I worked with Brian, who did an inspection on my first house purchase. He was very thorough and knowledgeable in various areas, I was impressed how much he knew regarding everything from electric, water heater & a/c, structure, etc. Within 24 hours I had a 63 page report, which was well sorted ("hazard, nominal, etc.). The price was very in line with other inspection quotes we received and we felt the service was premium. Highly recommended read more

Home inspector should be a professional that informs the buyer of any important defects of a home. Inspectrum FAILED and they JUST DON'T CARE. After I tried to communicate the issues, including water damage and mold, with the inspector, who allegedly communicated with one of the owners, all I received was a lengthy email explaining they did everything they could and I should eat up the cost fixing those issues myself. Baseboard with water damage in basement was behind the couch, but it's easy to found out with a peek over behind the couch during the inspection. When we ripped off the baseboard, there were about 25 ft drywall covered with mold. There were obvious yellow stain from water damage in the basement bedroom ceiling. It wasn't included in the report. Response was that it "did appear to be dry, and this most likely was a leaking issue from the kitchen island above, and should just be a matter of re-painting." It's your job to include those issues in the report. It's up to me whether I'm okay with them or want to negotiate some credit. It's a different story when those issues were simply not mentioned in the report. The water damage in the solid wood looked like the bottom of a pot that keeps plant. The baseboard next to that spot was also stained from water damage. Again, not included in the report and response was moving furniture was not allowed. Huh? There was no furniture covering the baseboard. There are random mold in the fridge and paint bubble in window sill. None was addressed in the report. So, what did I pay you almost $700 for?? I'm not paying for someone to tour around the house, but find issues that need to be fixed. If those were included, I may get some credit back. Not only did they deny their incompetence (of course, who will admit), but also not trying to fix their mistake by offering some of the credit. If you have money to waste on this company, go for it. I'd never bother or recommend them. read more

Tony at Inspectrum was quick but thorough, and knowledgable! His report on our first home purchase was extremely detailed, including everything from minor cosmetics/normal age-related issues to dangers, notating the level of concern for each thing so we could make an informed decision about the property. He turned the report around in the same evening, so appreciate your hard work! read more

Julio Neira came to us at the recommendation of a volunteer for our organization, to look at the internal workings of a facility that is in a historic building. His professional review and expertise observed many areas for improvements, including those that presented safety hazards or compliance requirements. He was very thorough and presented us with a detailed report within 24 hours, which allowed us to begin addressings some of the issues right away. We highly recommend Julio and Inspectrum and will certainly use their services in the future. read more

I moved into my home two years ago, and since then it's been nothing but problems. Clearly, the last owners painted over everything, covering up anything that was a problem. I realize that if it's painted over, the inspector wouldn't see anything concerning. But there were balcony joists that were visibly rotten wood. I didn't even know to check those at the time of the inspection since it was the first time I'd be living in a townhome. I moved in 2 months after my closing date, and I saw the rotten joists within the first month of living there after I noticed wood flakes and pieces on the ground. I don't understand how the home inspector assessed the balcony and stairs, but not assess for the visible joists! It seems like the joists would have been part of their Standard of Procedures (https://www.nachi.org/sop.htm#exterior) . All 3 contractors I'd shown the joists to when getting bid comparisons said that it was dangerous to even step out on the balcony because so much of the joists had already crumbled away. I couldn't believe it because my daughter and I were stepping out on the balcony several times! I had to have the joists replaced, which entailed tearing apart the ceiling that was holding them and rebuilding the wooden balcony they supported. It ultimately cost me $5K for this repair. read more

I used Inspectrum, at the recommendation of my realtor. Julio, one of the owners at Inspectrum, completed the inspection of my condo. After I closed and moved in, I discovered many issues including lifting shower tiles, low water pressure, broken garbage disposal, corroded p-trap, and improperly installed dishwasher. I did contact Julio and Mike to provide the feedback, and they stated their stance is that none of these issues were present at the inspection. They also stated that they called my realtor who was able to confirm that. read more

