After eating a nice Vietnamese food lunch in this area, we were in the hunt for desert. Coco Leaf is a solid pick in this area and they also had assortment of pastries. We tried two (as pictured which was banh dua and matcha bun). Both were delicious and not too sweet which is what I look for in Asian deserts. Service was friendly and quick as when we visited it was in the middle of the day so there was no line. Ambiance is clean and has the typical vibe of a boba tea place! Our drinks were as expected -

Having previously worked in a boba shop, I would've personally did in-store orders first

The downsides are the service is long and the drinks are mediocre. Out of our picks today, I would say the Thai Milk Tea was the better of the two but it was because the Strawberry Snow flavoring was way too artificial. They added scoops of strawberry (jam-like) puree that didn't mix well with the rest of the drink at all. Also, all their drinks are way too sweet. The over-sweetness is surprising since we always get 50% sweetness but they still overdo it. You can definitely find better boba elsewhere.

Unfortunately, this experience left a bad impression, and I hope the staff learns to treat customers with more kindness and respect.

My go-to order is banh mi thit heo nuong (grilled barbecue pork) with pate. Everything is homemade and delicious - a crunchy Vietnamese baguette, crisp pickled vegetables, sweet barbecued meats, and a rich pate. Their pre-prepared foods are also excellent, such as their baked goods, banh cuon (rice rolls), goi cuon (spring rolls), cha gio (fried egg rolls), and mi xao (stir-fried noodles). I also love their drinks - my favorite is their nuoc mia (fresh sugarcane juice), and you can't go wrong with a Vietnamese coffee. I think they have a couple of tables, but it's mainly a take out spot.

It took about 10 minutes for them to make the matcha, and five minutes later they informed me that they were out of black tea -- which is surprising since it's the most common tea base at most boba shops. I changed the drink to an Oolong milk tea, and it still took an additional 10 minutes to receive all three drinks. What was even more frustrating is that although I arrived first, customers who came 10 minutes after me received their drinks before I did. I will not be returning.

PLUS, they close later than both. I have this bad habit of going here almost every time I have a meal in the area LOL. The addiction is real! I love that they keep adding new drinks to their menu... keeps it interesting. My favorite is still the Mango Coconut Boom but I'm a fan of most of their new drinks, like the Golden Oolong Yuzu & their King Jasmine Guava! I tried the Pistachio Cloud Jasmine Coconut, as well, and it's super similar to one of my favorites from MollyTea. I prefer the one from MollyTea more w/ champaca tea. Since their opening here, I have tried almost all of the drinks & their mango coconut boom is STILL superior! Highly recommend this to anyone who enjoys mango. It is pretty much their version of mango pomelo sago (they have a version with pomelo but I like it without). Sweet Sip definitely met our expectations that day. I got the dark and stormy milk tea which came with honey boba. It was interesting to see that you could add free toppings to your milk tea which you rarely see elsewhere. I added the passion fruit jelly and pudding. Unfortunately there were no options in the delivery app to adjust for sweetness or ice so we got the drink as is. It was very well made but was sweeter than I'd prefer (my sweetness level is 70%). However because our accompanying dinner was spicier than expected, the sweetness of the drink actually helped us! I also ordered the mochi eggpuff with pandan flavor. I'm not sure if I could taste the pandan but the eggpuff was delicious. Again, sweeter than I'd typically like but the texture was great - crunchy outside with a chewy mochi filling. We had leftovers and it heated up excellently the next day in our simple toaster oven. This was intended to be a fun add-on to our meal and turned out to be quite essential - glad we tried them out!

The lids are the pop-on kind with bigger straw holes for the boba straw. I kind of prefer it to the plastic seals where I inevitably spill some of my drink when I stab my straw into it. My drink is ready so fast, great for when I'm in a hurry. The milk tea is solid and strong, and the boba is soft and chewy. The prices are decent too, good value for your drink!

Our dessert order was packed in a bag too as if expecting us to take it to go. Out of awkwardness, we didn't eat it on the spot. I got the triple layer dessert because I was most interested in the coconut part of their offerings, and this would let me try all of their variations. It's supposed to be coconut water jelly and coconut milk jelly all prepared inside a coconut which also has its own coconut flesh. I can't tell if I can't differentiate the layers or my coconut really didn't have water jelly inside. I could only see/taste the milk jelly parts. The flavor and texture itself is amazing. It's super soft and melts in your mouth texture. Appreciate how they didn't overdo the gelatin (or whatever thickener they use). The coconut flavor is soft and gentle and creamy. They actually add coconut flakes on top. It's nice to have different texture but I can live without it. Or maybe they added it in place of coconut jelly to be another layer?? Having the whole coconut itself makes it feel worth to get the triple layer. However, the coconut meat isn't necessarily the most tender or sweet. They give a plastic spoon and that's barely strong enough to scrape out the flesh. I guess that's why it's better to take it home - to use a metal spoon. My conclusion is that I'd rather get the single or double layer next time. I think I want to try the double layer next so I can explicitly see the coconut water jelly layer to determine if I think it's worth to get or I should just double down on the single layer option of just coconut milk jelly. It also begs the question whether single and double layer is worth it when the triple layer comes with a whole coconut while the former two come in a glass jar. 4.5* but will put 4* until I try more and have a better conclusion.
