    I used home advantage inspections (Mike Roche) in March 2021 for a condo and did not fully realize how truly AWFUL the quality of their inspections services were until earlier this week. I was a bit skeptical of him but my realtor at the time reassured me he was great. (June 3rd, 2022 - had an inspection with a different company for a potential 2nd property) I'll start first with how my inspection with home advantage (mike) went. He walked around doing his thing for two hours while hardly speaking to me. The last 10 minutes were spent quickly walking me through all the things wrong. (My realtor at the time told me this was how inspections typically are done but i have since learned this is actually not the case. She's not my realtor this time around) No roof inspection due to "no access" but many companies use drones as an alternative (something i didn't know at the time). No structure exterior inspection since it was a condo but I've since learned it comes down to the inspector and how thorough they want to be. The report was just a pdf full of bland general feedback "evaluation advised via pro contractors" and didn't make it easy for a buyer to understand what should be prioritized as far as repairs. Im sure this would have been clear if he had actually been speaking to me throughout the inspection and educating me as a prospective buyer. Now lets talk about my recent inspection (6/3/22) with a different company. The way this company operates is to inspect one area and then review findings before moving on to another area of the property. Prior to diving into findings, a quick crash course was given on things like (roof, brick maintenance , foundation, furnace, electrical, plumbing) to help me understand why certain things were going to be included on the report a certain way (THIS LEVEL OF COMMUNICATION IS HOW A HOME INSPECTION IS SUPPOSED TO BE) I was actually given time to process what was said, look at potential problem areas and ask the 100s of questions swirling in my head. The roof was also inaccessible for this property but they pulled out a drone. The inspection report was also much better in the sense that you could access it via a user friendly site that allowed you to browse one section at a time and it highlighted maintenance tips, recommended repairs and urgent repairs/safety hazards. Overall, I left the inspection that day feeling empowered with the knowledge i gained. If you want a half ass inspection, home advantage is right for you. If you want a reliable inspection, call around to other companies and ask what they include in their inspection and how they ensure all the big ticket items are inspected. If your realtor recommends home advantage inspections, you might want to run away from them as well!

At the end, he walked us through everything verbally before sending the written report, which was extremely helpful. He explained what really mattered, what was more routine, and what we should keep an eye on, all in plain language. That conversation alone made the whole inspection feel much less stressful. Joe was also very flexible and accommodating with our tight schedule, which we really appreciated. When the written report came through, it was thorough, clear, and matched exactly what he had already explained to us in person. On the scheduling side, Christina was fantastic. She was professional, responsive, and quick to follow up. Coordinating the inspection was smooth and efficient, even with a compressed timeline, and communication was clear every step of the way. Overall, we had a really positive experience with First Choice Inspectors. Between Joe's knowledge and communication and Christina's excellent coordination, everything felt well organized and well handled. We'd absolutely recommend them and would happily work with them again.

After I tried to communicate the issues, including water damage and mold, with the inspector, who allegedly communicated with one of the owners, all I received was a lengthy email explaining they did everything they could and I should eat up the cost fixing those issues myself. Baseboard with water damage in basement was behind the couch, but it's easy to found out with a peek over behind the couch during the inspection. When we ripped off the baseboard, there were about 25 ft drywall covered with mold. There were obvious yellow stain from water damage in the basement bedroom ceiling. It wasn't included in the report. Response was that it "did appear to be dry, and this most likely was a leaking issue from the kitchen island above, and should just be a matter of re-painting." It's your job to include those issues in the report. It's up to me whether I'm okay with them or want to negotiate some credit. It's a different story when those issues were simply not mentioned in the report. The water damage in the solid wood looked like the bottom of a pot that keeps plant. The baseboard next to that spot was also stained from water damage. Again, not included in the report and response was moving furniture was not allowed. Huh? There was no furniture covering the baseboard. There are random mold in the fridge and paint bubble in window sill. None was addressed in the report. So, what did I pay you almost $700 for?? I'm not paying for someone to tour around the house, but find issues that need to be fixed. If those were included, I may get some credit back. Not only did they deny their incompetence (of course, who will admit), but also not trying to fix their mistake by offering some of the credit. If you have money to waste on this company, go for it. I'd never bother or recommend them.

You need to know the following if you are considering The Home Inspectors: Pros: Allan was timely. He arrived when he said he would and completed the report the same day. I believe his knowledge and experience are comparable to the industry. Cons: This is the first inspection I have ever received that is both handwritten and lacking photos to document and detail the issues discovered. Allan chalked this up to being "old school". I interpret "old school" as not willing to learn or change with the current times to deliver a thoroughly documented report. Most of my inspections have ranged between 20-70 pages. Allan's was 3 pages. Allan has no digital tools for reading of temperatures of air or water so any deficiency could not be specifically measured. Therefore, that part of the inspection has proven to be completely worthless. Upon completion of the inspection, Allan verbally reviewed his findings. What was missing was any details about the furnace. When I asked Allen about this his response was "I'm sure it's fine". I had to negotiate my way back into the home to have this tested. The home that is being purchased is for my daughter who is attending college. When she shared that her dormitory was open only to out of country students, Allan's response was "foreigners!" While making small talk after the inspection, Allan generously shared his opinions about the crime in the city being the byproduct of having a "colored" mayor and police chief. While I agreed to Allan's price ahead of the inspection, he was more expensive than other inspections I have had completed. In short, if you want a report lacking current day technology or details, that is hand written, having important infrastrurcture overlooked for a home you are buying that is slightly overpriced, combined with a general dislike of anyone that is not American born or represents a culture that is not pasty white, Allan is your guy!
