HIGHLY RECOMMEND!…read more Our inspectors, Tim and Alex ,were great--on time, super thorough, and didn't mind at all when we tagged along asking a ton of questions. It was raining, so they even used a drone to check out the roof. We got a 124-page report the next day that was super detailed with clear pictures and arrows pointing right at whatever needed attention. The best part, though, was the video debrief with Charlie, the owner. He spent almost two hours walking us through everything, giving us his honest opinion on what was actually a big deal versus what was just code, plus realistic cost estimates and contractor recommendations. They went above and beyond. Seriously the best inspection experience I've had.

Much easier to reference that info electronically rather than writing down everything live while speaking on the phone. They have an online scheduling system open for you to see, so you can view all their availability in one place and find a time that best fits you. We had Vince complete our inspection. He was very thorough and professional. From the very beginning, he was very clear that we could voice any concerns throughout the experience. Whenever we asked about something, he immediately checked it out. After we received the report, the owner Charlie walked us through each of the items on our inspection report with us to make sure we understood everything. He even gave us his personal recommendations on stores/suppliers he uses. Overall, this was a great experience for me. Easy online scheduling, clear communication, timely reports, professionalism, honesty, and genuine care for the craft. I would highly recommend Chicagoland Home Inspectors to anyone.

Ed told me I didn't need a mold company at all. Ed identified the small spots missed by the company that remediated after the flood in May. The he told me how to correct them. (He said they did a B+ job.) He also identified drywall that should have come out initially. Both of these issues were missed by the company that quoted me $4400. After all that, Ed wished me well and left. It is so rare to find HONEST people these days. When you do, you want to scream it from the rooftops. Based on my experience with Ed and Mold Solutions, if you call them and they tell you that you need work done, have it done because they don't tell you things just to get your money. I am so grateful for honest people like Ed.

Unacceptable. Also, asked to to speak to another person in regards of the situation and were told the person was in surgery, yet here we are getting a reply from the owner within a few minutes. The positives I will say is that Russ was very responsive from the moment we inquired about him and set things up and communicating with him. He'll even show up on time unlike most people nowadays. Russ did his job fine but me and my wife on site felt like he was not checking out other things that we noticed that were worth noting, picturing or documented so I could have a way to possibly get the owner to fix it before I purchase. All in all, Russ is friendly , his prices are fair and you'll learn a great thing or two from him personally which are great but just be vigilant to find and point out your issues and ask questions to make sure it can be documented.

Their inspection failed to identify the following problems: 1. A significant smell during the running of the two furnaces was deemed to be normal, and the furnaces were reported to be functioning well. However, an inspection by Precision HVAC identified that both furnaces were cracked and at risk of carbon monoxide leaks which could be lethal. Precision turned off the gas to prevent the carbon monoxide leak from causing harm. A second HVAC company (ABC) confirmed the cracks and mentioned that it was unsafe to continue to use the furnaces. They also suggested replacement of both the furnaces. 2. The sump pump battery was described as follows: "There is a battery backup system which appears functional and is charging." However, there had been no recent rain in the previous 3 days (per the report). When a plumber from ABC inspected the battery, he found that the backup battery system was swollen and nonfunctional. It was "charging" because there was no output to the battery. The battery was swollen and at risk for explosion or rupture, per the plumber's report. The backup sump pump was turned off due to the risks. Perma-Seal confirmed the problem and replaced it. The purpose of a home inspection is to make sure that the home is safe for its inhabitants. Joseph Konopacki and Insight Property Services failed these basic requirements and should lose their license for gross negligence.
