Not only were we dealing with a family emergency, but to also be treated with so much disrespect was so disheartening and frustrating in a time of family crisis. From being gaslit about the phone number working (which it didn't) to being treated with cruelty and disdain over the phone while also dealing with a family member in the hospital was demoralizing to say the least. My family booked a vacation with one of the Arrived properties in Sunriver. We contacted them a week before our Rez as Oregon's historical wildfires have engulfed the area. Schools are being cancelled, residents evacuated yet according to Arrived Customer Service in Bend people are still visiting and vacationing. Well, I smell something and it's not just the Smoke. We will be traveling with my elderly parents and I asked if we could just reschedule to another time. Their answer was a strict NO with a reference to their force majeure clause in the contract. I'm going to say this as strong advice: NEVER SIGN A CONTRACT WITH THIS COMPANY. It has standard language but honestly will not grant a refund or in the least a rescheduling for wildfires, earthquakes, terrorist events, global pandemics. Booked a trip back in November with one of their Palm Springs rental homes for a week in March. Now with all the Covid-19 stuff going on, plans are changing. AirBnB posted options for cancellations with extenuating circumstances for any bookings between March 13-April 1st with a free cancellation so I contacted the host to ask about cancelling. I messaged the host (arrived) and they told me that "there are no restrictions on travel inside the United States so our cancellation policy remains the same" Not only did it take them over 24 hours to respond, but getting an insensitive response after a national emergency has been declared was unexpected. I pulled the AirBnB cancellation policy with extenuating circumstances word for word and sent to them. Again waiting for a response. Luckily AirBnB made cancellations very easy and refunded my full payment. To think that they can hold people above the AirBnB standard and try forcing people to forfeit their payment to cancel with the national emergency going on is insane. Will be sure to never book through Arrive again, beware of their unprofessional and unethical business practices and policies that they think are above the welfare of others. read more

My wife and I booked a week stay for our anniversary in Bend with ARRIVED. Several days before our trip, the worst wildfires in the state's history broke out. A major natural disaster with missing people, major road closures and hazardous air quality for days. We reached out to Arrived to request a cancellation and refund because traveling to Oregon would be dangerous and staying in Bend clearly detrimental to our health. They completely refused and sent back generic legal language. It seems like many other travelers have left similar reviews showing their greediness and utter lack of humanity in spite of Covid and tragedies. Tetherow rents homes nearby and the Oxford Hotel in downtown Bend is beautiful. Both dog friendly and both refunded us for our stay due to the wildfires and hazardous air quality. If I could give no stars, I would. We had a trip booked in September for the same week that the state of Oregon had the worst wildfires in history. When emergency crews are there to assist, tourist don't help the situation. We tried to cancel the trip for a refund. We called and were never able to talk to anyone that would even listen. They said that the wildfire clause in the contract was clearly stated and there would be no refund. Customer Service (who was very hard to reach, and the "management team" had really slim hours) told me there were blue skies yet all we saw on the news were people being evacuated, schools closed and people told to stay indoors, along with the worst air quality on record. I disputed the charge on my credit card, only to have it denied with the contract printed and mailed back to me. In the midst of COVID19, many vacations are cancelled. She Moves Mountains was attempting to hold a retreat that does work for the local community and gives women a healthy outlet, no matter what their background. This organization has used Arrived MANY MANY TIMES and has been a faithful consumer. Arrived not only refused to return money in full to this organization, but also refuses to work with her on using it as credit for a future booking. I had Arrived manage my property for 5 months and it was a nightmare from the start. The communication was slow, limited, and did not answer my questions. I had to call the boss several times to get anything done. I did not receive my portion of the first month's rent for weeks after the scheduled date. The next month I only received half a payment. The cleaning crew left the natural gas on at one point - I had to have the non emergency fire department come in. I was informed that someone pooped and peed in a room, which had to be extensively cleaned (never got an answer as to how that happened). Then I got charged $1000 for new linens after only 4 months of being with them. I lost so much money and time going through this company HIGHLY DO NOT RECOMMEND. read more

