Avalon apartments in Glendale right on Central Avenue. It's a very nice complex with covered parking and guest parking too! Also, it is very convenient and is in walking distance to Ralph Supermarket, Trader Joes, Starbucks Walgreens! There is a fitness center, pool, jacuzzi, grills, and even a place for your dogs! They have spacious 1, 2 or 3 bedrooms apartments! Single or 2 story townhouses are available too! Even furnished ones are available! Ashlay, the resident manager, is so Awesome and Amazing! She is very efficient, patient and helpful! Also, she is so nice, friendly and personable that she knows all the tenants in the complex by name! Furthermore, she is always smiling and in a goid mood no matter how stressful her job can be with people having so many problems! We have been living in this complex for nearly four years, and it is getting worse and worse. It is completely neglected. The air conditioner in our apartment broke down, and they have been unable to fix it for almost two months now. We are left without air conditioning during the hottest months of summer, and the management simply doesn't care. If the AC isn't fixed this week, we will contact the city authorities. Let them fine the complex and impose special measures. We are deeply disappointed with the Avalon complex and wouldn't recommend it to anyone. read more

Since moving into our complex in July 2023, we have had nothing but problems every two weeks. The roof had a large leak in the main bedroom upstairs, which took almost a month to repair. Only to have it re-leak a month later. It doesn't make you trust the work that's going on And the inconvenience of moving all your furniture and having your furniture wrecked. Even though we could not keep our child in that room, Avalon wrote in an email that the room was still livable therefore wouldn't help us out on decreasing rent. The roof is ripped open, dehumidifiers were going for days making it 30+ degrees in that room according to her baby monitor. It's just irritating that you spend all that time getting it fixed, and to have it re-leaked a month later. Not to mention the worry of black mold now of ongoing leakage. Now we are starting over having the room ripped open again to figure out what the real problem is. We also had another leak over our stairs from a leaking fire sprinkler. It's concerning that this building is not that old and there's already so many problems. When we first moved in we also could not get hot water in two of our bathrooms, ice machine in fridge wasn't working and we didn't have lights in two of the bedrooms. The only saving Grace that Avalon Glendale has is a maintenance guy named Ben who is amazing but this all can't fall on him. The building should not fall apart every two weeks. We are locked into our rent but moving forward, we would not recommend this complex to anyone. Especially our unit which seems to have a crazy amount of water damage and worrisome for our children to be living in. Before moving into any place here I would ask about repairs done to your unit prior to you are aware of what's been happening before you lock into a place that might cause you ongoing trouble. read more

I've been living here almost two years and I am literally counting down the minute my lease is over. This place has become a nightmare to live in, kids screeching everywhere, trash left all over the complex, people staying well past the 10pm curfew at the pool and being obnoxiously loud, others smoking on their patios despite this being a smoke free complex, the list goes on and on. I was very excited initially to live here, but the families that Avalon has allowed to move in have completely ruined it for many of us. So many complaints have been filed but the big bosses do nothing to reinforce rules or fine violations/evict people, because all they care about is getting paid. Ashlay is the only good thing about the management, but her hands are tied. She has tried several times to help out, but the ones who call the shots don't allow her to enforce certain rules to make all our lives better. If you want luxury living in a quiet and clean community, go elsewhere. You're wasting your money here because you're definitely not getting that peace and comfort. I literally can't even open my windows during the day or at night because of how loud it is with all the kids running with their scooters and bikes, screaming at the top of their lungs, with zero parental supervision. Countless times they've come into my patio, to run across and play inside my space. They leave their scooters and bikes in the middle of walkways all the time, which is a safety hazard. This place is a zoo. Save yourself the headache, learn from my experience, and go elsewhere. Trust me. read more

My roommates and I are very disappointed to this community because there are many stolen reports by neighbors & nothing improve at all. One of my roommate's storage box with lock in garage had been cut off the lock and stole most of his expensive tools & car parts. It is not even cool when someone at Avalon community didn't even do anything to improve their security. It is not safe at all period! My roommate and other neighbors did posted on Avalon Community Facebook Page and they took our posts down. How that help the community more safe and security? You guys need find better & stronger security even the cameras are not helpful. And their rent are too expensive and increased so much after COVID. Recommend not to live there if you can't afford or feel not comfortable with weak security. read more

