Highly recommend Bayer Builders! They completely rebuilt my front porch and exceeded my expectation. They removed all the crumbling concrete steps, porch pad, rotted wood supports and frail metal railings. They were able to reenforced the existing brick base and ceiling supports, reducing my costs. They framed, and rebuilt with cedar beams/ railings and finished with a beautiful, durable composite wood flooring. The detail of the craftsmanship on the custom cedar railings and posts are amazing. Demo and rebuild were completed in the estimate that was given of 3 weeks. I showed John a picture of how I wanted it, and he and his team did the rest! Seamless from beginning to end. Bayer Builders dealt with all the permitting and inspections and helped me pick out materials (offering low- and high-end pricing). They consulted with me throughout the project, with very little effort on my part to get this massive project completed. I have to say that I am highly impressed with the skill, attention to detail, and excellent work ethics that the crew demonstrated. We had Bayer Builders manage a complex project for us and we couldn't be happier with the process and the results. They rebuilt a section of our garage along with the roof (subcontractor) and deck. John managed the whole process and solicited several bids from roofers (who many times didn't show) to make sure we got the best price and quality. He managed to do this in a tight timeline as the weather was getting cold and he carefully explained our options and pricing along the way. He went out of his way to save us money when possible and pushed for quality when it was the right thing to do. He was fair and knowledgeable, and saved us a lot of headache! Some of the other builders out there really didn't know what they were doing and accidentally caused damage just taking a look at our problem. We hired John's company for a gut renovation home in Brookfield. While the project started off ok, it quickly went downhill due to lack of communication and change orders that were initially included in the original scope of work. Having worked with several contractors on various renovations, I'd rank John, and Bayer Builders, in last place due to poor customer service, bad attitudes, & lack of time management. Email, several phone calls and messages all went unanswered. I would have loved to use them as many of these reviews were so good, however, imagine had they started my project and were never heard from again..........There were other reviews on Angie's list with this same 'never heard from again' so I would beware. My wife and I purchased a home last year that needs a lot of work. While I am trying to do a lot of it myself it is quite overwhelming at times. So far I have had John over to my house three times, twice for different quotes and the third time to pick up debris and inspect the work. He arrived on time which is greatly appreciated. His estimates were spot on and he had great solutions to my problems. So far I only used his team, led by Seth who is a great carpenter, to fix some subfloor and framing issues. I was very impressed with the quality of their work. When it comes to the next stages in remodeling my house I am absolutely going with John. He can get just about anything done and it is worth your time and money to hire him. The two bad reviews on here alleging he did not respond are ridiculous. He responded to me timely and had been extremely patient with me. Before I went with John, I had a different contractor break one of my windows and cut holes in my subfloor while removing hardwood flooring. Don't risk hiring someone horrible and don't waste your time with other contractors. Trust me on this- just hire John he is the best. read more

After my basement flooded I found that behind some of my walls were long rotted wood and a support post which needed replacement immediately. John was quick to respond and come by for a quote. Aaron, John, and their crew are a dedicated bunch. Not only that, they're people you want to invite to your next BBQ. The paint in all over our (newly purchased) house was peeling, flaking, tested, and deemed a hazard, which led us to contact Bayer Builders, since they are lead-certified. They took care of the kitchen renovation, which required careful removal of lead-painted cabinets, and they also performed a VERY detailed paint job throughout our house on the trim and original built ins. They also laid a new subfloor and eco-friendly linoleum in the kitchen. *PROS* - They took care of the permit process in a timely manner - They understood our concerns as new parents with a baby in the home and were very thoughtful and meticulous when taking care to clean up and cover up the old paint. - When issues came up (and trust me, if you do a kitchen reno, they will come up!) Aaron personally explained our options. For example, called the flooring vendor when they were delayed on the flooring shipment and ensured that we get a discount on the materials since it delayed the rest of the project. - Aaron took care of other small projects around the home, such as installing a safety railing on our basement stairs. - Aaron was loyal and honest throughout the process. This was hands down the best thing about the project with Bayer Builders. We didn't have to check up on him or question his motives....he has a GREAT attitude and was very respectful of our home. - The project was totally on budget according to their estimate! Not only do we have a safe kitchen we have a BEAUTIFUL kitchen. Everyone who comes to our home "wows" when they see it. *CONS* - Because of several issues with the reno that were beyond control of Bayer, it took longer than expected. But what renovation doesn't? These guys are awesome! They got me out of a rut, my old contractor ran away with my deposit. John made time for me when he found out about the last contractor screwing me out of a deposit. John even gave me all his insurance info and such up front hearing this which made