If you want a GREAT home inspector who actually CARES about you, call this place first. I worked with Steve, he came to my home and was BEYOND helpful and explained things in plain English. I now call him Uncle Steve because its like having a family member there to cut thru the BS and help you with everything in a home that you have no idea about. He is LITTERALLY THE BEST. 5 Stars Would use again. read more

Steve Nations is a thorough and professional home inspector. I understand most home inspections occur within a week of signing the home purchase agreement, and Steve was at the location performing the home inspection within 2 business days of engaging him. Our inspection report is 19 pages in length and he uncovered many minor issues, which we will work on after the purchase is complete. Highly recommended! read more

Steve Nations did my inspection and he was completely thorough, friendly and knowledgeable. He has a detailed process that he follows and doesn't miss anything. I really liked how he kept me involved and taught me about the infrastructure of my new home. I wouldn't think twice about using him on my next home. read more

Although we had another home inspector lined up, I read so many great things about Steve Nations on a mom's group discussion board that I promptly canceled and hired Steve. Pretty much the best decision ever. We had our inspection a few days ago and he TOTALLY lived up to all the rave reviews. He was clearly very knowledgeable (engineering background), was very thorough, and explained everything. He was calm and helped me sift through the things that mattered and the things that didn't. He was also simply a nice guy with a great personality (key when you are going to be spending 4 hours with someone) who never once seemed annoyed with my incessant questions. The inspection lasted four hours and the narrative report he provided was about 22 pages long. The most amazing part is that for the past two days since our inspection, I think I have emailed him multiple times with a ton of questions and he has promptly answered all of my questions without once making me feel like I was being an annoyance or wasting his time. Not only did he answer my questions, he gave very detailed, paragraph long explanations which totally elucidates so much for a House illiterate person like me (I'm no Bob Villa). This is the kind of service that I just don't see anymore. It's obvious that he really cares and wants to educate people about their homes. He made it clear that I can email him anytime with home related questions (which saves me a lot of time and effort of researching) and that fact alone is worth hiring Steve. read more

When my husband and I started buying investment properties, we weren't sure exactly what to watch out for. We met Steve through a referral and have used him ever since. We own 7 properties today, and have actually backed out on a couple of purchases because of things he has found. He is incredibly thorough and really helped us understand what issues were minor, and what were major (a termite-riddled frame and beams in one house was a major problem we never would have seen had he not pointed it out - and we thankfully walked away from that one!) Buying two flats and three flats in the city means we need to watch out for building code violations, as well as issues that are often hidden, many times the result of renovations that happened decades ago. In one case, a 120-year-old building had main support beams that were cut out to accommodate new plumbing fifty years earlier, and the beams needed to be repaired to support the house. Who even knows to look for that kind of stuff? Steve does. Steve understands City of Chicago building code and engineering, and he's able to point out unsafe porches and stairs, missing joist hangers and improperly anchored decks, termite damage, insufficient furnace airflow -- you name it. I also love that he takes tons of photos and gives us a full report we can refer to later. We won't consider buying a property he hasn't inspected. read more

My husband and I used Nation's Home Inspections to buy our first house. As we were renters before and had not owned a home, we needed an inspector that would be thorough and have the expertise to look at everything. Steve from Nation's Home Inspection supplied exactly that! Upon getting to the house, Steve immediately inspected everything on the exterior and took photos of any issues, from big to small. This included getting on top of a two story roof and inspecting our chimney. On the interior he inspected every room, all appliances, all faucets and electrical systems and made sure to turn on and off and record it's function or malfunction. As Steve was doing the inspection he talked about what he was doing and pointed out his concerns, and he did this in terms that made sense to us. The extra little eduction proved to be very useful when we ran into issues after we moved in. After the inspection Steve provided us with a detailed, written report within a day. This included photos of all items that were of concern. He even included general price ranges for what repairs would run on some items that were of concern. This helped us out in the final negotiations on the house with the sellers. Months after the inspection, we contacted him again to answer some additional questions. He helped to guide us on some repairs that we needed that he had identified in the initial inspection (and provided this advice at no charge). And the repairs that we did came right in the middle of the range that Steve supplied us as an estimate in his report - so while he's not a contractor, he definitely has a good grasp on what home repairs will cost (so that was a plus!). I highly recommend Nations Home Inspections! read more

Steve is awesome! My wife and I were first-time home buyers, and we had no idea how the process worked, what to expect, or what to look for. Steve was exceedingly accommodating and patient with our many questions during the entire walkthrough. He erred on the side of over inspecting, i.e. it was clear that he genuinely cared about the quality of the house, and about making sure that we got a good deal and were fully aware of the true condition of the house. In addition to doing fantastic, thorough work, he was a pleasure to be around. I cannot recommend him enough!! Thank you, Steve!!! read more

Steve did an amazingly thorough job identifying the weak points in our home insulation. He even pointed out some things we can easily do ourselves. Steve takes the time to explain everything in detail, combining his engineering background with his experience doing home inspections. We just had our prospective single family home inspected by Steve and had a very positive experience. For starters, Steve is very responsive over email, which I appreciate. During the inspection, Steve was very thorough, outside and inside, bottom to top, and made it a point to give us pointers on how to take care of the various systems throughout the property. He's a personable guy, and we felt very comfortable asking questions during the whole inspection process. We received the report in a timely manner which laid out all of the details very clearly. I definitely recommend him! read more

Today, Steve inspected our prospective new home - town home @ WestLoop Chicago. Amazing job of looking at the exterior of the building, looking into the details. Did a great job inspecting with various heating, air conditioning, electrical and plumbing systems. Found some real critical issues that we want to get fixed. Also, Steve does an amazing job of telling how things work - great 101 lesson for a first time home buyer. Anytime would recommend Steve for his great service. read more

