Joshua and team did an exceptional and very detailed deep dive into a recently remodeled home that was built a few decades ago. We were buying a home as-is, but needed to know the ghosts. We needed an analysis quickly, objectively and honestly. Josh reminds me of Columbo. He is unassuming, carefully moving from room to room and observing everything. The key here is he sees those things that the rest of us miss. Those things that are going to make you regret you bought the house. We used Josh on two occasions. On the first, he discovered the roof structure had been compromised and the sewer line was not draining. We walked away from that house after Josh had pointed out the many red flags. On the second house, he suspected mice in the attic and we called pest control and they confirmed Josh's opinion. Working with the Westlund team has been amazing! Todd has inspected two condos for me now, and I've really appreciated his thoroughness, the context he provides on what he finds, and the detailed report. Becky was also really easy to coordinate inspections with. I've referred several friends to Westlund based on my experience. During each inspection, Todd checked the common elements of the condo, the roof, and the condo itself. He went through each area on his own and would bring me in if/as he found major issues. What I appreciate about Todd's approach is he took the time to educate me on how severe each issue was and why it matters. At the end of the inspection, Todd provided a summary of all the items he found and highlighted which items were immediate action vs longer term maintenance. The verbal summary was particularly helpful because it gave me an immediate sense of whether or not to move forward with a home purchase. As a testament to how good the team is, Todd inspected a place I was considering, which had had two previous potential buyers. He found extensive water damage in the condo, which neither of the two previous inspectors had apparently caught. I cancelled the contract as a result, and can't thank him enough for saving me potentially years of maintenance costs related to water damage!