things much easier. They did an awesome job, even city inspector was pleasantly surprised. I recently had Bayer remove a load bearing wall between the kitchen and living room. Their attention to detail was amazing. From the second they started working you could tell they really cared about the work. They put up plastic and put down boards to keep my house as clean as possible. When any issue came up, as they certainly do in projects like this, everything was carefully explained and their solution was beyond what I would have instructed them to do, which kept me knowing that they cared. His estimate was lower than the other companies we contacted and he was willing to work with the material we wanted. I recently had a large chunk of tree come down on my exterior fence. I got several quotes for repair work and I thought John had a fair price, a prompt work timeline (that he made good on!) and I really appreciated his demeanor. He's just a nice, honest guy and doesn't talk to you like you're stupid or try to squeeze you on price. He took the time to thoroughly explain his quote to me and entertain all of my questions. John was available by phone and text throughout the 2 day job and stopped by to check on his crew often. John's crew, Seth and Daniel ( I think?) were VERY hardworking. This was an exterior repair job on 2 hot summer days and they were busting to complete it- I never once saw them standing around. I very highly recommend John Bayer for any home renovations. Winter 2018, every pipe in our Chicago condo froze and burst, and unfortunately, the condo had to be completely gutted and renovated. I live out-of-state, and John coordinated every step of the process, from the demolition to the finishing and preparing it for sale (and even working with our realtor). We recently used Bayer Builders to tear down our existing deck, repair and re­pitch the roof that it was built over and then rebuild a brand new deck. I hired Bayer Builders to repair water damage in my bathroom ceiling. The team did an excellent job, finishing on time and under estimate. Our floors and moulding were well protected, you couldn't even tell they had been there. The ceiling looks better than new, and quality parts were used to replace the damaged lights/vent. Art has come to our house twice now. The first time was for an emergency leak of unknown origin and the second was to install ceiling fans, including wiring, and fix the ceiling from the leak. The best part is you can't even tell our ceiling had a hole in it! Art and John were always professional and did a great job. They also cleaned up very well after themselves when the work was done. During the visit, he just kept saying how "expensive" it will be. It actually was annoying to hear. Of course I don't expect a job like that to be cheap! Little did John know, my wife and I had the money ready to go to get the job done as we do very well for ourselves. This was in mid January. I reached out to John again early in early March in regards to the status of the estimate and did not hear back from him. I even supplied John with a design layout with dimensions to help make his job easier. Very unprofessional!! I expected more from him and the company. If you're looking for a "contractor" to show up to your house to see what your project might be and NEVER hear back from, then John is your guy. Phenomenal job overhauling my home done by Bayer Builders! The entire team has been a pleasure to work with from tile to demo/reconstruct, plumbing, and painting. All the guys are very detailed in their work and take their time to do the job right. With so many construction companies out there, it was important to me to get guys that I felt I could trust alone in my home. I have to say, these guys proved to be extremely professional & trustworthy. I am so glad I didn't have to worry about any of my valuables or safety, these guys went above and beyond to secure my house even while I was out of town on vacation. John even came by at 7:30 at night to check my house because my Adt gave me a false sensor from my phone app while I was on vacation. I purchased a 20 year old home and John helped me from start to finish gutting & remodeling the bathrooms and almost all the flooring from basement up. Chris did a wonderful job installing the slate on the first level, he took his time and was thoughtful in placing the pattern. He also did a beautiful job on the ceramic in the basement and the master bath is a spa dream come true now! Henry is an excellent painter and did a fantastic job doing multiple rooms in my home including a stripe patten on my bathroom walls. Aaron was excellent fixing my toilets that 3 other plumbers couldn't figure out how to fix, and he would come by on the drop of a dime to fix any issues caused by the previous home owner. Bayer Builders were the only Schluter Certified contractors I was able to find in Chicago let alone IL. I am very busy and John was not only able to meet me at the job site the same day he even got the job done in a few days as promised. I waterproofed 3 full bathrooms and had a heated floor installed. We had a curbless shower, custom shower niches and few other very custom design elements. We had several other quotes and they were not Certified or could not effectively answer some of the questions and concerns we had with the custom work involved. He and his staff were extremely knowledgeable and patient in going over every aspect and phase as the project developed until completion. John is obviously a experienced General Contractor because he was able to identify and resolve several issues I wasn't aware of that could have been major problems and cost for us down the road during his initial assessment and inspection. I was provided with detailed paperwork and photos to satisfy the warranty requirements with Schluter. I have had enough bad contractor experiences that I would prefer to forget so dealing with a professional and getting exactly what you want is priceless. read more
