Brandon failed to verify permit requirements with the City of Lakeway for the buildback portion of the job, which caused additional delays. I was then told the delays were because I would not hand over the full insurance payment before the rebuild even began, which I had been advised not to do. I also did not feel the company was transparent about the subcontractors working on my home. After the mitigation work was finished, I chose not to continue with them for the rebuild. Windows and doors were left unlocked, wood from under the dumpster was left on site, and trash from subcontractors was left in my garage. Overall, I would not recommend this company. Your response to my first review leaves out important facts. I was asked on 12/10 to turn over the full insurance amount for the buildback before I had even received a scope of work, which was not provided until 12/12 after multiple requests. On 12/16, I reported the dented microwave, asked to review subcontractor estimates before any work was scheduled, and specifically raised the issue of permits. At that time, I was told permits would be properly obtained and estimates and scopes would be shared in advance for review. If your actual position was that no permit inquiries or other buildback steps would happen unless I first handed over the full insurance amount, that was not clearly communicated. I paid what was owed for the completed mitigation and remediation work, which took more than three months to finish. My decision not to move forward with the rebuild was based on the lack of transparency, the delays, the conflicting communication, and the condition in which my home was left, including unlocked doors and windows, debris left behind, and damage I reported during the process. At no point was my concern a refusal to pay for completed work. My concern was being asked to release roughly $78,000 before I had any real transparency into pricing, estimates, or the full scope of the rebuild. Combined with the delays, the communication issues, and the condition of my home, I did not feel comfortable trusting them to handle the rebuild.

We had an experience with a roofing crew before Edge, who left a lot of debris around following their work. I particularly appreciate how Ken of Edge Roofing has handled any concerns we have had after the roof job was done about possible leaks from smaller storm damage or tree limbs hitting the roof. We have a lot of trees near our house. Edge out on a new roof for us last year and we have had no problems until recently. After a heavy storm, I noticed a small leak in one bathroom and called Ken. He came out to inspect and found the flashing around the bathroom vent had been disturbed and he resealed it. While up on the roof, he noticed another seal around our kitchen stove vent (where no leak had occurred) had gotten dislodged a bit and he resealed that too. He did not charge us for this work! He also advised us to get leaves regularly cleared out of the roof gullies as those can also lead to damage. So all in all, I recommend Edge Roofing for roofing!

We purchased an entire new metal roof system from them approximately 7 years ago in 2018 and also a…read morematching new metal roof in 2024 for our garage building. At the time of installation in 2018, they did not replace the existing flashing from the original 18 yr old asphalt roof around our chimney. They did not consult us about this decision nor give us an option as to their recommendations on leaving the previous flashing intact or what the additional cost would be to replace (and match) the flashing to the new metal roof (which didn't even match!). We only noticed after the fact that they did not replace it and when we inquired about why it wasn't replaced, they told us they didn't bother replacing it b/c it looked like it was in good shape so they left it....Turns out it wasn't! Fast forward to only 7 years after the brand new metal roof was installed to the summer of 2025 when we had a lot of rain. Water came in our living room ceiling, dripped down the walls and windows, and pooled on the floor. A crack had developed in the solder joint around the chimney flashing (which we were told was in good shape!) which resulted in causing water damage inside our home. Now we are looking at a total of about $10,000 worth of damage to pay for water restoration, new sheetrock/insulation/possibly decking/frame, proper roof/flashing repairs around the chimney, and drywall installation/paint/texture/repair. The company took forever to get back with us and are not willing to pay for their error or properly repair their mistake. We could understand if they communicated with us at the time of install about our options (to either replace or just leave the chimney flashing) and they offered to put on new flashing for an additional amount at purchase and we decided against it. We were not given that option. They made an error in judgment and it's cost us time, money, and frustration. We were very patient with them reminding them that we chose to work with them bc of their good reputation, good reviews, and good BBB A+ rating. I hope they learn from this and this doesn't happen to anyone else. They need to communicate more thoroughly with their customers before making such decisions that could prove costly for them down the road especially knowing that they will be on their own to pay for their (1st Capital's) mistakes.
