WARNING! Ever since Don left as Manager the building management has been subpar. If you are looking for an apartment with loud dated elevators that vibrate the entire building, windows that leak, a property manager named Karina that will insult you if you ask for repairs, falsely call the police and ownership that does nothing then this is the place for you. The property manager, Karina is a gaslighting individual with a lack of business acumen. I've lived in the building since 2009 and was able to force them to replace all my windows via SFRB and DBI assisting, so I'm a happy tenant in a rent controlled unit. Many other units in the building leak and the building is basically falling apart with mold issues. They did do a paint job, but that doesn't help for structural issues, though they will tell you differently. The property manager, Karina, has called the police on me twice saying that I was going to commit suicide while I was hosting a Christmas cookie party, lol, and secondly, saying that I had assaulted her in order to evict because they had to spend a lot of resources to bring my unit up to code with lovely double paned windows. The police declined to record either false report. RETALIATORY. Karina has been trying to evict me in order to rent my unit for twice what I pay. Be careful if you move in. If you can do what I did, you'll be in for a great value and if you can't, you'll be moving. The building was built in 1964 and has been poorly maintained and managed. The location near the churches on Cathedral Hill makes the building a hotbed for the homeless. I have had attempted assaults on my early morning commute regularly and management frequently leaves doors open for their workers allowing bad people to enter. I have had two attempted home invasions since living here. I stay for the rent control and awesome unit that I now have after years of petitioning. BEWARE.

I've only been here a few months but so far have had nothing but a good experience. To be transparent, I'm very independent and don't often need to mingle with building staff but so far any question or issues I have had, has been addressed. I've yet to use the sauna/pool area but having a mail room is so important, awesome and organized. The apartments are oddly shaped which, if you look at the building you can immediately tell why. I wish the 1 bed had more closet space but I've been able to do well with a little organization. Having a private balcony (especially the B&C apartments) have an amazing view of sunrise/sunset and most of the wind is deflected. Now if you're in an A or F, I hear there can be some wind issues but for the most part the space feels nice. I will say that most of the apartments I've seen feel outdated (mine included) but I really only notice when i'm cooking or in need of a temperature change. All of that said, I love living here. A lot of that has to do with the view/location but moving here has personally been a great fit.

I lived here for a little over two years, and I have to say it really is a special building. The views are incredible, and the floorplans are such that every room in the unit shares that view. The location is incredibly convenient, and the rents are extremely reasonable. As for the staff, you really couldn't ask for a better crew. Karina is the kindest and most reasonable building manager you could hope to have, and the maintenance crew is incredibly friendly. If I weren't moving out of San Francisco all together, I could see staying there forever.

Shatangi is temping for the property management company of this building. The company is great to work for and they keep this property well maintained. They really care about their tenants (sniff). BTW they have vacancies Shatangi told you

I've been at Carillon for just over a year after moving in with my fiancé who is a long time resident. I remember driving past this building and always wondering who lives there. Now I obviously know and I have to say I'm delighted by my fellow neighbors and the management staff. First, the building manager, Valerie, is AWESOME. She obviously takes great pride in her work and ensuring her tenants are happy and comfortable. She's responsive, helpful and I love the events she puts on in the common room like hosting my favorite pet shop for mimosas (for the adults) and pet treats (for the pups) It's a fun way to get to know your neighbors and local businesses. Skip and Andreas, the maintenance crew, are also a complete pleasure. I seem to break something on a monthly basis and they're always there lickety split to fix it or replace it or just hang something for me so I won't bugger it up (and coming from NYC, I still can't get over that this type of service actually happens in real life!) If you own a pet, the building is extremely dog friendly and has a dedicated pet park in the back. There are also other amenities like a gym, pool, sauna and spa. The units themselves do have a bit of a funky layout given the building is round, but it seems to work. And did I mention the views are spectacular! Overall, my favorite thing about the building is the family feel. Everyone is friendly and courteous -- it really feels more like a home than an apartment building.

Poor window siding that brings in cold air.