I would never recommend working with this firm, EVER. We moved to Chicago from out of state and trusted this firm to thoroughly inspect our home. They missed so many critical issues and signed off on our rehabbed house with just a few repairs. One of the owners was the inspector. We are absolutely disgusted this firm continues to do business. The end result cost us $50k in structural repair before selling our home. Inspectrum owners didn't even care when we brought this miss to their attention. Note to out of towners - NEVER USE this firm or any real estate professional recommending (i.e. Lowe Group). This is only the first communication you will hear from me and my family on the financial damage this company's lack of expertise, knowledge, and accountability has caused. I have never posted a negative review on yelp. Please take this seriously and never hire Inspectrum or the real estate professional who recommend them (i.e. Lowe Group). Totally Incompetent. read more

If you feel like shelling out $10,000 to repair builder errors completely missed by your inspector, you can hire Inspectrum. Me? I will never go near them again. The Inspectrum inspector signed off on our rehabbed house with seemingly just a few minor improvements. He neglected to notice any of the following, all of which in hindsight would have been easily noted: - The rear windows were not made flush with the siding when installed. Another contractor pointed this out to me, and I noticed how obvious this was just by looking. The subsequent gaps collected rainwater until the entire back wall's underlying plywood and insulation were soaked through and had to be replaced. That was $7,500 of the total. - We spent another $1,500 to completely replace the front porch roof, which similarly had easily noted gaps that caused water to leak through and rot out the entire underlying structure. - The remaining total was spent to fix our kitchen vent, which had not even been vented to the outside of the house. The inspector verified that it turned on, but not that it did anything. The builder error was egregious. I hired Inspectrum to discover these things. They failed. Don't let them fail you. To Inspectrum: Our agent called multiple times and you never returned her calls. The problem was so obvious even I could plainly make it out when shown. I'm here to save others from your headaches, not boost your rating. read more

Wow. Recent inspection from Mike Jakubec. Poor. Below is a recent email exchange, cut and pasted exactly as written. You be the judge. $500, no pictures taken. Inspection done while we were out of town for work. Huge mistake on our part. Me: My wife and I moved into our new place on Friday, April 27. The night we moved in we attempted to do laundry. The washing machine stopped not long after starting and did not drain water. Clothes were removed and attempted to rinse and spin the washer, and it did not drain. There was an immediate error message. We then put the wet clothes into the dryer and noticed there was a sharp screw sticking out where the broken fin was supposed to be. It would have torn the clothes if used. On the 28th, we attempted to use the dishwasher. We knew that it was not secured, but thought it was functional. It is not. The flap holding soap does not close and the dishwasher stops working within 5-10 minutes after starting. Today, Apr 29, we attempted to turn on the icemaker in the fridge. The on/off metal pull switch is missing/gone. Your inspection note states that the icemaker should be turned on at walk through, not that the on/off switch is missing. I called Abt where the previous owner purchased the fridge and sent them a picture of the ice maker. I was told the switch was missing and the total cost for part and replacement was $452. We had already filed a claim with Home Shield for the washer and dryer($125). We then attempted to have the dishwasher added to the claim, but they told me we were too late, and I would have to file a separate claim for another $125. What is your opinion of the failure of our appliances? Mike J: I tested all of those appliances at the inspection. I did not see the missing switch on the ice maker. But if it was turned on at the walk through it would've been noticed then and reported at closing as non functional to your attorney. I ran the washing machine and dryer and they both completed cycles at the inspection. That is on my check list. Same thing for the dishwasher except I do not put soap in dispensers. I just run them on the shortest cycle and it completed at the inspection. Me: How did you turn on the Ice maker if the switch is missing? Did you not look inside the dryer and see the missing fin and sharp screw sticking out? Mike J: If it was turned on but did not produce ice during the inspection it must have broke after. I do not recall what ki d of switch it is.. I did not see the screw but I do not put my head in dryers. I simply turn them on and make sure they get hot. read more

11/10 recommend! We have now used Inspectrum twice - the first time was in 2016 for an inspection by Mike of a 1,000 sq. ft. high rise condo and then recently for an inspection by Anthony of a 3,000 sq. ft. townhome. Mike and Anthony were incredibly thorough, professional, knowledgeable, and experienced. During the inspection, they went through everything with us and answered all of our questions. It was also a quick turnaround for the reports which were organized, thoughtfully prepared and provided detailed assessments with photos. Highly recommend! read more

Great company to deal with. They did inspections at two condos I was considering buying and were very thorough and provided me with a lot of very useful information. Also very willing to take time after the inspections to talk me through what they found. Will definitely use them again. Worked with Anthony who was super helpful and gave me great advice. read more

Julio provided a careful, thorough, professional home inspection. Highly recommended.