Steve is really thorough and honest. He did an excellent job. I got my first property inspected by him and walked away from the deal because of the things he pointed out. He did an equally thorough job with the second one and had better things to say. I finally bought the second property. Highly recommended read more

Highly recommended. We are very fortunate to have Steve to inspect the condo we are interested. He is very professional and knowledgeable. He made us aware of many unexpected issues both interior and exterior of the unit. His report was very easy to understand and had price tags for most of the repair items, which helped a lot when negotiating with the seller. Steve provides great service. Even few weeks after we received the inspection report, he still answered us a lot of new questions tirelessly. I highly recommend Steve to anyone who have home inspection needs. read more

I am a first-time home buyer of a garden condo unit. The previous reviewers are right on target. Steve is a very thorough inspector and very pleasant to be around. He was incredible patient and answered all my questions. I love, love, love how he compiles his reports. They are super easy to read and follow. He doesn't just spout off a bunch of industry jargon but writes in a very accessible style that any layperson could understand and give clear recommendations for next steps. And his pricing is very reasonable indeed. read more

Definitely recommend. Steve was very punctual and nice. Exceedingly thorough. We walked everything and he told me what he saw about what was to be the house I've now lived in for almost a year. Everything he said was on point, and he explained it all really well and cordially. I've followed through with every repair he recommended and as a result my insurance rate is dropping. Very pleased, will use again if needed. read more

Unfortunately this is my first one star comment. We hired Steve on Yelp. He came worked 2 hours then he said he had a knee problem and he would do the rest next week. Then I called him to reschedule he did not replied any of my calls, voice mails and text messages over two weeks. I really dont know what happened. Still I wanna delete this comment if he shows up and finishes the job. read more

Steve was great to work with. He was very easy to communicate with and answered all of our questions. His report was very detailed with photos and explanations as to why something needed to be repaired, installed, removed, to be monitored or maintained. As a father himself, I felt like he really took the time to show things he'd be concerned about with my children. After his report, I asked for his thoughts on pricing and he updated the report with his estimations. That was really helpful when deciding what credits to ask for. Don't think twice about choosing Nations Home Inspections! read more

I cannot say enough good things about Steve Nations. He is extremely thorough, he notices everything and he is incredibly knowledgeable about every area of a home. Steve, Per I phone conversation I feel the need to follow up with you. You were on our team! You were helping us build a financially sound and safe life in our new home! We decided to chose you because you had a reputation for excellence and integrity. I will be sending a few pictures of the obvious issues we had with your inspection. To remind you, we needed to IMMEDIATELY replace our furnace because it was leaking carbon monoxide. We needed to replace our air conditioner because it was covered in mold and we needed to replace our hot water heater because there were various parts that were out of code with the town of Lombard. Costing my family $11,400! This cost is an outrageous number especially since we paid $475 for you, the owner of the company to inspect our home. My husband and I are first time home buyers and I feel completely taken advantage of by you. You put MY family at risk of serious illness or even worse! I'm not really sure what the point of having you complete the inspection was. You wrote needed to be replaced "immediately or in a few years." NEVER did you say our home was a hazard because of the state of our furnace, (that would randomly turn on even when we had the air conditioning on)! NEVER did you say leaking carbon monoxide! NEVER did you say we were breathing in mold infested air! This basement was to be a playroom for 19 month old son. THANK GOD we haven't been able to put that together yet. Can you IMAGINE?! That "damage" would have been irreparable! I would like to know how you plan to compensate us for the expenses incurred as a result of your insufficient inspection? Katie Kowalski read more

The most thorough and detailed home inspection. Steve is extremely knowledgeable about the proper housing codes, everything from roofing to electric. He attends to every single detail and promptly sends an equally detailed inspection report afterwards. He even did the final walk-through with us to make sure nothing new emerged since the last inspection. He is always available to answer questions and recommend solutions. Steve inspected a single-family, gut-rehab home I am under contract to purchase. He did an extremely thorough job - he painstakingly went through the entire house, inside and outside, without regard to time. He encouraged us to walk through the house with him, and answered all our questions. He utilized cutting edge tools, such as infrared cameras and moisture meters. I will not hesitate to use Steve again. read more

Our real estate agent recommended Steve Nations to us and he made himself available for a very early morning and very cold inspection this February. His fee was a little better than the other inspector we were recommended to and he was very thorough in his inspection. He even answered a question we had after we moved in. read more

I hired Steve Nations to inspect a 100 year old home. He was thoughtful and thorough. He spent the better part of a day going over the place with a fine tooth comb. We have hired Steve Nations for 3 new home inspections and have had him back for 3 additional post move-in follow-up inspections and can say from repeated experiences that he is the best home inspector in the Chicagoland area. Steve is extremely knowledgeable, incredibly thorough, is very trustworthy, is passionate about what he does, and delivers a very solid and actionable inspection report quickly and efficiently. Steve is also very personable and has great people skills which are helpful, especially if you "participate" in your home inspection by following him around and into every nook and cranny. Steve took the opportunity during our inspections and during our post move-in follow-ups to thoroughly explain the in's and out's of our home and educate us on all aspects top to bottom throughout the whole process. This is a value-added bonus that Steve takes very seriously and does a tremendous job with. It's also been very comforting to know that even after we've moved into our homes, we can still count on Steve to help us diagnose and fix problems around the home that come up long after the initial home inspection is complete. He'll come to your house for no additional cost and spend the time required to help you solve tough issues. I highly recommend Steve for any home inspection needs you may have - he's simply the best!!! read more
