John arrived promptly for the estimate. He a really nice guy, easy to talk to, and only took about 10 minutes to look at the house for his notes to create an estimate. We got an estimate by the end of the same day. His prices are very competitive and reasonable. He was not the cheapest, but also not the most expensive of the estimates we received. I had a nice rapport with John, so we decided to hire him and his team. They started 2 weeks from the day of the estimate. The entire job took 5 1/2 days. They were supposed to finish on Saturday morning but due to rain, they had to push it off until Monday. His crew was very detail oriented and did a great job. The stucco needed to be repaired in several areas, our side gate needed to be reinstalled into the stucco, and we had a few light fixtures we wanted to be removed and filled in. They did an excellent job with all the repairs and the outside of our house now looks brand new. As they were priming and painting the house, we just had a few issues we wanted to be fixed or redone. After bringing the issues to John, he was happy to have his team address and fix the issues quickly. Owner Emilio Martinez responded promptly with his business card and contractor's license number. I contacted him for an estimate, and he was able to stop by the very same day. He thoroughly inspected the property, including the stucco and fascia boards, and took the time to explain every step of the process and the expected timeframe, while patiently answering all of my questions. The following day, I received a professionally prepared estimate that I felt was very fair, especially considering it included premium paint products and HOA-specified colors. Anyone who has priced paint lately knows that quality exterior paint can easily exceed $80 per gallon. Once I approved the estimate and sent the deposit, Emilio scheduled the project for the following week. The process began with power washing the home and surrounding decorative walls. From there, his crew carefully prepped the property by taping off windows, patios, sidewalks, and the driveway. They also removed old, unused cables, nails, and hardware left behind from previous satellite, cable, and phone installations. One challenge was the overgrown landscaping around parts of the property. Emilio suggested bringing in Clemente, who owns a professional landscaping business, to assess the situation. I hired Todd to repair three unstable spots in my bathroom subfloor before tiling. While he clearly…read morehas a good eye for structural issues and was willing to accommodate a tight timeline, there were some challenges with communication and project execution. The Good: - Flooring Expertise: Todd correctly identified a hump in the subfloor and noted that the new tile would sit significantly higher than the adjacent bedroom carpet. He proposed shaving down the joists to level and lower it--a solution my tiler highly recommended. Even with this fix, the tile ended up almost two inches higher than the carpet, so I'm glad Todd caught this before the tile went down. - Timeline Accommodation: Todd squeezed in the final repairs on his way to a family vacation in San Diego because I requested the work be expedited before guests arrived. His kids were literally sitting in the back of the car waiting for him to finish the job. I certainly appreciated him prioritizing my request to this degree. The Challenges: - Scheduling and Handoffs: Todd had to leave before finishing the joists and couldn't return for a few days. He sent a colleague, Mike, to finish the job, but the handoff was not thorough. First, Mike missed one of the three spots I originally hired them to fix. Second, Mike was not informed that a specific section of the subfloor needed to be left open to accommodate a new floor drain. Had I not caught the miscommunication, my tiler would have to open the subfloor again, costing time and money. - Follow-Through and Accountability: When I pointed out the missed subfloor spot, Todd initially stated he would need to charge his three-hour minimum, viewing it as extra scope. It was disappointing that I had to convince him it was part of the original job by referencing the picture in my initial quote request and our in-person walkthrough. Ultimately, I had to pay a premium to incentivize him to return to finish the job. - Expedited Repairs and Transparency: For his final visit, Todd did not bring his drill. As a result, he could not fasten the replacement subfloor with screws as per best practice, so he used nails instead. What was most concerning was his lack of transparency: rather than informing me he was missing the necessary equipment and giving me an opportunity to supply it, he would have left for San Diego if I hadn't caught it.
