The foundation of our home in Oak Hills (North Monterey County) was settling. The repair would be a complex undertaking. My wife and I had two separate contractors come in to evaluate and bid on the foundation repair. Both of them said that the job was beyond their capabilities, despite having repaired numerous other foundations. After a prolonged search, we found two companies that were willing to submit bids for the work. One company was from Livermore and the other was Avalon Structural out of Santa Cruz. The bids were close to each other in cost, but the Avalon bid incorporated a lot more structural reinforcement of the foundation. The foundation repair company from Livermore was going to use a coiled steel support and would not guarantee that they could get the foundation level. Avalon Structural used an inordinate amount of galvanized steel pilings driven deep until they met the required resistance to prevent settling. This is a much stronger type of foundation support. In addition to the steel pilings, Avalon's bid also included a massive steel reinforced concrete support that ran about half the length of the house. Avalon also guaranteed that they could get the foundation level. We decided to go with Avalon and are very happy we did. Roger, the owner of Avalon Structural, met with me personally. We crawled under the house together as he explained in detail the plans for the repair that had been submitted by the structural engineer, his son Dylan. The construction crew was hard working, pleasant and clean. By clean I mean that the construction area was always left clean and organized at the end of the day. The repair took over a month with a daily crew of four to six men. When the work was complete, our floors and foundation were absolutely level. Now, approximately two years after the completion of work, our foundation has not moved at all. As a result of our experience with Avalon Structural, I can and do enthusiastically recommend them to anyone considering a foundation repair in the area. Roger Avalon surpassed our expectations in all facets of price, quality, timeliness and responsiveness. To recap, our foundation had settled do to a small slope from one side of the house to the lower garage. While the settlement was the result of constructions standards in the mid-70's including lack of rebar in our garage slab, which caused uplifting and cracking but no safety concern just a serviceability issue. When we first listed our home for sale buyers were hesitant to buy "as is". Both timeliness of our sale was and a correction with warranty to allay any potential buyers apprehension were important. Regarding price, Avalon was not the lowest nor most expensive. The most expensive was substantially more in price. As important, starting the work was critical and Avalon got to the work ASAP. The period of work was about 3 weeks. The thoroughness in the number and pier placements was explained to us in terms of getting our home relatively "level" again, and supporting any further settlement. The warranty of 25 years materials and 10 years labor is reassuring. It's been simply amazing to witness this engineering feet. The lift resulted in only relatively minor cracks to interior walls and cement porch floor. One important aspect was the assignment of experienced workers especially the on-site lead that had 18 years experience with your firm. Our interactions were highly pleasant and explanations were understandable to us as non-engineers. In the end, we immediately had an offer on our home within 5 days of finishing your work. We had some large cracks in our foundation and felt that the foundation was sagging, (windows and doors would not close). Avalon sent an inspector out to check and as suspected the house on one corner had dropped by about 2 inches. Roger suggested they use a procedure where push piers and brackets are installed under the foundation to raise the house level. The Avalon team took care of the county planning process and co-ordinated with the soil engineers. When they finally got the ok to do the job the crew arrived on time every day, kept a clean work sight and kept me in the loop. I couldn't have been happier with the process. Recently, I commenced in hiring an architect to remodel my older home. The architect wondered why all the floors appeared uneven. Well, it turns out that the foundation was minimal at best. I had to hire a structural engineer for a plan and solicited a bid from 4 contractors. One bid was $130,000 with additional costs associated with removing the deck to gain access. Contractor, Pat Echelbarger and Roger Pace of Avalon Structural arrived on site and formulated a workable plan. The cost was much reduced.
