Very detailed inspection, ranging from significant problems that need to be negotiated with the seller, to what I should monitor and budget for in future. (Super-helpful!) I already knew a fair amount about repairs et al, and Josh was able to answer my questions in detail, so it was clear that he knew what he was talking about. He didn't go beyond what could be fairly asserted, but did ensure that I knew what I should look out for as possible problems in future. I noted their attention to detail - e.g. there were written checks in place to ensure that lights were off, the thermostat was reset, and the door locked behind us. Things like possibly missing or broken screens, lack of outlets in certain areas, a step that was too high were all noted. The cost was very fair and the results were high-quality. I felt that it gave us the information we needed to negotiate fairly with the sellers. Basically, I walked away with a manual that I will refer to in order to ensure that I am checking potential problems and budgeting for future repairs. I could most definitely see asking for a return inspection in a few years to ensure that I was taking care of this very expensive purchase properly! The one VERY picky thing that I would suggest is a table of contents in the writeup, as I wasn't aware that categories of significant findings and advice for future repairs and maintenance were listed at the end of the report. read more

Westlund inspected our potential purchase property. Incredibly thorough and informative regarding problems. Quite Pleased. Highly recommend.

Fantastic crew. Very detailed reports, very friendly. Will be working with them again in the future.

Awesome inspection, very friendly professional team and a very detailed long report. Great job describing inspection details from the roof to a minor rot at the bottom of decorative railing. Problems are described as major or minor. Urgent fixes needed are stressed together with an advice and suggestions what kind of repair and maintenance is needed which applied to every problem big or small. Lots of pictures with red circles highlighting where exactly the problem is. Josh was easy to talk to and answered any questions I had during the inspection and after. Thank you Josh and Wayne! read more

Pros: Quick response time, professional inspectors (2); thorough inspection & report (88 pps on a 100-yr-old two flat); executive summary highlighted key problems that would need immediate attention. The inspection report helped us make an informed decision on whether to buy this investment property. Con (depending on your priorities): Fee was higher than bids by other inspectors, but, for me, I got what I paid for. read more

Probably the most detailed inspection I've ever received. Excellent inspection report. Greatly appreciated.

We've worked with Westlund for years for home inspections. Great price for the quality and depth of insight. Joshua and the team are so passionate about their work it's contagious. It's an opportunity to learn about the house you're getting and not just finding the problems (though they do that too!). I don't remember how I found them over a decade ago but I'm glad I did! Really thankful for such a thorough and expert inspection team. Thanks Josh! read more

The Westlund inspection team recently provided an inspection of a property for me. They were easy to work with, they showed up on time and kept to their schedule and gave me updates along the way. The inspection report was delivered the next day and was very clear, easy to read and was consistent with what they communicated to me on site. Their pricing was also easy to understand and there was no high pressure sale tactics. I highly recommend them! read more

Westlund Inspection team did an incredible job on the inspection of our new townhome. I am a first time home buyer and would not call myself a handy person. So, I was incredibly anxious about what the inspection would look like or come back with. Thankfully we had an incredible team from Westland inspection walk us through the process. Detail oriented barely scratches the surface of how great of a job they did. Like any home that has been lived in, there was some items that were discovered. Josh and his team did an incredible job finding any error from small to large for us to be aware of. Also, the guidelines on how it would need to be fixed and what would be a priory or not. They also stated we can reach out at any time, even years from now if we need more help. I feel so confident in the home we have and the next steps to take in maintaining our beautiful new spot. read more

I've used Westlund for all my real estate inspections (I'm a broker) and they are consistently great. Efficient, responsive and friendly with a quick turnaround on getting the inspection report. The reports are thorough, clear and well laid out. I highly recommend them!! read more

Joshua and team did an exceptional and very detailed deep dive into a recently remodeled home that was built a few decades ago. We were buying a home as-is, but needed to know the ghosts. We needed an analysis quickly, objectively and honestly. Home Inspection companies typically say, "You need to just simply call a plumber, electrician, etc." This team actually listens to concerns, quotes codes and approaches the typical inspectors with a report, listen and professionally respond. Videos of the sewer, pictures of everything that was amiss will help us get our forever house into shape and honestly safe for us and our visitors. We really appreciated the fair price for the service as it would cost much more to explore sub-contrators and hear many one-sided views. Thank you Joshua and your team! read more

Very responsive to questions before and during the inspection. Thorough inspection followed up with detailed report. Highly recommend!

Josh was extremely thorough and flexible with us during our home inspection. He provided us with a well-structured document of our home's faults and potential issues that I've referenced so many times already in 6 months at my new house. I was able to share some of it with my plumber, electrician, and flooring people, all of whom were able to work directly off its comments and recommendations. Highly recommend. read more

Very professional! Fast and thorough. Took the time to explain and categorize issues. Trust the feedback.

