If they find problems, and you decide not to purchase the home, the realtor loses their commission, so the inspector won't get recommendations from that realtor in the future. Also, I suspect he/she will eventually develop a reputation with other realtors in the industry for killing deals. So, essentially, you pay for the inspection, but the inspector really works for the realtor. Mike was awesome. We knew immediately that he was working for us, and nobody else. He was extremely thorough and professional. He took the time to explain issues that he found. His report was well organized, detailed and included pictures of some of the findings. He had an excellent personality. My realtor mom describes some inspectors as "loose cannons." I know what she means - the guys who are so concerned with an E&O claim that they list irregularities that don't require repair. Tony is thorough, but he wont kill your deal. Tony and gang also do radon testing. In this age of draft-free homes, this is about as important as the overall inspection.

He was on the roof looking for any signs of leaking, crawling around in the crawl spaces looking for cracks and any signs of leaking or damage. Testing all outlets and lights and appliances. He took a close look at everything and let us know what works and what does not work and let us know what could go out at any time. When looking at the AC and Heat he tested both and the AC is working but he let us know the unit is old and could go at any time. He did the same for the furnace. The Furnace looked fine to me but he let us know it was very old and did not work. Great information to have before Jack Frost comes to town. I will definitely contact Nick again to check out our property after repairs are done and with any future home we purchase. As far as professionalism. I arrived early because I don't like to keep people waiting and when I arrived Nick was already there and already starting on the outside which was immediately a plus for me especially since I set up the inspection only earlier in the week. He provided information on what he found going on outside the property and the type of maintenance I will have to do as time goes on and what I would be able to do myself and what I should call a professional about. He made what he does look easy but with the amount of information he provided, it is obvious there is so much to know and I can only imagine how much more there could only be if the property Is in bad shape. We contacted two other home inspectors and Nick gave us the best quote. My realtor worked with him also before and said he does great work and really knows his stuff so that plus the best price overall I feel I made a great choice with choosing MVP Home Inspections. If all does not go well with the repairs I want done with the property I am trying to purchase I will for sure contact him for future inspections and refer him to anyone I know looking to purchase a home and needs an inspection. Everything that is working and old with possible future problems I was notified about. Problems that are not there but will/may happen in the future, I was notified about. Everything down to water pressure or the hot/cold being installed opposite I was notified about. Every outlet tested etc. Also provided that same night was the inspection report. Keep in mind, my inspection was done at 3pm, on a Sunday and it lasts a couple hours and I still received my report the same day. It's also possible that none of those things would happen. But if anything did fail, I'm sure could trace it back to one of the property "concerns" listed in the meticulous inspection report provided by Inspection Connection. It's also possible that Mike Lamb thought he was dealing with an idiot (I'm a novice in home maintenance, for sure), but if that's the case he didn't show a trace of the condescension or arrogance that smart people sometimes enjoy taking on, as he calmly, patiently, and stoically led me through a skeptic's tour of a flawed property. He never stated his overall opinion about the place, but instead left me with a list of concerns that took a while to sink in. Ultimately I convinced myself that it was *I* who decided that what I once thought was my dream condo would be more trouble than it was worth. The dude is also a good writer and communicator. I'd recommend asking for his "Property Inspection Basics" sheet, which will help you pre-screen for any obvious problems with plumbing, structure, moisture, etc.. There are also some useful pages on his website- one outlining an approach to condo buying (reviewing the condo association's minutes and reserves, etc.) and another outlining the particular concerns of Chicago's split face block construction of the late 1990s and 2000s. I later shared my inspection report with my dad, a man of few words who built our family's sturdy New England house some 50 years ago, and he came to a similar conclusion as me: "Ditch the condo, keep the inspector."