We stayed at the "Serenty of 6th" home in Bend Oregon from 7/15/23 through 8/14/23. The house has nice furnishings and a private/quiet deck in the backyard. However, this home is in bad shape and did not meet our expectations due to several issues we discovered upon checking in for our vacation. The first issue being a bag of garbage that was left inside the front door when we checked in.....this is completely unacceptable! We attempted to use the Central Air Conditioning in the home upon check-in as it was 97 degrees that day, but could not get it to operate. After troubleshooting the A/C issue (something a guest should not need to do) we discovered the main switch for the A/C at the Electrical Panel for the home was in the "OFF" POSITION.....why???? And there was no instructions in the home for using the A/C or any of the appliances. During our stay we discovered that most of the windows in the home were either inoperable with broken sashes (they don't stay open) or the windows did not close completely. Also, many doors in the home were either inoperable or didn't work properly. The closet bi-fold doors were off their tracks in the Master Bedroom and could not be used. Also, the entry door to the Master Bedroom wouldn't close properly and the door leading into the Master Bathroom would not latch (the strike plate needs adjustment). Additionally, the door leading from the Kitchen to the Laundry Room didn't open easily as there appears to be a latch issue on the door jamb. Regarding a Bar-b-que in the backyard.....it was placed against the house and the home had black soot on it from use of this Bar-b-que. Also, the home had a very dirty window that looked out from the laundry room due to this soot. Additionally, the Bar-b-que had many loose screws, which caused it to wobble when we moved it away from the wall. Bottom line, having a Bar-b-que against the home back wall and under the home eaves was a definite fire hazard! The front yard of the home is well maintained, but there are many dead trees and bushes in the front of the home. Also, the large backyard was completely covered with dry tall weeds when we checked in....another fire hazard and completely unnaceptable......especially at a forested area in Bend Oregon! We have stayed at many vacation homes through AirBnB and VRBO over the years. This was our first time staying at a home operated by "ARRIVED" and it will be our last. There is no excuse or reason for this home being in the condition it was in when we checked into it for our stay. DO NOT USE THIS COMPANY FOR YOUR BUSINESS OR VACATION!!!! read more

The first day we arrived we reached out to owner because we had bought coffee and realized the coffee machine was broken. Later that day we reached out because the microwave was broken so we were unable to warm any of our food and the shower had zero warm water. The property management responded about two days later and stated they would send maintenance over ASAP. Maintenance appeared to have come over while we were gone and peeled the paint off a door entirely so that the hole in the paint would be less noticeable. The shower remained cold. The coffee machine remained broken. The microwave remained broken. Would not recommend. They false advertised the home we stayed in which cost us $1000 for THREE nights! As the owner of a property that was briefly managed by Arrived, I would be very careful allowing them to manage your investment. They are spread too thin without adequate housekeeping or maintenance staff to cover Sunriver, Bend, and other central Oregon properties. I found the property left with unlocked doors a couple times, nickeled and dimed for maintenance items that were not completed, reservations moved or canceled at the last minute with no compensation, housekeeping not completed and an overall lack of professionalism. Worst ever. The place wasn't cleaned and it was disgusting. We were on our honeymoon and had 6 days sleeping on a futon because the master bed was disgusting and on purpose. They didn't come clean it for 3 days and then it was wet and smelled like bleach for the rest of the honeymoon. The kitchen sink was clogged and the garbage disposal didn't work. The stove was broken and held together with black tape. They took out the nice furniture in the advertisement and put in lawn furniture. Don't book with Arrived if you can avoid it. Or if you must, be sure to take pictures of basically the whole house because they will charge you for things that you didn't break. I have had good experiences with Arrived before, but this one alone will make it so I never book with them again. We were erroneously charged for "breaking the 'medal' arm" of the hot tub cover and aside from the bad spelling, the metal arm already appeared as it did in the photo we were sent when we arrived. Not being one who owns a hot tub though, I had no idea that it was 'broken.' And the functionality of it would argue overwise as well. Not helpful staff, not a nice call service person and basically only looking to blame the person who rented it over the oh 3-4 other service people who might have accidentally broken it or overlooked it on their inspection before we came in? Either way, take pictures of the whole place and don't leave yourself open to the company and homeowners getting extra money off of you. read more

