal matters and procedure. In 5 years our old company never called one board meeting. I am so happy for the sake of my home value that we found a legit Management that is certified. Some of the owners in my Community may be a little peaved by the new rules being enforced like late fees on HOA dues, but I'm happy. I can't say enough about the positive changes our community of Lucent in Mission Valley have experienced since we changed our HOA management company to Bayview. They took a deep dive into our finances and recommended changes that will have a significant positive budget impact as we move forward. Bayview's actions causes great harm and injury to it's tenants. Ask anyone living at one of their locations. The water is polluted and making people sick at their Montecito property in Seal Beach. There are cracks in the foundation and plumbing. There are old paint cans thrown around the property seeping into the soil. Any response they post is a legal one to frame and hide their actions. Very poor 1st and 2nd Impressions. Without notice, Board changed Prop Mgt to Bayview. Their 1st contact was to erroneously say I am delinquent. They did not include web address on erroneous delinquent letter. Had to call and stay on hold. Was told they would email me instructions on how to pay my bill. Instructions did not come, so I Googled it. Their web-site sends you in a continuous loop when you try to pay. I'm busy and already spent 45 minutes opening erroneous letter, staying on hold, and waiting for instructions that was not sent after 30 more minutes, so I decided to try again. Spent 15 minutes entering huge number of fields, only to be told after I submitted credit card that I would be charged 3% monthly. Why not state that up front? I then went to enter bank acct. Another 10 minutes, and it sets up a schedule that has me pay on 23rd each month - which would make me late EVERY month - $30 fee plus 10% each month. Almost 2 hours, and I still do not have it set up properly. Total ancient system that is not user-friendly whatsoever. read more

Last year I purchased a condo in a 'distressed' HOA community. I quickly learned from first hand experience that the property management company had been negligent and was not in the business of maintaining their properties but trying to avoid doing any work at all. After months of no action, I learned we were getting a new property management company...what a breath of fresh air Bayview Property Management has been! Before I even had the time to submit new work orders, things around the property were magically repaired and attended to. Plumbing problems that had been plaguing the building for months were immediately addressed (including some after hour calls that were quickly responded to.) This company is professional, knowledgeable, attentive and has the best interest of the community in mind. It has been a pleasure working with them and I highly recommend them to anyone in search of a management company. read more

I have lived at Regents La Jolla for over 7 years. It is a nice complex, located in an excellent neighborhood. We are directly across the street from a park, less than a mile and a half from both the 5 and the 805, and only 3 miles from Torrey Pines. As I mentioned, it is a nice complex, however it has flourished under the direction and care of Bayview Property Management. Thanks to Ninder and her fantastic team, Regents La Jolla is cleaner and looks so much better. Since Bayview Property has taken over, the entire exterior of the complex has been painted, the Clubhouse and the Cabanas have been renovated and updated, and the landscaping has been dramatically improved. In addition, the plumbing for the complex has finally been fixed. In the past, the plumbing for many buildings in the complex were all connected. This meant that every time one unit in the complex needed some sort of plumbing repair or new appliance installed, hundreds of tenants would have their water shut off for many hours. It was aggravating to say the least. However, when Ninder took over, the issues with plumbing were resolved as she had the plumbing restructured, so that each building in the complex was independent. Most importantly, it is necessary to recognize the OUTSTANDING staff that works for Bayview Property Management. Specifically I would like to thank and commend Herina, Kimrag, Michael, Nigel, Chris, and Angel for their calm and respectful professionalism. This staff is top notch! They are so kind, friendly, helpful, hardworking, attentive, and welcoming! Bayview Property Management has elevated Regents La Jolla from a nice complex to a wonderful complex! read more
