I was never looking for free repairs. I knew the warranty would expire after four years. I was only asking why you couldn't locate the problem when you came for a visit a few weeks ago, yet all of the other businesses could figure out how the rat got inside. Your answer was a guestimate, whereas other companies were able to provide documentation of where the rat came from. Your solution was to repair a bogus problem, so we could buy your warranty. Then, you would "eventually" find problems. This made me rethink your first judgment and repair job in 2020. I was only describing my interactions with you and your rudeness. Attic Kings are the best!! I heard lots of LOUD noises in the attic above our room after it snowed in Snellville, GA. I had seen a mother raccoon with her family on the porch previously. However, I did not know they would get inside our roof and hang out when it got cold. Attic Kings guys came out and assessed the situation and set traps. They got the first two raccoons in three days and the last one a couple of days later so fast, and they were great about checking the traps and then coming right back out when I called them saying there was one in the trap. They did not make me or the raccoons wait. No noise since they trapped them and then sealed the holes so they could not get back inside. Very nice people and helpful. If you have a raccoon or other animal trying to make their home in yours, do not hesitate to pick up the phone and call Attic Kings. I contacted Attic Kings on March 29th, 2020 because I could hear animals in my attic. I went up there with a flashlight and looked around and spotted two little squirrels in the corner. I spoke with the owner of Attic Kings on the phone and told him I have a rodent issue in my attic. I told him the previous owners of the house had done a full rodent exclusion several years ago, but I was not a current customer of that company. He told me they could be out first thing in the morning. He said it would be a $65 charge for the visit and the $65 would be deducted from charge if I decided to move forward with them. I agreed and set the appointment for March 30th. On March 30th, a team of two showed up in an Attic Kings van. They both introduced themselves and I told them about the issue. The team lead popped is his head in the attic, but did not inspect further. The next step was the outdoor inspection. They got their ladders off the van and started inspecting the roof line to find any points of entry. After inspecting the outside, they found a hole on the front side of the house. The team lead told me the rest of the house was adequately sealed and that sealing this point of entry will get rid of the squirrels from the attic. The section of the roof line that needed to be sealed was about 15 linear feet. The lead wrote me the quote for the work. (Picture of the quote included). It would be $695 to remove the squirrels and seal the 15 feet. I was hesitant, but he said they guaranteed their work and that he's been doing this for 30 years and knows this will solve the problem. I agreed to the $695. About an hour later, they were finished sealing the 15 feet and installing a one way door so the squirrels can get out, but not back in the house. Picture of the work included. After completing the work, the team lead collected payment. I handed them the check and then the lead told me it would be another $165 charge to have them come back out and remove the one way door in 2 weeks. I was shocked and declined so he gave me a piece of the metal mesh so I could do it myself. For the next several days, I continued to hear the squirrels in the attic. They were scurrying around and making tons of noise. The team lead told me it could take up to two weeks for the squirrels to leave the house. On April 8th, I wake up to the sounds of the squirrel making a lot of noise above our bedroom. I go outside and I can see that it hanging on the side of the house with fresher chew marks. This was frustrating because I showed them this area when they inspected the house and they said it was sealed even though there were chew marks around the area. I call Attic Kings and the owner answers. I told him the squirrel is chewing on the side of the house. He said there is nothing he can do about a squirrel on the outside of the house and I have to wait until it goes back inside before he will do anything about it. I said I paid $695 for you to solve the squirrel problem and he said since it's on the outside that he considers it an excellent job well done. I said we will have to agree to disagree on that. He said that I should buy some fox urine and spray the side of the house. I told him if that's how he does business then we don't have anything more to discuss. He few minutes later he texts me. At this point, I can see that he is not willing to stand by his work and that he just wants to charge me more money to solve the problem I already paid him $695 to solve. I continue to hear the noise in the attic. I go up to the attic and find a nest next to where the squirrel was chewing. It is clear that Attic Kings missed this and they would've seen this if they stepped foot into the Attic from the beginning. Since the only thing Attic Kings did was screw on metal mesh and a one way door, I found the same mesh at Lowe's and a one way door from Amazon. It started with my own stupidity. My wife as out of town and I found mice in the attic. So I bought rat bait and thought this would make them sick enough to leave. Wrong. They died. Then they began to really smell. Bad. The smell started around midnight, and by morning it was so bad it permeated the entire house. I googled rodent removal, etc. and found the same company basically took up three pages of Google search results, with different names and phone numbers. They claimed to be 24/7, so I called. Nope. Voicemail to the same guy, every single time, across four different numbers. Frustrated, and sleepless, I finally started going down Yelp. I reached Attic Kings at 9am on a Saturday and spoke to Jonathan. He could not be more helpful, and thankfully serviced East Cobb. While I was on the phone the other guy called and offered a lower price. Jonathan met that price and had someone out at my house within 2 hours. JJ showed up on time, and within 15 minutes, he removed two very large, festering, maggot filled, smelly rats, with a swarm of bot flies following. He then disinfected the area which included some air freshener. Wow. Instantly the horrific smell of death was gone. Five minutes later he had expertly checked the other attic spaces to make sure there wasn't anything else. Not all heroes wear capes... First, absolutely impressed by the professionalism of Attic Kings both prior to the job, and during. Second, THEY TAKE CREDIT CARDS!!!!! A willingness to take a credit card in a pinch really made a difference. In less than an hour the problem was solved and JJ had provided a quote for sealing the attic spaces to make sure this never happened again. I couldn't have asked for anything more. read more