Brad DeAngelis inspected our 108 year old farmhouse prior to us purchasing it in March 2014. It was being sold as-is, but with some obvious deferred maintenance and cosmetic shortcomings. My wife and I are first time home buyers. The location, style and size of the house fit our needs perfectly. Kitchens and bathrooms were dated but in good shape. Hardwood floor needed refinishing, but it was there. Some skimcoating needed from previous roof leaks, but we weren't sure if the cause of the water damage had been resolved. We were also aware of some basement flooding issues in the past with this house, although the basement is unfinished except for a dilapidated laundry area. There was just a noticeable lack of upkeep on items big and small throughout the home. For these reasons we wanted to get a home inspection to make absolutely sure we knew of every issue before purchasing the house. Brad spent 4+ hours going through every nook and cranny of the house. He confirmed some of our fears, dispelled others and uncovered a few new problems and potential problems lurking in the home. Overall the concerns were minimal (i.e. adding insulation in the attic, broken windows, repair water damage, garage door unbalanced, etc.) but plentiful. Brad was able to confirm that although the house needed quite a bit of work, the bones were strong. Roof, boiler for hot water heat and overhead sewer were all newer and functioning correctly. It appeared the causes of much of the damage we noticed had been resolved, and the big ticket items were taken care of. Still, it was a gut-wrenching decision to make. Based on Brad's report we concluded that this house's worst days were behind it and it just needed to be put back together. We purchased the house and closed in April. We did not move until the end of August, which gave us the summer to remedy the issues with the house that Brad detailed in his report. Some items we did ourselves and for other items we hired a contractor, who was also taking care of cosmetic work. Thanks to Brad's detailed and thorough report, we over-estimated on many of the repairs and had enough money leftover in our budget that we decided to tackle a kitchen remodel. There was still a lot of nail biting throughout the process as we uncovered a few minor issues, but in the end they were nothing that didn't fit within our contingency. Brad was pretty much spot on with uncovering every issue, both major and minor in our house. We have now lived in the home for over a month and couldn't be happier with the home. It was a lot of work but worth it. If Brad had missed anything this investment easily could have turned very bad very fast. We cannot thank him enough for his thorough report as it helped bridge us to where we are today...happy, healthy and enjoying our wonderful home. Thanks Brad! read more

We worked with Jeff at Inspectrum who I would certainly recommend to anyone looking for a thorough inspection. Thanks Jeff! read more

We recently worked with Mike for an inspection of a condo that we are looking to purchase. Mike was extremely thorough and also clearly explained things to us. We definitely will recommend him to others! read more

Hands down OUTSTANDING service from Jeff, who came in on his day off and stayed longer than necessary. This is our first home purchase and we have been feeling a bit in over our head. Jeff was patient, educational, and funny. He spent time explaining how to care for an ejector pump, water heater, HVAC, and roof deck, he suggested helpful upgrades, and his inspection went far and above what the state requires. In summary, we are sold on these guys for life and we will definitely ask for Jeff again. read more

Julio Neira came and inspected our 120 year old house. He was extremely thorough and I'm very happy with his work. This is my third home purchase but first time buying a place this old and understandably, I was concerned with the shape of the home due to the age.. As with anything this old there are bound to be some issues but after Julio's inspection, I'm confident that it will be ready to last another 120 years. He went over every single detail with me and at the end he slowly went over the steps I needed to take in order to have the minor issues corrected. He had pictures along the way with an explanation of what needed to be fixed which I found very helpful. I would recommend Julio and Inspectrum to all of my friends and family, job well done. read more

He brought me up to date with various building codes with regards to upgrades I was considering and gave me great advice overall. Highly recommend Inspectrum!!! read more

