My real estate attorney highly recommended Mike Lamb of Inspection Connection, Inc. as I was purchasing a "fixer-upper" that I knew had some issues. Mike met me at the property and performed a 4-hour inspection that far exceeded my expectations. He pointed out numerous issues with the home and rendered advice as to what to prioritize when proceeding with my planned renovations. His thoroughness (and unquestioned knowledge) really impressed me. He began with an inspection of the entire exterior of the home including the roof then proceeded to examine each room of the house, crawling up into the attic (where I accompanied him), exploring the crawlspace for foundation issues, critically assessing the furnace, A/C and hot water heater, making excellent and important observations throughout. He would explain potential (and existing) problems as well as to point out other matters that were not as serious as I had thought. He was completely candid. He was exceptionally thorough. And, he is very, very competent. His inspection report led to a $13,000 credit negotiated with the reluctant Seller who had previously insisted that the original contract price was "As Is" with no further reductions. I consider myself very fortunate to have had Mike Lamb recommended to me. He saved me from taking a significant loss on the property. I will be closing next week and look forward to the renovation with a more confident and optimistic attitude about the end result. A word of caution to all Buyers. Do NOT accept your real estate agent's recommendation for a home inspector. Their goal is to ensure the deal is closed (sold). Hire your own Home Inspector! Your two best friends in a real estate purchase are a competent real estate attorney and a very good home inspector. This is my first Yelp review. Mike Lamb (owner of Inspection Connection) has done such superb work when I've hired him, it's caused me to finally write a Yelp review. Mike Lamb was strongly recommended to me by an attorney friend of mine years ago when I purchased my first home. Mike's expertise and input had apparently helped my friend's mother avoid buying a home that had many issues. I have personally hired Mike to inspect several homes for me, including the last two homes my family and I purchased (most recent home was purchased in March of 2018). I'm in the real estate industry myself and know that home inspectors can vary greatly in their knowledge, with some having mostly just classroom and limited real world/field knowledge. Mike is a pro, with a background in rehab and having been in the construction field himself for years, his knowledge is obvious as you walk through a property with him. He has always been patient and answered any questions I've had as we walk through properties. He doesn't rush through an inspection like some, you can count on a thorough job from him. I recently purchased a duplex condo and was referred to Mike Lamb by my attorney. Simply put, he is amazing. This was my first time purchasing a home and Mike was punctual, meticulous, and highly knowledgeable. Despite this being an inspection for only 1 unit, Mike went above and beyond by providing a report that detailed issues with the entire building structure and common areas! He removed the breaker box and found evidence of a small electrical fire in the past from an overloaded breaker, revealed a substrate problem behind tiled walls in a bathroom, was able to identify concerns with outdated appliances, along with a handful of other issues. Beyond simply saying that the AC unit was near the end of its life, I learned that the coolant that it uses will become illegal to manufacture in the next 2 years making it increadibly expensive to operate even if it were to last longer than expected. I was particularly impressed with his attention to detail in searching for evidence of seepage and potential areas that could lead to seepage down the rode. Maybe even more important than all of this, he is honest. When noting prevailing microcracks in the limestone facade of the building, he stated that it would be best to rely on the advice of a professional who deals with turn of the century limestone rather than offer a repair figure himself. We recently used Mike Lamb to inspect a home that we just purchased. He is extremely professional and a true expert in the field. It was very clear from the get go that Mike was looking out for my best interests. He spotted several things that needed to be fixed, which led to some credit from sellers at closing. To say Mike is thorough is an understatement. He was on the roof, in the attic, crawling through the crawl space, everywhere. The other thing I truly appreciated was there was no black box or secrets of his trade ... he explained everything he was doing, what he was looking for and why he was looking for it. Mike inspected a home that I eventually ended up purchasing. He was very thorough, spending about 2 hours inspecting a relatively small (~1200sqft) home. He inspected the roof, attic, furnace/AC, etc. He made note of both age and condition of the major items. He also provided a ballpark plumbing repair estimate (that aligned with other estimates from plumbing contractors) on the spot that I was able to use to get a concession from the seller. He remained focused on the task and ensured that I understood everything he was going over. Mike Lamb was my Inspector for a Property I was interested in at the time of buying. My Realtor and I had visited the Home days prior and it appeared to look ok. It wasn't until Mike came on the scene when the hidden issues were soon discovered. Mike inspected the 1300 square foot home that I purchased. He was very thorough, spending about 3 + hours. He took photos and explained everything to me then followed up with a report. The report included the photos that had both the age and condition of the major items along with an estimate costs for any repairs. His report came promptly and was well done. The estimates were not right-on, but fairly close. I was comfortable throughout the process with him. He spoke very clearly and was focused on the task yet also to time to make sure I understood everything he was going over. Mike did two inspections for me before I bought my first property. During the first inspection, we found out that the realtor representing the condo lied about the age of the roof and the flooding situation.
