Asbestos Project Management (APM) recently tested for the presence of asbestos in a residential property of interest to me. I chose APM because it is a fully licensed, well-established family owned and operated business that has all five-star consumer ratings with Yelp and Google. Also, in researching potential companies I determined that APM's cost for their service was very reasonable. I dealt directly with the owner Brett Keller who was extremely accommodating with regard to setting up an appointment date for the test that would work for me. At the scheduled time and day (Friday) Brett met me at the property driving his work truck. It was in pristine condition and when Brett retrieved his equipment from the enclosed truck bed, I noticed that everything was clean, well-organized, and properly secured. Brett then sampled the suspect material and explained to me that the sample would be submitted to an independent lab for analysis, which was standard procedure done to ensure the integrity of the results. He said that because the lab wasn't operational over the weekend, I would not get the results of the analysis until approximately 4:00 p.m. the following Monday. Brett then unhurriedly detailed to me what the abatement process would entail should asbestos be present and I elected to have APM handle the work. The following Monday at approximately 1:00 p.m. I received from Brett an email containing a complete chain of custody document tracking the acquisition of the sample and its submission to the lab as well as the results of the analysis. Fortunately, the analysis was negative for the presence of asbestos. I was completely satisfied with APM's high-quality service and give it my strongest recommendation. read more

This was one of the more expensive quotes we received but we ultimately proceeded because of the great reviews and we liked that both the lead and asbestos testing we were looking for could be done by the same company. We tested a home we're under contract to purchase, so this made it easier only having to coordinate one visit to the home with our realtor. James and Brett were super efficient; the whole process took about 20 minutes. The lead testing was done with an XRF gun so we got instant reads. The asbestos results came back from the lab within 24 hours, so we quickly got verbal confirmation on that as well. Both reports came the following day via email and were very thorough including details about the samples, locations, descriptions and outlining the standards followed for the tests. Given the age of the home we're really glad we did the tests through a reputable company. From the beginning APM was transparent, easy to work with, and communicative. When we first suspected asbestos tape in our vents, Brett could not make it out to us that week to test the tape. As such, he recommended another company to conduct the testing so that we could have the results in a timely way. We were so impressed by this and ended up hiring APM to conduct the asbestos abatement. Another reason for our decision is that APM includes a third-party air quality test within their scope of work, something that other companies wanted to charge us another $400 for. These guys are fantastic. I was in the middle of buying a house when the inspection revealed there might be vermiculite in the attic which is known to carry asbestos. Brett and his father gave me a great price to test the vermiculite and were available within 24 hours to provide the test and 48 hours to get back the test results. Due to the time sensitive nature, I had to get things done quickly. Brett came out the next day and he went in the attic to get the samples of the vermiculite and came down and told me that the insulation did not need to be tested and my inspector was wrong in determining that vermiculite was in the attic. He could have charged me $500+ for the test but he didn't. He was honest and sincere and said that that there was no asbestos containing materials in the attic. We had just bought a vintage home on the Northside of Chicago, and naively began some construction without too much foresight. During the process we were informed that the popcorn ceiling and walls might be asbestos containing. Immediately we were very nervous about the exposure we had with the materials. I think the natural reaction to discovering asbestos in your house is a terrifying sinking feeling. Don't spend a lot of time on that, though. You can just call these guys. They do email and on-site quotes. The business is family owned and operated and they are super well versed in their trade. They'll examine suspected asbestos and make recommendations about testing. They stick to their quote and make everything seem easy. I ended up scheduling with them on the spot after getting my quote (the third I had gotten), because I liked them the best and they were already scheduling 3 weeks out--good to know. About a week before we were supposed to have the removal completed, we ran into a conflict and were able to reschedule for a couple days later with no problem. Our appointment was for a Monday and it had totally slipped my mind to confirm the Friday before. No problem, though. Albert, who was leading the removal project called me on Sunday to confirm and answer all of my questions since they were due to arrive at 7am the next morning. He called when they completed the job and I received the results from the clearance testing via email the next day without any follow up needed on my end. I always think it's such a relief when companies do what they say they're going to and I don't have to micromanage.