This is one of the highest rated apartment properties in the area, and I can attest to all the amazing reviews here and on Google. When I initially scouted the property, I had the following key factors in mind: 1) Safety and security of the building, 2) proximity to work and attractions, and 3) reputation and responsiveness of the management company/staff. Rincon Green exceeded in all three. Rincon Green was the only property I researched that had a gated front entrance and park space, which is great for privacy and relaxation. This also naturally doubles as a deterrent for strangers and passerby's. The property is always well-managed, clean, and in running order. I've never once felt unsafe, lost a package, or run into any unpleasant surprises. Rincon Hill is located right next to a slew of company offices, the financial district, Chinatown, the Embarcadero, and much more. I lucked out with my office being a 15 minute walk away, and could easily run along the Embarcadero after work or on the weekends. While the Bay bridge is right outside my unit, I've never had any noise issues as the walls/windows are very well insulated. Last but certainly not least, Rincon Green has an outstanding management team. I worked with Alexandria (Allie) and Roy when signing my lease, and they were extremely patient answering all my questions, and making sure my moving experience was as smooth as possible. James at the front desk is just amazing and has on numerous occasions gone above and beyond to help me; I always look forward to stopping by to catch up. Now that I'm moving away from SF, I'll absolutely miss everything Rincon Green has to offer, and it's a bittersweet goodbye to the amazing people that work here.

He was super friendly, transparent and candid through the entire process- even made move in day a little easier. Actually just saw a picture of the units on the yelp page and they look pretty representative. The gym is clean and not packed even during peak hours which is nice. Haven't had any issues with appliances or paying rent. One thing I'd like to figure out is if they take BILT credit card for rent payments but I think last I checked the leasing office said no.

She is extremely responsive and communicative about everything, and jumps into problem solving mode when you let her know of a (rare) issue with your apartment. Under her extremely organized management and close supervision of the building, I feel extremely safe. What's more is that she's a ray of sunshine who personally vets everyone who lives here, so everyone is polite, clean, and responsible. I probably saw over 100 apartments when I was searching in SF, and when I toured the unit with Deb, immediately recognized that it was a gem. You get much more bang for your buck than other comps in Russian Hill and Cow Hollow. (For example, you can operate the well-maintained laundry machines with an app vs. coin operated). To boot, you're on a quiet street right above Polk (which has everything you'd ever need) and a literal two-minute walk from amazing restaurants like Elephant Sushi and Seven Hills. Let's just say I have no plans to move.

While it is near a lot of activity, it is on a very quiet street (which I love). The building has an old San Francisco feel but the apartments have up to date renovations. I would highly recommend this apartment building to anyone. It is an absolute dream to live here!

Tons of natural beauty right outside your door with the lake, walking distance to the beach, fort funston, and very close to SF zoo. Front facing apartments have beautiful views of the lake and the city and others have a view of the Olympic golf course. The staff here is very accommodating and ultimately want your residency here to be pleasant & enjoyable. Sometimes there are conflicting tenant requests but the team always aims to be fair to all parties. The amenities are great and include a swimming pool, tennis court, half basketball court, clubhouse, small park, fitness room with sauna & steam room. Definitely no apartments in the area provide these. Also, prior to COVID they provided tennis lessons and a circuit class weekly. On top of all this, the apartments have rent control so if you stay over a year your rent is not going to raise significantly. So many upsides to leasing here! It's been great!!

Trash is also frequently left in the parking garage. The hallway floors are white and are usually visibly dirty. The trash chute door is broken more often than not. When it is broken, the area around the elevators smells like garbage, and the open chute creates an avenue for insects and rodents to travel through the building. The laundry facilities are another ongoing problem. Washing machines are often broken, and many of the dryers do not heat properly. We end up wasting both time and money trying to find machines that actually work. Management is currently having asbestos-removal work performed in the building. Since that work began, I have noticed a strange smell in the elevators and hallways. I have also experienced an uncomfortable sensation on my skin similar to what I have felt after being around insulation. I cannot say what is causing either of these things, but the timing is concerning. Living here has become frustrating. These problems keep happening, and too often it feels like residents are simply expected to put up with them.