Disappointing end to a nice place to stay. Overall community is great. Staff is friendly. Leaving will cost you. My wife and I lived at a couple other Avalon properties and never had any issues until this time around. My wife and I were excited to move into one of the townhome units at Avalon Glendale. The day we moved in, we discovered that there was a strong smoke odor in the unit. The staff assured us they would take care of it and they attempted by bringing in an ozone device to fix the smell. While it helped, it never was fully resolved. (Note, there is a 1 month move out grace period, which lapsed while they were attempting to fix our issue.) While living in this particular unit, my wife and I experienced regular headaches. We believe this was due to both the smoke and possibly an issue with airflow in the apartment. Due to COVID lock down, we figured we didn't want to press the issue any further, so we kept our windows open most of the time to improve airflow. When the fires began this year we had to start closing our windows again and the headaches got worse. When we brought this up with management, they told us there wasn't really much they could do to help us since we'd stopped complaining about the headaches earlier in the year. We decided to move and after move out were hit surprise bills for apartment cleaning and carpet replacement. I took pictures of the unit before I left showing that it was clean and carpet was in good shape. When we reached out to corporate to resolve this we were told they reviewed our file, but were going to charge us anyways. Never really gave us a reason or produced any evidence showing us that the charges were warranted. Renters beware. read more

We just signed our lease and moved in today. The process from signing application to moving in took less than 48 hours. This is all thanks to their Supergirl Ashlay! She was very easy to work with and managed the process very efficiently and effectively. A+ in my book. I've stayed at various places and this was by far was the easiest transition. Property - very clean and family oriented. Management - Very welcoming and she (Ashlay) not only knows every residences' name but also their pets names. Felt like a scene from The Good Place! Tamela and Ashlay are not management material. They have integrity issues and their supervisor Margarita at corporate also has failed to make a comfortable environment for all the residents. Unallowed dog breeds are allowed. Dogs are allowed to urinate and defecate anywhere within the complex which smells of dog pee because Tamela refuses to address dog owners that fail to follow community guidelines or simply be polite in a closed apartment community. People are allowed to store their stuff in their parking spaces like a storage locker although this is not allowed. Packages go missing despite an Amazon looker because not all delivery people use the lockers. Security gates are left open often by tenants. Tenants smoke on their patios despite it being illegal in Glendale and Tamela doesn't care. Tamela moderates the Avalon Glendale Facebook page for content that doesn't fit the image they are attempting to portray. Comments that paint a different image are not allowed although they don't violate FB rules or Avalon Community FB rules. Check it out and ask yourself why so few are members with over 400 units. Ask yourself why Avalon Glendale has so few reviews on this site. They moderate and fight all bad reviews because of the false image they want to portray as a public traded company. It took me a month to find out who the property manager's supervisor is, and why because they are good at hiding this information. It wasn't until threats of lawyers via the Avalon Communities question section did Tamela's supervisor reach out to me. Shameful. Once you are identified as a complainer, Tamela and Ashlay simply start ignoring your calls with their caller ID. They provide you a 35-page book of rules of which they ignore 34 pages of it except for paying the rent on time. Living in a lower unit is the worse because of rude noisy neighbors. There are also a huge amount of tenants not paying rent or paying a greatly reduced rent as this location also takes low-income residents that were also affected by the COVID pandemic. High rents don't equal people with class. Tamela and Ashlay are shameful in their mean girl attitudes. This company and Tamela make it almost impossible to contact her supervisor. This is how one reaches their supervisor although it may do nothing: The parent company is Avalon Bay Communities. Look for their FB page and send a private message via Messenger of your complaint if you have one. Look online for Avalon Bay Communities and navigate to their contact or question page. Leave a complaint on that page as well. Ask for the Portfolio Operations Director for Avalon Glendale stating you have a complaint against the onsight manager. Every time I've posted their supervisor's name and contact information on YELP, a Yelp moderator has removed my review claiming I am posting personal non-public information. Yelp is obviously catering to paying customers. Since when can a business state that business contact information for their employees is personal and Yelp agree stating posting the information is a violation of their guidelines? read more