I'm in the process of buying my first home and my realtor recommended Inspectrum, and Brad specifically. Scheduling the appointment with Mari was a breeze and Brad was so wonderful! He gave me a lot of tips and knowledge about my condo while expertly and efficiently inspecting everything in sight. He was very thorough, alerted me to any problems he found, and was so incredibly nice. He also brought a measuring tape and notepad just for me so that I could start planning my new digs. So thoughtful! The inspection was on a Friday afternoon and he sent me the detailed inspection report with pictures and recommendations THAT NIGHT. I was expecting it on Monday or Tuesday, so I was floored to get it so quickly. Amazing and expert service in every regard! read more

Pleasant enough but totally incompetent and failing miserably to accept responsibility for the shortcomings! Inspection performed in June, closed in August. Failed to inspect or report on third circuit breaker box which was "hot wired" so that radiant heater was on 24/7 which was immediately noted by the professional from Stanton Mechanical. Leo from Stanton, a true professional, immediately noted that problem in addition to the fan motors in the unit were on 24/7 and could not controlled by the thermostats. Leo installed two new thermostats per my request and spectrums failure to "inspect" properly the circuit boards cost an additional 6-7 hours of labor at 136.00 per hour. I called numerous times with NO response until I persisted and two emails were never responded to. The lack of professionalism and accountability is mind boggling. I WOULD NEVER USE THEM AGAIN AND I WOULD NOT TRUST ANY REAL ESTATE AGNT WHO RECOMMENDED THEM! read more

At first I would have given 5 stars for the review that Julio did as it seemed he was very thorough. But after I closed on the house I had an electrician in to add some outlets and he discovered that my electrical panel had been overheated (visibly discolored) and was not grounded (visible to the naked eye). Julio had my panel apart and looked at it and did not say anything. This repair has ended up costing me over $1600. I recommend getting a second opinion on your inspection. read more

Inspectrum seemed to be well prepared and knowledgeable, so i was originally impressed with the inspection. However, it seemed like a lot of items on their punch list addressed seemingly trivial items, and the big ticket items (roof, HVAC, building structure) were overlooked or addressed with comments pertaining to their typical life-span rather than their current state. Fast forward 3 months- and we recently had our furnace serviced as recommended by the inspector. Within a few minutes our technician notified us that the furnace was clearly on it's last leg, and would likely not make it through the winter. Now we are faced with a $1600 repair (or the more likely situation which is we will be purchasing a new furnace). I do not fault the inspector for the issue with the furnace. However, he made an assessment based on the age of the furnace rather than it's current condition. Had we known the furnace was in such poor condition we would have asked for a larger credit at closing. The inspection report clearly notes the unit is aging, but life expectancy between 15-20 years would give us an additional 5-7 years with semi-annual check ups. The technician today noted we would be lucky to make it through the winter. Addressing the comment from Inspectrum- I agree that your job is to inform me of possible issues with the house and inform me of any issues. That is why i am paying you $400. A good example of that would be to open up the furnace, look at it for 5 seconds, then tell me that there is a crack in the heat exchanger and i should ask for a credit at closing. What an inspector should not do is be a patsy for realtors and push for quick closings. read more

I used these guys for a home inspection on a place we're moving to west of Chicago and was very pleased with their service. Julio did the inspection and was very thorough and patient with my questions. He found a few items that I think demonstrate the level of detail they go through (e.g. using binoculars to find a couple warped shingles on the roof not easily visible with the naked eye). The report they produce seems top notch and very detailed. It cost me approx $450 for the single family home which seems very competitively priced. I definitely recommend these guys for anyone looking at a new property. read more

Outstanding job! I had Jeff come inspect a condo before i moved forward with the process. He did an incredibly thorough job and was very professional and friendly. He pointed out things that were certainly not a part of an inspection and advised on how best to fix the issues. However, the 5 stars comes not from just such a thorough inspection, but from the clear explanation of everything in his report. Instead of just handing me the report and letting me figure it out for myself, he went through each section and explained why things were mark "hazardous" when they were clearly in working order. He even showed me how to fix easy things such as a door that was not closing properly and how best to improve the functionality of the screen door, which was unneccessary for the inspection. Two thumbs up! Awesome company and Jeff was wonderful! read more
