I lived in this building for 4 years and finally moved out a few months ago…read more Pros: - Close to Whole Foods (2 blocks away); but related to this pro, the con is that you have to walk through a stretch of tents under the highway overpass to get to WF. Recently the tents have been swept but the ground is nasty and you have to walk with your head on a swivel. - Close to highway and CalTrain. - Lobby looks nice and front desk takes packages. - Staff are generally nice. - There's a building gym. Cons: - SAFETY: This is an unpleasant part of town. There have been bullets that have hit apartments in our building. Stray bullets from the highway apparently, which hit a 6th floor apartment. There has been an incident of an intruder who have followed a resident into an elevator and then proceeded to expose themselves in the elevator. There have been random people who have snuck into the garage and stolen bikes. The surrounding area is littered with feces and often smells. Dried dog pee smells are also around. Homeless encampments are within blocks of this place even though there is a homeless shelter 1 block away. - Poor Treatment of Residents: Someone else mentioned this, but this place is run like a prison. There are cameras everywhere to catch you making mistakes (and fining you $250 for your mistakes). The management encourages you to snitch on your neighbors, and residents are quickly accused of doing random things even if you didn't do them. The sound travels and they can't figure out which unit is making noise. - Expensive: Move-in and move-out fees are $500 each. They will nickel and dime you for every little thing. -Neighbors: There are some horrible neighbors around but also some nice ones. But you remember the bad ones more, unfortunately. The bad ones will keep you up at night. They will wake you up at the crack of dawn then you don't want to be awake. The sound travels so easily. You can hear people sneezing and coughing up phlegm in the bathroom, you can hear their television, you can hear them scooting their chairs. - Power Outages: we have had power outages for 2 full days on end (while rest of SOMA was fine), and random outages throughout the year. There are currently 2 construction sites next to this building and apparently they have caused power outages (not sure if this is true). Super disruptive and you never know when it's going to happen again. No sincere apologies either, after 2 days of no power, the management sent an email telling residents that they are not allowed to throw spoiled food down the trash chute, but have to bring them down to a specific bin in the trash room. No empathy. (as an aside, in the middle of writing this review, I lost power for a few hours!) - Water Shut-offs: at least once a month, there is some water shut-off issue. The plumbing in the building is poorly designed, which means that if one unit needs plumbing work done, the entire building loses water for hours on end. Even if there is not plumbing work, the hot water heater for the building has had tons of issues that caused many water shut offs. - Fire Alarms: fire alarm testing is not just once a year. Somehow, this building has random fire alarms once every few months and if you work from home, it's a pain to deal with the work disruption. - Poor Noise Insulation: as I mentioned, the noise transfer is horrible in this building. The thing is, the transfer is so bad that you can't tell from whose unit the noise is coming from, which is one of the reasons why the management team gets so many noise complaints and they have to do investigations (having staff members listen in outside and inside apartments). If there is a noise complaint at 6am that wakes you up, they expect you to call the front desk, allow someone into your bedroom, and listen for the noise. - Smell Transfers: smells also transfer easily in this building. We can smell random food smells from unidentified apartments that are coming in through the vents, and there is no way of preventing that smell from coming in. Don't know who designed or built the building but they really skimped on a lot (e.g. noise transfer, smell transfer). I would never buy a unit from this building. - Don't Live Here if You Value Sleep: In addition to the situation with the noise transfer issue and the bad neighbors, heat is easily trapped in apartments even with windows open. Heat will be trapped even when the heatwave was 3 days ago and it's currently 61 degrees outside. Nope, your apartment will still be 75 degrees, which is terrible for sleep. And when your windows are open at night, you get to smell the occasional dumpster fires outside and you also get to hear the garbage truck at 5am. And bugs will come in through the open window.. - Strict Delivery Guidelines: it's a pain to order furniture and large items because you have to schedule it 5 days in advance, and they can only be delivered in slots of 9-noon or 1-4pm.