I have been living at Avalon Glendale since August 2019, Ashlay Eugenio (who works at the leasing office) helped me and my family find our new home, she was absolutely great, very dedicated and helpful. We have loved every second of living at our townhouse, love the energy of the community, how incredibly clean it is, all the amenities are fantastic, this is the favorite home we have lived! (We have lived in over 15 different places over the years.) I highly recommend Avalon Glendale and Ashlay to anyone looking for a serene beautiful home in a community like no other. Thank you Ashlay for always being kinda responsive and helpful. This is the first place I lived that I don't hear noise constantly, it's so peaceful and I love that is surrounded by mountains. The team at Avalon Glendale is one of the number one reasons I decided to make this complex my home 3 years ago. The office staff are so amazing and shout out to Tamela and Ashlay who go above and beyond for the residents. When ever I have any maintenance issues they are fixed right away. I would like to highlight one maintenance man in particular Clearance. I was taking a patio set home with me one weekend and I had gone into the office to ask them if anyone would be able to check how I tied down my roof to ensure I would get to my destination safely. Clearance automatically volunteered and made sure my ties were secured and even tighten a few himself. This is just one example of how the individuals who make up the staff at Avalon Glendale really are unique and take care of the residents. read more

I enjoyed living at Avalon Glendale, but unfortunately, I had to move due to high rent. The complex was really nice. I always felt safe inside the community and exploring outside of it. The neighborhood always felt safe enough to walk around at most times of the day (or night). I use to live near the dog park, which had it's pros and cons. The cons were that there were a lot of rude tenants that refused to pick up their dog poo. This would cause a horrendous odor to build up that you could smell when entering the complex. I had a one bedroom one bath and was paying $2100 which I realized I could not afford for very long. I didn't want to leave, but with my paycheck, I could not afford to live there. Yes, it could be noisy at times but compared to my past complex Avalon Studio City, this complex was much quieter and had a different set of people. At Avalon Glendale, you'll find middle-class families, at Avalon Studio City, you'd find starving artists (Musicians, actors, writers, directors, etc) Most of which, would be VERY NOISY and RUDE! If I could have stayed longer, I would but this place was way too expensive. read more

My husband and I lived in Atwater Village when we first moved to LA which was a great neighborhood but we travel a lot for business. We needed the protection and support of a condo complex to get packages held for us, have a clean safe place for our car while away and to not worry about our place and possessions while on the road. We looked at tons of complexes and finally settled on either Avalon Burbank or Avalon Glendale. The solid design and construction standards of all the Avalon properties put them at the top of our list! But we especially liked these two locations. We chose Avalon Glendale and could not be happier! We love our place because it is well planned, roomy with great storage and closet space, super light and air circulation and terrific plumbing and appliances. We feel safe when we are here and secure to leave town to travel for work or pleasure. All the staff are uber friendly and efficient. The neighbors are quiet and respectful. And grounds, garage, pool and gym are spotless and well maintained! And they allow dogs which means we could keep Mr. Higgins, our Yorkie. What's not to love? Seriously, I highly recommend this complex. It's simply a great place to live! read more

Like living in a fish bowl. -Units lack enough storage - no extra storage cage at the parking . - the common areas are well appointed -gym is large n ample equipment - units, as I said, I found odd. most are looking at a court yard and directly across from your neighbour. To live there you need to keep drapes down at all time. No privacy - unit rent cost higher than similar buildings in Glendale . read more

