I rent in this building, and so this review is from a renter's perspective.
I've lived here now for two months and so far I like it. Unlike some reviewers below, I actually like the design of the building, but that's a personal opinion and I know others will disagree. A main advantage to this building is that it's basically a turn-key solution for renters. Aside from electricity, TV and Internet, all amenities are provided. Pool? Check. Gym? Check. Parking? Check (although you do have to pay for it). Modern kitchen? Check. Washer-dryer? Check. A/C (rare in SF)? Check. One main disadvantage is that although it's in a relatively safe part of SoMa, there's still not much directly around it. Once Folsom St. and the new Transbay terminal are finished in like five years I'm sure that will be a different story, but for now, it's near a bunch of high-rise buildings and a lot of construction. You can walk to major Muni lines, and to SoMa, the Embarcadero, and the Financial District, but other than that, it's pretty dead around here right now.
Rent: It's pricey, but a 1 bedroom at One Rincon is similar in price to 1 bedroom lofts in other parts of SoMa. Here, you basically sacrifice space for amenities. When I was looking, a 900 sq. ft. loft in SoMa was going for about $2800-$2900. None of these lofts had W/D in-unit, A/C, a gym, a pool, and some only had DSL for Internet. I live in a 605 sq. ft exec 1 bedroom at One Rincon for about the same price and have all of the above amenities (with Webpass Internet). So in terms of rent, it's basically just what you want in your living space... nothing wrong with either option, it just a question of priorities.
Communal Amenities: The pool is small/medium-sized, but there's rarely anyone out there and it's heated (necessary in SF). There's also a hot tub. Communal, well-maintained, gas and charcol grills are near the pool area. The gym is small, but functional... treadmills, ellipticals, free weights, bikes and a couple of universal gyms. There's a rumor that they will build a second, bigger gym once the second tower goes up. A party room and conference room can be used by anyone and can be reserved for private functions. Dry cleaning can be delivered to the building through three services (you can pick which one you want to sign up for). Parking is valet (which I'm not a fan of), but since I don't own a car, it doesn't really bother me. Zipcar and City Carshare have two cars each in the parking garage.
In-unit amenities: One Rincon gives you your choice of Comcast (don't know whay anyone would choose Comcast, if given a choice), DirecTV or AT&T U-Verse for TV options. I am told that's it's one of the only buildings in the area that has U-Verse, so if that's your cup of tea, it may be worth considering as you make your rental decision. For Internet, you have a choice of Comcast, U-Verse, or Webpass. Each unit is fully wired for fiber. The bamboo floors are nice, but they can scratch. A/C is in-unit (extremely rare for this city) and even with it on, my electric bill is still only $60 per month. With it off, it runs about $30 per month. Kitchens are modern with all of the usual fixtures (stainless, Sub-Z, granite, etc.). The only two minor complaints that I would have, and I'm nit-picking here, are that the washer-dryer and the dishwasher are made by Bosch, which means that they are very efficient and very green, but are not the most powerful things in the world. My dishes often come out wet, and my clothes usually need two (or more) cycles to dry. Still, the dryer is in-unit... so what do I care? I'm not wasting quarters or anything! Still, this might bother some people. In addition, the electrical outlets seem to be made out of somewhat flimsy plastic, but so far, I've had no problems.
People, rules, and other things: The desk staff here is great. Guests need to sign in, but you can put them on a list if they come often. The management office has been very nice to me so far, especially as I was coordinating deliveries for furniture. Anything heavy (furniture, moving, etc) has to go through the loading dock, which you have to reserve in advance. This can by tricky, but the management office will usually work with you as long as you give them some notice. As long as it's a delivery, they can usually fit you in on 24 hrs notice... only for moving in/out do you really have to reserve far in advance. Since One Rincon is a homeowners association, there are plenty of rules. Essentially, just be considerate to those around you, and you'll be fine. Although the doors aren't thick and you can hear people in the hallway, the walls are very thick, and I've rarely had a problem with noise.
Are the people here a bit snooty? Perhaps. But it is a luxury building. If you want a communal feel, don't live in a luxury high-rise... live in a neighborhood! Same thing applies for people with dogs, and I love dogs! read more
