    FRAUDULENT PEOPLE!…read more We live next door to this building in condos, and they have received misdelivered packages for our building, even being photographed in their mailroom. They refused to give them to us, even though they are addressed to us and obviously misdelivered. Then they say "oh we don't have them" despite photographed evidence. Next is "oh we can't find them". They claimed to have sent them back, although we went to them the very next morning. Asking how did they send them back, they stated with a driver. This being with me going to when their package room opened for business hours, and no delivery came yet, and the delivery in question happened the night before right as they were closing. So did Santa come and get them overnight? Especially when I see several boxes marked RTS right there? Obviously very shady management and company. Not good people at all. Not even good neighbors. Probably keeping packages for themselves.

And, for the record, as of February 2010 I now own a home here & live here as well :) I am so excited to be a part of this great community and vibrant neighborhood. The building received LEED-certification with a silver rating, which is a huge achievement... the first residential high rise in SF to be this green :) This gives the community a unique twist, to say the least. The the main reasons I bring clients here & the main reason I also invested in this building/area, are that the units are a great value,the neighborhood has huge upside & the HOA dues are reasonable for the full-amenity package that you get. The amenities include a view roof deck with BBQ area; large full-on gym that is well-light, with bathrooms and excellent cardio equipment with TV screens; a full-time concierge; and 24/7 security. Best deal in town. The neighborhood is clean and safe & convenient to public transportation (CalTrain and MUNI's T line) and great freeway access as well. I'm a huge fan! I highly recommend investing in the building while the interest rates are still low and the $10K new construction tax credit is still available! By the way, Arterra has FHA approval--so now you can put as little as 10% down. Can't beat it!

Shopping is close by, Safeway and Wall greens 2 blocks away. and the AT&T Ball Park! it's freaking fantastic! you got a concierge 10am -7 pm M-F, with security 24/7. Did I mention this is the 1st and only green building in SF? There's a living roof, just like California Academy of Sciences, on the other building, there's a roof top view of the city, almost 360 degrees. most of the building is made of recycled or renewable material. Bamboo and cork flooring, Bamboo wall panels in the elevator, in the lobby there's crushed recycle glass tiles that make up the hall way. All appliances are energy efficient. Plus this is one of the few high rises with a Gas Stove! GAS STOVES! I can't believe it! I can't rave enough of this place. I moved in in Aug and I love it. All my neighbors love this place and I do to. I know i sound like i'm trying to sell this place.. but i'm really just bragging and making eveyrone jealous cuz i live here. haha.. j/k.. 5 stars all the way!

If you're looking to live there, here's the lowdown on the units: Units A and B are North and N-East facing, C&D are East and SE facing, and E is south-facing. Views go from city views to water to south or ballpark views. Units F-H are West facing from FiDi to south west facing. The higher floors are basically corner units with one or two duplexes (A & E). If you're looking to buy, think about whether you want the sun as it rises or sets, and if you prefer views of the hills of I want to say Twin Peaks, the water views, Ball Park, or some part of the Bay Bridge. One plus is that w the Bay bridge Lightshow and Infinity situated north of it, the show is great. On New Year's eve, you get front row seats at the fireworks too. There's a mix of people living there, ranging from bachelors to young couples, young families and more and more empty nesters living in their dream city home. events have been catering to all of the above so can be a home to grow into. I like the fact it's not a valet building and you get a deeded spot, which some people rent out. The downside is that there are very few parking spots o the street that are not metered. Makes visitors not want to come. Overall, if there's an issue the office will do their best to address it. In the next few years, I hear Folsom will be a Blvd with more shops from 2nd ST to the water...I think that's great news!

He was super friendly, transparent and candid through the entire process- even made move in day a little easier. Actually just saw a picture of the units on the yelp page and they look pretty representative. The gym is clean and not packed even during peak hours which is nice. Haven't had any issues with appliances or paying rent. One thing I'd like to figure out is if they take BILT credit card for rent payments but I think last I checked the leasing office said no.

The location is hard to beat--right by the water on the Embarcadero and close to a lot of offices. If you work in the area, it's a game-changer for convenience. But what really sets this place apart isn't just the location (which is already amazing) but the management. Cary, in particular, has been a pleasure to work with. From my very first phone call inquiring about the apartments to my actual move-in day, Cary made the whole process so smooth and easy. he really went above and beyond to make sure everything was taken care of, and I can't thank him enough for that! Another thing I love is the open space in the building. It's super kid-friendly, which is a nice touch if you have kids or enjoy living in a place that feels welcoming and community-oriented. If you're looking for a great place to live in SF with top-notch management, I can't recommend Rincon Green enough!