Josh reminds me of Columbo. He is unassuming, carefully moving from room to room and observing everything. The key here is he sees those things that the rest of us miss. Those things that are going to make you regret you bought the house. We used Josh on two occasions. On the first, he discovered the roof structure had been compromised and the sewer line was not draining. We walked away from that house after Josh had pointed out the many red flags. On the second house, he suspected mice in the attic and we called pest control and they confirmed Josh's opinion. We bought the house anyway but Josh pointed out all the areas where we should be pro-active. Just having that peace of mind is priceless...I highly recommend Josh! read more

Josh helped inspect a condo that I was buying "as is" and did a terrific job. He was extremely detailed and provided an extensive report showing what issues he found. He was very timely in responding and super easy to work with. Would recommend him to anyone and will be using again! read more

Inspection for renovation... I liked the thoroughness of the inspection and especially the report with suggestions of improvement of the townhome. A good value for a job well done. read more

Joshua is a capable jack of all trades, but he needs to 'stay in his lane' and focus on his strengths, and refrain from offering advice beyond his expertise/pay grade! He raised serious concerns about the structural integrity of the balcony, deck, and garage. In response, a structural engineer was engaged, and the engineer found no issues with the physical structure of these areas!! read more

Josh was fantastic. He's very thorough and his knowledge of vintage homes with all the quirks and particulars that come with a 100+ year old home is impressive. He did a great job educating my clients throughout the entire inspection. They were SUPER happy with him & felt very comfortable moving forward. Highly recommend! read more

The Westlund team were kind, helpful, and very detailed. As first time homebuyers I felt like I got all the information I needed!

The inspector was very thorough and knowledgeable. He explained everything and really checked everything out.

Very detailed and put together home inspection! Would recommend for anyone who needs a thorough review of home systems.

I'm a big fan of quality. I like quality steaks, cars, TV shows - and property inspections. Westlund Inspection Team defines quality in their field. Seven years ago, I hired them to assess a small condo I was looking at in Ravenswood. They did a terrific and very thorough job. I bought the condo. Naturally, when it came time to move up to a bigger property in Lakeview, I immediately hired Josh Westlund to inspect it. Once again, he provided quality service: He was prompt, thorough and totally professional. During the inspection, he explained his observations, and then followed up with a detailed written report, replete with photos. I recommend Westlund Inspection Team without hesitation. Cuz quality counts. read more

We worked with Westlund Inspection Team again and were so grateful we did. Josh was terrific, both during the inspection and in the report, at explaining everything in a clear, accessible way. Josh from Westlund Inspection conducted our home inspection. This is the first house my husband and I are buying so we had plenty of questions for Josh during the inspection. He walked us through all of our questions and highlighted any areas of concern during the process. WIT was recommended to us through our real estate broker, and I felt confident about moving forward with them to inspect our potential new condo after looking at some sample reports on their website. Becky was very friendly and helpful with getting the inspection scheduled promptly. At the inspection, we were incredibly impressed with Josh. As first-time homebuyers we had a lot of questions, and he took the time to talk us through everything. I appreciated his ability to easily explain how things work and his findings without being too technical or condescending. Post-inspection, Becky was very communicative about timing and worked to help meet our timelines. The report itself was very thorough and detailed on so many aspects. There were many items we wouldn't have noticed or thought about on our own. We were able to better understand what to discuss during our review and how to prioritize projects we'll tackle after closing. Thank you WIT for being so wonderful during this stressful process. read more

Josh Westlund's inspection of a very nice looking but damaged and ill-maintained property saved us from making the biggest financial mistake of our lives. Josh and Todd were super friendly and easy to work with, and they gladly answered all of our questions. They were able to put issues in perspective from both a financial and safety standpoint without using complicated technical jargon. The report was delivered early and was 92 information-packed pages long. Becky in the office was pleasant to work with and handled our quick timeline with ease. All documents and invoices were processed in a timely manner. Except for the crushing blow of finding out that our supposed dream house was a money pit, our experience with Westland Inspection Team was top-notch. Will absolutely use them again and give them the highest recommendation. read more

The Westlund team provided excellent service from start to finish! I contacted them for a recent condo purchase, scheduling was quick and easy. The inspection was efficient detailed. Todd provided volumes of information during the inspection, explaining so many details. The areas of concern were explained in an open honest way. None of the "sky is falling" stories often heard from other inspectors. The report was detailed and well organized, overall excellent! Definitely will use them again!! read more

I've used Westlund for two inspections already, and one of those saved me from making a costly mistake! More importantly, the team is fantastic. Friendly, communicative, punctual, and dependable. Reports are extremely thorough (~50 pages each on my two so far) and issues are clearly prioritized to help you easily understand where to focus your attention first. Josh and Todd both did terrific jobs with my inspections and Todd even called me immediately after his inspection to give me a rundown before his report was ready to share, which helped us act fast. Becky was very helpful in scheduling, setting expectations, and promptly sharing the full reports as soon as they were complete. Pricing is fair for the value the team delivers. I intend to use Westlund for all my future inspections in the Chicago area. read more