I lived at Mason on Mariposa for four years and I loved my time there…read more The entire team working here including management, maintanence, and especially Mario and Daisy are amazing! They truly go above and beyond! When I was moving out I had a buyer fall through for my couch and ended up needing to dispose of it. I did not know what to do and I had movers arriving in 12 hours. The concierge scheduled the recology pick up, let me leave the couch in the unit after I moved out, and even carried it outside for me as I could not lift it. This is just one example of many!! The team even took the time to get to know my family who would visit often! The amenities and especially the gym are a huge plus. People commented on the noise- this is an apartment so you can hear your neighbors. I am very sensitive to noise but never had an issue with noise levels from other apartments. People also commented negatively on the rent increases- compared to other apartments in the area I would say that the rent increases are on par with San Francisco housing markets. The units are not rent controlled, you will see similar price increases in any non rent controlled apartments. I would definitely recommend living here if it's within your budget!

I moved in in 2022 and am starting my fifth year. My studio (under 500 sq ft) just renewed at…read more$4,000/month, a 22% increase. An increase that steep would be easier to accept if the building were improving, but the upkeep has slipped while the rent has climbed. The staff is friendly, but the building isn't maintained the way you'd expect at this price. The wood siding and balcony trim have needed sanding and restaining for years. I've raised it multiple times, including with senior management, and nothing has changed. At this point, I'm concerned about the wood's condition, not just its looks. A cracked, spiderwebbed tile on the elevator floor has never been fixed. When a departing resident left a pile of furniture (mattress, sofa, tables, cabinets) by the trash room, it sat for almost a week. I called 311 myself, and they hauled it away that Friday. None of this is huge on its own, but it adds up. Turnover may be part of it: we've had four property managers since I moved in, which makes follow-through hard. The maintenance doesn't match the marketing, and deferred work doesn't go away; it just gets more expensive. The siding and balconies are the first thing you see walking up, and to my mind, they now define how the building looks. My honest take going into year five: the units are genuinely nice, but you're paying more every year for a building that's being kept up less.

I would like to review the building management but considering these are unidentified…read more'warehouse-converted condos/lofts/real estate companies?...', perhaps that is why just the lobby is up for review? In any case, I posted a picture so you know where to go when you want to complain about the incessant construction noise. Do NOT consider living here (or working out of here or in any .5 mile radius of here) unless you enjoy hearing the sounds of jackhammers. Nonstop, all day. For the next year. The property management is clearly inept at overseeing construction projects/deadlines at this building. Even the office staff at the actual 200 Brannan Street corner office AND in the '200 Brannan Lobby' (which is technically on Delancey Street) were both informed by management that the daily 7AM-8PM jackhammer sessions, which have gone on for over 2 weeks, should have ended a week ago but no one seems to have a clear answer for what is going on. At the 200 Brannan Street office (at Delancey), the friendly lady said "At least they started after 8am today". Her positive attitude is the only justification for the default 1-star. The street permit signs (which take up a quarter of the block's available parking spaces for no necessary reason being the construction is taking place on the building walls... ) display that construction is permitted to go on until September 9, 2010. Property management should have these workers park in the building, not taking up street parking. It is tacky and quite frankly brings down the property value of your complex. Most complexes in this area have underground parking- therefore street parking here has been a luxury for visiting friends/family or clients of local residents/businesses- until now, and apparently through the entire summer. When filing a noise complaint with the city it appears 200 Brannan has requested a permit to perform construction all along its Delancey Street property until May 2011. I am sure they will fail to mention this information if you are somehow coerced into even considering signing papers here. Don't do it- you have been warned!! I am from Manhattan so my tolerance for noise is high, that said the noise from 200 Brannan is the worse I have ever heard... so excruciating painful that I am considering moving as I work out of a home office. Plus waking up daily to the sound of drills, hammers, and other loud machinery is just not good for the psyche. I live across the street in a newer complex that has decent windows to block out noise, for I have never even heard the 'loud' bridge construction that so many complained about- and I am a block away. In my entire 2 years living here I have never had one noise issue. The 200 Brannan jackhammers though- different story. What exactly is this construction- oh, just ask reception in the lobby. It is all 'aesthetic'; they are drilling fake railings into the wall (so it appears to have patios apparently?). Clearly the property management/owners do not work anywhere near here, or notice that their contracted construction projects are not being completed on schedule. This is their JOB to oversee and REGULATE that these construction deadlines are being met on time, and as much as I would like to poorly review the construction company- I must give them credit for taking advantage of the negligent/incompetent management at a building who wouldn't notice if the job takes one week as scheduled or until next May. Well with a budget that flexible- I will be sending over my bills from the year-long office relocation, and for the spa treatments necessary until then to alleviate the stress endured from making every waking moment in my apartment feel like hammers are banging against my skull.