There have been some structural problems over time with the initial installation about which I've had extensive conversation with the owner. He was initially reluctant to acknowledge the validity of the issue, but once we got past that, he was doggedly persistent in wanting to make good, despite me not being under warranty for 5 months. I normally give 5 stars as long as the end product is good, and I understand that problems happen despite good intentions. In this case, I felt there should have been better training and supervision of the then newly hired installation person, and better initial communication with me about the issues. The owner tells me that prior problems with personnel 2 years ago had been previously addressed. That said, I have not had critter issues since they performed rat exclusion services over 2 years ago. Any time I have requested a check up call or reported an issue, they were or became very responsive. I've always felt good about their expertise on wildlife removal, and initially hired them for that and for the efforts to be as humane as possible in the process. Calvin and Brandon were here today to recheck things, and they seemed knowledgeable and thorough, which I appreciate. At this time, I'll continue with Attic Kings based on their history of results and of addressing my concerns. read more

We had Attic Kings come out to give us a quote. They refused to service us and told us that our house was an incredibly difficult job. I called to question this assessment, and the employee on the phone was rude to me and told me he didn't care about my feedback as I was "not even a customer to them". Overdue review of bad service received from Attic Kings two years ago. I hired them based on the glowing reviews here and was thoroughly disappointed. They filled in gaps with unsightly, overflowing black foam, ignored obvious entry points I pointed out, tried charging more than the already exorbitant amount for easy, normal requests, like filling in a hole they might have missed. All the while, they rushed along, leaving cigarette butts on the property and hideous black foam oozing from every crack and corner of the house. I reluctantly called them back in when their work was predictably ineffective and received the same rushed, inattentive, sloppy service. Based on a neighbor's recommendation I ended up hiring a big name company who offered the level of service I expected from AK after reading all these positive reviews. read more

I had Attic Kings perform exclusion for rats/squirrels that we had noted in my attic in early September and just noticed evidence of a rat in one of the traps they left. I have called them three times (with no answer) to try to investigate the matter as per their warranty and have received no return phone calls. Outstanding customer service. We had a bat under our deck in between our plank boards for a few months. We called 2 companies out prior to working with attic kings. Each company quoted us approximately 400-450 to remove the bat and place the bat trap. We called attic kings and spoke with Mariah who was lovely. She was in constant communication and sent Jimmy out to our home. Called the office to complain and was told a technician would call immediately. No call. If you are not going to respect customers time, why bother being in the business? We had 3-4 woodpecker holes in our chimney which gave squirrels a comfy nesting place. After hearing scratching in my walls/chimney, I called around to several wildlife trappers. Attic Kings not only responded quickly, they gave me a better deal than a previous company. They patched up holes and gave the squirrel an exit only option. Unfortunately, the squirrel didn't want to leave and even had other squirrels accomplices feeding it thru the trap -- where it would come and go as it pleased inside the chimney, but never went fully out the trap. Twenty days later, the squirrel died in the chimney creating an awful smell in our house. I called Attic Kings and they came out and promptly evicted the squirrel. We have a rodent problem, and, after looking on Yelp, decided to call these guys based on the reviews. We were very disappointed in them. They originally scheduled a time to come in, but they did not show up. When we called them a few hours afterwards, they apologized and then rescheduled for the next day. The next day, they never showed up; they called us two hours later and rescheduled for the next day again. The next day, they never showed up or called us. I waited for someone to show up but no one showed or contacted me. I emailed Jonathan back to see if they could come the next day. He said definitely! No one came the next day and again no contact. I have since contacted another wildlife company to get rid of my squirrels and they contacted me quickly and actually sent someone out to give me the estimate. Attic Kings did work for me in 2017 my contract was expected to be up end of May 2018. They made 4 appointments and did not show up. I use received another cancellation call and he said "I'm not coming, your contract is up, its too far to drive and thats all i have to say about that" and then hung up on me. I will NOT recommend them. He was rude and unprofessional. He stated he was the owner of Attic Kings and he had fired his general manager due to bad scheduling. He was rude and unprofessional. I had a squirrel chew a hole in my siding and take up residence in the chimney. I could hear it scurrying around inside the wall from the fireplace. I called around and other places wanted me to wait several days before they could come out. A critter removal company has had steady busy on my block for the past two years. My neighbors have paid him many $1000s. Bats, rats, moles, etc. He actively tried to solicit business from me.... He assured me I had vermin in my attic. He even stapled insulation to his business card to "prove" the critters were coming inside the house. Of course, I was sure I did not have critters. Fast foward two years... I heard scurrying in the attic. I was NOT going to call the service used by my neighbors. I called Attic Kings based on their positive feedback on YELP. Within three hours, Johnathon and Calvin were inspecting my attic and climbing on my very tall roof. They inspected over an hour and found nothing. Since their estimate was free, they were perfectly fine with packing up their ladders with a "good-bye and have a nice day". It was only through discussion that I asked what could they do to prevent critters from coming inside. They made some suggestions and performed the service today. No pressure, no feeling scammed, no contracts. Just a perfectly honest businessman who was knowledgeable and professional. Hopefully, I will never have critters. A little over a year ago, I had a rat problem in my attic, so I called Attic Kings. They came out, supposedly sealed the roofline, and set some rat traps (1 rat was caught). That cost over $1000. About 4 months later -- more rats, the guy comes out again, does some more work (free under warranty), and catches more rats. At the time, I could see a little bit of light coming into the attic from the outside. I pointed it out to the guy, and his response was "that's normal, the attic just needs to ventilate". Now, over a year later, the warranty is out: another contractor is looking at the house, and points out that there's a sizeable hole between the roof and the fascia, where the light was coming in. Oh, and the rats are obviously back. Now, my question is: after I paid Attic Kings over $1000, what work did they actually perform? read more