Arrived completely failed to take responsibility for lack of action when we requested assistance during our stay in early September. They openly admitted lack of follow through regarding maintenance neglect, but chose to refund only half the amount we thought reasonable. Weeks later they redefined the refund to suit their agenda and said, that's it! We have continued to seek compensation for the other failures that dominated our stay. Rather than choosing an honorable solution, Jennifer Mucha has given up an incredible opportunity to demonstrate her company values are in line with her advertising. We requested 50% reimbursement in exchange for the stress free time (advertised by Arrived) we LOST, due to neglected maintenance issues at Robin's Nest in Hood River, OR. The biggest issue, a resident bat, is most likely still there. Following our nerve-racking week we learned that, previous to our stay, a bat HAD been reported. Arrived said it was investigated and determined more likely to be a rat. Ms Mucha dodged the truth saying that our bat experience was a one and only. She now claims the bat is gone, offering no proof. Since our stay I have explained many times about the odd noise in the loft bedroom that, early on, prompted me to flee and sleep elsewhere. When the bat finally revealed itself, flying in circles above our heads, I called and requested assistance from maintenance. That was quickly deflected into instructions, "open a window, the bat will fly out." Then, empathy for the BAT!, "poor thing is probably more scared than you are." So, while ducking and dodging the "poor bat" we attempted to follow their instructions, only to discover screens fastened securely on all windows. Second call, I was given same instructions, "open a window, the bat will fly out," with an addition, "we'll send someone out first thing in the morning." I then insisted that qualified maintenance come NOW, while the bat was actively hunting. Gal on the phone said she would try. No one showed up that night OR the following morning. No one called that night OR the following morning, OR, as a matter of fact, for the remainder of our stay! We did not get the bat out. It hunted into the wee hours, then disappeared into the heights of the log cabin. Phone calls went unheeded. We concluded that Arrived must have no qualified maintenance staff in Hood River (contrary to their advertising) and avoided the large, open half of the house for the remainder of our stay. Yet, we still had faith that Arrived, in good faith, would eventually make it right. Another maintenance issue that went unattended: Five large skylight windows w/touted view of Mt Hood were filthy. Shortly after our arrival I sent a text informing Arrived that lack of attention to these windows made it impossible to appreciate any view! Response: "We are sorry for the dirty skylights. We will have someone out there to clean ASAP." Sounded good. No one showed. The whole week. Further requests led only to 1) Loss of more of the valuable, stress free time for which we had paid a substantial amount, and 2) Embarrassment, in that the special guest we had invited to enjoy Robin's Nest with us was put through the shenanigans as well! Windows stayed filthy, the view gnarly. We were refunded a small amount for this fiasco. Unfortunately, the window refund was one, of the two, that Ms Mucha redefined and morphed into compensation for the bat! I asked, "Is that even legal?" No response. She continues to refuse compensation for their failure to clean windows with advertised views. Maintenance that should be performed in preparation for every guest! These windows are only on a first story roof, another example leading to our conclusion that Arrived had no qualified maintenance staff in the Hood River area. Maybe they don't have qualified maintenance staff, period. Just a cache of nice voices streaming apologies and saying "we're on it!" 24/7 I have described the two worst situations, out of a number. This rental company, Arrived, proved to be nothing but fancy advertising, zooty online presentation and smooth talk/text. Zero boots on the ground! However, we did find a truth in their advertising, a quote from a letter to guests checking out: "If there were any comments or concerns, don't hesitate to email or call. We appreciate your input and you are the best source for discovering items that need attention." ....Seriously. It's a shame Ms Mucha appears unaware of the importance of being honorable. Avoid her company, Arrived! Even when they talk about booking directly through them to "save money." The only reason for the one star rating was to enable this review to post. read more

We had a horrible experience with Arrived after renting a Bend, OR vacation home that was not in reasonable habitable condition. The house we rented does not have a working heating system, so temps inside the house were below 50F. A thermostat is present but does not work. We informed Arrived of the problem, and they told us we would just have to use the fireplace. This was insufficient and not safe to leave on overnight or unattended. The bedrooms had space heater-type devices in the walls, but they were totally insufficient in the winter weather -- it never got warm enough for us to take off our winter coats. It was never mentioned in the house description or our rental agreement that no heater would be available for most of the house, nor that we would have to be ok with below-50F temperatures inside. We had to find (and pay for!) another place to stay at the last minute, and Arrived refused to refund us. In addition to this major issue, we also had several minor issues. When we arrived, Arrived had not prepared the house for us at all -- it was completely dark all around the property; not a single outdoor or indoor light was on. The key code Arrived provided us was wrong or the keypad lock system was malfunctioning, so we were not able to access the house right away -- unpleasant in the dark (given that they hadn't turned on any lights) and the cold rain. Arrived also sent me a message prior to our stay "reminding" me to take out the trash on Tuesday, which I just thought was an indication of disorganization since we weren't going to be there on a Tuesday... Working with Arrived was a horrible, stressful, and unpleasant experience. I am sad that we had to go through this on what was supposed to be a nice trip at the end of a hard year. I also wish I had never given Arrived any money since we couldn't even stay at the property. I think it's a bit fraudulent that they won't issue a refund, and I would not recommend them to anyone. read more

