In all honesty the problems we've had with CA Income Property far outweigh the positives of…read moreanything I could write here. Firstly, the apartment we rented when we first moved in was incredibly infested in roaches, fleas, and mice. Fleas were on our clothes, roaches were everywhere in sight in the kitchen and bathroom, and mice droppings could be found under our beds and in the closets. It took over a month of pest control appointments to get the problem in order. Secondly, the move-out charges taken from our deposit were incredibly high for no justifiable reason. A little under 1000 dollars was taken from our deposit for painting, cleaning, and "dry wall repairs". One of the charges was for blinds repair, which is understandable. But otherwise, we thoroughly cleaned the apartment before leaving, we spackled any parts of the wall that might've been damaged, and we even used the paint that was left in the apartment by the property managers to go over any parts of the wall where the paint had chipped. During our move out inspection they told us everything was fine and offered no further suggestions on what else we could fix so in order not to be charged. I asked for further clarification and specifics after we got sent the receipts for the repairs, and they showed us that the total of what CA Income property paid for in repairs was over 3000 dollars. The walls, the paint, everything was fine when we left but they acted like we trashed the place and damaged their walls. 3000 in repairs is outrageous for a place in good condition, and charging us a third of that is ridiculous. Make sure you sign up for a pre-move out inspection as well as the move-out day inspection. Ours was offered to us in the form of an email attachment file with no mention of it in the actual body of the email, which seems purposeful, so that we would overlook it. I don't typically make reviews but I felt the need to write this for any future tenants looking to rent with them, and this seems to be a common experience as another reviewer had a similar story. Please be wary!

We were told by their agent, Oscar, that the unit was available on a "first come, first serve" basis. We rushed to apply, easily meeting the income requirements. After completing the application, we received zero follow ups, after follow up attempts made on our end we were informed that our fees would be refunded because the owner already had someone in mind for the property. If the intent was to rent to someone else, we should have never been told to apply in the first place. This is not only disingenuous. The fact that the unit was still actively listed on multiple websites while they continued to take appointments and applications is completely unacceptable and a waste of our time and money, our credit report and backgrounds were never ran and were still waiting to hear back about being refunded our application fees.

I was looking for a new company to manage a couple of my rentals since the previous one I used had many complaints from my renters about lackluster service and communication. It's now been 4 months and so far, I haven't had any issues with this company. Customer service has been excellent. I normally speak to Kerry- I believe she's their office manager- and she's been really communicative and courteous. She's also very nice and expedites the issues my renters have very quickly. I had a leak in one of my rentals recently, and she was able to get service out the next day, which is quite rare based on my experience. As for cost, the price they charge for managing single family homes is very fair, cheaper than the previous property management companies I've used. At first, I was hesitant to use them since they are a small company, and I wasn't sure how that would go. But, I also love to support small businesses whenever I can. And so far, it seems like their quality of service is better than bigger companies because they are more focused and attentive to their clients. I will update if there are any issues, but as of right now, it's been great.

They almost never respond to any texts, emails or tickets in their web platform, and need to be called multiple times to get issues addressed. They repeatedly lie and are slow to get anything done, if at all. Over 80% of the original tenants that moved into our brand new building MOVED OUT after the first year specifically because of how badly this management company operates. If you are a building owner considering hiring this management company, I strongly recommend AGAINST it. You risk losing tenants by hiring them.

Unfortunately, the level of service they offer is not great. If all you want is someone to collect rent and interface with your tenants on your behalf, then perhaps they might work for you. But expect to do a lot of your own record keeping and follow up to make sure your property is actually being maintained. They don't respond quickly, which we found is also the case for the tenants as well and they would seek their own repairs (or not address all) out of frustration. We would send requests for information and needed to follow up many times before getting a response, which would usually be brief and sometimes not even answering all of the questions asked. They're disorganized. They didn't have move in checklists or records of how the units were so we couldn't hold tenants accountable for damage. They didn't even realize one tenant was overpaying their rent until I requested (barely intelligible) ledgers and tried to make sense of why our 1099 didn't match the totals from our monthly statements. We don't live near our property and never actually see it in person so we rely on the management company to periodically visit and inspect and let us know if repairs or maintenance is required, etc. They said they visited monthly but when we switched to a new management company we found that there was thousands of dollars in electric and plumbing repairs necessary that had been ignored for years. There was trash and debris on the property and one unit was an unsafe filthy mess. If they were truly visiting regularly, these things should have been identified and rectified promptly. Switching to another management company was like night and day. We saw how little this company actually did, and how much of a mess they really were. We found that the little bit of savings in the fee was not worth how much they lack in service.

I only received their automated email to complete an application or view the virtual tour for a property. IPM manages a rental home in my neighborhood that I recently went to view. This home is located in an area where homes are valued well into the millions. The property is in absolutely horrendous shape -- inside and out. The entire time the previous tenants lived in the home, the landscape was never maintained. There is no longer beautiful, lush grass, but rather very tall weeds. The trees are overgrown and shrubs infected with white fly. The inside of the property is in disrepair. There are rat traps, the house is filthy dirty because the management didn't (or won't) clean the house after the tenants moved out. There is, what appears to be, urine and feces on the floor. There are several broken items in the home that will likely not get fixed (kitchen island butcher block counter), wood floors are missing threshold and planks. I viewed this home before it was rented to the previous tenants and it was in great shape with a beautiful green lawn. I understand that this home is being leased "as is", but I see many health and safety concerns, as well as major fire hazards on the exterior. I'd be livid if this company were managing my investment property. I guess the homeowners are out of country owners, so they probably have no idea what their property or yard looks like now. In addition, I was told by a prospective tenant, that the future tenant will have to clean the property, make any repairs, rid the house of rats, and clean up the landscape...on their own dime! What happened to the security deposit from previous tenants that could have been used to clean the home, repair items, and tidy up the weeds, as well as trim the trees. IPM should be held accountable for their lack of property management. Many neighbors have tried to lodge complaints about the previous tenants and the tall weeds in the yard, but we never got a response from IPM. How unfortunate for the neighborhood that this house looks the way it does now. I sympathize with the neighboring homes.
