However, the office did not deliver our radon results on time, and as a result we ended up missing the deadline to get the home sellers to cover the cost of installing a new radon system. So I am a first time home buyer and the BrickKicker was one of about 4 or 5 inspection companies I was looking at. I had taken several home buying classes and had tons of recommendation from a lot of people that were all over the place. I decided to go with them after reading reviews (good & bad) looking at their awards and accreditations. Our inspector Rick Rivera was early and already working by the time we got to the house. He was very friendly, open to questions and was more than happy to cover every inch of that house with either myself or one of my family members in tow. Rick was the absolute definition of professionalism and help set my mind at ease with the inspection process. He was also handling our sewer scope as well which was worth every penny. When I got the report I as well as friends and family who were helping us with the process were astounded with just how much information was in the report. He used drone to inspect the roof and the photos were very helpful. Rick had given us a contact number of we had questions but honestly the report was so thorough I honestly couldn't think of any. Rick took a lot of photos which was great cause we could see what he was talking about. Which went well with the descriptions of the issues. Short version: I paid in full, but inspection was incomplete. Company seems to only allow a set amount of time which causes items to get missed. Company wanted $100-150 more for a "trip fee" to complete inspection. Inspector was friendly, knowledgeable, and professional. Their report is mostly easy to follow but lacks some specifics, like model of breaker panel that was noted as a fire hazard. Likely due to them being rushed. Area adjacent to house under deck was not adequately checked, i later found an exhaust vent with missing louvers -looked like a main thoroughfare for rodents. This was NOT a difficult area to inspect standing up. I was disappointed when going thru the attic after him and as I looked closely at bath fan ducting, i noticed the ducting not connected to bath fan. (Something they should easily identify). This was the first of two found not connected by me. A pretty significant gap in garage ceiling was left not fully inspected since the owner had some items in the way. I think this should have been followed up on by the inspector. I would recommend they allow inspectors more time based on home size and condition. read more

This review is for Rick Rivera at BrickKicker Chicagoland. I have spent the last 2 years building a coach house in Wicker Park. I had lost confidence in the general contractor: transparency was never a strength of his, but after I moved in late May when it was 85-90% complete, items would randomly disappear from the punch list, unfinished without comment, communication became sporadic, and if I was lucky, trades would show up, but randomly - inevitably while I was presenting on a Teams call or in the shower, because that is the way life works. My knowledge of how to maintain and use things (Where is the water shut-off for the building? Should I be worried about the kitchen venting?) was limited to research on the Internet or if I had the mobile number for the subcontractors that joked that they had my address memorized in their Waze app. I was nervous about signing off to finish the last items without understanding what I might find in the future, because ya know, I only play a general contractor in my nightmares. I contacted Rick on the recommendation of my real estate agent to get an expert opinion of the work before I signed anything. I called Thanksgiving week in a hurry because once someone suggested I could hire a neutral professional, I needed to know what I didn't know NOW. Rick was here the day after Thanksgiving, 20 minutes early, and brought all kinds of fun tools: a drone to check the coping, gutters, roof and skylights, a thermal camera to view the radiant heating and identify any leak issues hidden behind drywall, and some gadget that checked to see if I had water damage caused by a since-repaired loose outdoor electrical outlet. Mostly though, Rick made me feel as though I had a partner in figuring this out. He did a walkthrough of the mechanicals, identified some issues I had escalated to no avail, (I am not crazy, folks...the toilet should be attached to the floor by something other than the wax ring) and found a few issues that I didn't know about. (That untrimmed opening where the AC connection enters the house could be the future winter home for a small family of sparrows). The report hit my inbox two (yes, TWO) hours later. I now have a complete list of, luckily, mostly small things, validation of the previously known items and Rick's mobile number (which I promise not to use.... often). This was a small investment for the peace of mind it brought. Any new construction project would benefit. read more

