I found there are three types of companies. The first type will do the minimum to chip out the rusted rebar, throw some fresh rebar in there, patch it up with a "band-aid", and charge you handsomely for a quick in-and-out job. The second will glance at your foundation and immediately tell you it has to be replaced, for an even more handsome price, of course. And then there is Avalon Structural. They will perform a comprehensive and highly structurally sound repair, removing all compromised material, charge a fair price, and stand behind their work with a strong warranty. If you visit their website, read the articles, and watch the videos explaining the right and wrong ways to perform foundation repairs, you will be well-equipped to choose the right company for your foundation job. There was…read morea French Drain behind the cottage that had failed, allowing water to seep into the crawlspace and create some mold issues. Adam came out, assessed the situation and came up with a plan that wouldn't drain our bank account. He and his crew dug a new French Drain, installed a water barrier on the concrete wall, then installed a 'catch basin' outside which captured the water from the French Drain to take it off the property via yet another drainage system. In addition, they installed a sump pump and drain under the cottage so that if any subsurface water rose up, it would be drained off as well. That was seven years ago and everything is still working as anticipated. Adam and his crew are amazing and their work ethic is among the best we've ever encountered. His attention to detail is second to none and we find ourselves recommending him and his crew to others all the time.

Ramon checked in with me at different points in the installation to give me the chance to see the work in progress, point out factors impacting the installation process (e.g., removal of tree roots), and did a thorough walkthrough afterwards and provided me with the post-work elevations for documentation. Wore shoe coverings in the house and laid out work paper to avoid tracking dust/dirt. Ramon also pointed out that they did not end up needing to do some work that was in the original estimate and so put in a change order to reduce my invoice / get a refund. We contracted with Groundworks to accomplish a lift and stabilize our house, which is between 4"…read moreand 51/2 out of level. The job was described in detail. We were told that the downstairs room, with a concrete floor, would have small holes that may need to be puttied. They did not say, at that time, that the inside stairs would need to be pulled out. After the job started, they showed me how there were existing piers that they would need to cut off at the top to accomplish the lift. They said that those original piers would still help with the horizontal integrity and their piers would stabilize the vertical movement. That they would re-attach the original piers after the lift. They took out the concrete exterior steps and estimated $12,000 to rebuild them after the lift, a change order. They asked if it was ok to put the back wall piers inside of the wall, because they were worried about the dirt collapsing in on them. The holes are big, roughly 2' (or more) in diameter. There are at least 5 big holes in the downstairs room, and also some, at least 3, on the downhill outside. They also pulled out some asphalt in the driveway, at our request. Then I got the call that they ran into too much concrete from the original foundation and could not accomplish the job. At our request, they worked one more day. I've asked for a plan going forward. They didn't even try to convince us to be happy with just stabilizing. I then told them that I'd like them to just put it back, as close to how they found it as possible. For 2 weeks, I've been waiting for some kind of proposal of what to do going forward. I do want to accomplish the lift, have waited 30 years to do this. At this point, we just want them to clean up the job side, fill up the holes in the floor and outside, possibly rebuild the back steps. We are extremely disappointed. Every day I cannot rent this space is a loss. At this point, the communication could not be worse. We have called and texted, have gotten almost no response.

Eric was assigned as our project manager for the project, and Jaime was the lead foreman. They were phenomenal as was the entire crew that did the work. They cleaned up at the end of every day, and made sure we had a safe way to enter/exit our home. They were friendly and kept us in the loop the whole time. During their work, we decided that we wanted to replace the front yard fence, and after letting them know, they completely replaced the fence the next day. They did all the work with the city to get the necessary approvals for the curb work, as well as handled all the work with the utility companies to make sure their work didn't damage anything underground. The result is great, and we love how it turned out. It's better than what we wanted, and they managed to do it all within the original quoted time AND at the original quoted price (excluding the change order for the fence replacement).

The CA Contractor State License Board last month awarded me damages for construction defect corrections through the state's arbitration program. Doug Ransone is refusing to pay, so by law both his Contractor licenses are being suspended (General and House-Lifting).