My daughter finally had her disgusting window removed and they put in a brand new one two months ago! I am still waiting for the dining room window! No one has updated my family on the status. My friend and I just moved in here last week and are loving it so far! Ashlay has been unbelievably warm, helpful, welcoming, and informative over the last two weeks while we prepped and moved into the complex. Everyone we've interacted with has been great. I can tell the office is working hard to make sure their residents feel comfortable here. They even dropped off a birthday card for me! It's very quiet around my apartment which was one of my top priorities when searching for a place. Maintenance was quick to follow up with us on our one request so far. Just an observation - I noticed for the past 3 years at staying in Avalon communities that they rotate their staff to different communities, especially management, every year... I think this is so that in case anyone is unhappy, Avalon has the excuse that they have new management. Sounds pretty shady to me. Also, they just raised my rent another $100 and are completely unwilling to negotiate. I wouldnt recommend Avalon to save my life. Its a shame because its a nice place. NOT SAFE NEVER MOVE HERE!!!! For a few years now my family and I have been residing in Avalon Glendale with no issues. In early December of 2019 two of our vehicles upstairs were vandalized. This has been a common and frequent occurrence at Avalon Glendale. We have received countless emails over the years reminding us not to leave anything inside our vehicles as many have been broken into. In 2018 around the holidays many vehicles we somehow unlocked in the trunk and several items in the trunk of many residents were stolen. A motorcycle has been stolen. At one point there were two vehicles with all 4 tires stolen on each vehicle and both cars were left on bricks. Ridiculous. I have myself watched the "security guard" drive around the lot twice. Not looking around, not driving slow enough to look thoroughly. So as to my personal case, one of the vehicles had a convertible top which was sliced by a knife and the drivers window had been bashed in. Another vehicles emblem was attempted to be removed breaking the emblem cover and a mechanism inside the car. While my family tried to go down to the parking garage to see this they realized they were locked in their home. The front door knob had been jammed up like someone had played with it causing them to be stuck indoors. They called the maintenance department to screw open the knob and remove it so that they were able to leave the home. They went down to the parking garage where I met them and saw the damage. The police were called as well as Tamela. The woman at the front desk in charge of our community. It is now January 27 and Tamela has refused to cooperate with police officers. There is footage as well as pictures she refuses to release for the case. The case is ongoing. Unless you dont mind risking running into a person with a knife in the parking lot cutting convertible tops and stealing tires. PLEASE COME SIGN A LEASE AGREEMENT!!! read more

I do not live here; only visited for a viewing. Ended up living in a different location. The property is beautiful and just across from a Ralphs. There is a small yet beautiful patch of grass for your dogs to relieve themselves. The pool is very nice, a good size and there are toilets nearby as well. The apartments are good quality. The whole property is gated. The gym is small but very new and smells nice. We wish we could've lived here but we ended up living in a different area. read more