We hired Brick Kicker to provide an owner inspection to determine what issues might be discovered. We were told it would be around 2-2.5 hours for our size home. The inspector that came out was rushing, and completed the job in only 1 hour?? He did not inspect 2 key items that are crucial to a thorough inspection: 1) the roof (no physical inspection, just a drone, & with a disclaimer of possible safety to him ?? but our roof does not show any damage ) and 2) the electrical box, with a disclaimer saying he couldn't access it, which was untrue. You made an inspection of the house that I made an offer last year. At that time, I asked your employee to look carefully at the roof insulation and the insulation in the house. However, there was nothing about the roof insulation, insulation in the house and window frame condition in his report. I realized how bad it is after starting to live there. He looked at trivial things like window and door handles that any person can observe. Because of you I bought a plaster house and I am experiencing heat loss in the freezing Chicago weather. The house does not heat up because of the windows condition and the lack of insulation that your company was supposed to report. Such a waste of $634. I can't say I would use this inspector again, and we are purchasing another property soon. We had an inspection in late January 2021 and even though they state under their New Broom Syndrome that "I can't believe you has [sic] this house inspected and they didn't find this issue" *eyeroll*, SO many issues have happened there is no way the inspector could have missed all of them. Especially to note, the previous owner disabled a safety feature on the furnace, and it wasn't until the furnace failed we discovered it. I'm glad we didn't have the furnace operating long or the disabled safety function could have caused a disaster. There were many more issues I feel they should have noticed, but I'd avoid them if I were you. read more

Scheduling the inspection, paying for it (online option available), and communication was great. I requested a house inspection and radon test. Vincent, my inspector, was very friendly, on time, and knowledgeable. The scope of the inspection was clearly laid out so my expectations were in order. i.e., Vincent wasn't going to cut any holes in the walls, but would perform a surface review of the house from top to bottom. Vincent gave me some great tips for when it actually came time to maintain the house and demonstrated what I would need to watch out for. Super helpful. After the inspection, I received a PDF report with pictures and detailed descriptions of items that would need attention. Horrendous incompetence. Those in the know have strong opinions on home inspectors. Back in the day you found a contractor to help you evaluate a home, but now you pay a "licensed" home inspector. The joke starts there. The only good home inspector is someone with years in the trades, not someone who took a 12 hour course and has never pounded a nail, wired a house, or plumbed a sink. Brick kicker of Naperville embodies this nonsense while using slick marketing and a bloated report to con you into thinking they are experts. The report is full of CYA and disclaimers so they don't get sued. The inspector missed significant items and then called out stupid things that were obviously not a big deal. He even claimed things that I know he didn't inspect because I was next to him the whole time! You'd be much better off just paying an electrician, plumber, roofer each a bit of money and avoid this crappy company. Next time that is what I will do since this was a complete waste of time and money and almost screwed up the deal. read more

His name is Steve, If you get this guy don't! He is terrible. I suggest you call and get someone else. Also the company said they would give you a good price and a discount but then when you bring it up they lie and change prices. They don't honor the customer nor what they say. To me honesty is everything. So the company lying says a lot about their business and if they can't be honest about their services or rates. What can you expect about a house report. I'm writing this review post home purchase. I realize that the Inspector won't catch everything and I find that reasonable - but after having multiple failures and things pointed out I am extremely disappointed with this company and would not recommend them to anyone. Bullet points below on things that were missed that should have been caught: -Furnace died almost immediately on move in, tech mentioned many of the parts that failed should have been caught in an inspection -Was not pointed out that the main sewage line was cast iron (apparently a big deal these days with PVC) -AC unit visibly not level -Plumbing is completely ass backwards nearly uniformly through the house -Large nest missed on attic inspection (my favorite miss, personally) -Gutters weren't even checked for blockages. They're filled to the brim. -Was told the deck was in great shape and solid. It's very apparent that this is completely not true after looking at it for more than 30 seconds. I could keep going but you get the picture. If you're a first time homebuyer GO WITH SOMEONE ELSE. read more