The concierge service is magical--everyone is so friendly, welcoming, and they know you by name. One of the little things that made such a big difference: whenever you're carrying heavy packages, they'll call the elevator for you. The service here is on the level of the best five-star hotels in the world. It's been a wonderful year. If you're thinking that you don't need 24/7 concierge service--like I once thought--you're mistaken. You absolutely need it, and once you have it, you'll never want to live without it. The valet parking is another fantastic feature, and the valet team is just as kind and helpful. I used to think valet was unnecessary until I tried it here--now I can't imagine going without it. Consequently, you can hear various sounds between floors, such as your neighbors' footsteps, the dropping of even small or light objects, and even children crying or having louder conversations. I've never lived in a building where you can hear a television between floors. Unfortunately, this is not an exaggeration and can be disruptive to anyone who needs or enjoys studying, reading, watching movies, sleeping, or concentrating on anything. Making things even worse, residents are permitted to engage in the manufacturing aspects of their micro businesses from their apartments. Including activities such as hammering, scraping, and pounding all hours of the day and night. And if you're thinking this is a one-off, and this wouldn't happen to you, think again! This is my second apartment in the same building where my neighbor was allowed to make pounding and hammering noises at all hours of the day or night, including quiet hours. I paid extra to move from one noisy neighbor and ended up next to an even worse neighbor, most likely running a side-hustle out of their apartment. You can read every other review I've written about a company, and you'll notice that they're all overwhelmingly positive. I used to feel guilty about potentially negatively impacting any business's bottom line, but this experience is too significant for me to keep to myself. I want to share it so that others can avoid the stress and frustration that comes with living at this property. A few months ago, I had the idea that perhaps the noises weren't being addressed because I had left a negative but honest review of my experience here. So, I revised my review to only highlight the positive aspects of the building. Surprisingly, nothing changed. My neighbor above me is still allowed to pound, sometimes hammer, and scrape on their floor, my ceiling, at any time of the day or night, including quiet hours. The final straw was that my last two emails to management requesting relief were never even returned. The general manager here is not a serious person. She's not professional, and since she also lacks empathy, she's feckless. Despite the building's appealing appearance, the absence of soundproofing and the management's refusal to enforce Implied Quiet Enjoyment for every California lease are significant issues that cannot be overlooked. My experience at Avery 450 is undoubtedly the worst housing experience I've ever had. Everything aside, I would like to say that the concierge team is incredibly helpful and always friendly. She may be almost a century old, but she's still a beaut. The floor plan for the studio I ended up buying had great flow and was charming than the cookie-cutter units that these newer developments had. I love that I have an alcove for my bed, so the studio has more of a jr. 1 bedroom feel. Plus, there's the history - it used to be a hotel and there's a frame of celebrities that stayed here, including Frida Kahlo. Second, the community spaces. Other community spaces include the gym, lobby, and ballroom. The gym is small, but has pretty good equipment. It's included in the HOA, so no need to get a gym membership. The lobby is gorgeous. Once in a while, one of the residents who plays piano will play a tune so that plus the fireplace can be a really relaxing spot. I love the art deco vibes of the lobby and the rooftop deck. Speaking of which, has an excellent view of the skyline. The ballroom is used for meetings and parties. It includes a kitchen for caterers to use. Lastly, and more importantly, the community is awesome! Everyone here is incredibly nice, especially the staff. And my direct neighbors are super quiet. One neighbor who was renovating his space was kind enough to leave a gift as a thank you for my patience. And our HOA is very communicative and transparent. I know people will think living in the Tenderloin is a big negative. And while this neighborhood is gritty, there's also so many great things about it. The food is probably the best part. There are so many cuisines represented, from Thai, Mediterranean, Ethiopian, and even Chinese-Venezuelan. And it's centrally located. A 20-min walk can take you to Japantown, Chinatown, Russian Hill, or Soma, passing other great spots along the way. I really enjoy calling The Hamilton my home. I know these newer developments look nice, but tbh they remind me of college apartments. I wanted a place that was unique, just like the City of San Francisco herself.

Because of this negligence, I lost three full days of income doing delivery work (Uber, DoorDash, Instacart) and had to spend time and money replacing my ID. To make it worse, even with a paper replacement from the DMV, I was blocked from working with age-restricted items like alcohol or some medications. That meant even more lost income -- and they didn't lift a finger to help, explain, or take responsibility. Zero ownership. Zero compensation. Zero care. This is how they treat people.

I cannot say enough amazing things about the staff at the front desk, they are friendly, helpful and personable. Security is great as well and they always call anytime someone is visiting to make sure there are no non-permitted people in the building. The amenities include an indoor pool, rock climbing wall, indoor movie theater, roof top bbq, 5-star gym and even a dog grooming room (you can book it and it has all the supplies to groom your dog). On top of all that, the building is constantly putting on fun events for the residents (wine tasting, holiday markets, cooking classes, game nights) and kid-friendly events as well for the little ones (cookie decorating, events for every holiday). Also (I could truly go on forever) there is valet parking and a food market + pet market downstairs. What more could you ask for?
