With them as part of our team, we were able to keep up with the City submittal and response timelines we had set. Fast forward to today, and we can't get a hold of anyone. When we do, it's always an excuse for why they didn't respond, without a resolution. We sent them the last City comments 30 days ago and have yet to get anything viable to re-submit back to the city. Given that this is a 30-unit hotel project, going with a different firm now will mean a complete re-design of the project; an absolutely painful exercise that will set us back months. Zenith knows that. So it's absolutely shameful for them to act in a way that would even suggest that our only choice is to get the entire project re-designed by another firm just to have it keep moving forward. So much for "we respond to emails within 30 minutes and always answer phone calls" as outlined on one of their online profile. Knowing how we were treated on this round of City comments and the fact that the entire company seems complacent about what they try to embody in their rhetoric, I would stay away for any future project.

Luis and his team spent about 30 minutes understanding my requirements and provided detailed and honest feedback. They explained that since my existing patio is built with Alumawood, enclosing it with a regular wood frame would not be appropriate. The proper options would be either to remove the existing structure and rebuild it from scratch or use a specialized Alumawood sunroom system. Even though iBuilders Design and Build could not take on my project, I truly appreciate Luis and his team for their transparency, professionalism, and willingness to provide honest guidance upfront. We worked with EDR to completely remodel a duplex into a single family home that hadn't been…read moretouched in 60 years. Eddie and Sarmad did a fantastic job in delivering the project. From the start of the design project, they used high quality sub contractors for design, engineering, and all the trades in the house. Fernando, our project manager was incredible. He approached the project with a keen eye for details and took total ownership over the sub contractors. He would stop by almost every night to ensure that the subs were performing their work and not leaving or damaging any other contractors' work. Sarmad is a problem solver. He sees an issue and thinks through how to solve it, then presents clear options to choose from. Throughout the process, we were not surprised by unanticipated expenses - all changes were clearly explained and we had the option to make changes via clear change orders. EDR uses Buildertrend for all program management and billing, which made payments, change approvals, and scheduling tracking seamless. While this sounds like a basic requirement in 2026, not all contractors use these services which just adds friction to the process. We couldn't recommend EDR more for the quality of work on our house, the schedule execution, care for detail, and just taking care of our project. Along the way, we never felt nickel & dimed, and the value of their services definitely exceeded our expectations.