This company is a scam. They sold me a product, in the end it did not work what so ever. I found out my home had flashing where the what so called construction gap existed, when they sold me some galvanized material that they did not use but on a couple of spots that still did not even work because squirrels entered my attic from another area that i fixed myself. I know that they are going to write back and argue this review, as I have recently heard that is their MO, but please read this before you regret hiring them like we do!!! We hired Attic Kings to come out a few weeks ago, as we had found droppings in our attic and laundry room, which we discovered were from roof rats. A gentleman named Jimmy came out and offered to do the job for $500 cash or $700 on a card. We should've seen that as a sign, but we thought how nice of him to offer a cheaper cash offer. He sealed up and put some traps up in the attic but not the laundry room. I called back telling him how nervous I was bc we knew they were getting into the laundry room. He told me not to worry about it. A couple days later more droppings. He said "well it takes a few days to work, but if you want me to I'll come seal up the laundry room." He came back and did the same thing. Fast forward to 3 weeks of this kind of back and forth. Him making excuses like "well you can't leave your dog food out." WE DON'T. It's sealed in a container in the pantry, always. Him telling his boss that WE asked for an under the table job -- WHAT?! Finally, we said "we're going to get a different company to come out." We've had two different companies come to inspect the past couple of days and both were SHOCKED at what a botchy job was done. Neither was surprised that weeks later we are STILL finding droppings. And both of these companies said initially "Attic Kings are generally very good, are you sure this was their work?" I've heard the owner Jonathan is good. I will say his assistant was wonderful at quick communication. However, the guy who did our job did it terribly. And they kept telling us their were "miscommunications", but all we kept hearing was the story changing. In several emails I explained how much of a nightmare this has been... we are so stressed out and exhausted, and tired of being told that it's somehow our fault. In the middle of this exchange they asked us to post a positive review on yelp, and my response was "if you don't mind, I'd like to wait until the job is done and our issues are resolved." I wish that the situation would have turned around so that I could've written something better than this. read more

We heard squirrels in our attic and saw evidence of them trying to scratch through drywall on the ceiling in one of the bedrooms. We called Attic Kings. They came over and it took about 15 minutes for them to put a wire mesh tunnel near the gutters. Then they handed me a invoice for $295. They didn't want to look in attic. No explanation or instruction they just took the check and rushed out the door. The next day we still hear squirrels running around in the attic. We hear at least 3 of them. I called Attic Kings on a Monday after seeing mice in and out of the house regularly and also hearing them up in the attic. Tuesday morning Issac and John arrived on time, walked around the property, went under the house to our crawl space and let me know we also had rats!! We are near a wooded area and cemetery so it is always an issue. The guys gave me a quote to get all of the rodents out of the attic and basement humanely (within 1-7 days) and additional cost to seal up the ways they were getting in. They were quick and professional and provide a warranty. They even worked in the rain. I would definitely recommend these guys if you have a problem that you are not equipped to deal with. read more
