A home inspection should be priceless and you are trusting your biggest financial decision on the accuracy and dedication of your home inspectors findings. Do not use accurate home inspections. He also overcharged because he didn't remember and sometimes accidents happen but how could he not know or at least realized at some point that he overcharged? In which case it would've showed dignity and honesty, if he were to come back and say hey you over paid me let me give you the difference back but no, he had to be contacted three times to get the money back and he wouldn't even come back out and finish his inspection without trying to charge an extra $100 for a reinspection. If you did not check it in the first place, that is not a reinspection. It sounds like he was in and out within an hour or at least around there. it's disgusting that he can take so much money from people for barely any of his time that sometimes people take days or a week just to make to pay for the inspection. I hate leaving bad reviews but if you are going to conduct your business like this, then you deserve a poor review. Please look elsewhere for a solid inspection company that stands behind their work and is actually there to protect the buyer. he was on time, but there is no excuse for being there as short as he was other than to probably make it back before they closed. It would have been a different story if he would have been apologetic and owned up to his mistakes and his poor inspection, and made it right, but he just wanted to gouge for more money. I will never recommend this company and I highly advise anyone to look elsewhere. I ended up getting another inspection From a different company and it was great. The gentleman was there for 2 1/2 hours and actually made us feel that we got our moneys worth.

Gary was also very helpful in explaining electrical box and regular routine maintenance for home so things last longer. Overall we were happy with the inspection I even told Gary and Eric I was going to give them 5 stars but then they ran into a problem with their software. The inspection was done on Saturday but we didn't get the report until Tuesday. During that time our realtor and lawyer kept asking for the report and we kept asking them for our report. Their team was responsive and they apologized for the delay. The inspection was good but because of the software issue and delay in getting the report, I took a star off.

The positives I will say is that Russ was very responsive from the moment we inquired about him and set things up and communicating with him. He'll even show up on time unlike most people nowadays. Russ did his job fine but me and my wife on site felt like he was not checking out other things that we noticed that were worth noting, picturing or documented so I could have a way to possibly get the owner to fix it before I purchase. Joseph Konopacki and his company Insight Property Services are guilty of gross negligence. They…read moreperformed inspection of my house in La Grange Park in August 2024. Their inspection failed to identify the following problems: 1. A significant smell during the running of the two furnaces was deemed to be normal, and the furnaces were reported to be functioning well. However, an inspection by Precision HVAC identified that both furnaces were cracked and at risk of carbon monoxide leaks which could be lethal. Precision turned off the gas to prevent the carbon monoxide leak from causing harm. A second HVAC company (ABC) confirmed the cracks and mentioned that it was unsafe to continue to use the furnaces. They also suggested replacement of both the furnaces. 2. The sump pump battery was described as follows: "There is a battery backup system which appears functional and is charging." However, there had been no recent rain in the previous 3 days (per the report). When a plumber from ABC inspected the battery, he found that the backup battery system was swollen and nonfunctional. It was "charging" because there was no output to the battery. The battery was swollen and at risk for explosion or rupture, per the plumber's report. The backup sump pump was turned off due to the risks. Perma-Seal confirmed the problem and replaced it. The purpose of a home inspection is to make sure that the home is safe for its inhabitants. Joseph Konopacki and Insight Property Services failed these basic requirements and should lose their license for gross negligence.

He neglected to tell me that there was evidently a second floor up where the current attic is. There was additionally plumbing, flooring and other items there. So in actuality the house was not built twenty years ago, but MUCH earlier than that. I'm not blaming Gary for false advertising: However, neglecting to give the above info. is just as bad. I found out about this through two different construction companies that had been working on the house at the same time. I was charged more for their work since there was additional material for them to cut through. OH AND THIS IS NOT THE KICKER. Through a third company that worked on my property I found that water had been taken on in the basement. Let's see ... to repair the foundation floor and walls cost an estimated 15,000.