This building was historically a hidden gem in…read morethe city, but with Terrence it's completely spiraled into uncontrolled incompetence with better service at a Motel 6. Integrity, basic common sense, and organization are all at issue with his management and truly have prevented the building from appreciating in value as much as those surrounding it. The valets he swapped in the building after more than a decade now regularly crash and scratch residents' cars, the staffing is at an all time low (think unable to get your packages at any time vs. the historical norm and a grossly abandoned front desk--again, not an issue the building ever had until Terrence), and the maintenance people will enter units without any phone call, doorbell, or knock using their master keys which has caused numerous security concerns across residents. A subset of owners are considering litigation given the HOA's ignorance and sustaining of Terrence and his team. It's extremely heartbreaking as the bones are good--it's truly the lack of integrity of the Terrence management that's spun this building and it's property values down so low.

My previous home (a standalone house) was broken into when it was empty, it's insanely creepy to know people walk around your safe space and rifled through your stuff. Other residents are friendly and considerate, and there's lots of cute doggos around to stare at. The office regularly plans fun social events with drinks and food. I'm quite happy here. Some minor dislikes: driving to or from here can be a huge nightmare during peak traffic times, and whenever there's a Giants game, which seems to be pretty darn often. Also, some residents CONSTANTLY and LOUDLY use the shared spaces as their personal work space, talking for hours during Zoom meetings and forcing everyone around to listen to how their clients are being jerks. It's fine if it's a one off thing, but I see the same people doing it over and over, which seems unfair. I wish management makes it clear that those spaces are not their private offices.

It's crucial to be well-informed before making a decision about this property. In my personal…read moreexperience, the building's construction lacks proper insulation and soundproofing. Consequently, you can hear various sounds between floors, such as your neighbors' footsteps, the dropping of even small or light objects, and even children crying or having louder conversations. I've never lived in a building where you can hear a television between floors. Unfortunately, this is not an exaggeration and can be disruptive to anyone who needs or enjoys studying, reading, watching movies, sleeping, or concentrating on anything. Making things even worse, residents are permitted to engage in the manufacturing aspects of their micro businesses from their apartments. Including activities such as hammering, scraping, and pounding all hours of the day and night. And if you're thinking this is a one-off, and this wouldn't happen to you, think again! This is my second apartment in the same building where my neighbor was allowed to make pounding and hammering noises at all hours of the day or night, including quiet hours. I paid extra to move from one noisy neighbor and ended up next to an even worse neighbor, most likely running a side-hustle out of their apartment. You can read every other review I've written about a company, and you'll notice that they're all overwhelmingly positive. I used to feel guilty about potentially negatively impacting any business's bottom line, but this experience is too significant for me to keep to myself. I want to share it so that others can avoid the stress and frustration that comes with living at this property. A few months ago, I had the idea that perhaps the noises weren't being addressed because I had left a negative but honest review of my experience here. So, I revised my review to only highlight the positive aspects of the building. Surprisingly, nothing changed. My neighbor above me is still allowed to pound, sometimes hammer, and scrape on their floor, my ceiling, at any time of the day or night, including quiet hours. The final straw was that my last two emails to management requesting relief were never even returned. The general manager here is not a serious person. She's not professional, and since she also lacks empathy, she's feckless. Despite the building's appealing appearance, the absence of soundproofing and the management's refusal to enforce Implied Quiet Enjoyment for every California lease are significant issues that cannot be overlooked. My experience at Avery 450 is undoubtedly the worst housing experience I've ever had. Everything aside, I would like to say that the concierge team is incredibly helpful and always friendly. The porters and maintenance staff are also very kind and always ready to assist with repairs or lend a hand. Thanks, Jon H