My pre-paid family vacation to Palm Springs (2020) was obviously interrupted by the Covid-19 pandemic. In fact, travel was NOT even possible due to the stay at home order issued in California. I have requested a refund or credit for future stay. Even indicating I'd accept a credit for summer rental, when there is high likelihood that there would be plenty of availability due to low demand (summer heat), but to date they have completely ignored me. Based upon my research Arrived, LLC has made offers to other disgruntled travelers (see other complaints at BBB). Why I am not getting a response is beyond me. Profiting off of a crisis. We booked a vacation home in Bend for next weekend and obviously cannot make the trip given the current situation. California has enforced a Stay at Home policy, the government has limited all non-essential travel and it is truly irresponsible to go on a trip where you can get infected or infect others. Every single organization I know of is refunding or providing credits (event Hotel Tonight which is notoriously NO REFUND has provided a full refund for a future trip). Very important details left out. We rented a condo on the Deschutes River at Mt Bachelor resort village. Aside from a couple of maintenance items that were over looked (bracket on one shower door fell off rendering it useless and ceiling fan only operated on high or off) the place was very nice and clean. The big thing that was in my opinion misleading, is that air conditioning was not provided. They had air conditioning but they locked us out of the control so that it could to be turned on. Technically, the listing did not say that it came with air conditioning, but it did not clearly so as not to be missed, did not state NO AIR CONDITIONING. Now, anyone knows it gets really hot in July in Bend Oregon. Not offering AC in the Summer there is like not offering heat there in the winter. Very cheap on their part especially for $300+ per day...very cheap. Had they stated this clearly, we most definitely would have chosen another place to stay, especially since our elderly parents were with us. When I called to talk to the office about it, rather than empathize or express regret that we had overlooked something, they were just quick to defend themselves by pointing out that the listing did not say AC. Poor customer service not their part. We love Bend and will continue to go there, but will choose a different property management company next time. read more

We would like you to know, WE are not at all happy with the final results of our repeated requests for a refund of half the amount paid because of our stressful stay at Robin's Nest in Parkdale/Hood River OR this last September.  This is all due to a lack of care and concern of Arrived for paying customers. We asked for assistance because of an invasive bat living in the house during our stay and our requests were repeatedly ignored, along with many other issues during our stay. Wondering what it will take for them to learn to take advice from their staff, especially when they had been informed previously of a potentially hazardous situation. The bat situation is not over because there is still a bat living in the Robin's Nest, Parkdale/Hood River Oregon.  I only wish we would have read the rating (1.2) and horrible reviews on facebook before we rented from ARRIVED.  Incredible how they believe their business can actually thrive with such service. Returning for a second stay to a home in Sunriver, OR under their Management after enjoying our first in 2019. We raised nearly a dozen maintenance and housekeeping concerns to the property management company upon our arrival, including excessive trash left in the unit, dog hair in bedding, dog poop in the yard, carpet stains, and dirty walls. These were not addressed during our stay and the property management company's response showed neither concern nor urgency for cleanliness between guests in a pandemic environment. Will not rent from Arrived in the future. Edit: Arrived subsequently contacted me and our request for housekeeping was received, but some internal communication issues resulted in the items not being addressed. They refunded the cleaning fee, which was appreciated, so the rating went from 2 to 3 stars since they made efforts to resolve the issue after the fact. read more

