    I am posting this to clarify my experience regarding our rental and my interactions with Chris…read moreHelmich after my previous review was removed. Chris stated that he offered us assistance and a resolution to our financial hardship. That is simply not accurate. The only communication we received was a reminder that rent was due, along with notice of a $56 late fee if payment was not made on time, followed by the statement that after six days we would receive an infraction notice. At no point were we offered an extension, a payment arrangement, or any form of accommodation. Additionally, the unit owner never reached out to us directly to discuss any alternatives or support. During our tenancy, there were serious maintenance concerns that were not addressed in a timely or satisfactory manner. When our apartment experienced flooding and the air conditioning unit was deteriorating, Chris was nowhere to be found. The A/C installation was so poor that you could literally see daylight around the casing. The flooring, which is supposed to be white, appeared black due to the condition, and the state of the oven was unacceptable. We documented everything with photos and videos. My mother, who worked in property management for over 10 years, personally inspected the unit and identified multiple issues that should not exist in a properly maintained rental. There should never be mold present in a water filter--period. We were also told there was a separate heating unit, yet we were left without a functioning heat source while the apartment was extremely cold. This is not just an inconvenience--it is a violation of California housing standards. Under California Code of Regulations, Title 25, Section 34, rental units must be provided with heating facilities capable of maintaining a minimum temperature of 70°F in all habitable rooms, and those systems must be permanently installed and maintained in safe working condition. Portable heaters do not satisfy this legal requirement. We were further told that the overall condition of the property was "not their responsibility," yet our lease binds us to their management, and we were refused contact information for the unit owner when we asked to address these concerns directly. At this point, we are requesting that all communication be handled in writing via email so there is clear documentation. Phone calls are not acceptable. This ensures there is an accurate record of what is said and prevents any misrepresentation of conversations. I will be sharing documentation so others can understand what our experience actually was. This is not about "image" or "quality control," but about accountability and ensuring tenants are provided with safe, habitable living conditions as required by law.

    The worst property management experience I've ever had. I live in a gated townhouse community, and…read morerecently I needed an updated insurance certificate from the HOA to provide to my mortgage company before the deadline. I reached out to Angela early in the month, explained the urgency, and followed up multiple times. For weeks, the only responses I received were either no reply at all or a brief "Not yet." Because of this unnecessary delay, I eventually had to contact the insurance company myself and obtain the document directly. Only after I informed Angela that I had already secured it on my own is when she decided to send it to me. When I told her that any penalties caused by the delay would be her responsibility, she suddenly responded immediately claiming she had no control once the board signs the document. That was simply untrue, because the version I received from the insurance company already had the HOA board's signature on it. At that point, to me it sounded like she either had the document all along or simply chose not to do her job. Who knows. Angela used to be responsive and reliable, but that is no longer the case. This level of negligence, lack of communication, and dishonesty is unacceptable for any property management company.

    I cannot say enough on how great Right Choice Management assisted us with the rental of our lease…read more We had a lease in place due to the purchasing of our home we needed an early termination. To honor our lease agreement we hired Right Choice to assist with finding a qualified tenant/ owner approval. Within our 30 day escrow Laurie and George assisted with listing the property and processing application. They successfully found a qualified tenant that was accepted by the owners which allowed us to legally terminate our lease. Laurie is outstanding with communicating all correspondence, application, credit and back ground check. Our process was effortless she took control of everything!!     In my experience as a landlord with them they are the 'Right Choice' for the tenant and not the…read morelandlord. They only did one inspection of the premises in about 10 years. For most repairs they have their own people and get them pre-approved in the lease so they don't have to bother getting any quotes to compare for any repairs. When the tenants moved out they left a mountain of trash behind. Right Choice paid their own handy man handsomely from the security deposit for hauling out the trash but didn't withhold any money for general cleaning. The owner of this business is called the 'King of Brea' by some people because he is very successful in the real estate business and owns a number of businesses in Brea. When you are that successful you have leverage and he doesn't mind using that leverage.