If you love bugs , this is the place for you. Plenty inside the apartment. I never had issues with being Bitten. Ever since we moved here, almost every other day there are bites on my feet. The staff is very friendly, two ladies that work in the front office are super sweat. Until you want to move out. Than they show their true colors. I had already paid rent until the end of the month (23 days). I was on month to month paying way more that what was offered, I told them I finally found a place I liked. So they told me I had to give a written 30 day notice, and pay extra for the remaining days. I lost out on the other apartment. Thank you very much. You guys are greedy people with no understanding. Paid over 2 years , on time every time and you guys do me like this. Other complaints: Walls are very thin,.Too many animals and smell of animal waste. If there are any neighbors above you , good luck sleeping with the noise. Pool area is usually full of kids and noises. Look elsewhere.. I am staying here now for a few months and if you have to live in Glendale, this is really not a bad spot. I am giving it five stars mainly for the excellent service I have had from maintenance people, particularly Mr Socorro. I do think the dog owners should pick up their poop more in the dog run, it sometimes has a bit of a bad smell. The gym is small but all brand new equipment and super clean. My husband and I were looking for the perfect place within a 3 day window period of searching. We were directed to the Avalon in Studio City, then checked out the Burbank Avalon, and then set up an appointment with Dave Mendez. What a relief! We found the PERFECT new home with the Avalon Glendale. I would recommend anyone to live here. Dave was very transparent and clear with our questions, an excellent listener, and gave us the best information to make our choice. When we moved here, we were late in getting into town, so Emma stayed overtime to give us our keys and welcome us to our new home. A few other details we love about the Avalon Glendale: Clean! Clean! Clean! I feel secure and safe. Perfect underground secured parking. Friendly staff and caring neighbors. New carpet, new paint, perfect! No SMOKING on the premises. Emma was kind enough to send a "Get Well" card to our kitty, Chloe. Dave always has a smiling face and quick response. DO NOT LIVE HERE. I have always been a model resident, never missed any rent payment, and have never had any issue with any place I have lived for the past 10 years. Avalon is one of the worst places I have lived. ROBBERIES in the garage were happening regularly and even a home break-in which a resident told us about is before we left. They actively tried to shove it under the rug and even got their lawyer to contact the residents when they tried to inform others on their online forum. Sprinklers are broken around the property for the entire year and a half we were there, resulting in muddy gross grass on a 24/7 basis. The door on Melrose was broken off and on the entire time as well. The trash rooms were unmanaged and DISGUSTING, filled to the brim with nasty smelling trash and nowhere to dispose of. The entire place smells like dog pee and is repulsive during the summer heat. ON top of that, I witnessed that they treated the resident poorly during COVID, jumping at the opportunity to not renew leases to charge more and not respecting their current tenants. Their corporate office is rude and condescending and will take advantage of you as soon as they have an opportunity to. When we moved into our apartment, the carpet was dusty/dirty and had stains (carpet was not even cleaned) and the sinks were full of nasty ROTTING food from the previous residents. Surprising, yet perhaps not unexpected was the fact that we received a huge bill when we moved out because (carpet was nasty at move-in) they decided it was a good time to replace the entire carpet and charge us almost a ridiculous bill. We tried to contact them and got a call back from a rude and condescending (surprise) person who thought he could talk down to us and be short. A typical corporate attitude. Then we received the email from their 'customer care' threatening to send us to a collection agency. Let's be clear; WE NEVER SAID WE WOULD NOT PAY BUT WANTED A JUSTIFICATION FOR THE CHARGES. The person's email was threatening and dismissive of our questions. There is a lot of turnover here and the reason is obvious. People in and out all the time. Read some of the YELP reviews and you will notice a trend. The issues of safety and maintenance (which will take days to respond to minor claims) combined with their attempt to take advantage of residents and terrible attitude are why I don't recommend paying a premium price for these apartments. read more

The community seemed very inviting, but their application criteria is dehumanizing and heartless. I make over $150,000/yr, have over $400K in 401K, selling house w/ $1 Mil equity. I made one bad investment 10 years ago, tried to salvage, couldn't, so stopped paying a $70K mortgage. Otherwise my credit had been in the high 800's for decades, still over 700. This one credit fault was an automatic disqualifier b/c they use some computer program by a third party. Worse, they say they can't (won't) overrule the almighty computer. I toured over 10 communities to include privately owned homes and I must say, by far I received the best service at Avalon Glendale. From my first interaction with Emma on the phone she is the friendliest and most attentive. She greeted me by name, offered me a bottle of water, and had a list of apartments to show me based on all the things my wife and I were looking for. She even asked for our cats names. This place is really nice, clean, and very quiet. The inside of their apartments look just like the pictures on their website and although the prices were much higher than our mortgage in Kansas, they were still comparable to the rentals surrounding them. At the end my wife and I decided to hold off on moving until summer and when we do we will be asking for Emma. I would definitely recommend seeing this place as the service is the best and you actually get what you pay for, washer and dryer and close to the market. read more

This is my second time living at this Avalon community and have lived here for a combined total of almost nine years. The community is well maintained and is a quiet oasis away from the grind of the city. Mollee, the community manager is great and Dave and the team in the office are so helpful and lovely. The units are all fairly modern and are being updated as residents move on, I believe. There are plenty of choices in Glendale, that's for sure, but none of the other buildings offer such a great sense of home, connection to nature and excellent walkability.