Like many other people, due to the COVID-19 pandemic, and the governors' stay-home mandates, we needed to cancel our vacation reservation. We contacted Arrived, and they refused to give us a full 100% refund. We told them that cancelling the reservation was not our choice, but was required by the state governors' mandates that people stay-home. We feel Arrived should have processed a full 100% refund for this cancellation, and were very surprised by their lack of professionalism and unethical business practices. 2 reservations cancelled with no reason given! I would not recommend Arrived. I booked and paid for a house rental 5 months prior to my wedding in Hood River. I received an email 7 weeks prior to my wedding telling me that the property was no longer available and I could choose from one other property (7 miles away, across the river and in a different town) or take a refund. When I called, I was told "these things happen with rental homes" and was given no other alternatives or resolution. Of course, all other properties are now far more expensive and don't suit our needs. Additionally, another party in our wedding had Arrived cancel their home via a very similar situation. I rarely write negative reviews. If I have a bad experience I usually choose to stay silent about it but this one really bugged me. My friends and I (3 couples) stayed at one of their Palm Springs homes over Labor Day weekend and actually had a good time for most of the stay. But a couple of things happened that are causing me to write this review. 1. Upon arrival the house was over 90 degrees. I completely understand that Palm Springs is extremely hot and that homes need time to cool down. But I would expect that a company renting out a vacation home in the desert would think to turn on the AC well in advance of their guests' arrival. While the AC actually was on when we got there, it took about 11 hours for it to cool down to 78 degrees. The Arrived agent that met us at the house told us that it was an older AC system and that it would take some time to cool down, but 11 hours?? And that seems like even more reason to make sure the system is turned on well in advance. The excuse we were given was that they were very busy that day and that no one was able to turn it on earlier. 2. During the last night of our stay there was a thunderstorm that resulted in a leak in the ceiling in one of the bedrooms as well as the guest bathroom. The couple that was staying in that bedroom had to move to the couch (at 2am) and deal with some of their belongings getting essentially rained on. When I reported this to Arrived and asked if there would be any sort of reimbursement the response was "while we are sorry you were inconvenienced, we will not be compensating at this time as it was out of our control". I get that a storm is a force of nature and I was not anticipating a full reimbursement for our stay, but even a small amount of compensation for the inconvenience would have been nice. A few dollars for the dry cleaning of the clothes that got wet, credit or a discount for a future stay, any sort of gesture as a token of appreciation for our business. Nothing was offered and I found the treatment of the situation to be overall very casual and as if they just wanted to be done with us. I gave two stars here because the house was in good condition and the Airbnb listing was accurate so I can't fault them for that. But for customer service, maybe 1 star. The greeting agent was nice. Otherwise, not a great experience. read more

DISHONEST AND LACK INTEGRITY. My initial stay at the property we rented was adequate. I own a few investment properties in Palm Springs and rented one of Arrived's listings in town through VRBO. However, after giving them my business and being a good guest I wouldn't have expected them to try and cheat me out of money. Two weeks after departing and receiving a stellar review for my stay I get a bill for $400 for "turning on the pool heater" which I never did. When I spoke with our their Palm Springs host, Sandy she became hostile, got defensive and hung up on me stating "I have 21 days to bill you for whatever I want". When I contacted corporate offices and explained the situation and the consequences for fraudulently billing they immediately issued a refund along with a cliche email that they were "Sorry for inconvenience" (Yeah right jerks!). However, it's obvious based on other reviews this is a common business practice and the have no qualms about trying to defraud money out of their guests which is disgusting. When I spoke with VRBO the representative mentioned having similar problems with many guests at Arrived properties and would take these concerns very seriously in allowing them further access to their site. I told VRBO I am uneasy using their platform If dishonest management companies such as Arrived are allowed to list their properties on the platform and will refrain from using it as long as Arrived has access. Although I appreciate refunding me for their fraudulent charges I never should have been put through this aggravation in the first place. I have been in contact with the City of Palm Springs making them aware of the situation as well to prevent future travelers from being swindled and recommending they do not allow Arrived Vacation Rentals to manage short term rentals in our city. I will be sharing my expierence with AirBnb and neighboring towns licensing boards as this company does not deserve to manage properties in the Coachella Valley. Now their fraudulent and unethical business practices are well documented. It's too bad this company sees their customers as walking dollar signs and clearly lacks any sense of honesty or human decency. It's also too bad they're stupid enough to try and steal from a local who is aware of short term rental laws. The leadership team must be so clouded with greed they lack any common sense. Hopefully they won't be allowed to conduct business in the Coachella Valley In the near future and will be removed from other vacation rental platforms. Is that hard to run with your business with integrity. Apparently it is for this folks. Arrived vacation rentals are about as honest as Donald Trump. Avoid them! read more

We booked a condo in Kauai, for arrival April 6th, through VRBO that is managed by Arrived. Due to the Coronavirus crisis we have been encouraged not to travel to contain the virus. VRBO suggests reaching out to the owners or managers to cancel or rebook reservations. One their website they state "If a traveler reaches out to cancel or delay travel,  we strongly encourage you to offer a full refund due to the uncertainty of this evolving situation. When you do, we will also refund our Traveler Service Fee in full." Airlines, hotels and cruise lines are all working with the public to do what they can to contain this deadly virus, but not Arrived. They suggested that we "follow the recommended hand washing precautions that are being shared on the CDC and WHO sites." The CDC is telling people to interact with as few people as possible! They are certainly not suggesting spending 12 hours on a plane and traveling to a new area. Arrived was unwilling to work with us at all. I find it horrific that they would be so dismissive when a national emergency has been declared. If this is how they behave in this situation I can't imagine they would be willing to help with any issues that might arise while staying in one of their properties. They should be ashamed. I would also like to note that I did purchase the travel insurance that they linked me to, but it only covers you if you are currently sick and under a doctors care. read more
