Very thorough inspection and report…read more He came highly recommended from our realtor. Response time was great. We didn't even meet the man, but pleased with the inspection findings, as we thought the home was perfect.

The absolute worst. Our house had an inspection 3 years ago when we bought our house and even then…read moreI had noticed that the tops of chimneys were flat and seemed to have no way to drain. There was also some peeling paint at the top of the chimneys as well which also seemed odd/wrong to me since the drainage seemed wrong as well. Mind you I have zero building knowledge other than common sense and owning a few houses. It was not noted whatsoever on our inspection (I went back and checked the report too) and I assumed it was not an issue since it was not noted and I am obviously not the expert in the situation. Fast forward 3 years, we started having obvious signs of water intrusion on the floor of our family room and long story short the wood at the top of the chimney had eroded over probably at least 10+ years and once they pulled the siding back, the the wood was literally falling apart and the entire chimney was structurally unstable. Untold amounts of mold inside. Because the water wasn't draining properly, it caused structural problems with our roof which then caused water to get into the roof and further water problems and mold inside as well which had gone into our family room in a different area as well we uncovered. The best part is that we have two fireplaces and the other one has the same design failure and will likely have to be pulled apart and replaced piece by piece. Tens of thousands of dollars.
